After reading most of these reviews, I can not say that I am at all surprised. I lived in a Condo for 35 years during which time I served on the BOD twice. What every management company forgets is who they work for. They are not some untouchable deity sitting in a high rise. They work for the HOA, and they can be replaced by the HOA. Management companies work under contract which is renewable every year. There is also a time frame within which the company must be notified that they are being fired, otherwise it will automatically renew. They are not going to tell you this. You have to read the contract. We fired two management companies when I was on the BOD. It's not a difficult process, you just have to read the contract, and shame on you if you don't. When you are paying a company thousands of $$$ for a service. you deserve to receive it. And don't be taken in by the "We're so sorry you had a bad experience". If they were really concerned you would not have had the bad experience to begin with. It's sad that people have to be forced to do their jobs, but this is the real world and it does happen. Rule #1... Use a local company. Trying to deal with people hundreds of miles away will be an exercise in futility. read more

Horrible HOA experience. The team working in Cedar Hill seems more focused on raising monthly dues than actually addressing community issues. Despite the increasing costs, very little gets taken care of, and the overall management has been disappointing. There is a clear lack of accountability and follow-through, which leaves residents frustrated and unheard. I truly hope that when the contract ends, the board considers bringing in a new management company that is more responsive and capable of properly maintaining the community. read more

They deleted my HOA account for turning someone in with a trailer parked infront of my house the past 6 months. Then contacted my place of work about my requests for the trailer to be moved and me being upset that nothing has been done since 08/2025. Highly unprofessional joke of a company. Wow. Thanks guys. Do not recommend! If you are renting or buying a place and HOA is Real Image / ACM (system is Ciranet), RUN! They are horrible. They add fees here and there when you don't pay attention. They continue to add more late fees if you don't try to dispute. They send you an email forcing you to replace patio concrete, they quote you the price from their contractor, you need to respond within 25 business days with other proposal for approval or they force you go with their contractor quote. And if you respond with a proposal they will later decline it with whatever reason, end up you need to go with their contractor (or I call it their friends). Shady business. I will not ever want to deal with them again. Glad they don't run anything in NV. read more

With intent to be a caregiver for my 90-year old mother, we specifically sought a home with HOA rules to protect her safety (no aggressive dogs without a leash, no unsightly hangings, etc). We settled on Parkway Village in Dallas, managed by RealManage. Since our arrival, we've been threatened and harassed by neighbors that don't put a leash on their German Shepherds, toss bags of dog feces on open walkways, wave bags of dog feces in your front door camera while screaming threats, creep into our front window to intimidate and much more. I've sent countless videos to RealManage detailing each with copies of the RealManage posted HOA rules from their web site. I followed with phone calls and emails for accountability and resolution. RealManage manages would act in shock of the vidoes, declare it "escalated". Accountability from RealManage never occurred as the neighbors bragged "living there for 25 years" and gloating that "RealManage won't do a thing to us". For that part, they were correct. The rules are continually broken and not enforced. The harassment and fear caused my elderly mother to take ill. I was forced to stop caregiving for her in Texas and relocated her to Pittsburgh to stay with others in an HOA situation where the management and managing company do enforce rules for safety and protection. 2 months later as I type this review, there are signs and documents pasted on our front door by these same neighbors. The video of them doing so was sent to RealManage on Thursday. They ignored it, again on Friday and now again into the weekend. We're proceeding to learn all our legal options and share publicly all the videos and the negligence by RealManage that has now endangered the health of an elderly woman while costing a family emotionally and financially. read more

In January I was told that they would come out and fix the community fence that runs along the back of my property. It broke off at a knot and there is a sizable hole in my back fence. Never showed or followed up. Since they took over management from the previous HOA, the community has done nothing but go down hill. We have a bunch of residents that should be living in a trailer park due to the way they keep their yards and RealManage won't do anything about it. Why buy a house if you are not going to take care of it. They say they come out once a week to inspect but that is BS and they are lying thru their teeth because some of these yards have been overgrown all summer. read more

RealManage deposits our dues money into their account, then sends us delinquency notices. We show them our bank statements showing that they received our payments and deposited them. This is not enough proof for them. We then must take off time from work to go to the bank and explain the issue to the bank so that the bank can create some type of physical proof that Realmanage did receive the money they already deposited into their account. So at this point the bank is left having to create some form of proof that Realmanage has received and deposited the HOA dues, because RealManage is just that bad. SHOCKING ! ! ! read more

This company are simply scam artist. I live in Stonebridge ranch in McKinney. They took over our property management about 6 months ago. They fine you for a non-detailed violation you call them, fix it, then they fine you again and tell you it was for the same violation but point to a different place. They intentionally wait to inform you of violations (over a month) so they can fine and increase fines. They give you a moving target... (replace these bushes) so you replace them, then they tell you to replace different bushes (that were fine the first time) and just keep fining you over and over as though you never fixed the first occurrence. They wait days to respond to you. They give overly vague responses when they do respond. They are compensated based on how much money they collect and screw you through process in order to maximize collectibles. read more

The Plano office is complete trash. whenever a resident asks a question, we are consistently directed to a portal that should be kept up to date, but never is. the VP is rude and condescending when people have a very simple question. Be very wary of your monthly variable billing. Time and time again they have put charges on ours that they can not verify. They bill us and take our money then we have to wait weeks if not months to have credits applied. We are afraid that there are many HOA's out there that don't review their variable billing statement in detail. If you are not there is a 100% chance they are billing you for things that are not legitimate. read more

I have made repeated requests over the last month to have a sinking area of my yard investigated and there has been NO attempt to assess the issue. Real Manage is the worst when it comes to transparency with their residents. The common theme is directing residents to their portal to get an answer to a simple question. Only when called out on a basic housekeeping issue on their website, they blame the HOA board for not providing documentation. They have a representative that comes to the monthly HOA meetings so a common courtesy of requesting minutes should justify their outrageous pricing for property management. read more

The hoa manager( Melissa smith) is very unfriendly and extremely authoritative. Lot of my neighbors in our group feels the same . Instead of communicating clearly with residents she waits to impose penalities. I had a issue last year 2024 , when I logged in to pay yearly HOA dues i found there is about 200$ of fines. When i reached out to the manager, that i never recieved the violations, she mentioned violations were sent to my previous residence. I did informed her clearly that i have updated my address under "contact details" tab in your website and not sure why the violations went to previous address. she came back the current address must be updated not under "contact details" but under owner information . While i did not know that and also not sure on what violations needs to be fixed, the went on increasing fines to 900$ . During the process she said many times board is not ready to waive fees/fines. I requested many times to waive this fees instead increasing from 50$ to 900$ as i never recieved this violations and since i now know them i will start working on it but i need time as i have unforseen circumstances that i am going throuh . she refused to help all the way and months of harrasment , but later got it resolved. During this time i was going through a health emergency with covid . Both me and my wife got covid and we are so worried about our two young kids at house. I also lost my job at this time , and at major financial crisis At this peak time of health and financial emergency, this manager harrased me increasing fines for violations clearly went to my previous house. i wish she emailed me about an existing violations in place or atleast tried to work with me while am working on them to resolve by giving additional time instead stressing me to a level that i felt, i will just leave the house and run away. I have another violation of shurbs this year, i recieved a mail, i fixed it . I am sure i did not take more than a month or a little over a month to fix it. But i logged in to pay hoa dues this year and found a 50$ fine. when i reached out to her , her response is "board will not waive fees" . when i said i will check with board , she gets back " baord will reach out to me back " . when i mentioned about her authoritative attitude how she dealt with a similar case in 2024 ( my previous case of address issue where i did not receive violations ) , she mixes up both 2024 and 2025 cases and responds as below : "Hi, If address was incorrect, why didn't you reach out last August, September, October or November? The fine sticks, I drove the community after the inspector and saw your home and the shrubs as well. " Her responses are too bossy, too authoritative, so much of policing , using her power to enforce penalties, she is not transparent, extremely unfriendly. I will start to attend board meetings to express my concerns to board about replacing either real manage, or the real manage manager . cant take this dictator attitude living in my own house . I have few properties in the same area, HOA experience is wonderful . I have few properties out side this area where there is no HOA, City's is very cooperative . I can share those experiences in similar cases with citi employees or other HOA's , Real manage is the experience of a hell compared to my other hoas and cities My other property in same area, for a similar such violation of adding a shrub, i was out of town and missed my mail. But the manager of my other property was so good to email me , and work with me by giving me enough time to fix the issue. I have no idea why Melissa smith is so condesending and exreme when imposing penalities . I feel she enjoys the feeling of may be power to penalize . what if i go for a long vacation ? Penalities should never be the aim of a HOA Even courts waive the penalties or work with citizens to support. truely truely ungrateful company. Real Manage bought out our existing MC and since that day, things started going downhill. They fired all the local accounting support and moved accounting, including our bank accounts, to Texas. Put us on an 800 number contact and gave us an inexperienced property manager with her hands tied and could hardly do her job. I would suggest you really speak to previous and current clients before you consider Real Manage for your association. It's been a nightmare for over 1 year... Returned checks, attempted fraud on our bank accounts, no replies to most of our requests... Do your due diligence. read more

This company cannot even respond within 24 hours as they are suppose to let alone a week, month or even a year to supply a simple Master Insurance policy as required. Our mortgage company has contacted them, my husband has contacted them, I've contacted them, and our personal insurance agent has contacted them and they can't even respond to a simple request to provide what is required per our contract. We have tried for years and the last time we received the Master Insurance policy was three years ago when our personal insurance agent got a hold of it for us. Now since none of us can get a copy and they don't respond to the murequests made by our mortgage company we are forced every year to pay $1000 for an additional insurance policy on the exterior of our building even though it is not our responsibility to do so. This is the worst company I have EVER dealt with and they should be forced out of business. Now we are being contacted by our mortgage company once again that they are not being provided the Master Insurance policy by this un"Real Manage"less company. It's your insurances job to provide the COI every year to our mortgage company and it's your job to make sure they do. My personal insurance gets it to them EVERY YEAR, on time, but yours has NEVER! And when asked for the COI your company says for months it's being prepared or will not provide it. This is a large HOA management firm our townhouse was using in Tempe Arizona. They came on board in January failed to pay our insurance so we were canceled so because we were canceled they canceled us. No warning. Seems to me they owe us some money. Do not be wowed by it being a large corporation. The one in Phoenix has no idea what they're doing. read more

This company is unbelievable. I have lived here for 21 years and never had a problem until this management group took over our HOA. They changed my billing and HOA information when someone in my household that is not on the HOA account, not on the home loan, or the title sent them a pool card waiver form to activate the summer pool card. I was not receiving any mailed statements anymore, or emails from the HOA. I realized this and logged in to see what was going on and saw that I had $135 in fees and missed HOA payment. I immediately paid the HOA fees and disputed the fees due to them sending everything to the person that sent them a pool card waiver with an unmonitored email and that is not on the account or the home. They refused because they said they sent them to the afore mentioned email even though I told them that was not mine and never had been. I asked for escalation and they just continued to add on late fees ON THE LATE FEES, since I had paid the dues already. They then told me several times that this was escalated and the board would review. After months I went to one of the committee members in person to request a board hearing. They then waived the fees only 2 months and not all the way back to July when I first brought this to their attention as a dispute. I am having to take these guys to court and add in attorney fees, because they cannot use one bit of common sense like any normal company would. They should have waived the $135 in fees, not continue to charge until there is $400 in fees that are just fees for fees. No HOA dues are unpaid. read more

I sold my house last fall in Lewisville, Texas. My automatic payment for the HOA was accidentally auto payment was sent out after it was sold. I emailed Real management three or four times in the following months or two with no reply. And then I received a reply that said, I needed to send them all the original papers from my real estate company showing that I actually sold the house. My house was sold to someone else and they started paying the HOA through Real management. I have moved to a different country and this task was impossible for me to complete. They knew I moved, they knew that the payment was accidentally sent out yet they never refunded me the $202. Crooks! try to avoid using them so you don't have to unfortunately get ripped off like I did. read more

I would never recommend this HOA management company. They do not mail out violations. My neighborhood looks like trash! You can not get ahold of these people to have a conversation either. You can only email or submit requests through the portal. Our HOA pays them to "manage" nothing! They weren't doing the "inspections" due to COVID. All they need to do is drive the neighborhood. This property management company does not return phone calls, nor do they respond to email. There is a dead animal in our neighborhood, rotting now as it has been three days. HOA was notified Sunday, you would think they notified property management company. HOA is blaming City of Irving services for not cleaning up dead animal. Parkside West in Irving. No current landscaping, dead trees falling over. Now a dead animal. I have complained repeatedly to deaf ears. Owner of this company will apologize and say that someone will contact me. Thats a joke. Real Manage is not managing our HOA any longer and even though they did repair the sidewalk the company did as little as possible to our common areas. I am glad the do not manage our HOA any longer. Our subdivision has been neglected ever since this HOA company has taken over. I have had repairs that need to be fixed and they have not I have put in work order after work order for the past two and a half months and this company keeps blowing me off and not getting the job done. Other people in the subdivision have repairs to that need to be done we are paying our monthly dues and we are getting nowhere with this company on getting repairs done in our subdivision they took over from a previous subdivision back in January of 2024. And have not competed any of the exterior repairs at all. Please beware of this property management company . They do not take care of business they brush you off and I have repairs that still need to be done and all they tell me when I call is we apologize we understand. A better name for this company would be MisManage. A old dirty car has been parked in visitor parking of our subdivision for a month. When our HOA did nothing I contacted RealManage....Maria Leal...I left her a voicemail and sent her an email and got no response. It wasn't until her corporate office contacted her that she reached out. Below is the email I received from her. STAY AWAY FROM REALMANAGE!! Note: She tells me the car will be towed and it has been confirmed. Note: She also tells me to contact her in case it is not towed and she will call the tow company immediately. RealManage Dallas - Car that was supposed to be towed - Homeowner Association Near Me - Plano, Texas

We have been managed by a local PM for many years and great service and teamwork with a Master and multiple HOA. RealManage is not so real. The transition went over not very good. But some of that is that this older generation of owners are technically challenged. But their customer support for this transition helped many of those tech challenged people get on line. But that is where the good ends and the unreal manage comes in. In comparison: We used to have access to all of our association files on line that included Financials, Agendas, Minutes, budgets and community Legal docs for the past 4-6 years of data. Now we have a few Legal dos, no financials, some budgets, some Minutes and some forms. There is no folder for Financials at all. RM cannot even supply the monthly financials for the most recent months on time at all. I understand the most recent month is usually 1 month behind. We have tried to go through our local CAM and she is frustrated with her own company support also. In the state of FL we have rules that goven' access to all of our files. They have them in digital format, but just not posting on their SECURE website. Our multiple boards are overly frustrated as well and discussions on new Property managers is underway. We are a Golf Community with 1370 homes and that should draw better attention, but after 3 months the slope is still going down. read more

Unresponsive, argumentative with Board members. Does not get annual meetings scheduled timely. Does not enforce policies uniformly throughout the community. Does not enforce community standards. Attempts to interrupt the CC&R's, Bylaws and/or Declarations differently than what is in plain black and white. Does not enforce fining policy. Does not stay on top of past due assessments. Apparently has high employee turnover, because we are on our 4th manager in 6 years. No direct contact info for Community Associations Managers. Didn't due inspections during Covid had to ask them to discount fee for services not performed. Extremely poor customer service. read more

I'm a contractor that works with over 50 property Managers in DFW and hundreds of HOA at any given time. This has been the biggest hassle to even talk to a community associate manager on the phone. Jodi Nestrick can't answer an email but she can send a copied template with an ACC form attached in a new thread. Then when I respond to that one with the same question and no response I get put through to her voicemail three times. Their customer service doesn't understand how much time the waste by collecting information up front when the property manager could just be direct and answer a question versus wasting my time along with two homeowners. I will strongly recommend not using them to any of my independent HOA presidents or those looking to switch. Oh and last time I finished a $15,000 for one of their neighborhoods it took them 3 months after the job to get us the check. Insurance was involved so I can't totally fault them. read more
