Don't buy a Beezer home. Poor craftsmanship throughout the home. Our roof wasn't done correctly around the dryer vent. There was a patch up job instead. we just moved into our new beazer build, we were so excited after doing research! During our walk through we found that the trim on the doors was not even. Move in date was a week away. Our builder had them replace all the trim, which of course we were thankful for. However when they did that they ripped off paint and texture and did not fix it. The morning we closed they were caulking the trim. Not surprised the caulk job was not done nicely and is very sloppy plus missing the entire around the trim! I marked it for then to come back and fix it. They left yesterday after "fixing" it and all they did was later more caulk on top of it so it still bumpy it's just thicker. There is paint all over my carpet, and my hard wood. Every time they come to "fix" they do not clean up after themselves leaving me to clean up for them. They have really pretty designed homes. However, they are NOT at all reliable. Foundation issue after foundation issue. They don't level grade your yard. They don't fix their mistakes or poor craftsmanship. We have lived in our for just over a year and have several cracks in our walls, not minor cracks either. I have been hesitant to write a review as Beazer is still constructing homes near me and the way my issues have been addressed I wouldn't put retaliation past them. I don't even know where to begin - I suppose with how they treated me in regards to my concerns about my third party inspection I had done that pointed out issues they refused to repair because they felt them to be cosmetic or not big enough to address. Then, the first leak that caused 50% of my downstairs to flood within 24 hours of me moving in. It was blamed on cleaners putting paper towels down toilets and sinks. After that was repaired the next day I attempted to do a load of laundry and was surprised when water then flooded my upstairs and came into the downstairs through the walls because the drain from the washer was plugged. After 2 visits from plumbers (and tons of damage to walls) it was discovered there was concrete poured down the pipes. I even kept photos from the concrete in case they tried to say that's not what it was. Combine those two with my garage door going out, my shelves and brackets breaking and coming off the wall in the closet, door handle falling off, AC not working in a room, and most recently my AC going out and leaking dangerous refrigerant into my house - I am thoroughly disappointed in my experience and wouldn't recommend anyone to purchase from Beazer. I love my neighborhood and that is the only positive about this. read more

If I could give this builder a zero rating I would. We were under contract to purchase a townhome in Villas of Prestonwood in Carrollton, Texas and had to terminate due to a rat infestation. The property was on Murphy Dr. Rats were in front of the property, behind it, across the street in the landscaping at the model home - I have never seen so many rats in my entire life. We observed them numerous times over several weeks. The builder decided to keep our $10,000.00 earnest money. Rats create an unhealthy environment for humans and animals and also can cause a lot of damage to properties and vehicles that is expensive to fix. read more

I built and closed on my home on 8/31/20 so I'm right at the one year mark. Online it states the my property Centennial Walk here in Atlanta, GA is a gated community. There is a front entrance gate, however there is an area that is not gated on both side of our community. One near a residential area and the other along the side of a shopping plaza near Walmart. It has not become a high traffic area and we have see people even having sex in the area. This is not an HOA issue. We we sold on the community for this area being completely gated and it isn't. It's on their website. A lot of things that were promised within the home they are having to come back and do a year later. My next custom built home will not be by Beazer! I don't feel like my community is safe. My house has had leaks. I'm not happy with Beazer as a whole, and especially not living in a gated community in this area. read more

My parents live in a Beazer home. Within a month of moving in there was leakage from the bathroom above, black mold, etc. A NEW HOME! They handled the bathroom poorly, didn't seal off the area and then my parents realized they couldn't open the windows to air their place out! We build  a new house 6 months ago and we paid more then 900K for the house itself and upgrades. We are really disappointed. Their quality of control is the worse. Since the beginning everything was poorly managed from the builder. Their contractors are not really good and professional. We have crooked walls everywhere in the house. Our expensive "Calacata Gold" in the kitchen was damaged during the process when they try to fix something else. We still have a big list of a lot items to be fix and to be done, but we only have a messages from the builder promising things since last September/22. We have a corporate visits in our house more then twice, but it's all bullshit.  We upgraded our garage door and paid for it and of course and we still don't have it. We also upgrade our master bedroom door and we still don't have it. We upgrade our living room doing 1 more cabinet and paid a lot money for that and buy the end we have a crooked door with bad shape when you see the cabinets. My cabinets was replaced 3 times. It's like a joke, but it's true and they still did not finish it. The week before our closing our wood floor was damaged because they did not use the protection to prevent it. We did regular visits to follow up and I have a lot pictures of it and what I understand It was poorly managed and of course their contractors was the worse, so that way, they did more money with less costs and less quality . Beazer Homes does not deserve even one star. We recently were under contract to buy a home with them. We saw a rat one night in the street in front of the home they were building for us. The next night we saw a dozen or so running around the houses. These were new homes being built right across the street from the model home and occupied homes. We notified Beazer Management and they were not helpful at all. Next night we saw even more rats in front of the model home and in back of the home we had planned to purchase. We filmed the rats trying to gnaw into garage doors and chewing on the wires exposed in the cable pillars. We asked for our earnest money back and they refused. DON'T BUY BEAZER, especially at this location. Their sales rep at the new subdivision locates at Prairie Ridge, TX is horrible, unprofessional, rude. His name is Kenneth Obrock. The subdivision was Grand Opening on June 20 2020. We was on VIP list so we had invitation and made appointment to go see the lots on June 14 2020. After viewed a few plans, we picked the plan and the lot. The sales rep offered us to go see the model similar to our pick at another city (1 hour 15 minutes away), we agreed and went to see the model at other location. The model looked nice, we liked it. We wrote a check of $5,000 for the deposit to lock down the lot that we pick (15B). It was late in the afternoon so the sales rep said "it is late already, I will put on the contract for you tonight" and he took the check. He never gave us his business card, nothing. We never received any contract from him, however, we thought we were in good hands so we trusted the sales rep and went to shop for rate from a few banks to get pre-approve. We have been communicated with the sales rep back and forth for a week. On the Monday June 22, 2020, we took two other families who also interested in purchasing a new house with us to see our lot and if they like, they can purchase a house too. When we came into the office, the sales rep, Ken greeted us nicely and announced "sorry Daniel, we sold your lot to someone else on the Grand Opening day." We were shocked! They took our deposit check then turned around sold the lot we deposit for to someone else. No one has ever called, notified or said anything to us, on top of that, we were in normal communication with the sales rep for a week. After hearing us complaint, and we wanted to have the correct answer, the sales rep yelled at us, slammed the door on us and then he walked out of the office. All three families stood there in shock! What a sales rep! This must be Beazer's sales rep of the year!! We called his supervisor after Ken walked out of the office, April, left her a voicemail message, asking to return our call to straighten out the situation. His supervisor NEVER called back. On the next day, June 23, 2020, we texted the sales rep, asking him for his full name so we can file complaint since we have never received his business card to know his full name. The sales rep yelled at us on the phone, threaten us never to call him again (We didn't call him, he called us after our text) First time shop at Beazer and probably the last time! read more

I'm giving Beazer 4 Stars based on my experience with our sales rep, Brian, and our builder, Charles at the Creeks of Legacy. Brian has been knowledgeable and helpful from the very beginning. In fact, he is the reason why we came back and chose to buy with Beazer. All the other builder reps were either pushy or didn't really seem to care. Buying process with Brian at Beazer was smooth! I admit that I had concerns because of the negative reviews that I had read but dealing with Charles, our builder, has been pleasant. He actually has gone above and beyond with minor request AFTER the closing of our home when we should have been calling the warranty dept. I have and will continue to tell people about our great experience. Home buying/building should be exciting. These guys made it easy. read more

This company hides its corporate locations, so owners can't locate them for any reason, they maintains poor quality management that's not professional, especially on their national marketing management and in their Sales Leader side with a high turn over rate. Honestly, the longer we live here, the more we start to notice small issues that have just snowballed into bigger issues. At first, it started with the poor paint job. We thought, "well, we should have paid closer attention during the walkthrough". Then we noticed door knobs and the water pipe that runs through the wall not properly installed. We then began to get a little frustrated. Next, we power washed the front and backyard to notice the cement had either huge globs of cement or the workers had not waited for the cement to dry and so permanent markings were left (this was difficult to notice until the wash because mud covered the front and backyard). THEN, we go to take a shower and the top part of the drain isn't even attached to the drain!!! But that's not all! The spice drawer that we paid extra for doesn't close all the way. One of shelves is damaged. You may be thinking these are minor things, and they are, but they stop being minor issues when you just keep adding to the list! :( But of course that's not all! We just now tried to turn on our AC and come to find out we need to have Beazer come check out our AC unit because it's just blowing air from outside. We have lived in our NEW home for about TWO months. NEW homeowners should NOT be dealing with this many issues. The is the biggest reason we decided to build a new home to begin with...so we didn't have to deal with issues like these! So incredibly frustrating! The only reason I even gave two stars is because the sales rep (John) and the design coordinator (Brittney) were great to work with, but honestly it's not worth to ever build with Beazer again. Just a sloppy job done on a new home, which is resulting in more stress. Do not recommend. There are tons of other builders in Prairie Ridge you should consider first. read more

Our sales representative was the greatest, the experience was great with Beazer until the purchase was finalized. After that, nothing but problems warranty claims go unresponded, our house was built before our next-door neighbors' on both sides. the construction of the neighbors literally destroyed our house, our AC unit is full of mortar and stones, there are still bricks on top of our roof left by the construction crews, our lawn got literally killed by batches of mortar and construction crew walking on it back and forth. Wish I could give negative stars. Beazer's quality is terrible. They do things half way and then try to cover up their tracks. When we opened up our bathroom floor we found they did NO water proofing at all in any bathroom. That's why we had leaks. They did an awful duct work job. We found mildew and mold growing because they did not line the interior of the ducts. They cut corners everywhere they can and do not take responsibility. I located a Beazer Home in Crandall, TX of which I submitted a purchase agreement. This was a new property that was scheduled to be completed in January 2021. Because of MS and my growing disability, I withdrew my offer to purchase the home in November 2020 because I could no longer live alone. The sales representative assured me that my ernest money would be returned. Several requests have been sent to the sales representative. As of January 28th, no deposit has been returned. My wife and I have had a relatively positive experience with Beazer up until today with our home being 7 weeks out to completion. We have been out of town for the last 2 weeks and decided to go see the progress of our Madison home since we have had no updates from our builder Shane Hicks nor our new home sales agent on the progress of the drywall, brick and stone. We arrived to see it coming along very nicely however, it wasn't until we walked through the house that we spotted some very upsetting things going on in our home. First of all, when we first walked into the house, we were pleased to see that the kitchen cabinets were being installed along with the steel spindles on the staircase. However, when we walked through the kitchen to the master bedroom, we were overwhelmed with the stench of urine and ammonia. My wife turns to me and asked the question, "Do you smell that?" Well, come to find out, the current workers were urinating in our unfinished master bedroom bathroom by relieving themselves all over our walls and shower unit....NOT in the toilets - which are not installed yet, the WALLS! The urine was just sinking into our walls and accumulating on the floor. Not to mention that the portable toilet was just outside the garage by 20 feet. As my wife and I stood there in shock, we couldn't tell if we were in an outhouse or a $400,000+ home, it stunk that bad. Matter of fact, my wife was so mortified that she was concerned enough to not want to proceed with the house because of the stench. Of course we are both worried that the smell will still be there even when they finish. It gets better! As we walked thought the upstairs, I decided to take a look in the media room to see how things were progressing there. Yup, you guessed it! More urine spots on the brand new dry wall and unfinished floors. You tell me Beazer, is this your business practice??? What about the walls that now have urine infused into the very foundations of our walls and now the wood on the floor? I feel like I'm being generous in this review of 2 stars. My family and I had high hopes when it came to Beazer. From the beginning when choosing our designs to during the build process everything was fine and we were super excited. We thought Beazer was listening to our needs and providing the best that they had. Little did we know, what they provided was poor quality and the constructions were rushed. Beazer has this 1-year warranty policy where homeowners are given a 1-year check up for everything that Beazer can fix; from dents in the walls to peeling floor panels and paint jobs. But really, they should give a lifetime warranty because these problems will never go away. The hardwood floors that we were provided were of the poorest quality made and a horrible design flaw. Within months of moving in, our kitchen floors were scuffed up and peeling away. When we complained, they said "where there is water, the wood is gonna peel away". IF THE WOOD PEELS WHEN IN CONTACT WITH WATER, THEN WHY PUT CHEAP HARDWOOD FLOORS IN THE KITCHEN?? WHERE THERE IS ALWAYS WATER??? But that's not all. Our walls weren't straight and had many slanted planes and when it came to the 1-year check up, everything isn't fixed. When looking into purchasing a new home in Keller, TX from California, we were originally very excited! Through a quick look and pictures, it was our dream layout for what we thought was an affordable price. My husband and I were both individually verbally told that to hold the home until we were able to bring the family to physically look at the home, we needed to pay $2k in earnest money, and it would be deducted from the closing costs, or returned if the home wasn't suitable. We thought it sounded risk-free, and went ahead and paid before we were able to view as a family in person. We were looking in Rolling Meadows, and the home was already built, because someone else chose the finishes, and then for whatever reason, did not go through with purchasing. After getting the opportunity to check out the home in person, we realized how poorly built it was. The carpet was apartment grade, with little to no padding. The storage areas were completely full with trash the contractors left behind. The cabinets were all cracked and/or not sealed properly. The kitchen island was completely uneven on both sides. Things looked great on the surface, but after further inspection, it was clear that the home wasn't up to standards. The toilets were all disgusting, and the overall shape of the home was poor to say the leased. After calling and verbally telling the same woman who told us that we could easily have our earnest money refunded, and after writing an email stating why, and after sending in a request to have the money refunded, we were told that the request was denied, and that we are just out $2000. To some, that may seem like pocket change, but to our family of five who is looking to move halfway across the country, that is a lot of money. We obviously lived and learned a lesson, but I would not recommend doing any business with these people. read more

We signed a contract early Jan 2016 to buy a house and placed $5000 earnest money. Original home was to have a 3 car garage. Closing was set for End of September 2016. July 15, 2016 we had a walk through and were told that house was a 2 car garage due to a bonus room addon upstairs. This addon was added in original document signed 6 months earlier. This was the FIRST time we were ever told it was 2 car not a 3 car garage. We complained to realtor Beazer Homes. We reviewed blue print and it also showed 3 car garage even on July 15, 2016 when we went over with with Dolores Ordaz soon thereafter. We had gone through 6 months of painful waiting and selection of door knobs, flooring, carpet, doors, etc. and were devastated. Dolores apologized for her mistake and said she was 100% responsible and could give us 2-3 thousand in return during closing. We were not satisfied and asked for refund of earnest money. She promised and sent us document to sign to get earnest money back. We signed it Aug 11 via docusign. After 5-6 emails, dozens of phone calls and no response, we finally heard that they were not refunding our money. The document signed also states that "denial of refund" without a reason. The house originally was 3 car garage, and due to mistake by the builder and Dolores Ordaz the realtor, they made it a 2 car garage and didn't tell us. Dolores admitted 100% responsibility. We were told we would get a refund - but then Dolores Ordaz resigned, and her boss over-ruled the verbal agreement. We canceled the sale and will never EVER deal with Beazer Homes Again. They are not reliable, and have no attention to detail THEY BUILD A 2 CAR GARAGE HOUSE EVEN THOUGH OUR BLUEPRINTS HAD 3 CAR GARAGE AND IT WASN'T CAUGHT UNTIL 1 MONTH BEFORE COMPLETION. they are MORONS. Built a home with Beazer and had terrible experience all through the building process. Incorrect information while selling, construction had lot of issues and closing process was not smooth. Whenever we show an issue to construction manager all the time the answer was "we can't build perfect things as we are humans". They missed and messed lot of items at construction like wrong type of granite, wrong fire place and incorrect electrical stuff. Initially they missed all the upgrades and construction manager didn't even care to cross check them until we complained and after that she fixed few things for the sake of fixing but not to Address the issue. read more

BUYERS BEWARE!!! RUN RUN RUN!!! Stay far away from Beazer Homes!! They are thieves!! Do not buy a home from Beazer in Frisco Hills, Little ELM, TX. I just recently tried to purchase a new home at their Frisco Hills community from a sale person at this location. We picked out a beautiful 2 story home under the assumption that we were buying from a premium builder that produces quality work and great customer service. Everything was fine in the beginning. We started our work papers at the end of September and we were told to expect 6 months for our home to be built. At the end of February/early March, we learned that that the closing was scheduled in April. Even though, we started in September/October there wasn't much done until January. They began to literally throw the house together as quick as possible with no regard for us. Everything began to go downhill at this point. I have over 100 photos of the most horrible craftsmanship possible. Beazer at this location is building a home with labor who never built a home before. However, we did the walkthrough and found so many problems without any professional help. They promised to fix and rescheduled walkthrough again. We went and found 2 things done out of 20. The builder started saying we are human we make mistakes. No problem, I said let's rescheduled again. We went for walkthrough again but same problem. They were doing the same again and again. Only intention was to close the house and let him deal with it later. I said if you can't deal with the issue now, how can I trust that you will take care after closing? I took professional help and found out that most of their work done will last only the warranty period and will start falling apart. Beazer should be ashamed of themselves for building such poor quality and charging so much and just expecting us to take it. Now they won't give us our money back saying it's our fault because we won't close on the house and give them a chance to fix it. Sorry, but I won't buy an expensive home that's been thrown together in 3 months and had numerous issues several of which were covered up and cannot be fixed. Please do yourself a favor and walk away. They are taking advantage of people and all they care about is numbers. They don't build a quality homes. They won't give me my 3000 deposit back which I think is ridiculous considering the situation. Because of Beazer mess up, I have been dealing with high monthly rental and now I will have to move because my place is rented to someone else.
