They may be great when it comes to owners but not tenants. So, if you are interested in renting a home where they're the management company I would continue your search. This is one of the most painful real estate transactions I have ever had. I truly believe it a couple old sayings, especially now! You get what you pay for and one really can make a mountain out of a mole hill. After using VIP a couple years ago with a couple of other transactions that were challenging but completed relatively on time with the excuses being blamed on the tenant. I reached back out to Shawna King from VIP and asked her about listing two duplexes in the Oak Cliff area. She pushed to communicate with the tenants so she would not have to deal with the property manager because he was challenging distance away for her to arrange inspections and walk throughs. She also wanted to disturb the tenants with open houses and views before offers. I put my foot down and didn't allow open houses. I made it clear when the properties were leased to and rejected an offer with FHA financing because it would require the buyer to occupy the investment property prior to the lease expiring. Once we got an accepted offer this still turned out to be the case. I refused on multiple occasions to involve the tenants. Shawna took it upon herself to have the buyer and the tenant negotiate a buyout, offering the tenant two months free rent to leave early. By now, you can assume escrow was delayed and I was not receiving rent. The appraisal came in very under valued and the deal was going to fall out of escrow. I was asked for a third extension while the lenders requested new appraisal from an appraiser that does investment property regularly. When I first contacted Shawna about listing the two properties, she reached out and friended me on Facebook. Therefore, while my deal was going down the drain and she was telling me how hard she was working to save the deal I was seeing her posts from her "girls weekend" in San Francisco. #girlsweekend #welldeservedbreak Some how by a wing and a prayer the new appraisal was completed and the transaction went through. However, taking a difficult situation of a poor appraisal was exacerbated by the fact the realtor let the buyer talk to and negotiate with the tenants prior to ownership. I reached out many times to the agent and the broker while this transaction was troubled and my calls and emails would go unanswered or they would have some third party call me back like the lender. Why the seller was talking to the lender was beyond me. However, why the buyer was talking to the tenants was also unbelievable. This is my first Yelp review ever! I was just going to let this go and never do business with VIP again, however being emailed to be compensated for a positive review, made me sign up. The places she found not only fit our budget, but had all the desired perks we had been looking for (good sized kitchen, and enough square footage for all of our STUFF!). We eventually rented a place in Oak Lawn that she found for us -- the other realtor (representing the owner) was a bit of a tricky snake in the grass, but Venessa did everything she could to keep him from screwing us over. I left my initial review on the 4th. The following day, I received a general email from VIP trying to bribe people with gift cards and contest entries in exchange for a positive Yelp review (see pic). That ship has already sailed! I felt even less valued as a former customer because they gave no acknowledgement of the service issues that were raised by the first review, but I'm worth soliciting for bogus praise to boost their online reputation. I would hope that there are some terrific agents and realtors working there. Several times when we tried to speak with Shawna, she or her assistant would state that she was busy "going into a training" or "in a meeting." If that was the case, then it's heartening to see that the company is trying to develop its staff and improve their quality of service. Shawna King at VIP Realty is by far the worst! Very unpleasant to deal with, lacks communication & personal skills, never reads emails carefully, not responsive, and very rude when you call her during "Spring break!" (WTF? Seriously? Are you a professional or a college kid?). She also use her personal life as excuses, extremely unprofessional. The worst part - she provided falsified invoices that claimed $150K worth of renovation that was never done to the house (only $30K worth of work was actually carried out). We had to find out from the appraisers. Although she kept emphasizing the "$150K+ upgrades" during the negotiation process, VERY MISLEADING! (and all well-documented with proof). For $500 they will list your home on MLS which everyone has access to now so if anyone likes it they can have their Realtor show your home. VIP Realty agent Jennifer in Fort Worth is absolutely horrible. The seller of the home on Winthrop is even worse. We offered a full price offer on his home with closing cost paid by us. Hardly a dime was coming out of his pocket. They terminated the contract on the home becuase the money was held up in the mail and not physically in their hands in less than a week; I offered to drive cash or check to their office or home in the middle of the night when I found out they had not received the money yet. Therefore my family with small children has no place to live. The home was not a perfect home it has no garage and no storage, but is in a prime location. There is also a possibility of drainage because the front yard slopes. Please be cautious from buying from this agent and any homes listed by CMFC because they are very difficulto to work with. read more
