I've been a long-distance landlord/homeowner of a rental property managed by Landmark Property Management for over 10 years, and from my perspective, Skip Bressler, Andrea, Jessica, and the rest of the team at Landmark are truly extraordinary at what they do. Not only are they open from 9am-9pm, seven days a week, but they are on-call to both tenants and owners at all other hours as well. There is tremendous reassurance in knowing that at almost any hour, if a question or problem comes up, they will answer the phone and handle it immediately. They are fair, ethical, honest, excellent communicators, charge a very reasonable management fee, and are fierce advocates for BOTH the rental tenants, and the owners of the properties they manage/rent. The result of this, in my experience, is very low turnover which means stable rent for tenants, and stable income for owners (and not losing months' worth of rent when tenants move!!) Landmark has partnered and brainstormed with me to come up with creative and equitable solutions for every issue that has ever come up regarding my rental property, sometimes spending hours talking with a tenant on my behalf (so I don't have to do that myself). One such instance of this was a recent dispute between the tenant and the HOA of the neighborhood, and after a series of interactions with the tenant, Skip was able to advise me on ways to approach the HOA to ease the tensions between the two parties while not exposing me to any breaches of CA landlord-tenant law. They are not attorneys, so they don't provide legal advice, per se, but I have always felt extremely well-taken-care-of by them the entire time I've been an owner/client. We own a property in Corona but we live out of state so we needed a good management company that we could depend on to do their job when we were not around. They work with landlords who are dishonest, will steal from you, and definitely don't care about actually acting like they care their properties. The person who owned our property seemed to be out of the country literally any time we needed anything and always declined to repair anything. So avoid them if you can since their hands are tied by the terrible landlords they "manage". read more

The rental process was very easy and straightforward. The office was always very accommodating when there were any issues involving the house. We rented from them for a year and unfortunately had to move because the owner wanted to sell the house. There were many issues with the owner at the time of move out but Skip was able to navigate us through everything and get everything resolved quickly. He communicated with us daily, was always available and if he wasn't he always called us back promptly. We couldn't have asked for more. I called about an apartment here in Sherman Oaks, CA and have dealt unfortunately with these 2 ladies (Jen and Melinda). I called Jen confirmed she had an apartment available in the building. I let her know we have a Section 8 voucher and proceed to give me a phone number to a person name Melinda and tell me she refers all the Section 8 calls to her. I call Melinda and in being on the phone for less than a minute she start to tell me about signs not being updated, online this and that not being updated and I explained to her that Jen just said there was an apartment available and she sent me to you to talk to me about the Section 8. Her tone changed and she was very adamant that there were not any empty units. I feel these apartment manager are still either unaware of the laws today and knowing we are actually great clients to work with. Our Section 8 is paid whether we like it or not. This is for myself, elderly mother and her cat. Stop turning away for sure paid rent LandMark. I will find a place that for sure. read more

Landmark Property Management is the REAL DEAL. As a former client from 2010-2015 (sold my rental in 2015), I researched property management companies extensively before hiring Landmark. What sold me was the 24/7 service, competitive rates, and knowledge of real estate / rental market. To start, Skip Bresler, the CEO, met with us and assessed our home, and explained our contract in full detail. After posting a thorough description in MLS, Landmark handled everything from interviewing renters, to running the background checks, to coordinating house cleaning. You as landlord never even need to meet the renters, which is the approach we preferred - that's why you hire a property management company. 24/7 service is absolutely true. I spent 4th of July weekend one year speaking with Mr. Bresler at 11:30 PM regarding a maintenance call he was coordinating for me. When maintenance issues occur it's not good, but especially on weekends/holidays, and Landmark has your back plain and simple. Landmark always gives the landlord the option of using his/her own contractor for fixes, or contractors Landmark uses. Landmark contractors are excellent and get the job done at fair prices due to the high volume of work Landmark assigns them. Rental checks arrive like clockwork at beginning of month (assuming your renter did not pay late), and you get convenient online access to your P&L in early January for tax purposes. At move-out, Landmark also coordinates a thorough walk-thru and any repairs so your rental is prepped for your next renter. Our walk-thru/move-out coordinator Kim T. was great, and inspected our property as if it was her own. We were lucky our rental was barely within Landmark's service area, so if your rental is anywhere in/near the Inland Empire, Skip Bresler and Landmark Property Management is the way to go. read more

We submitted our application to Yoshiko and although she is very nice we are unhappy with the way she works. It may be company policy to review applications as first come first serve but it should also be a policy to reach out to applicants if owner declines application. We had to reach out to her to find out that owner decided to move on to other applications. We could have applied to other homes instead of waiting for over a week. She also was unable to give us a reason why application was denied. It may be a good company if you have months to find a new home, but if you don't have a lot of time then this company is not for you. read more

I have been doing business with Landmark property managment for two yeaars now. Every employee that works there is always friendly and extremly helpful. I have had multiple issues with tenants and each and every time Landmark has swiftly taken care of every issue. The office is always open and anytime anything is needed someone is always there 7 days a week. Landmark has there own contactors who do insured great work if anything was to happen they make sure the job gets done. Skip is the owner he has been in the real esrate industry for over 20 years. Since January I have been responsible for a family trust of over 20 rental properties. In searching for a property management company my daughter and I met with Michele and were very impressed with her presentation. Months later I am very satisfied with Landmark's performance. My two main reasons for choosing them: 1. Their extended business hours which I considered essential. This paid off just last weekend when I got an early evening call on Saturday from the owner, Skip, about a leak in one of my rentals. He had a plumber out there within a couple of hours with follow up on Sunday. 2. Flexibility and information. I am informed about every expense and repair. I have the option at any time to send my own contractor for any particular problem but I choose to use Landmark's because they have been vetted from years of experience and the charges have been fair. When a property becomes vacant Eric goes in and makes an assessment of any work to be done--a detailed list is provided. Using their recommended contractor work gets done very fast and at a reasonable price. With so many properties I have a lot of contact with the staff--Michele, Pam, Jessica, Eric and the owner, Skip. I always find them to be cordial and professional. This is a well run business and I consider myself fortunate to have found them. read more

I would like to name two employees Pam and Skip who helped over and beyond their capacity when I was in need of help. Skip had taken the pain of giving a tour of the house around 9:00 PM after his office hours and made the application process easy. This company is the worst when it comes to their involvement with tenants. They rarely respond, especially for termite and roach issues, they choose not to deal with threatening tenant relations, and all around just don't answer when a tenant needs their help or assistance with the property.
