I would never have Property Frameworks manage my rental property. They let me view a property they managed in north Fort Worth. Not only was the property not cleaned and ready for move-in like they said it was, they allowed power to be shut off without prepping the $3000 refrigerator. There was mildew coming from the seams and the refrigerator was ruined. If I were the property owner, I would have been pretty angry and fired them, but I doubt these guys ever told the property owner the truth. read more

Glad I landed here. As I read through the lease of the property I was about to pay close to $2400 for I had an uneasy feeling in my gut. As a former real estate agent, I would never advise a client to purchase real estate or sign a lease to a property they had never seen the inside of. Ok my final review of this company. They wanted to only refund a tiny little bit of my deposit after I left the house in much better shape than I leased it in. Had a tough time dealing with the manager over the property but I reached out to upper management and we came to a settlement that made us both unhappy. I cannot go into any details because of the agreement. They where willing to work out differences of opinion and moved quickly after we decided on how to settle. With that said if I had the opportunity to lease with this company again I would have a much more detailed approach, I would not sign the lease/move in/pay deposit or Rent until everything was perfect/how you have agreed in the home, document everything, make sure to get a move in condition form and note everything, this is what you should do anyway on any lease. Some things to keep in mind on leasing any house, 1. Negotiate for the price thats fair ( yes you can) that lease price is just what they would like. 2. Red line the lease, its a contract and it can change if you find something unfair to you 3. Document everything ( no handshakes put it on paper ) 4. Make the property manager walk it with you when you move in and when you move out. 5. Take 100s of pictures and keep them safe. 6. Be ready to defend your actions in court if needed, do not just let people walk on you. 7. Be proactive not reactive on all issues with your landlord and management company. I have changed my review to neutral on this company, with all management companies be careful and do not sign a contract based on what a sales person tells you but rather look at the documents, and be aware that they control the relationship, not the nice salesperson. Property Frameworks didn't meet basic tenant needs such as replacing a broken window, seeing to it common area utilities were paid and cleaned. Beware of your security deposit. I was charged for owner responsibility items such as a thermostat control was removed and placed elsewhere leaving loose wires for years then charged for taking a wall sconce and other tenants trash left in the common area. The place went down hill fast since they managed. Landscaping quickly became over grown, paint peeling on exterior walls, pest problems in attic and garage, and mold on exterior wall. They never did an annual walk-thru to check in the condition and do basic maintenance but increased the rent a maximum amount allowed by law. read more

This is a fake property management company running an illegal financial scam. They were the "property managers" for a condo we purchased in Chapel Hill, NC in 2019; at the time of our home inspection before purchase, the tenants told us that Property Frameworks had repeatedly ignored repair requests for essential services like their sink and toilet over the last two months -- both we and our home inspector witnessed the fact that on the date of our first visit in early Dec 2019, the tenants DID NOT HAVE A FUNCTIONING TOILET. We contacted our agent to support the tenants' repair request (and let the owner know), and by the time we closed on the property FOUR WEEKS LATER, the tenants STILL had no functioning toilet. What kind of property management company leaves tenants without a toilet for months?? Since we closed, it's just been a nightmare of illegal activity and theft -- I write this on March 1, 2020 -- fully two months after we closed and three months after we notified them that their services were no longer needed -- and they are giving us fake numbers, dodging our calls, refusing to send us the more than $2,500 we're owed in rent payments and security deposits, directing us to fake people or people who no longer work for the organization, and just generally operating as if their entire company is a money laundering front. Every time I had an issue, they tried to walk me through fixing it myself on the phone. After much work, when they'd order a repair they'd make me wait at home during the day and schedule a time with the technician. I honestly wonder what people in this organization do all day, do they just go play golf? Do they have nap time all day? Does no one actually work there? Are they simply that inept? Things I had happen to me while I lived with them as the manager of the property (3 years): *Took 2 extra days to move in causing me to have to stay in a hotel out of pocket *Old tenant left house trashed, they tried to tell me I took it as is (see pictures) despite not seeing it since it was shown, they cleaned some the next day, refused to pay for hotel, finished cleaning a few days later, did an ok job but really? 5 days for something that should have been done before move in? *Old tenant showed up with a key to the house and tried to let themselves in, took arm twisting to get locks changed wouldn't pay for hotel. *They couldn't be bothered to repair an elevated monoxide issue in the house for over 6 months. *They lost the key to the house demanded I provide them one at MY COST. *They couldn't provide any contractors to look at the steps which were a safety hazard (see pictures) to the point the property owner asked me to find them a contractor. *No clear points of contact or escalation. *Constant staff turnover making it impossible to get progress on anything. *Could not manage to pay the water bill or bill me for it for more than 3 months continuously in the 3 years I lived there, generally took several phone calls and water shut off notices to resolve each time. Problem was never solved long term and generally the bill wouldn't be paid again the next month. *No one seemed to have any skills in property management *Could not be bothered to return phone calls Property owners, if you want to pay 10% to a service that can do nothing more than send you your part of the rent check look no further. Tenants, if you want to live in potentially dangerous conditions or have any other concerns to fall on deaf ears look no further. This organization redefines what it means to have 1 star. Under their watch, they left a leak from another unit go unattended for 2 months, while it did extensive damage to my unit. They charged by tenant for the repairs and never actually made the repairs. Most of the bad reviews I see on this site are from tenants who don't bother to read contracts or upset that their security deposit was not fully returned due to not upholding obligations in the contract. Update: I reached out to the regional property management director. He says we should expect these things considering we signed an as is lease... while I don't agree with this, he was quick and professional in response, And has helped to resolve several issues since. Our tenant advisor is still crap... but we just CC the regional people and things miraculously get done. Some of our walls were touched up with the correct paint, as the painting company themselves offered to do it when they came out to paint the walls that weren't taken care of in accordance with our lease. I'm hoping now that we can get things back to how they should be. I would however recommend to never sign an as is lease, we didn't know what that entailed. Just don't. I should have researched the property management company before leasing. Can't get responses to emails or phone calls. The make ready included a paint job with "unmatched paint", painters are back out to fix it and said they didn't have electricity and couldn't see to match colors the first time, they said the company even sucks, and they admit the paint job they did was bad. AC went out the first day, emergency AC company was approved, yet conveniently the one they referred it to is closed Sundays... then couldn't get ahold of anyone to let them know. They didn't re-paint accent walls according to our lease. And the way place was filthy- I have taken pictures of every single issue in the house. That way they can't come back at the end of our lease and charge us. Just an overall nightmare, as new tenants they aren't making a good impression. read more

We lived in one of their properties for roughly 3 months. We had an emergency & had to move back to our home state, but gave notice & paid an extra month even though we gave the keys back a month prior, to ensure they had more than the required notice/rent pay. We paid the next month but left immediately, allowing them to have both the extra month of rent plus the ability to show and rent out the house a month earlier. We followed the rules of the lease termination clause. But we ended up having paid thousands in fees, along with extra rent. When we left, the realtor went to get the keys from the lockbox & stated neighbors and other random people were hanging out in the driveway/yard of the house, multiple times. So other people were on the property. The yard was not lockable, so who knows what they did after we left, but the property management was aware of the fact that other people were on the property before our inspection was done. Weeks later we received thousands more in false charges. They took our entire $2k deposit, thousands in fees, now they want another $834 they sent to collections. I have proof that their charges were fraudulent. They charged for filters, I took pics that I installed prior. Charged for missing screens in windows. Have proof that not one window ever had screens. Ozone smoke removal. We've never smoked a cigarette in our lives. Curtain rod removal. It was THEIR rods, that can even be seen in pics, not our rods to remove or take. They charged us for light bulbs. The bulbs were all perfect, and there even was entire box of new ones there. $250 professional pet dander removal for a Siamese cat? Cats don't even shed in the winter, and Siamese have almost no fur to shed anyways. So how was there hundreds worth of dander. They charged us for four separate cleaning charges. So much fraud on their part. I have time/location stamped pictures and videos of proof that they lied. We even recorded from the moment we got the keys, to opening the front door, to an entire walk through. We paid them over $6k on move out & now they want more? And now we're being threatened which is prompting us to make people aware & report. Some, if not all, of the charges are completely out there and illogical. We lived there THREE MONTHS. There was only 2 of us adults and one baby. We never even unpacked over half our boxes. Didn't even have time to fully move in. Didn't yet put pictures on the walls even. So not sure how there was $200 in painting charges. Didn't even have most of our furniture because our movers lost/destroyed it all. We were barely there. How could we possibly rack up $6k+ to move out of a house we were only in for a few months. That's enough money for them to remodel/update an entire house, on our expense. This is fraud. read more

My wife and I have had the worst experience when it comes to dealing with Property Frameworks. Here are a few: 1. Maintenance Request - We would submit a maintenance request and it would take weeks to get a call from a vendor if not one at all. It was our responsibly to be proactive to keep bugging them to get anything done. Even when we would finally get a response from the vendor the issue or request did not get resolved. We had a problem with our fence as it was becoming detached from the support poles. Instead of fixing this issue they painted the fence. Not sure how they think that resolved it. It was crazy to think that the renters are taking better care of the property or was more concerned about the house than the management company that was managing it. 2. The lease outlined that we would have to provide a 45 day notice if we planned on not renewing the lease. We were fine with that but were not given the information regarding them increasing the rent until 30 days prior to the end of the lease. How can you make a decision in 45 days if you are not given all the information to be able to make that decision until 30 days out. We had a property manager named Sean Bottoms that would not even respond to emails or calls. I had to go up to the office to speak with someone and then Sean would call. We have rented many homes and this was the worst experience. I would NOT do any business with them. You will be disappointed and frustrated. I wish we would have read some of these reviews before using them. If you are thinking about doing business with them I would RUN. read more

They inspired me to buy a house, because I did not want to continue renting from Property Frameworks. First of all, you will never see anyone face to face. A realtor showed us the property and two years later, I've never seen anyone from Property Frameworks. No one has ever called me and they've never come and looked inside the house. They have high turnover, so even if you call their offices, you never know who you will be speaking to. Once you speak to a live person, they are quite combative. They try to get you to do everything online. A repair request goes like this, submit the request online (called a meld), pick a time and day. Repair person takes the request. Repair person then contacts you and says they can't do it that time/day, can they do it another day? Then they may or may not show up. Expect that your rent will increase every year. Ours increased by $75 the second year, then they wanted to increase it $100 the second year. When I didn't sign the lease, they listed it for $80 less than they offered me. That is still more than $100 more than the rental estimate price on Zillow. Don't be late, it's $55 a day starting the 3rd day. Weekends, holidays, it doesn't matter. Additionally be prepared to pony up $15 a month for an air filter for the house. You can buy a three pack on Amazon for $15. I'm fully expecting the move out to be a nightmare despite the fact that we were a military family and have rented for years and never lost a dime off a deposit. I'll keep you posted on how it goes. All I can say is read the reviews and be very careful renting from this company. If you're currently renting from them, keep in mind they require 45 days notice when you move out. read more

Renters beware of HomeRiver Group/Property Frameworks. We have rented from this establishment for 3 years (2018-2021). They do not care about their properties as they only spot fix issues and never do proper maintenance on the property. The staff is unprofessional, conniving and focuses only on financial gain. Upon arrival the property was filthy with dead bugs all over the house. They also did not uphold the addendum repairs or requests prior to our arrival nor after. The air filter was 6 months old when we got there and changed it. They also never upheld any of the approved upgrades requested during the home owner visit. They continued to have the home apprased to have the media room converted into a fourth bedroom after we told them time and time again we had no need for it and rented the home for the media room. To add to it, 5 contractors told us and them it cannot be done due to the structure. Having to constantly take off work to allow contractors in and out of the house was annoying. The fence has been falling down since day one and has only been spot fixed with the promises of future construction of a new fence. To then find out they assisted neighbor in the cost of the shared portion of the fence but never fixed the rest. This has caused multiple neighbor dogs and cats into the yard. Along with many other maintenance problems along the 3 years, those are to just name a few. I could go into so much more but am trying to keep it simple for readers. Long story short, read the reviews of others before renting and over paying for a property that has a lot of issues that won't be resolved. I do not recommend HomeRiver Group, Property Frameworks or any of its affiliates to anyone. I would also strongly encourage the owners to evaluate their property managers here as these properties are not being maintained by them in the proper manner. read more

The first time he entered the house the property manager said he would not take the dogs making a mess against us because he dropped by unexpected. The first month we were there a storm blew our fence down allowing my neighbors very large out bull access to my yard. I reported it immediately and despite my consistent calling and complaining it took them 12 weeks to repair it. On move in day the paint and the carpet were in pretty rough condition. So I documented everything and included pictures in my move in inspection form. Now that I've moved out I see they helped themselves to $500 for painting. For someone like me who lives in a different state, it is very important to have a management company that is reliable and I can trust. Nathan Harr and his team were amazing. If there were issues with the property, I was notified immediately and all issues were resolved immediately. When it was time to disburse funds, it was always on time. They always send detailed statements. Nathan and his team always made sure that both myself as the homeowner and the tenants leasing the property are satisfied. OneProp is not a great company to manage your property. They treat your tenants poorly, and don't take care of issues when they arise. Any time we have put in a maintenance request, they try to see if we'll fix it before sending someone out. We've been in our rental house for 11 months, and have had non-stop issues with our AC unit for 9 months now! They send an AC company out yet they don't seem to know what their doing. When we moved in, the lawn looked absolutely terrible. They had laid down sod but didn't manage to water it or help it grow. We had a HOA violation within 2 weeks of move in, which was completely ridiculous. We've watered the lawn as much as we could, considering our city is on Stage 3; watering once every other week. The lawn looks so much better than when we moved in. The property management had the nerve to call and say the lawn was dead. So, I'm extremely grateful that I put that on my "Move-In Conditions" form. If you come across this company to rent or do business with, I would recommend looking elsewhere. read more

I left the receipt for the move out professional carpet cleaning that my lease said had to be done in the kitchen, as my lease stated and they "couldn't find it" then I sent them a copy of it from the cleaning company and they said "eh wasn't good enough" It was a professional carpet cleaning service that I used and they did stain treatment.... but "it wasn't good enough" ??? ..ok... by the way... the carpets sucked when I moved in 2 years previous....that gum stuck to the carpet... it was already there! whatever. They charged me out of the wazoo for every little thing. I had to wrap a small towel around the fan in the master bedroom because I told them it was broken multiple times and they never fixed it. I wrapped the towel so it would stop being so noisy since it was loose. I forgot to remove the towel when i moved outl... there went $100 off my security deposit. or was it $150.... where's my towel, anyway? That's an expensive towel.... It was months and months of emailing back and forth with Cliff Rusek (nice enough guy) but this is all they had to say about the crazy charges... "Thank you for your inquiry concerning your Security Deposit Accounting. Documenting your Security Deposit Accounting is one of the services we provide to your landlord. As part of this service we will contact your former landlord again regarding the remaining charges. We appreciate your business and the opportunity to resolve this issue, as well as your patience in receiving a response to your concerns." or "ONEprop provides this service to your landlord. Every effort is made to be accurate and complete while documenting security deposit accounting. We realize that errors can occur and will start researching this immediately. You should receive a written response within the next 15 business days." and then this... "It is always the goal for an outgoing tenant to receive their full security deposit after surrendering the property and please understand that ONEprop's role in the security deposit accounting is to distribute funds according to the previsions of the lease agreement between yourself and the homeowner. ONEprop, Inc. does not own the property, is not a party to the lease and is not authorized to make any further decisions regarding the lease. We will review your security deposit account again with the homeowner and address your concerns regarding the remaining charges against your security deposit. " OH and then I got a "settlement letter" in the amount of $20 which I fought because it was hundreds of dollars worth of crazy charges so they "reviewed again" and sent .... along with another settlement of.... the same $20.... -.- "Your security deposit accounting has been reviewed again by our office and the owner several times and the only adjustment that has been approved by the owner is the attached settlement agreement. Should you choose to accept their offer please sign and email it back to issue@oneprop.com. AT this point there is nothing else ONEprop can do to assist you in this matter." Thanks a bunch, OneProp I will be in an apartment until I BUY a home. Never renting one again. OH YEAH, and they mailed my refund check to me promptly.... but, it got lost in the mail THREE times. I had to drive to the actual building for the FOURTH check they had printed up....I moved out in march.... finally got my half assed refund check in JULY because I drove to them and got it. read more

When we moved from Dallas to Houston we had only owned our home for 3 years and the real estate market was still way way way down so selling our home simply was not a wise investment decision for us. I had heard horror stories about leasing our house out but after weighing all the pros and cons we decided that this was the wisest decision for us. *Phew!* Ok, one decision down now to find someone I trust to watch over the largest purchase I've ever made in my life.... I know what I DON'T want and that is for a realtor to simply lease out my house to the first joe-schmo with 5 evictions and a 400 credit score leaving me to deal with the all the ramifications of evicting someone or even just being landlord from 200 miles away. I don't want to deal with it... any of it! So I find ONEprop which basically eliminated all of my woes and has made the management of my home virtually hassle free. I don't ever have to talk to my tenant, I never have to worry about home repairs (ONEprop has a large network of vendors they trust and use to deal with any home repairs, and trust me we've had a few since our departure) and I don't have to worry about collecting rent. To top it all off, ONEprop sends me an accounting statement every month and prepared a document for our CPA to use for tax preparations. Needless to say, everyone one we have dealt with has been both professional and courteous to us throughout this entire process. And all of this for the price of my cable? Uhhhhh, yes. Whoever is the property manager for my apartment has the greatest job in the world because they do nothing. Im in the wrong business.

This guy Kevin will talk all day long on Yelp about how much he cares. BS! This is a shady buisness and they will find any way they can to scam you out of your deposit and money there after. Kevin. If you really give a Damn you would call each person having an issue and personally resove them. 214-732-2598 Also what is the point of a deposit when OneProp takes your whole deposit and can still find things to falsely and deceitfully charge you for; then send you to collections. Really? Kevin you should personally resolve the issues by refunding these unsatisfied customer's deposits back as an act of good faith. read more

Take everyone's advice and DO NOT RENT any property managed by this company. They are horrible. I do not even want to go into the facts of my families situation with them but I will say they will drive you crazy from the beginning of your lease until the end. Looks like I will have to file a suit against Property Frameworks for bad faith retention of my security deposit. After trying to work with them to fix their clerical error, here I am still waiting to get paid my full deposit, which I am entitled to. See ya guys in court! read more
