Do NOT use this company.. especially if your job requires permits !! its been a nightmare trying to get the required permit for my past project (breaker panel replacement & relocation ). It's been 2 months since the project ended and they have claimed at least 3 times to have sent multiple applications that never make it to the city. The office began to intentionally ignoring all calls and emails. Shawn, the electrical apprentice would not answer calls texts or emails. Finally responded after I had city contact them and I requested another appointment through their website. The city is now going to be handing over my issue to the city code enforcement to make sure they are held responsible. Check past reviews about permits, same thing has happened to others before. They've also left reviews for themselves pretending to be customers and didn't change their names so it's pretty obvious. Shawn has a history with the law as well. Overall shady company read more

Shawn was very friendly at first and his company was quick to come out for the initial quote. We were looking to have an exhaust fan installed in the bathroom and 2 ceiling light fixtures replaced in the basement. After their inspection, we were told we needed to replaced the electrical box and main wiring into the house. We elected to do both and after some delay in scheduling, they completed the work. After the work was completed, I was charged more than $1k more than the estimate without notifying me or asking permission to put through the credit card charge. When speaking with Shawn regarding the difference, he stated that he accidentally quoted us for a exhaust fan replacement and not a new install (however pictures clearly show that there was never an existing exhaust fan in place). He was unable to help with the price or offer any change in what was already charged. When inquiring about the permit and inspection process, he kept saying everything was licensed and permitted and "exceeding the industry standards." He refused to get a permit until repeated requests to do so and then got a permit for only a portion of the work done. (permits for all electrical work is required by state law) Frustrated by my experience with Landmark Electric, I looked up the electrician's license only to find that they are illegally doing electrical work. Shaw Hickson has an "electrical apprentice" license and the other worker, Kyle DeMaster, also has "electrical apprentice" license. Per state law, you need a "Master Electrician" present when an electrical apprentice is doing electrical work, but there was only Shawn and Kyle present for all of the work. Overall terrible experience- overpaid for unlicensed electrical work and still unsure if all up to code because of his lack of permits. I wrote a complaint through the Better Business Bureau and then refused to respond. read more

We called about getting our old fusebox upgraded to breaker panel. Shawn came out the next day to evaluate work to perform. Our main power line outside had bare spots and rain leaked down into the fusebox. He noticed the house was never grounded which was built 1953. He explained everything in detail the work to be done. The next day Kyle came out alone to th3 all the work. He was very polite and professional and completed everything in one day. He showed and explained everything he had done. Do NOT hire or use LANDMARK ELECTRIC, INC of Troy, Michigan. This business is dishonest, disreputable, and predatory. Here's our story: On the evening of September 27, 2021, we noticed water dripping from our electrical service panel. Judging this to be an unsafe situation we shut off all power to the house and attempted to call several electrical contractors. Landmark indicated they could come later that evening, which they did. The Landmark employee who came, Shawn Hickson, determined rain and weather-driven water was accessing the panel from the utility company cable line running into the house. He then spent about 2 hours sitting in his truck putting together a proposal for services. He presented the proposed list of services with an estimate of $7,500.00 and said they could do the work on October 6, 2021. (In hindsight we realized much of the repairs and services proposed by Landmark/Shawn Hickson were extraneous and unrelated to the problem, representing significant "up-selling." This included falsehoods, such as claiming our existing electrical service drop line connection from the utility company was not consistent with city [Royal Oak] code - in fact, the existing hook-up had been done in accordance with city code). Because of the inherent danger and urgency of the situation and possible difficulty in getting another contractor in a timely fashion we agreed to pay a deposit of $1,122.00 to hold the October 6 date for the proposed work. Shawn Hickson said he would restore power to the house that evening, though we were uncomfortable with the possibility of water continuing to intrude the panel and stated we did not need the power immediately if it was unsafe. After presenting the proposed scope of work, Shawn Hickson went to the electrical service panel in the basement and returned after about 10-15 minutes saying he had replaced 9 of the circuit breakers and turned on the main breaker to re-supply power to the house. He further claimed he had rigged something to divert any water gaining entry from contacting breakers or other panel components. (In a later communication he/Landmark claimed he had removed "all breakers in electrical panel, drying all breakers with heat gun, drying electrical panel interior with towels/heat gun and replacing 9 breakers located at top of panel that were too badly damaged. In addition, silicone and duct seal was used to seal outer electrical service / meter housing." These were outright lies.) The following morning, September 23, we inspected the panel as well as the outside components and found no such apparatus, nor in fact any evidence of any new silicone caulk or seal or other work by Landmark to stop or deter water from entering, and we continued to observe water and moisture in the electrical panel. It is noteworthy that we thus found ourselves in exactly the same position as the previous day: water still in the electric service panel, with nothing at that point repaired and no prospect of repair until October 6, two weeks away, despite a deposit of over $1,000, and more rain in the forecast. We contacted another electrical contractor who came out later that day, inspected the situation and proposed repair services which they could do the following day. We decided to hire the second contractor because they could do the work to correct a dangerous situation much sooner and because their cost estimate was considerably less expensive ($2945.00) and was focused on what was needed to repair the problem. We then contacted Landmark on the afternoon of September 23, 2021, less than 24 hours since their after-hours service call, by email and by phone (leaving a voicemail message when they did not answer). We stated we wanted to cancel their work scheduled for October 6. We further stated we were willing to pay the service call/dispatch fee and a fair price for the work that was done, namely the replacement of 9 circuit breakers. After we cancelled Landmark's scheduled work, they revised their invoice but still charged us $795 for the service call, 15 minutes' work replacing 9 circuit breakers, and a "cancellation fee." It is clear that Landmark's business model is based on predatory, exploitative, and dishonest practices. Numerous reviews on Yelp from other customers relate similar stories about Landmark. We called Landmark many, many times - more than 25 - in an attempt to work out a fair and reasonable billing and agreement. On the three occasions when someone actually answered our call, we asked to speak with the billing department or a manager; we were told someone would call us back but they never did. To summarize, LANDMARK ELECTRIC, INC is a disreputable business with extremely poor customer relations skills that attempts to gouge prospective customers by using dishonest practices. We were looking for someone to install three ceiling fans in our bedrooms and six can lights in our dining room. We got an online estimate from Landmark for $1700 to do the work. The price seemed fair and in line with other phone estimates we'd gotten so we set an appointment for the electrician to come out on Friday 8/27 between 11 and 1. He didn't show up until about 4:30 PM. He walked through and looked at the work then drew up a quote for $3300 to install the three fans and six can lights. When we questioned why the price was so high he explained that the fans were only about $1000 total and it was mostly the can lights since he'd have to cut several holes in the ceiling and fish the wire through several floor joists to put them where we wanted them. Since that was a lot more than we were expecting, we asked about the price to install a single light fixture over the dining room table instead. He told us that would be much easier and told us it would be about $1500 total. During this discussion he only ever showed us pricing on the tablet he had with him, we were never given written quotes for any of the work. That seemed reasonable to us so we agreed to the work. He told us he'd come out Saturday 8/28 between 8:30 and 9:00 AM to start the work. He showed up about 10 AM and got started. When he finished the work, he gave us a bill for $1400 and told us he'd be back on Thursday to install the light fixture. Because we'd never received any written quotes, we assumed the $1400 bill was for installing the ceiling fans and the light fixture. Instead, we got another invoice for $1500 last night just to install the lighting fixture. We told them no thanks and we'll go with someone else. From beginning to end the entire experience with Landmark was Atrocious. They don't show up to appointments on time, their business practices are deceptive, and their prices are atrocious. I hired Mr. Shawn Andrew Hickson of Landmark Electric to repair some light switch issues and thought he did good work. He went into the basement to inspect the circuit panel and moments later called me down. He showed me a moist panel with visible drops of water. He said everything needs to be replaced and moved. I called him back on a later date. My panel has been bone dry since even after many days of rain. During conversation he said he was licensed and insured. Shame on me for not requesting to see the documents. This job was quoted at $2,900 and asked if he was pulling a permit. He said no. I left to run some errands because power was going to be off for several hours. I called my municipality regarding the permit and was told permit for that work is mandatory. I called Shawn and told him I wanted permit and he attempted to talk me out of it but I insisted on permit. When I arrived home shortly afterwards Shawn was gone. Dissapeared! I thought he was getting the I permit but quickly realized something was up when he didn't answer his cellphone after two attempts nor called me at any point. I called the switIchbo ard and was told Shawn was at another job but left because he didn't feel comfortable. What does that even mean? A licensed contractor literally running away at the sound of a permit is quite bizarre for a business plan. He left me with various cut wires and switch(s) removed from my panel that now needs repair/replacing. Go to OTIS website for convicted felons and enter his name and you may be surprised. OTIS is a free Michigan public site. Honestly, I don't care about his past because we all do dumb things but am attacking only his total lack of honesty when he attempted to circumvent the permit process. Municipalities verify licences before permits are authorized. If you hire him you best verify the requirements for permits with your municipality and not rely on his word. Verify if he's even licensed. If the work requires permit then hire someone licensed and get it inspected. It costs a bit extra for a permit but if there is ever a fire caused by improper wiring and no permit was pulled when required then good luck with your homeowner's policy. You may be pleasantly surprised that a licensed job may be less expensive. Most licensed contractors don't require full payment the same day with more expensive jobs because they can place liens against your property. They need a smaller percentage the same day and the rest after final inspection. Always verify their license before work begins! Oversight is always-always the best rout especially when it involves the safety of your loved ones. Shawn's potentially shoddy work with outrageous fees will become your sole liability! Even licensed workers could have a bad day and danger from their oversight is caught with inspection. Beware! Shawn was extremely shady with me and exploited my ignorance regarding electrical matters. Update: I had since hired a licensed/insured electrician who does home inspections on the side. My house IS properly grounded and the panel box DIDN'T need to be moved and everything falls within code. He repaired the removed wires, inspected my electrical system and replaced my thermostat with a wifi one charging $125. Thank you so much Shawn Hickson for leaving! We called to make an appointment and the woman told us the appointment window would be 11-1. By the end of the call it was changed to 1-3, then we received a txt after hanging up that stated it would be 2-4. We took time off of work to ensure we were available for the 2-4 window. We never heard anything. Called them at 4:30 to be told he was running behind. Then around 6 we called again and was told that somebody was out sick so they were behind and would be here by 7/7:30. We were understanding as things like this happen. At 8:45 we had to call again to leave a message. At around 9pm they called back stating he was just now finishing at the last one but we could reschedule if that was easier. After reading some of the reviews below we decided to cancel. I understand that things come up and people get short staffed and busy, but the fact that we had to reach out multiple times, never received any notifications of them running late, and every ETA was drastically off, was very off-putting. Very unprofessional, tardy and unreliable services. I would give them two points for expertise, since Shawn was pretty good in intentional messing up of normal functioning circuits and outlets around our kitchen -- knowing that we will have to keep calling him to fix the issues he would create. We have no words to justify the unreliability and tardiness - Multiple rescheduling of the appointments. Multiple no shows, then at times showing up hours later then scheduled appointment times as late as 09:30 PM and then not leaving until almost midnight, when we had to request that he leaves so we can sleep since we have to go to work next day!! They charged us high dollars for job left incomplete. We had repeatedly requested that he gets appropriate permits for the work he was doing at our home. He lied to our face. We were clueless that they did not get permit to do the work, until we got a surprise call from the City of Rochester Hills, that the electrical company never applied for a permit to do new wiring!! The switches and panels they installed are not functional to this date. The electrical piece of our project remains incomplete. We have been trying to get hold of this company representatives for over a year, left messages after messages, but no call back!! The last time they accidently had answered our call was during summer 2020, when she said that she will speak with "Shawn" and get back with us.....BUT NOTHING AS YET.... DO NOT USE THIS BUSINESS!!!! Absolutely terrible and embarrassingly unprofessional. I called for a few outlets that were not working. The technician came out and took a look at a few things and ran a few test and told me he figured out the issue and how much it would be to repair. I gave him the go ahead and he went to work. A little while later he came down and said he was done. I paid him and he left. I went to the room in question and checked the outlets and they were not working. He didn't test them after he performed his fix he just assumed it worked. I called for a refund and was told I was charged for a diagnostic and not an actual repair. That is not true. In addition I was told a manager would call to discuss a refund and that never happened. Then I was told the owner would call and that also never happened. I have since left several messages with none of them being returned. That is so unbelievably and embarrassingly unprofessional I am stunned this place is in business. The absolute minimum a business can do is return a call. Landmark Electric apparently fails that low bar miserably. I'll echo Scott B's review. I got a quote from Landmark Electric (Shawn Hickson) to install a bathroom exhaust fan. There were some red flags on the visit. After he left, I checked his license number that he provided on the LARA website. Shawn is licensed as an Electrical Apprentice even though he told me he was a Master Electrician. Landmark Electric is not a licensed electrical contractor according to LARA. When I called on the phone to ask about it, they insisted that there were Master Electricians on staff but would not provide me with any names or license numbers. When I asked about permits, they told me they would need a Master Electrician to pull a permit and they would charge extra. When I asked about the license for their business, they told me they would call me back in an hour. I was never called back. Even though I was told Shawn would arrive with a Master electrician to supervise (state law requires an apprentice to be supervised by a Master or Journeyman), no one showed up. read more

I had initially contacted Landmark to replace 5 exterior light fixtures and add an outdoor outlet. Shawn came to plan out the work and was curious about my electrical panel since he might want to add a separate line for the outdoor outlet. Shawn noticed there were potential fire hazards in my panel and suspect water penetration from the meter housing. Shawn did an excellent job explaining what to expect with the project. Unfortunately, I decided to let another company install the 5 light fixtures and outlet while having landmark upgrade my electrical panel and meter housing. Shawn was very meticulous with the work and organized all the wiring properly in the electrical panel. Unfortunately, the job took more than a day to complete and there were some communication issues which hopefully will be fixed. Overall, I would definitely contact Landmark Electrical again for future electrical work. read more
