Run away from every property this company manages as fast as you can. Every dealing with them from move in to move out has been an absolute nightmare. When our air conditioner broke in the middle of August in Texas they would not make it a priority to fix it. The house was 90 degrees, humid, and unliveable for almost a week before they fixed it. And of course they didn't cover the one week of rent that we weren't able to live in our own home. I moved out the end of July this year and I still haven't been able to get my deposit back. They made the check out to my roommate and me and we don't have a joint checking account so we weren't able to cash it. They have all our information and payment history so of course they know that we don't share a bank account. I have not been able to get anyone on the phone to fix this problem so I'm not able to get my own money back. I have a hard time believing they didn't write the check out to both my roommate and me on purpose so they didn't have to pay us the 1400 they owe us. Every time I call, the same person answers the phone and he is not able to help and just gives me a useless email address that no one answers. Terrible company. AVOID! read more

They decided they made a mistake and ended up giving us back everything but $50 due to some sticky glue on the walls that was somehow missed. As a landlord I can no longer recommend this company. I was happy with their service for about 3 years until very recently. They have cost me serious money having to redo what I'd already been charged for painting, cleaning, etc. even paid a bill for a replacement ceiling fan that was not replaced. My husband and I just rented a 5 bedroom home in Plano with Property Frameworks.. Our move in date is June 20. Yes the keys are there... but it was not move in ready. Still TODAY (June 25, 2020) we still do not have the gas on. Hot water, stove top does not work. Oh... and there's roaches everywhere. We still haven't moved into that house because it is just disgusting. We have made a request many times through the portal, but still no answer. I got so fed up since I have a 2 year old child who would like to be in our new home AND TAKE A WARM BATH, I called the account manager myself and complained. Finally we heard SOMETHING from the property manager, which was an email stating, "Are you sure the garage keys are not in the cabinets?" Lmao. If the keys were in the kitchen, I think we could've found Them by now after 5 days of not hearing from you. 5 days after the move in date, they finally send someone to TURN ON THE GAS. Haha. I've moved into some pretty shitty apartments in my life but at least they took care of pests problem, cracks in the walls, AND the gas is actually turned on!!! Also, they give you the garage keys that comes with the garage! Make sure you've done some research before renting anything with this company. Since moving in during April 2019, the condo I've had tons of maintenance issues which isn't their fault and they've done a solid job responding but those issues have included the hot water heater going out (had to send two people out at separate times) during the quarantine so I took cold showers for two weeks and now my shower is leaking into the downstairs neighbor (this happened last year too and they claimed to have fixed it) but he had COVID so contractors won't go in there any time soon so I agreed to use the shower on a very limited basis. Once again, I get all of that is a part of life so that's fine... What isn't fine is the fact I had a roommate who was on the lease signed in 2019 but was unemployed at the time and has never had a job making over $10/hr so the lease was accepted because I was on it - I didn't need him to be on it and I went from renting a $2000/mo apt to this place for $1200 and since then have received a large pay raise after accepting a new job in Dec-19 and got a signing bonus large enough to pay for a year's worth of rent. I kicked out the roommate because he wasn't ever able to even chip in for anything and the rent has always been coming from my bank account and all contact with the managers have gone through me. My lease ended in April 2020 and I told them I would accept a renewal offer in March that had a ~5% increase for a 12 month renewal but Jordan was no longer staying here. They then told me to remove him from the lease I would have to apply for a random property on their site and then complete the application AND pay the fees AGAIN which they would then send to the landlord for approval. I responded with proof of income, my offer letter from my role at PwC (I'm in audit with 100% job security during this unfortunate time) and told them I have always paid on time here and every other place I've ever rented, which have always been much more expensive than this place. Anyhow, I asked if they would just ask the landlord if he was OK with accepting and skipping me having to spend my valuable time (this was during busy season while I'm working 65+ hour weeks even while being remote) and waiving the application fees that I had already paid once. Further, I mentioned the fact that I was currently showering in cold water and I've had MANY major maintenance requests and I'm agreeing to pay the increase in monthly rent, sign a 12 month lease during a pandemic and was pretty much a guaranteed paying tenant who had never caused any issues here or other places. Needless to say, after a week of not responding to my email I got a canned response essentially telling me no (she claimed she spoke with her manager but I doubt that) and I would have to pay the fees, etc...so I haven't signed the lease and just paying the month to month that automatically kicks in if you don't sign. In summary, if I was an owner (especially the one of this unit) using these guys I would be livid to hear this. They will never be made aware of this - I'm sure they will be told I left voluntarily or whatever but in reality I've had it with these people and the owner went from having a guaranteed paying tenant to searching for a new one to fill a unit in an area that isn't a hot commodity (there are units open in the same complex) during a pandemic. read more

First off I would like to thank everyone for their reviews. I wish I would of read them before we rented. The communication between my family and this company has been the worst of any of the previous property management in any of the states that I have lived. I highly recommend like with anything of importance to get a written correspondence going. The message given by phone is always different for us than by email. I would like to say that issues with properties are understandable. But I don't think being kept up to speed on what is going is so much to ask for. Being told that I am waiting on a "Bid" to give to the landlord and the hearing nothing back until I ask for an update is unacceptable. Waiting a month for things to be fixed is also unacceptable. These items were in this state when I moved in. A cracked tub, shattered outside light fixture, missing boards and loose boards on the fence. My dog was hit by a car before I we even finished unpacking the truck. Every maintenance request we have put in has been truncated and consolidated into one. So all of our requests are missing information and put into one. We get a call from the office asking why it needs to be fixed. This is after submitting the request and letting the PM know that we have or are going to request. Then we get another call or message asking why it needs to be fixed. It has been 30 days since move in and our very first request has still not been corrected. Today I got the " this hasn't been an issue before....." Not my concern. It is now. I have no care or concern about how things worked for previous tenants. I don't know or care how they used or didn't use the home. I saw in another review where the regional manager helped them out. Well not the case for us. All that achieved was getting the PM to call us back. We got an update and ever since then we are back to the same ole same ole. I have to ask for information. In my short experience with this company my thoughts and feelings can be summarized as my family has been scammed. We moved here from out of state and had no choice but to rent them home before setting foot into it. I honestly think that was one of the reasons why we were approved over the other applications. We met the criteria and didn't know what a scam we were walking into. I wish all those that are working with their PM's the best of wishes with your issues. read more

So far I can't tell if this company is just grossly incompetent, or just intentionally difficult in order to create more fees for themselves, in which case they're behavior is probably criminal. Their supervisor Alex Parker told me to await contact for a new payment link. The new payment link was never sent, but a new late fee did post. And now another. But of course they don't respond on the weekends. So that's 2 more days of fees. And this after my water was out for 4 days. The plumber was only here 30 mins, but it took 4 days for these guys to get me a plumber. As a tenant and a property owner, I've dealt with many management company, this one is definitely the worst. I hope the TX Attorney General will investigate them soon for fraud. read more

OneProp has been a nightmare for my wife and I. We recently moved out of a town home that was taken over by OneProp in our second year of renting. We recently moved out and they fully absorbed our security deposit of 900.00. They made several false claims and states the home needed 1000$ dollars worth of painting which is ridiculously untrue. During the winter a pipe bust and flooded the first level in which the carpet was soaked and they took days to come out and repair the wall/carpet. Once their vendors finally came out they even recommended carpet be replaced but OneProp did not want to put out the cost to replace so they only replaced the carpet. Now they are charging us for cleaning damaged carpet and these ridiculous charges for painting. Only a few spots needed touchups not 1000$ worth of paint. They also disregarded the move in inspection that was transferred from the first property management company and are trying to make us pay for things that were already damaged. The list goes on from not allowing us to put the water in our name so we could see itemized billing for water usage, to unfulfilled maintenance request. The AC went out several times during the summer with no final resolution even after we left it was still not resolved. This company is very unprofessional and they look to nickel and dime every tenant that leaves. They are money hungry and will look to take advantage of their tenants once they move out. They attempt to charge you for general wear and tear and they look to Rob your money so they they can make improvements to the home on your behalf. We are in the process of disputing and gathering all documentation. We will file a lawsuit if needed, as many of these reviews show they have a track record of treating tenants poorly and taking people's security deposits. Our property manager, Travis Hughes is extremely blunt and rude with 0 customer service skills. I brought several issues to him during our stay in which none was resolved. After speaking to him about the sec deposit all he tried to is place blame and agree to the ridiculous charges. This is the worse experience we have ever had with any management company Anyone searching for property being managed by one prop beware and stay away. We will do everything in our power to spread the word and prevent them from doing this to future tenants. They have a BBB rating of a C- so if they want to go to court we can drag this out. While we haven't been terribly unhappy with OneProp in our first year, paid every payment on time, and they have repeatedly expressed surprise at the good condition we keep the house in, our second year in the same house started like this: Our rent went up $50 at our renewal, but I forgot to change the auto bank draft to cover that. So, they got all but $50 on the 1st of the month. On the 2nd, they demanded my husband drive a $50 check over THAT DAY--which he did. On the 5th, we received a very unfriendly letter dated the 2nd giving us one day to vacate the premises, while still owing the full year's lease we just signed. Summary: 1st of the month: $50 shortfall on rent, 2nd of the month: letter to evict in 1 day generated and urgent call for remaining $50 to be delivered in person . A leak under the house has shifted our foundation so badly that all kitchen tiles are loose and buckling and walls are cracking all over. Major repairs are "planned". I'm wondering if they're looking for a way to get us out. This is how they treat their GOOD renters. read more

I rented a home from PF with roommates. Management is slow to respond and complete work orders. We had to manage them to ensure completion and due process for items that needed attention. Couldn't ever get someone on the phone or by email the same day. Contact changes were not communicated. The saga continues as two of us have moved out, one is staying with new roommates. The company can't figure out how to draw up the correct paperwork. An agent emailed tonight that she's showing the house tomorrow- all the while a new lease is supposed to be starting up Friday. This tells me the lease isn't complete. Multiple stories from multiple parties also leads to confusing situations, not really able to be certain of a process or answer. read more

This outfit is terrible. Do NOT list rentals with them. Not only do they nickel and dime you to death by giving their brothers in law handyman jobs at your expense but they could care less about you. They changed their name a couple times because they had such a horrible reputation in DFW. Look at the BBB to see how bad it really is. We had a major a property that they completely ignored until it was too late and tenants had trashed the place. Then, after me calling practically every other day for two solid months, they finally got their asses in gear. All the while mind you the place goes unoccupied so I am out the rent plus the repair fees. Fast forward to a flood on same property and it's a complete and total disaster. Now out thousands on the rental they try telling us that the house "must be replumbed," even though we had our own plumbers go in and say it was not the case. Then, get this, we fire them and get a new prop manager and they have the freaking nerve to charge us "termination fees." Seriously, that takes some brass cajones. am currently a tenant and have enjoyed the home that I have rented from them. There are many positive things that I truly enjoy about Oneprop. I've always had my repairs fix on a timely manner. On one occasion it was in the middle of summer when we reached over 100 degree temperature and the AC went out. Their after hour service did call me back and did have some come out within 3 hours and fix the problem. I haven't had any issues regarding my rent payment while on the lease. One downside is that they do not offer 6month leases. I am currently in a situation where I may not be able to commit to another 12 month term because of uncertainty at with my job, but I know that I can commit to a 6 month lease and I was told by my PM, "we cannot cannot do that because the landlord is charged a fee every time a lease is renewed". I even told them that I would pay that fee and he replied with, "Oneprop does not do 6 month leases". He recommended just doing the month to month, but that cost is OUTRAGEOUS!!! My only negative comment is that they are very hard to get a hold of sometimes. I believe that if you are calling during regular business hours, you should be able to get a hold of a live person or if you email them and ask them to call when someone is available, that you get a call back not a reply with "can you give me more information before we return your call?" I currently have a property that I have tenants moving out in the next couple of months. Because of my experience as a tenant with Oneprop, I would contact them to find out more information about their property owner services. read more

**********STAY AWAY, DO NO USE******** There is nothing good I can say about this company. As a disabled veteran, I've lived in condemned barracks that had better maintenance and communication. We've lived here since February or March of 2016. Since we've been here we've been fighting to have the fence fixed because of our neighbors having animals. We have a 4 year old and service animals, kids think all animals are friendly so they tend to want to say hi through the fence. Being that the wood is rotting, we can't even trust that our child will be safe in our own backyard. Yes we do supervise our child by being out there with her, however, I work and my wife stays home. How is she going to be able to pull off an 80-90 lbs animal if it pushed though to our yard? I've still been waiting to have our fence replaced since we've moved in, as of now the dogs in the lots around us and our dog have busted a lot of the fence apart trying to get to each other. There have been two attacks (the second was today) and this company says that "it's not their problem, it's our choice to have dogs". Our a.c. was out for almost 3 months in the middle of summer. The roof has been tarped for several months with water damage and a hole in the master bathroom with water damage also. Rats were in the ceiling and walls of the two story house and nothing was done for 5 months. A single copper pipe under the master bathroom sink burst as my wife and I slept. We woke up to a flood that was directly offer the kitchen and garage. It took almost 4 months to get repaired. The attic entry and various points on the walls are cracking because the foundation is horrible. We have gone through 2 tenant managers and have had zero notification of their switch or contact info. We were told 4 days prior to our mandatory 45 day notice to vacate that our rent went up to $1,495 a month in which, they gave us zero time to plan a move because most other rental properties require the tenants to close and pay for all required payments 30 days prior to move in. This wouldn't be a problem if they Property frameworks would give us the $2,900 for a held deposit back. All I all, I'm sure I've forgotten some things. But this place is nothing more than a crooked company that is stealing money from tenants and home owner alike. The owner of this house lives in Australia and I'm pretty positive, knows nothing about what's going on. I highly doubt that there has been any communication between him and the management company. More like "minus star".....In the middle November 2018, a military tenant who was contracted till December 31, 2018, moved out suddenly due to orders by the military. Property Frameworks DID NOT conduct a check-out inspection before the tenants vacated the property. PF sent pictures of the property AFTER the tenants left and it looked like a war-zone, holes in doors, broken ceiling fans, major damage to drywall, broken cabinets, etc. The garage was filled with stuff they didn't throw away, clothes, TV, boxes and rubbish that hadn't been dumped in weeks (it seemed). The repairs to the property exceeded $10,000 and as a result of the damage, repairs took over a month which caused loss of December rent. Also because PF was coordinating repairs at a snail's pace, I decided to take action and flew back from Japan twice, in December, in order to expedite repairs and have the property ready for market asap, which I managed to accomplish and the property went to market on January 1, 2019. Had I left it to PF, I doubt the property would be ready by Feb. 2019. The ABSOLUTE WORSE COMPANY EVER!!!!! Do NOT do business with them. PF bought out my previous property manager, Century 21 in 2018 so I had no choice but to go with them. I believe the director was Cliff Rusek and the property manager was Alejandra Alexander, who did absolutely nothing to pursue damages with the tenants or the seek the commanding officer in the military. They said I had to do it on my own. They were Totally unprofessional and should be avoided. Please be aware of this company and these individuals. They will NOT take care of your property, avoid them like the plague. I'm filing a formal complaint with the Department of Commerce and Consumer Affairs as well. This property management company may work well for landlords, but my tenant experience has been nothing short of horrible. I am in my 4th year of leasing a nice home in Frisco, and sadly it will probably be my last. We've only stayed this long because it's a great neighborhood assigned to a school my kid loves. This company, and OneProp who was bought out by them, have the worst repair response time that I've ever dealt with. We were without running water in our kitchen for 23 days until they fixed the faucet. We have suffered without an oven for a total of 120 days over a 5 month period because they first vendor sent to fix it, didn't repair it correctly and it broke again... 60 days to "get a part" and send someone to fix it each time! We've had wood rot and holes all along the roof for over two years, which we reported, but they sent a shady handy man last year who arrived drunk and spilled paint everywhere, left without finishing, and months later, we now have a rat infestation in the attic because there are so many ways for them to get in and out. My rent isn't cheap, I'm never late, and I've put my own money into the landscaping... my family loved this house and treated it like our own, but the vendors this company uses are cheap, inexperienced and slow. It's just not worth it to have to suffer with horrible customer service like this. We've had at least 3 different property managers assigned to us over the years, and while the newest one is nice and emails back unlike the managers we had before, she doesn't seem to have much control over the awful vendors they use. I have learned a valuable lesson though: always research a property management company before you rent, no matter how much you like the house. Kevin Martin, Kirk Gillepsie, Fred Senethilvay and all other associates of this company are completely crooked. Check their BBB scores. I have worked with OneProp from the Home Owner and Renter side and experienced all of the aforementioned in this complaint. We received several letters telling us to vacate the premises because we hadn't paid when we had in fact paid early. OneProp's response was to "Pay Earlier"....2 days before rent is due should be early enough. This company consistently blames the customer for the companies faults. Upon moving into our OneProp rental home we were first given the incorrect house key. When we called the office to ask them to bring the correct key out to us (we were 45 minutes away from their office and movers were on their way) we were told that we did in fact have the correct key but we were not using the key properly...Were we putting it in the deadbolt and turning left? Oh! I didn't know I was supposed to put the key in the key hole! The property manager kept insisting I was using the key incorrectly and this was not his fault and they would not bring the proper key to us. Luckily (Or not, depending on how much you value safety) we were able to search the outside of the house and found a key hidden in the covering of an outdoor electrical plug. Upon getting inside the house, we found ripped linoleum the length of the room it was in - Which we did not see in our initial tour. When I called to get it fixed, the property manager stated "if you didn't want ripped linoleum, you should have looked under all the area rugs when you viewed the property" Sorry, I didn't know I should have lifted a strange person's area rugs to make sure everything under there was kosher. OneProp continually blames the customer for the faults of the home and/or their customer service. This organization is a complete mess. Home Owners also beware! We rented from OneProp and rented our house out to OneProp simultaneously and the other side of the experience was just as miserable. It was not until our former neighbors called us personally that we knew there was a problem. Apparently they had rented our 4/BD 3/Bath home to a family of 16. That's right, 16. They had people living in the garage. Also, they never collected a security deposit for their 5 cats and 4 dogs. Our home was completely destroyed when they were evicted and OneProp acted poorly to fix the disaster. This company is the most unethical excuse for a Business. I wish I had done more research before using them. Someone needs to teach them about customer service. Further, these tenants and home owners choose to remain anonymous because your staff @Kevin Martin because of the level of harassment we would receive as a consequence, this is the culture you have built. I have more than once been SCREAMED at on the telephone by Fred Senethilvay and other staff in response to asking for repairs, to check payments, to get a proper key etc. When I once came to the conclusion to say "this has got to be against the law" the canned response I received was "We are not allowed to talk about legal issues, I have to end this conversation now." and they hang up the phone and refused to answer it again. IF YOU'VE EVER MADE A LATE PAYMENT IN YOUR LIFE DO NOT FILL OUT AN APPLICATION WITH THIS COMPANY!!!! YOU'LL BE DENIED!!! This company failed to do a complete credit check and charged me for a job half done! On 01/08/2015 I submitted an application after being told that if I didn't have any evictions I would be able to lease a property that was available. On Jan 9th I received an email from the property underwriter informing me that I had 4 evictions on my credit, and wanted explanations for them. At this point I'm in total shock because I have copies of each one of my credit reports and none of them state that I have ANY evictions. So on 1/12/2015 my application was declined because of evictions. I contacted the underwriter and emailed him copies of my recent credit reports and asked why was my application denied if I do not have any evictions on my credit? He never gave a reasonable explanation as to why my application was denied because of an eviction. Listed below is his reason for the denial: "Apartment complex's will file evictions due to late payments, after a certain amount of days. They will not turn into judgments, if payments are eventually received. it just depends on the complex. Do you think we just pulled the information I sent to you out of thin air? Here is some more information for you if it will put your mind at ease. Below are the active accounts listed on your report." I SENT THIS INFORMATION TO HIM WITHIN MY FIRST EMAIL!!!! This company failed to do a complete credit check. Therefore I would like my application fee back. Because someone failed to do their job!!!This company only checked to see how many times I made late payments. They lied and said that I was denied because of evictions, when there are NO evictions on my credit report. read more

I have had the worst experience trying to get help from ANYONE that works at this company. We have lived in our current home for 3 years and it has always been this way. We are finally on the last 2 weeks of our lease and it is ridiculous that we can't get our Property Manager--Ray Sottilare on the phone or to even answer an email. We also can't get Andrew Lutzi a "Senior" Property Manager to help us either. I understand we may be the last people that you care about since we are leaving but the level of customer service that has been provided by this company is deplorable. I have only been renting from Property Frameworks for 6 months but it has not been a good experience. My air conditioning went out in the heat of summer in Atlanta and it took over two weeks to be repaired. Additionally, they are now allowing the other side of the duplex to be rented as an AirBnB and did not even bother to notify me. People are in and out all hours of the day and night and many times they are trying to get in my door by mistake. I brought this to the attention of Property Frameworks 12 days ago and still no one has answered my emails. I've called multiple times and can never get anyone on the phone. Turns out, there were other applications and ours was the one that didn't get picked. So now I'm out the house that we REALLY wanted and I'm out $150. I have never had such a horrific experience leasing ANYWHERE IN MY LIFE. My water heater goes out monthly, and because they use questionable subcontractors to do their labor, anything they touch needs to be repaired again and again. I'm now on my third (maybe fourth) day without hot water because they haven't even RESPONDED TO MY REQUEST TO HAVE IT LOOKED AT. (I actually got someone on the phone who said it must have been a technical glitch, lol yeah okay) Every step of my experience with this company has been a nightmare. IF, by some MIRACLE someone answers the phone, you have a 50/50 chance of getting someone with about .5 seconds of customer service experience, and that experience was clearly gained at Dick's Last Resort. Save yourself the trouble, find a reputable property management. I put $1400 in deposits down, have caused zero damage to the home in any way and I am 100% confident I will see none of that money back,. Nevermind the 10+ horrific stress cracks throughout the walls and ceilings, the literal hole in my back door that has been there since the day I moved in, the garage with a leaning wall that I was told would be fixed MONTHS ago and nothing has been done. This is a horrible company to rent from!!! Twice in the past year and 2 months, my AC has gone out! In the middle of a Texas Summer! It is impossible to get in touch with anyone and takes at least 3 days to get anything accomplished! So you know, we have to sit in a hot house in the middle of summer, twice! And be told that they can't get to us until they have approval from the property owner itself! No reimbursement for hotels or renting a portable AC. Do not rent from someone that uses Property Frameworks as their managing company! There are better companies to rent from and with an apartment, you have a guarantee that someone will be by to fix your stuff that same day! I can't wait to get out of this lease read more

My family of 4 and our 2 dogs moved into a rent home near Fort Worth using Property Frameworks. When we saw the home there was a large stain in the front bedroom even after it was professionally cleaned. We moved in and instantly the ac went out. A few weeks later, it went out again and could not be repaired for a few days. We spent $600 on window ac's and were not reimbursed. We had to be home (due to our dogs) for 2 ac repairs, an appraisal inspection, and a regular inspection which caused us to miss work. We also had under the sink items ruined due to 2 leaking faucets that we had to be home for to have fixed. Add in the fact that my daughter's room was plagued with bedbugs that appeared the day we moved in. We did not have the means to move us and our pets out to have fixed. I spend hundreds treating it myself and we through all her stuff away when we moved out. Thank goodness we didn't bring any with us to the house we purchased. After all that, we were charged $1216 to replace carpet that goes upstairs, a small landing, and 3 small bedrooms. This was after I had it professionally cleaned. I am not happy. One of the most horrible company to work with. As a property owner who hired Property Framework to manage my property lease, I am very disappointed in the whole experience. I hired them with the recommendation of a Coldwell Banker agent and was told that Property Frameworks is a Coldwell Banker approved management company. The main issues include poor communication and horrible customer service. I had to email them several times to inquire about rent collection from the tenant. During this whole process, I was not sure if they represented me or the tenant. Because of the incompetence of Property Frameworks I was left with lot of unpaid utility bills at the end of lease term. The answer I got from them in the end was, "we can provide you with a collection agency contact who can help you collect for unpaid rent and bills." During this whole process Property Frameworks collected fees from me to manage the lease and collected additional late fees etc from the tenant. Please be aware of the this phony management company. Your interests as their client are not on top their priority list. read more

Renting a home in Mesa, AZ. Very unprofessional property manager. Landscaping was not even done prior to us moving in. Several emails regarding loose ceiling fan that can potentially fall on my children. They won't even give us a garage door opener. I will never rent from this company again. read more

Tenant from Tampa Florida, here! Truth be told this is LITERALLY my first review for anything! I feel driven enough to write this notation .. my husband and I have had NOTHING but chaos with this company. As excited as we were to move into a space to be within biking distance to our children's school and many more things accommodating to our lifestyle, we have quickly found ourselves wanting to exit the property asap. With that being said... its been about 6 weeks past now since our brand new dishwasher has burned a hole in the appliance for getting too hot.and is inoperable. (side note is smelling the house of water stuck in it) Now, with that being said its under warranty and is a free... FREE.. replaceable unit!! I've called , emailed, called, yelled, etc.. then finally now as the "owners approved a replacement " we have to call and make all arrangements and much more. So in calling the appliance replacement centers they giggle sarcastically and ask me why the heck haven't the property managements or owners called and we as current tenants weren't able to schedule anything.thus prolonging this now into 7 to 9 weeks... So .... you ask yourself this? 1600 dollars in rent and this is a MINOR hiccup along with others present that need handy man work.. should this be a legal matter?? what the hell is wrong with your " best leading management company ' that you can't even call someone back and let them know the status.. your company is void and you basically should find a way to get it together.. yes I am angry but as a well known stylist in my community and have hands on experiences with MANY MANY high end elite individuals.. word of mouth can infect a community VERY VERY quickly and its amazing how it can be hurtful to a person or persons and esp. a company as yourselves.. .. stay away from any property they have unless your a handy man and can spend the time and money to fix what they won't .. read more

Zero Stars - RUN, do not walk away from this company to service your property. My property was transferred from a well run operation, Caldwell Banker, over to PF just under 2 years ago and it's been a nightmare ever since. My most recent experience with a routine maintenance call took 5 business days to get anyone to return my repeated phone calls for a reported water leak. Additionally, the original notification for said water leak issue was via an email alerting me the tenant had water damage and soaked carpet. This firm hadn't been able to find my home warranty information so I wind up needing to do the leg work to get my tenants taken care of. It takes weeks to coordinate property access because all calls into my "assigned" PM seem to get routed to different individuals regardless of property responsibility. I never know who I'm going to get referred to for an answer about maintenance or accounting or issue resolution; it's always someone different every single time. Finally, when I inquired about terminating the relationship, I was sent the original Caldwell Banker contract with their contract number along with a penalty charge payable to PF. Zero recourse that I can find other than to simply take it, either with a termination fee or live the unreliability and deplorable customer service. read more

I would def not recommend. We left our rent house better than when we moved in and they still kept 750 dollars of our deposit! Apparently they can just charge any outrageous prices they want for "repairs" and you have no say. They charged us 250 dollars to trim our bushes. We trimmed them several times over the year we lived there and obviously would have been happy to do that before moving out if we had known that was required. They also charged 250 dollar for paint even though the report said the paint was in good condition just reg scuffs in walk ways. Also when we moved in the carpet was Awful and we pained 250 dollars to have a professional company to come in and clean the carpets and they looked Way better than when we moved in and they still charged us 100 for carpets‍‍‍ also they charged us for a toilet paper handle that has been broken since we moved in and replacing lightbulbs which I think the owners should take care of minor things like that!! They said the only way I could get my money back is if the owners chose to refund me! Why would they do that. Property frameworks should be refunding me for those outrages charges!! read more

1st of all, why would a GA property owner be utilizing a management company located in TX. We moved from Miami, FL to GA in the beginning of January. We were provided info by a licensed realtor (unfortuantely realtors in GA are not quite interested in working with rental units) regarding a property located in Stone Mountain, GA for $995/month. Initially we were told to apply, so we applied. Then we were told the property was no longer available. Then, I emailed Ryan Daniels to let him know that we kept receiving conflicting information. Then he changed his tune and said we could apply. They ran a federal criminal background check for a property that was being rented for $995/month. Seems a bit excessive and is most likely illegal (need to do some legal research to confirm this). Supposedly, we were denied b/c the landlord chose the other applicant; however, today, I find information that shows a long term tenant has been renting the property for 5 years. We incurred extra costs and were basically left homeless with a 7 year old and a uhaul in January while it was still freezing cold. In my opinion, this company is involved in shady business practices as noted in the other reviews. I am so glad we were spared! I would not recommend! read more

DO NOT RENT A PROPERTY RUN BY THIS COMPANY. THEY WILL RIP YOU OFF. We rented a house just outside of Fort Worth for two years. It was not in stellar condition when we moved in--the lawn had patches of dirt everywhere and hazardous pieces of broken glass embedded in the soil. The appliances had been updated as well as the carpet and a fresh paint job, but the cabinetry and bathrooms were outdated. We overlooked these concerns since the house fit our needs at the time. We signed the lease which stated that we would need to pay to have the carpet professionally clean at the time of move-out. Our move out day arrived and we paid over $170 for a professional carpet cleaning service to clean the house. One Prop sent us an email suggesting that in addition to professional carpet cleaning, we pay professionals to clean the house, come touch up the paint, and groom the lawn. As this was just a suggestion, we decided to tackle these issues ourselves, especially since we had taken immaculate care of the house. Two of us spent FOUR HOURS cleaning the house from top to bottom. My husband mowed the lawn one last time. We attempted to touch up the paint, but the paint cans that had been left in the garage were not a match. We left the house SPOTLESS, probably in better condition than we received it. Several weeks later we received an email from One Prop saying they were not returning ANY of our deposit back (including our pet deposit) because of the poor condition the house was left in. They did not walk through the house with us. They waited until several weeks after we had moved out to tell us that they were keeping our thousands of dollars. They wouldn't even credit us for the carpet cleaning, claiming that the cleaners we hired did not remove the pet odor (There was no pet odor. You could hold my dog up to your nose and he wouldn't smell like a dog). So they charged us $300 to have the carpet cleaned again in addition to the $170 we had paid already. They charged us $90 to change a lightbulb that was supposedly out, even though we had gone through the house and checked that all the bulbs were working before we left. They said we did not do a good enough job cleaning the house and that they lawn was in poor condition. THIS IS ALL COMPLETE BULLSHIT. THEY JUST WANTED TO KEEP OUR MONEY. In all our years of renting, my husband and I have NEVER not had our entire rental deposit returned to us. We are responsible, clean, organized and educated individuals who got ripped off by a company claiming to be "for their customers". I am a property renter in Charlotte, NC from Oneprop Charlotte LLC. As of the moment we signed our lease we have had issues with our property manager, George, therefore we were directed to Charles Riska here in the Dallas, TX office. My wife has personally spoken to him on the phone, as well as, several e-mails back and forth. Our most recent communication with Charles in the Dallas office happened today, (05/07/2012), and is the reason for this one star (wish I could write a zero star) review. We contacted our property manager on 02/20/2012, via their tenant portal online, in which I requested a repair having to do with our front door knob and frame. The knob is very wobbly and loose, and the door frame is all chiseled out where the bolt goes into the frame providing absolutely no real security. Our property manager was at the property on 02/24/2012 to look at the door as he was following up with another repair, that was promised to be done by our move in date of 01/28/2012, but if you wanna hear that story head over to my Charlotte review. George stood at the door with my wife and looked at the door to which he responded "I will talk to my locksmith and get back to you" those are his words verbatim. We didn't hear from George for quite a while, and during that time, learned my wife is pregnant, which heightened my need for a secure feeling with our own "home". We responded again via the tenant portal on 04/13/2012, asking for any information, and again were ignored. We never heard anything. This is where Charles and the Dallas office come into play. Charles "helped" with a previous concern, so we e-mailed him again, since we were being completely ignored by our property manager. At this point we were pretty upset, for being ignored for 2 1/2 months, on a very important repair. My wife and I, after our previous experience (again please read the Charlotte Oneprop review), were absolutely fed up and just wanted out. From our point of view if they ignored us for 2 1/2 months on a unsecure front door lock, it was only going to get worse during our 8 1/2 months left. My wife looked into NC state laws and statutes, regarding tenant rights. We found they have several laws holding "landlord" responsible for all repairs in a timely manner, which is also in our lease, as well as ones specifically involving locks leading to the outside. My wife e-mailed Charles with our concerns, stating the NC laws, pointing out that they have violated their own lease as well as NC General Assembly Laws. The response from Charles was anything but sympathetic. He put absolutely no responsibility on his own property manager. Simply stating that George had told him the door worked fine when he was here on 02/24/2012. Totally dodging any issue we had with being totally ignored for 2 1/2 months, as well as the laws which were potentially broken. Today we had a repair man here to fix our dishwasher, that had leaked into our entire living room, the repair guys were also told they were here to "look" at the lock. The guy who looked at the door said, " The whole casing (frame) would need to be replaced, it looks like it was done with a dull chisel" " I will talk to my father (his father is apparently the "head repair guy") and let him talk to the landlord, although they probably won't do anything if it shuts and latches," while shrugging. After our complete lack of care/ responsibility from Charles' e-mails this was about the level of care I expected although to no fault of the repair guy. He was just being honest, which is more than I can say about my property manager. We then e-mailed Charles again, pointing out the great and prompt repair of our dishwasher, but also to follow up and address our being ignored for so long, and why no one seems to want to take any responsibility for anything. Again we received a response from Charles littered with politician speak again sidestepping any issues we wanted addressed, and assuring us he would always be there to help us out. Sorry for the long review, but dealing with such an un-professional company takes a toll on you after a while, and knowing I am stuck in this lease dealing with people who have proved time and time again THEY DON'T CARE, is to say the least stressful. I have heard nothing but great stuff from property owners dealing with Oneprop and nothing but disgust from most tenants (read the filtered reviews). So if you are a property owner and want to deal with a company who will make you great money, because they don't spend a dime training their property managers, while at the same time screwing over renters, this is the business for you. This is the WORST property management company you could possibly be a tenant with. (Or OneProp) do not rent from them! They do not return calls or emails. I tried t reach them for several days up until rent was due because the "tenant portal" was not working to pay, no one got back to me, and then they charged me a $55 late fee on the 3rd when they FINALLY answered the phone, they told me they could not take off the fee. I have been on time every month for 2 years with my payments. It's absurd and they have TERRIBLE customer service and neglect their tenants.
