Run do not rent from this company. They are rude, unprofessional and crooks. When you call in they make it seem like you did something wrong. When u leave the property you can kiss your deposit. Plano Property Management was ALWAYS very quick to take our money as renters every single month, but SUPER slow to make any sort of repairs. Our oven went out 2 weeks after we moved into the property in June. It was not repaired until right before we moved out a year later. The Schuller's, who own this company are the absolutely worst, rude, arrogant, dishonest property managers I have dealt with! I lived in one of their rental for 7 years. During this time, they were hateful, terrible about doing repairs, tried to accuse me of not property taking care of the homes water pipes one winter because there was a toilet leak in the master bath that came from a rotted bolt on the bottom of the TOILET TANK, which has nothing to do with the pipes. When we moved, they charged me to cut down to overgrown mountain cedar trees in front of the porch that were so overgrown when I moved in, I had to trim them to park my vehicle without scratching it. Also, when I moved in the house was FILTHY! They had not cleaned it prior to move in and I had to hire someone. When I moved out, they also charged me for every light bulb in the house, claiming they were all burned out or missing. I had to go to their house on Bayberry Ct once to pay my rent! The outside was run down and the yard overgrown with weeds. Stay away from these people and this company! They are terrible. read more

I'd be careful renting from this company or having them manage your property. We rented from them for a few years from 2013 to 2017 and didn't realize quite how bad things were until we moved out and realized how much better things could be. At the time we rented from them it was the best we could afford and we were nervous about retaliation if we were too pushy with issues. We had several issues in the time we lived in the house they manage on Burrows Ct, but will outline some of the bigger issues below. The house was infested with roaches when we moved in (they were literally piled up in corners, on windowsills, and in kitchen cabinets) and PPM would not cover the full cost to rectify the infestation. The pest control company they sent out said it would require a minimum of four or five treatments, but PPM only paid for two. After eight months when the roaches were still a problem, they said it was our responsibility per the lease and that we needed to handle it ourselves. The range and dishwasher had constant issues and the range had to be replaced within the first year. When it was delivered the company providing it wouldn't install it because it needed to be hardwired, and the PPM office was very difficult to work with on getting it resolved. They at one point blamed us for the issue and then stopped responding when I tried to address it through email. We had water leaks through the roof and through the backdoor that did damage to walls and carpet that PPM never rectified. The A/C unit also had a leak from a clogged drip line that soaked around 50 square feet of carpet and padding that PPM said they would clean or replace and then never did. That much water surely did damage to the wood frame of the walls, the drywall, and the carpet and padding, and probably grew mold and mildew. PPM never did anything but send out an AC company to clear the leak. Eventually before we moved out we started to get respiratory issues when in the house, and in hindsight, it was probably mold. The deck in the backyard was so rotten and dilapidated that it would crumble underneath people and had rusty nails sticking out everywhere. They sent a handyman over after multiple complaints and he told us that he was only given enough of a budget to replace the 12 worst pieces of wood and would just be flipping over the other pieces to see if the other side was better. In the three + years we lived there, PPM never actually came inside the house to check on things, only sent out independent handymen. If I owned that house I would be alarmed to find out that it was never inspected in the years that tenants were in it. Most of our communication with them was through email and we have pictures of the condition of the house when we moved in and a lot of the damage that was never repaired. This property management company is extremely unprofessional and has a complete disregard for not only their tenants, but the property it self. They do not properly take care of the house. Several things were wrong with the house and none of it we could identify until we moved in. All they want to do is occupy their properties as fast as they can. The dishwasher was broken, didn't even have wheels on the inside racks. The roof leaked when it rained, which they could not fix after 3 trys. The carpets were stained when we moved in, chipped paint, nails, and holes in the walls. Delaminated counter tops, shelves, and cabinets. Annnd the 2nd day we were there, the tiles in the bathroom upstairs fell off . If you value your time and energy, don't waste it on them. Because at the end of your lease they will try and find anything they can to charge you and it won't be in the ball park of reasonable. read more

This company has sold as of October 1, 2018 and it's bad news! PPM managed our property for 6.5 years with great results. We recently inspected our property and it was a mess. The grass was 8 to 10 inches, flowerbeds were over run with weeds and the home was dirty and so full of junk we couldn't examine it fully. It was like we walked into an episode of hoarders. We got no help from the new owners and cancelled our contract immediately. It is STRONGLY SUGGESTED that you do not use them. read more

Not a recommend for property owners stay away! I have had this management company for since 2007. This is only because I have moved out of state and only trusted Plano Property to attend to managing my property and yes, they did but tenants in the property, but not the right tenants and never managed the property properly. Just collected a pay check for every month. I bought my house in 2007 and it was a newly remodel, after receiving several complaints from the city of Plano and from current neighbors that know how to get in contact with me. I received a call that I need to come over soon to see the conditions of my property. So me and my wife booked a flight to see our property, to our surprise the property was mismanaged! The current tenants and others destroyed our house. Now pets where allowed and yes pets where I the house destroyed the new carpet, smoked in the house "etc". This could have been prevented if they would have did a month by month check. But ,if you read their terms they do not due month to month drive inspections only collect the rent and repairs. Example (See Below). I have recommend this company to one of my close friends and had the same experience with them, for example managed the property for three years and had the DIA come in and destroy the house. As a rental property owner, I would say do some research and find a better company. In the initial interview, ask questions such as will they provide receipts for repairs showing cost of labor and cost of materials. Ask if repairs will last longer than 2-3 months. Ask if the management company does a walk-through at the end of the lease. You really do not want to be responsible, as the owner, for extensive repairs after the tenants move out. You should also retain a key to the property. I was not pleased at all with this property management company. Read the other reviews. You can find a better company that will respect your tenants and take care of the value of your property. read more

I contacted this company to view a home--just to look see if it fit and then hopefully rent--spoke to Michelle we confirmed time--no problem. they had texted me qualifications to my cell and made sure I was a viable renter---I qualify --all areas--blah blah--then, I get to home and no one was there--I called spoke to Michelle--who then started being a bit snippy--saying how she called me 2 times --didn't leave message first time--2nd time --she did---1 hour before appt. --okay, I said --you were texting me--why wouldn't you text me again??!! I make my living on the phone with travelers!! I can't hang up for a call--in any case --I kind of understood--they can't waste their time--so I said when can I look at this property again?--next day was decided on and I said--1 hour later tomorrow-1245pm--she okayd--boom, next day--I decide to be pro-active and called PPM office at 1123am(1 hr 22 min. ahead) to confirm my 1245pm appointment--Disclosure here--I record all vendor calls--so call was recorded--me confirming 1245pm--she says Yes!! --and then like 30min later--I get a text saying my agent will be 10-15min late!!?? why? it's an hour away?? -so I texted that--appt. supposed to be at 1245pm--then I get very un happy agent calling me?!! and being rude about it--but I told her and sent her the audio file of her horrible receptionist's skills -- then she says something like --I guess it's just not meant to be!!? yep--thank you god for looking out for me--dodged a bullet--plus I used my full name a few times--so thinking there is racial discrimination going on here!! Called Michelle to let her know she made a mistake--and you know what??!! she never apologized for making the mistake--she just wanted to let me know she doesn't appreciate being recorded and if that's against the law!!?? no dummy--I'm not taking you to court--it's just so everyone is clear on who said what.. Again thank you Lord for keeping me away from this horrible company!!! read more

My experience with Plano Property Management was a pleasure and I would do it again. My wife, family and I coordinated a move across country and needed to facilitate renting a home without being able to view the home in person. The PPM staff was helpful and courteous during the process and worked with us throughout the entire ordeal. It was no easy task; PPM's staff was always available to answer questions and provide information about the area. We spend four years in the home we rented and while there were items that needed repair over the years (the A/C unit being the most common); PPM was always quick to respond and never left us with the feeling that it wasn't important to them. Admittedly we were proactive at notifying PPM of possible issues and in many instances I ended up making small repairs to the home myself - as it was cheaper than taking a day off of work to have the repair guy do it. When my wife and I finally decided to purchase a home, PPM was understanding and walked us through the move out process ensuring that any questions we had were answered. The rental history was completed in a timely manner and the remainder of our purchase proceeded without incident. Once the keys were surrendered and everything was completed, we promptly received the deposit check with a detailed explanation. Overall, the experience was fantastic. I have rented homes many times and I have had some terrible land lord's/ property managers however my experience with PPM was a positive one and I am glad that we made the choice we did. I have read some bad reviews and we will never know the full story - but I can only reflect my experience which was a positive one. read more

I would not recommend this company for people looking to rent. They withheld over 50% of our deposit in bad faith, including repairs that we requested as tenants that they did not perform. We had grass die due to a grub infestation, which we promptly treated. However, this was not our fault or due to negligence or carelessness. We fully met our obligations according to our lease. Nevertheless, PPM charged us over $500 to treat the grass and replace it with St. Augustine. When I protested this, they said "we'll just take it out of your deposit." They know they have a gun to your head as a tenant. Avoid leasing from them. read more

As a tenant I found Plano Property Management to be rude and unprofessional. Their goal is to collect rent and ignore their tenants. They will say whatever it takes to get you in the door and then become a huge hassle to deal with after the fact, so make sure you don't take them for their word and get every agreement in writing. Expect the property to be hiding some issues that won't come to light until after you've already moved in. Expect your requests to go unanswered and ignored. Expect to come home and have contractors working on your house without any warning that they would be there, and leaving nails in your driveway that poke holes in your tires. All property management groups are pretty scummy, but I would advise against anyone who is considering working with PPM. read more

If I could give less I would. My husband and I moved to Texas from CA last year. We were working with a realtor to find us a great house to rent before we got there. We thought we were being smart about it. Unfortunately we were not able to fly out to see the house before we actually moved (HUGE mistake!) We were told that the house was newly renovated and that it was in great condition. What we did not know is that the house had foundation damage prior to us moving there. Us being from CA we had never had to deal with that so we did not understand what was happening when the doors would not open or lock. Mind you we had been watering the lawn frequently because we were told that it was necessary. We walked into the house the day we arrived in TX and were just upset as can be because that house was falling apart and we were not made aware of it. We feel as if we were taken advantage of and ended up breaking our lease because problems just kept coming up. They would send people over to the property with out letting us know, which is a problem because we had a small dog that would run if she was given the chance. They would only half way fix things if we requested them to be fixed (which we did. Out of the 9 months we lived there we called them out to fix things at least 10 times. Sometimes we had to ask multiple times). One of the first things we noticed when we pulled up to our "New" house was that none of the screens on the windows were installed correctly. They were all hanging on the windows with nails and in our bedroom the screens were so bad that they were lifted from their frame and curled up. That is one thing that we asked multiple times to have fixed, and when they came, they came unannounced and I was not home. Then I go out to see how it looks when the guy is done..... yep you guessed it.... still just hanging on with nails. The last straw for us was when we were at home on a Saturday and a guy randomly walks up to the back door with out us knowing who he was. He said that the owner had sent him to cut the trees. This was the first time we had been told the trees were going to be cut. We asked the guy to leave from our backyard and next time if he was sent over to come to the front door because of out dog. He got a huge attitude and cussed us out and walked away. Immediately I messaged Plano Property Management to tell them that this was highly unacceptable and very concerning. At that point we started looking for houses to move. We ended up buying so we would never have to deal with that kind of crap again. Repost from 10/6/2011 They may make your living experience in the home pleasant but make moveout a terrible issue. This company failed to provide our rental history, filled it out but never faxed it even after we called for it and the new realtor called for it. We had go through and get over 2 years of cancelled checks to show proof of payment history. Charged us for lawn care and trimmings that they did three weeks after we moved when new tenants were then living on the property. Charged us for a broken dishwasher when we didn't even use it all; we believe in hand washing. More or less charged us over $300 for things we didn't do that should have come out of their pocket instead of our deposit. Broken fence, that was busted when we moved in and all their guy did was just come over frequently to put in more nails. Promised us a free day, but then took it back and fired the person for giving it to us. Its ashame they treated us nice when we lived there but wanting to move they changed! Kept showing the house like crazy with all our packing going on and refused to give us time without walkthroughs, it took another realtor telling them to cease showings because we had numerous boxes. If they would have treated us good upon moveout like they did when we lived there; maybe we'd use them again if we moved again. As it stands....NO! Good luck to the next people living in a house that has ant infestation, dust issues, wasps that come in from a high window, a loud water heater, broken fence, old curtains...(we complained about it all.) On the plus side, the previous girl Brandi was very nice and their realtor guy. And the husband and wife are a team that don't communicate; left hand don't know what the right is doing...sad. And many excuses to why we couldn't get our refund, from wife out of town, behind on refunds by almost 2 months, not sure, we have 30 days...sad. File a complaint with the BBB and Texas Realtor Association if you have trouble with this company. They treat you good when you live in the property but when you leave...your dead to them. read more

Plano Property Management is a very substandard Property manager who acts in the best interests of the tenant and not the landlord. In our experience they do not return phone calls when requested and do a substandard job in preparing move in condition reports that will results in disputes with tenants on move out. In addition, it was interesting to not that they unlawfully trespassed on our property after their contract was up. They even acknowledged they did this in an email. They are only interested in collecting commissions and provide very poor service. read more
