    I am not sure it would be possible to rent from a worse company and I am positive that landlords couldn't find anyone worse to manage their property(ies). Please see all their fabulous points below. I honestly wonder what people in this organization do all day, do they just go play golf? Do they have nap time all day? Does no one actually work there? Are they simply that inept? It seems like someone with 2 braincells to rub together could do a better job running all functions of this company in all locations than everyone else combined. Things I had happen to me while I lived with them as the manager of the property (3 years): *Took 2 extra days to move in causing me to have to stay in a hotel out of pocket *Old tenant left house trashed, they tried to tell me I took it as is (see pictures) despite not seeing it since it was shown, they cleaned some the next day, refused to pay for hotel, finished cleaning a few days later, did an ok job but really? 5 days for something that should have been done before move in? *Old tenant showed up with a key to the house and tried to let themselves in, took arm twisting to get locks changed wouldn't pay for hotel. *They couldn't be bothered to repair an elevated monoxide issue in the house for over 6 months. *They lost the key to the house demanded I provide them one at MY COST. *They couldn't provide any contractors to look at the steps which were a safety hazard (see pictures) to the point the property owner asked me to find them a contractor. *No clear points of contact or escalation. *Constant staff turnover making it impossible to get progress on anything. *Could not manage to pay the water bill or bill me for it for more than 3 months continuously in the 3 years I lived there, generally took several phone calls and water shut off notices to resolve each time. Problem was never solved long term and generally the bill wouldn't be paid again the next month. *No one seemed to have any skills in property management *Could not be bothered to return phone calls Property owners, if you want to pay 10% to a service that can do nothing more than send you your part of the rent check look no further. Tenants, if you want to live in potentially dangerous conditions or have any other concerns to fall on deaf ears look no further. This organization redefines what it means to have 1 star. To be clear, I rented in pittsburgh but for at least half the time I was renting this was the office I was dealing with.

    Horrible. You can't even call this management when it has been like this for a week.

    I don't have any personal experience with them but the house across the street from me currently is using them. There is trash all over the front yard that is blowing all over the street and into everyone's yard. They have been notified several times but still have not come to clean it up. It has been this way for a week. So if you don't want trash in your yard, don't use them.

    Let me preface this with saying I am not one to leave a negative review for anything…read more Sam Woods , operator at the Dallas Luxury Realty Proprety Management Group is worth reviewing. Sam has a couple of hardworking , knowledgeable members of his team which I infer is the reason they currently have a high rating. However, Sam is far from this. During our stay at one of his groups property's , Sam attempted to bully, intimidated and belittle us. Never in my life have I worked with someone who showed the lack of respect that Mr. Woods displayed. Upon move in the home was infested with Bugs, broken appliances , poor carpet quality and old paint. After months of deliberation and weeks to fix the issue we finally were able to recoup some of the costs that were associated with their lack of property management. Upon move out Sam gave us a laundry list of charges that were not associated with our occupancy and attempted to bully us into paying them out of our security deposit. Sam is not someone I would recommend to anyone and I am hopeful that just one person is able to read this and make a decision to hire his company/ not stay at one of his proprieties. Updating review to respond to Sams comment: I agree that reviews are important , both good and bad. I hope you are able to take this review and improve your services. There are multiple inconsistencies in your response to my review. We indeed did begin our lease in mid August 2022 but did not move into the property until the end of August. Upon move in all carpeted areas were covered in fleas. I have attached a picture to make sure that we are both able to show proof to let the public decide. This was reported multiple times and was not taken care of for about a month. Regarding the appliances. Please check the dates, upon move in there was neither a functioning dishwasher nor refrigerator. The dishwasher was promptly fixed however the refrigerator was not replaced for approx 30 days. Please check dates again, Sam. Regarding the carpet, the carpet was in below average condition upon move in and was very similar upon move out. At no point did a pet enter the home as we do not have one and have an allergy to pets. I maintain that Sam was dismissive and threatening in the process of receiving our security deposit. Sometimes the truth hurts but public forums like yelp give renters the ability to share their experiences.

    Updated Review (March 15, 2026 move-in) - Nearly Two Months of Major Habitability Issues with OnQ…read moreProperty Management in Frisco, TX OnQ Property Management is a very efficient system... for property owners who don't want to deal with tenants. We received keys and began reporting issues on March 15-17, 2026. The house was nowhere near move-in ready. For the first full month we had no shower in the master bathroom. For two weeks we had no kitchen sink. The master bathtub and the only other bathroom had no working shower or bathtub for extended periods. Several windows would not open, cabinet doors and shelves were missing (we still have a kitchen cabinet with no doors), and the stove vent hood had exposed wiring (this was finally completed just last week). The yard was in poor condition, and OnQ sent us an HOA fee invoice before providing the bylaws. When we read them, we realized the house was not compliant at move-in. We also had a rodent issue that required pest control to spend three full days sealing holes in the ceilings throughout the house. Nearly two months later, most major repairs have been completed, but several issues remain outstanding: the windows still have not been repaired, and we continue to deal with the missing kitchen cabinet doors. Communication has been consistently slow and impersonal -- mostly generic form emails -- with repairs routed through multiple layers of vendors and managers who rarely coordinate. Real progress only seemed to happen after calls escalated to higher levels (including out-of-state management in Arizona). We received a notice to vacate the day after paying rent on time through their portal (on a bank holiday). Recent example: the garage door spring broke on a Sunday, trapping my work car inside. It took two full business days to resolve because their process requires (1) a scheduled visit to submit a bid for owner approval, then (2) a separate visit for the actual repair. We received no notice of handoffs or approvals. Vendors and managers claimed they had contacted us when they had not -- I only learned someone was coming when I called Monday afternoon. OnQ has since reached out asking me to change this review. While some progress has occurred, the ongoing delays, poor coordination, and CYA behavior (everyone covering their own bases instead of just fixing things) continue to make this a frustrating experience. If you prefer a cold, bureaucratic machine that prioritizes process and owner insulation over responsive, livable housing, this is the company for you.     Review update! I…read morewrote a review 1 year ago and gave this place a 5 star review which it WAS at the time! Since then it has gone downhill FAST. I moved in with a roomate into building 14 and from the beginning it was a disaster. Our broken blinds never got fixed, paint splats all over the walls, we had to get our dishwasher replaced because it looked like someone had Thrown up in it. Just gross. That was just the beginning though. Both me and my roommates' bathtubs kept peeling. Even after they had "fixed" mine and it peeled again a month later. We had to both get shower head filters because our hair was getting greasy from the water the same day after washing. The safety of the area had also gone down due to the homeless community close to the property. In October I started getting wet spots on my carpet and called the office/Corporate to get it checked out. Fast forward to January and still having issues of it randomly getting wet then drying. My hair started falling out and I started getting very sick due to the mold exposure. You could also smell the mildew when you walked in the door. The only light was their office girl Brisa and corporate lady dom. They are the only ones that were helpful. All to say DON'T move here or any of their properties. I lived at The Saxony and had crazy issues there too.
