Updated Review (March 15, 2026 move-in) - Nearly Two Months of Major Habitability Issues with OnQ Property Management in Frisco, TX OnQ Property Management is a very efficient system... for property owners who don't want to deal with tenants. We received keys and began reporting issues on March 15-17, 2026. The house was nowhere near move-in ready. For the first full month we had no shower in the master bathroom. For two weeks we had no kitchen sink. The master bathtub and the only other bathroom had no working shower or bathtub for extended periods. Several windows would not open, cabinet doors and shelves were missing (we still have a kitchen cabinet with no doors), and the stove vent hood had exposed wiring (this was finally completed just last week). The yard was in poor condition, and OnQ sent us an HOA fee invoice before providing the bylaws. When we read them, we realized the house was not compliant at move-in. We also had a rodent issue that required pest control to spend three full days sealing holes in the ceilings throughout the house. Nearly two months later, most major repairs have been completed, but several issues remain outstanding: the windows still have not been repaired, and we continue to deal with the missing kitchen cabinet doors. Communication has been consistently slow and impersonal -- mostly generic form emails -- with repairs routed through multiple layers of vendors and managers who rarely coordinate. Real progress only seemed to happen after calls escalated to higher levels (including out-of-state management in Arizona). We received a notice to vacate the day after paying rent on time through their portal (on a bank holiday). Recent example: the garage door spring broke on a Sunday, trapping my work car inside. It took two full business days to resolve because their process requires (1) a scheduled visit to submit a bid for owner approval, then (2) a separate visit for the actual repair. We received no notice of handoffs or approvals. Vendors and managers claimed they had contacted us when they had not -- I only learned someone was coming when I called Monday afternoon. OnQ has since reached out asking me to change this review. While some progress has occurred, the ongoing delays, poor coordination, and CYA behavior (everyone covering their own bases instead of just fixing things) continue to make this a frustrating experience. If you prefer a cold, bureaucratic machine that prioritizes process and owner insulation over responsive, livable housing, this is the company for you. Completely unprofessional company. Constant staff changes and little to no response when questioned. They lost documentation, didn't even collect rent from some tenants. DO NOT use them. Not worth $1. If you are a property owner, do not trust them and check ALL owner statements carefully. read more

You get what you pay for. They set their fees at $89... seems appealing, but they are a massive company and don't care if they keep a client or lose a client. They really don't do anything or look out for your property. All they do is collect their fee and that's about it. Property is not actually managed or cared for by them. They toss any tenant in and get their fee. Take my advice and go elsewhere. It's worth paying an actual property management company the 8-10% fee. read more

After a week of waiting after finding out the company stole money from my rent to pay for unauthorized repairs they are still leaving me in the dark and delaying doing the right thing. If you work with these guys keep an eye on your owner statements as money may go missing. I Even sent emails of all the written proof still silence. Been using On Q as our property management company now for over a year and frankly it's been disappointing. We had high expectations given the reviews, but real world it's quite different. Pros: + I like their digital portal as it's easy to see the status of requests + Tenant onboarding process was easy + Price is competitive Cons: - Communications are poor. It took over a week to even get a response to my email from the repair team and property manager. - Follow-through is poor. I was supposed to receive a reimbursement for a charge that the tenant was supposed to cover, and they promised that it would hit the next invoicing cycle but I have yet to see it and had to bring it up to them instead of their following up - Annoying automated "add-on" emails for inspections and other treatments. For instance, got an email about having an inspection shortly after the tenant moved in... they should base those on the actual property rather than blasting it out to everyone. Overall, can't say I can recommend them at the moment. They rely heavily on their technology platform but lack the personal service and attention to detail that I would expect from a property management company. read more

Wow, what a difference a good property manager makes! The last company I used rented my condo to three raccoons in a trench coat and it was a mess to get them out of there; we ended up going all the way to the Supreme Court! Don't believe me? Just look up Citizens United if you want to see one of the all-time worst Supreme Court decisions ever made. Anyway, despite Justice Scalia, we finally managed to get the raccoons out and I fired my management company. I won't drop names but let's just say it rhymes with Fark Frower. But who could I turn to? Enter On Q. The process? Easy. The fees? Nominal. The staff? Attractive. It's a win/win/win. read more

My experience with On Q Property Management has been incredibly frustrating compared to my previous property management company, which was always professional and responsive. Since On Q took over, I've faced numerous issues that they promised to address, but days would pass without any follow-up or resolution. I found myself calling daily for updates, only to receive apologies and empty assurances that help was on the way. Unfortunately, I had to take matters into my own hands, incurring costs for repairs that should have been their responsibility. For instance, in January, the battery alarm in the master bedroom started beeping due to a dead battery, and despite my repeated requests for assistance, it took a week of constant follow-ups before I had to hire someone else to fix it. The noise was unbearable, forcing my family to stay in a hotel for two nights. When I sought reimbursement for the expenses incurred due to their negligence, they dismissed my request, claiming it was my fault for not being patient. How long was I supposed to wait? A month? When I called the owner of the house, he just simply said " Do not contact me, I hired a Company to deal with these issues, just call them" Air conditioning problems after one year been in the property incurred during extreme weather conditions (very low temperatures). It took over a week for this company to approve a technician to resolve the problem, which ultimately resulted in me having to cover the service cost, I paid $300.00 or $400.00; I will need to verify this amount in my account records. after writing my review on Google they call me to try to fix the issues, I have received confirmation via email on 04/14/26) that the filters are supposed to be supplied by the leasing company, as stipulated in the lease agreement. However, I was incorrectly informed by this company and the owner that I was responsible for purchasing the filters. This is not in accordance with the lease terms. this past weekend filters were delivered for the first time in three years at the property and, they don't even fit the HVAC system. I had been regularly buying the correct filters every three months at a cost of $38.00 for the past 3 years Last month, Atmost Energy arrived at my property to report a gas leak, insisting that a plumber needed to come right away. As a parent with children at home, I was understandably anxious about the situation. Knowing that On Q would likely take a long time to respond, I decided to contact a plumber from the list provided on the Atmost website. After the plumber informed me that they might need to break walls to locate the leak, I called On Q to report the urgency of the matter. They told me that he needed to communicate with the homeowner, but I was relieved to have called for help, given the seriousness of the issue. The On Q left me a voicemail on Friday afternoon, stating he was trying to reach the company I hired since I had already paid $600. I explained that I had no gas service, which meant I couldn't cook or shower already for 3 days. He mentioned he would try to arrange for someone from On Q to assist over the weekend, but unfortunately, no one showed up. By next Thursday, he informed me that the homeowner would not cover the $600 I had spent, which was the last straw for me. I have decided to terminate the contract and plan to move out by the end of the month, as this situation is simply unacceptable. I was never late with my payments, and I took very good care of this house. I will also be reporting this company to the Better Business Bureau. I'm Very disappointing with the owner too as he didn't want to be responsible. read more

Shortly after, I received a generic rejection text stating another applicant was chosen, yet the house remains listed for rent on multiple sites. This appears to be a pattern of collecting applicant fees without actually filling vacancy. read more
