3260 and 3270 N LSD. Wonderful location! Used to live at 3240 N Lake Shore Drive. The staff that work in the building there are incredible-without exception! We stayed in the building because of the staff. Unfortunately, the management is awful and deeply unprofessional. Management does not even pretend to have any customer service. Emails go ignored and serious issues will not be addressed or even answered Property manager is rude and there is no accountability or recourse. They could not care less about you and let you know that. It is run like a "luxury" slum lord which is why we moved. read more

Absolutely do not rent from Wirtz. Management is so incompetent and unhelpful. We have had issues with our above neighbor for over a year now who uses a subwoofer placed on their floor and watches TV 24/7 at unreasonable volumes that thunders into our apartment. I travelled from DC to Chicago and set up a couple appointments with Wirtz to view 1 bedroom apartments. I provided the information such as move in date, budget, and location within the form on the website and the appointments were scheduled. Tell me why I flew in THE DAY BEFORE (less than 24 hours before), got a couple text messages from Pete asking about the information I already provided and him telling me that there are no availabilities and showings will be cancelled. This was totally unacceptable to me and there was no empathy. I will certainly not be working with them ever in the future and if they treat potential tenants like this, I can only imagine how they treat actual tenants. My experience with Wirtz residential 2970 N. Sheridan was excellent. Anthony Cwan was very professional and patient during all my tours and lease signing process. His professionalism made me interested in Wirtz residential in the first place. The units were clean with very spacious walk-in closets. Management and maintenance on site, package receiving service etc ( you have it all in one place) , a very good location and a great price. Unfortunately I had to change jobs and move to a new state before my move in date and that was when Katy Tenold at the Management office came in, she was also extremely helpful and professional. She provided me with all the information and help I needed to make the transition smoothly with prompt responses and updates. I would never recommend Wirtz because of the property manager Yolanda Brown. I am shocked that someone with such a poor attitude and inability to resolve issues can manage people's homes. She lacks basic decency let alone any customer service skills. I've had ongoing issues with my apartment which could be quick resolutions but she drags out simple tasks. I have reached out extensively over email which requires multiple follow-ups before she responds which is usually a week later. When she does respond, it lacks any clarity. She will answer phone calls but again, does not provide any information on closing the issues. She refuses to take ownership of shortfalls or come up with solutions but instead tries to make it out to be a tenant problem. As soon as I brought up how dissatisfied I was with how things were handled she took that as a personal insult and became incredibly rude. She will cut you off while you are speaking even though she does not listen since I've had to repeat things multiple times that are already documented in emails. I was always in the camp of price being the top priority for my apartments, but thanks to Yolanda I would be willing to pay hundreds of dollars more to work with proper management. Wirtz should be embarrassed to have a person like her represent their company. read more

I have rented now twice from Wirtz in the 2970 N Sheridan location and I can only rave about the management, the way the building is run and maintained, and the location. Management is a huge make or break for me, and I have to say the team in this building are, bar none, the best I have rented from in Chicago. Pete, Katy, Elise, Roman, Oscar... all are constant presences here and honestly, they make you feel like royalty! If I have ever had an issue with my apartment, within 24 hours I see remedies. If I ever had questions about leasing or just general questions I have always received rapid responses to my calls and emails. And to boot, they always have a smile to share whenever I have spoken in person with them. So, all in all, I can't recommend the management enough! The building also has an epic maintenance team. They are super responsive and repair things usually within 24 hours (sometimes sooner depending on severity). They are also consummate professionals and do thorough work when performing any repairs. Once again, top marks to the building maintenance team! Last, the location... We are right on the tip of Lincoln Park so we benefit from being close to downtown without being there. We are close in proximity to the lake for the nice evening stroll as well as nightlife without too much pandemonium. I should also note another make or break for me is noise. And because this is a vintage building, one of the perks of vintage buildings are interior plaster walls, which means sound doesn't travel as loudly between apartments. So, three cheers for the vintage building! Yay! TL;DR I recommend this building, the staff, and the location to the stratospheres! read more

I've spent 12 years renting in Chicago, and this is my best experience with a management company by far. If I need to move again, I will look to see what else they manage. I'm in a studio at 2970 Sheridan. When I need something fixed, even not urgent things, it's often fixed by the next day, always in a couple days. I was even able to get maintenance after hours in an emergency. There are virtually no bugs or pests - they check and spray for bugs regularly, and if you need more than that, they'll come then too. I don't hear my neighbors. I find street noise pretty minimal for a big city, but my apartment faces Wellington, I've heard apartments facing the other streets can be noisier. They take fire-safety seriously, COVID-safety seriously, and their no-smoking policy seriously. (Personally, I don't care if someone smokes occasionally, but my last apartment shared a wall with two constant chain smokers, and that was really miserable.) And you have a package room you can visit whenever, so my packages aren't getting stolen (or broken into by rats, that happened in a former apartment). A warning to people who like cooking: The stove is so small, you can't center a normal sized pan on any of the burners - they're all too close to the raised edge. This doesn't bother me much, but I think this would annoy a cook, even the ones I knew back in NYC who were happy with tiny kitchens. My main complaint is the windows: They're really badly insulated. You don't pay for heat, but it's noticeable in your electric bill when running an AC in the summer. And in the winter, the windows are constantly sweating water, which turns into ice. When I installed my own cling-film insulation, the sweating and frost stopped, but now I have a cat that loves shredding and eating cling film, so I had to stop. It's sad, because I bet someone paid a lot to install all these windows (they don't look original) but they're terrible. But honestly, I've never had such responsible building management. No smells, no bugs, minimal noise, and things fixed when broken? That's all I can ask for. I'm looking to see what else they manage if I ever have to move. read more

Just like most big rental companies in Chicago, Wirtz could care less about their tenants and only care about $$$. They're inconsiderate of tenant's time and inflexible. A few weeks ago I received an email on a Wednesday that painters were coming to paint my apartment door on a Friday. The email stated my apartment door would need to be unlocked all day and pets would need to be secured or removed. I didn't feel comfortable relying on 1 maintenance person to keep an eye on 12 units and I live in a studio, so no way to secure my cat without someone being home. I had to unexpectedly take work off with pretty much no notice. Now I'm moving out on 7/31 and really needed to stay the extra night so I don't have to move my cat to a hotel for the night (2 moves is very stressful for an animal that never leaves the apt). My stuff would be out, just me, the cat and the air mattress would be there. I know I was asking for a lot, but I've been a good tenant for 3 years, I was willing to pay and they are not showing my apartment. They didn't even consider it and lectured me on the move out process. They could not get me out of there fast enough. It's funny because when I moved into my unit it had been vacant for a month and they were so desperate to rent it out they let me push the lease until the end of the month. (Which was very nice of the leasing agent who was great.) *If anyone is thinking about renting a unit here sight unseen with a one day turn around I hope you read this and decide not to because the peeling paint in the bathroom from no fan and showers for 3 years isn't going to be resolved in less than a day. The one star is for the building engineers at 535 W Cornelia who are beyond amazing (but terribly overworked and I'm sure underpaid). read more

Very responsive to simple requests such as "need deadbolt fixed" Will not respond to inquiry into when they will wash windows. I've lived in a Wirtz apartment for over 18 months and the windows have never been washed. Wirtz also completely re-did hallways and light fixtures, but won't upgrade single pane windows that are over 100 years old and let hot and cold air in like there's nothing there. Cracking paint everywhere, broken doorknobs, broken laundry machines and elevators out of service constantly. AND they have the audacity to raise the rent on people. ALSO property management team seems to keep changing so getting ahold of someone is difficult. Find somewhere else to live, they aren't worth the money and trouble. read more

I lived in the property located at 3000 N Sheridan Rd from 2011-2016. Overall, this property is amazing. The door staff is friendly enough and the maintenance staff is friendly as well. I'll give a special shout out to Zi, he is one of the nicest men you will ever meet! Most maintenance requests were fixed within the week of request. Some units in this building were updated, others were not. Current rents in the building seem to be a little high; however the units are gorgeous and very large. I had a hard time moving away from this place but figured it was time to stop renting and to purchase something. Wirtz really seems to care about this building as it is well maintained. My only complaint about the building itself is that the windows are horrible. Original, 1920s windows that are rotten, and rattle in the wind. I made several complaints but Wirtz just doesn't want to spend the money on the 1,000+ replacement windows for this property. Also, starting in around 2013, the rent started to increase in larger amounts. It seems new management within Wirtz decided we weren't paying enough. This also was a big part of why I moved out. All in all, I really enjoyed living at 3000 N Sheridan. read more

For me, Wirtz Realty has been the most responsive realty company I've ever dealt with. As an almost former resident of 535 W Cornelia, maintenance was by far the best in regards to responsiveness. I will never forget putting in a work order and John (one of the building engineers) was at my door within 3 minutes. I was beyond baffled. The same holds true for the main office on Melrose. Pete Koszela always gets back within hours in regards to pretty much anything. If he can tell you're a little over worried in regards to something, he'll let you know everything's good and ease any concern you may have. After being with approximately 5 different realtors since I've graduated. Wirtz by far has been the most responsive to their tenants needs. I will definitely miss that and honestly I'm kinda scared because some landlords can be pretty shady, but, not these guys. Overall, I enjoyed my stay. If you're looking for a relatively low cost place within the heart of quite literally everything, 535 W Cornelia is pretty good. It's far enough away to where you don't get the noise that comes with living near Clark/Halstead. I will miss being able to walk quite literally everywhere. This building is pretty good. If you think having to provide your own A/C is awful, here's the catch, you get to keep it, it's yours and if you're a new resident, it's a portable unit. Overall everyone's pretty friendly and nice. After two years, the neighborhood just became a little bit overwhelming as there's constantly stuff to do. Plus, I needed a bigger place with my vehicle closer (since I drive for work). read more

They go through an extensive process of signing a lease but their properties are always well taken care of and the maintenance staff is excellent - they own some of the nicer vintage mid-rise buildings in the East Lakeview area. I lived in one of their buildings for two years and thoroughly enjoyed it. The maintenance staff was amazing and quick to respond to any problems that I had. They would even let me pick up packages even if it was after hours. Now - that's called super accomodating! No complaints here - I once complained about my oven and they replaced it with a new one!! read more

THEIR UNITS ARE INFESTED WITH ROACHES and when you bring it to their attention they will deny it!!!!!! If I could get this management company zero stars I would. They are nightmarish. I was a sub tenant on a 6 month lease. It wasn't even six hours before I found two dead cockroaches under the fridge. Within the next three months I'd find seven dead cockroaches plus countless baby cockroaches in my unit and on the ground floor where my unit was located. I tried to bring this to their attention, and they kept denying the fact that there were any cockroaches in the building. I tried working with them and their pest control company but was basically told that they can't promise that the cockroaches would go away. Thinking that they would understand that I was in an unsanitary living situation, I asked to be moved to a different unit or a different apartment building. I was consistently told that I did not have the right to leave the unit and that I was lying about the presence of cockroaches despite their pest control company identifying them in person. They exclusively care about money and made it escalate to a point that caused extreme emotional and financial grief. If you want to lease with a management company that does not care about their tenants at all then this company is for you. read more

So after having a rock thrown threw my window, the "on-site" building engineer was too busy "hanging out with friends at dinner" to care. Told me to tape up the window and "I'll look into fixing it". So not only do I have the worst service and carefree people ever, I'm still going to be homeless for almost a week hoping someone will be concerned about my safety besides my neighbor. If I could talk to the Miguel of a year ago, I know exactly what I would say: "Yes, go with them, it's the best decision you can possibly make. Don't even doubt it!". By that time, I was looking for an apartment every single day, all day long. Of course, finding a place to live is a very important decision. I would have loved it in anyone would have told me how amazing living here would have been. I first arrived by the beginning of August 2018 and I'm still living here. 422 W Melrose St. truly is my home now. It has been the best decision I made! To begin with, I contacted with Pete K. He is an amazing professional and even better person. I was by then still living in my home country in Europe and he certainly made all the process for me to get my apartment easy and without complications. I signed the lease agreement and I officially had my apartment in Chicago without even being there. He really has been very helpful all this time I've known him, and he truly is good at his job: getting yourself a new home. Thank you, Pete, for all your time, help work and consideration. I'm certainly keeping your number just in case in the future I have to come back to Chicago! All this time I have had no problems at all. The building is extremely clean and tidy. I've never heard a single noise and everyone living her is very friendly and welcoming. Whenever I've needed the maintenance team, they have always showed up super quick and have efficiently and effectively helped any issue I might have had. They are true professionals and they do their work fast and well, so you don't have any inconvenience. Now, I would like to extend my gratitude to Lolita, Eric and Jack, and all the other members of the team. Thank you very much for everything you've done for me, from helping with any issue to that smile when I got into the building after a rough day! As for the amenities, the building just went through a renovation and the main entrance looks just gorgeous, very elegant and welcoming. It's a beautiful and well decorated space that always gets positive comments. The elevators have always worked perfectly fine and I have never had to wait at all. Everything works very efficiently around here! The laundry room is very spacious and well equipped. There's always enough washing and drying machines for everyone in the building and I've never had nor heard of any issues with them. Furthermore, as I was saying earlier, the apartments are very comfortable, quiet and well equipped. The heating systems works amazing and never had any problem at all. What I really appreciated was the fact that they take very seriously insect issues. At least once a year (that I know of, maybe more) they come check your apartment to see if there are any nests or other areas with insects. I really value that as if my neighbor has problems with them I will end up having problems too. During all this time never have I seen a single insect around. Insects at home are something no one ever wants, and they take active and proactive measures to keep them outside of the apartment. Same can be said about odors. Never have I smelled anything funny or weird. They really keep the building extremely clean and tidy. Congratulations for such a wonderful work! Finally, I would like to mention the administrative team, specially Katherine S. Whenever I've needed them, they've always been responsive, quick, effective and true professionals. They try their very best to make your stay as comfortable and easy as possible and they really make it happen. They are excellent at making feel at home even if you are very away from home! This review is about the 2970 N Sheridan Rd. property and the fire emergency that happened on March 3rd, 2017. I have lived here for about 6 months and had been mostly happy. Not a fan of their AC Unit policy which requires you to have it professionally installed and uninstalled by a short list of companies. They charge higher fees than most. Other than that, the maintenance staff is always quick to respond to work orders and very polite. On the night of Friday March 3rd I smelled smoke in my apartment. I checked to make sure everything was off so I figured it was a nearby building barbecuing. As the smell got stronger I noticed a distant beeping sound. I thought it might be my TV because it was such a soft beeping. Certainly was not my smoke alarm going off. After another minute the smell became strong enough that I was concerned. I opened my door to the hallway and there were clouds of smoke in the hallway that started to come into my apartment. Obviously something was very wrong and I knew I needed to get out of the building. The smoke was bad enough that I was worried I may have missed my chance to get out. I only grabbed my keys, phone and dog before running to the stairs. In the stairs I ran into a few other people who were coming from the 12th floor. They told me there was alot of smoke up there too (I was on the 9th floor). By the time I got downstairs there were firefighters pouring into the lobby. Within 30 minutes there were as many as 10 firetrucks on Sheridan. No one was really sure what happened but through the grapevine I heard there was a fire of some kind that started in the trash chute. Most of the building waited on the street for the firefighters to give the all clear although you could see some people still inside through the windows. I understand accidents happen. What I am furious about is that fact that it has been one week since the incident and management has refused to provide any information about how the fire started and if there was any damage to the building. An email should have been sent out within 24 hours. I submitted an email through the contact form online (don't expect them to give you a real email address contact) and did not hear back. I spoke on the phone with the assistant manager on Tuesday asking for more information and she told me there was a delay with an email going out but I should see one very soon. Nothing came so I submitted yet another email through the contact form online Thursday night. It is now Sunday afternoon, over a week since the fire emergency, and still no email. This is extremely unprofessional. I now fear for my safety because management refuses to give us the explanation they owe us about what happened. What their lack of response tells me is they do not care for anyone's safety. I could have easily slept through what happened because there was no truly audible alarm to wake me up. I also have a pet. What if I had not been home? What if the fire had been worse? How do we prevent this from happening again? Who is responsible? Management, you owe us all an explanation. I was a tenant at 3000 N. Sheridan for 16 years. In the beginning, this was a great place to live. The apartments are over sized, gracious, and architecturally interesting.The on site crew was, and still is amazing. A couple years ago, they retained an outside management company. After that, everything went to hell in a hand basket. Now, it's not about the quality of tenants, but the almighty buck. While the demographics of the building used to be affluent professional single people and families, it has become a dormitory. The larger units are shared by several twenty-something kids that, for the most part, don't respect their neighbors. One morning I went down to the lobby at 6:00 am and there was a young drunk dude passed out on the lobby sofa with his cell phone on his face. Skid Row or what? (They have since installed security cameras so hopefully this will not be a repeat performance.) The elevators have been under construction for about a year and a half. So, ingress and egress has been severely compromised. They use sub-par contractors. Thus, this renovation project that was supposed to be complete 5/31/15 is still underway. (The measurements were wrong.) OK, who commits to a multi million dollar project and fails to measure correctly? Obviously, the cheapest and most incompetent contractor available. Despite all the noise and inconvenience, they raised the tenant rental rates 7% last year and 10% this year. In addition, they are charging non-refundable pet deposits (which is reasonable). However, you are NOW required to pay an additional $35 per month rent for dogs and $25 per month for cats. If pets are family, why aren't kids an upcharge? Ridiculous! In a vintage building, if you want to be comfortable in the summer, you have to purchase your own A/C units. In my unit, which was a four bedroom and almost 2600 square feet, I needed five A/C units. Obviously this is a considerable expense for a renter. In the past, you could pay one of the building maintenance men to install the units for you. My A/C units were permanently installed for 12 years. Last year, the new management decided that these A/C units needed to be removed during the off season and re-installed in the summer. OK. However, tenants were required to use one of Wirtz's "approved" vendors. So, $98 per unit to remove and $98 to re-install annually. In my case, that amounted to another $980 per year. (Umm, who is getting the kick-back here?) Finally (but not really), they decided to demolish the loading dock while the elevators are still under construction. So, moving from a 4BR, 4BA (which is not a simple undertaking), I was unable to bring in a full size Moving Van. I was forced to use 3 small trucks for an interstate move. The costs were astronomical. Now, they are haggling over my Security Deposit of $2700 (which they have been making interest on for 16 years.) They want to deduct for repainting a few rooms when they never painted for me during my entire tenure. (I had the unit professionally painted at my own $5000 expense.) It's a lovely building, but be prepared to pay the costs of living there. The Property Managers SUCK. And, that's putting it mildly. read more

DONT LIVE HERE IF YOU WANT TO SLEEP! I am currently living at 535 west Cornelia ave and they have been doing renovations on apartments in this building for 3 months. Every morning at 8 am I am started awake by hammering and sanding. As for the apartment itself, it is habitable. The water pressure in my shower goes down to almost noting once a month and I have to ask for the plumber to come out and fix it. There is no storage in the bathroom and my sink looks like it is going to fall down at any moment. The kitchen is tiny, inefficient, and the counters stain so easily it makes my head spin. Lighting? Yeah right. There is no light fixture in the living room and the rest of the fixtures are dated and hardly cast any light. Also, when I first moved in I saw 3 cockroaches and a few centipedes. I would NOT live here if I were you. I can not wait for my lease to be up. read more

The apartment is clean, so that's good. 2970 N. Sheridan Rd. Negatives: didn't tell me they were erecting a giant high rise next door, which takes away my view. I probably could have figured that out, so maybe that's on me. Constant construction on my building. Was not told about that. Put in "energy efficient" taps, which messed up my water pressure. Little refrigerator isn't very good at keeping food fresh. The elevators are broken often. You have to pay $100 to install and $100 to take out air conditioners, and you have to use THEIR guys to do it. Now they are going to do some sort of "pest control" thing, where they will take the sheets off peoples beds to spray something that they claim is safe. I've had enough. Our leasing agent, Anthony, was most helpful and responsive when we were searching for an apartment. I have to agree with Kelly when she says: "... the application process is completely unreasonable and the leasing agent I worked with was extremely rude, condescending and gave me the creeps." I am sure that as I have to deal with them less, now having moved into my apartment, I won't have as much to complain about. But there is a shady / unprofessional element to this realty company as they demand first months rent before a lease is even signed, which according to the Illinois Tenants Union (Tenant.org) is not ethical and i'm not even sure they're allowed to be doing that in Chicago. Also, Ron kept us out of our apartment for the first week (which we had already paid for) because they didn't have their lead paint signatures from us yet for the lease. We also had to cover the shipping cost for mailing their ridiculous one copy chain letter lease to each other. Unheard of, unprofessional. Specifically, Ron was extraordinarily rude about the situation and only upon realizing that they were sitting on our paid for apartment did they cough up the keys: after much argument and a moving truck waiting outside the building we finally moved in on the 8th of the month we paid for. It had absolutely nothing to do with care or compassion for their tenants. Ron simple does not care and the tone of disdain for their tenants was not hidden from us while meeting with Wirtz Realty Corporation office personal. I expect we will be fighting tooth and nail to get our security deposit back. Oh yeah, they're pretty much one of the last realty corps in chicago to demand a full first months security deposit...and I would think that theres really only one way to make that affordable for them with interest rates on deposits. I'm very impressed so far! I'm relocating after graduating college and it's my first time living in a big city. Pete Koszela was spectacular and helped answer the millions of questions I had about moving here with promptness and patience. I gave him a list of things I wanted in an apartment and he did very well at helping find the best place for me. Additionally, he helped get my car parked inside while I was moving in after having issues with my car window that left my car interior exposed. The guys who helped park it were also fantastic, and the lady who helped us park the UHAUL and get the freight elevator set up was awesome as well! I decided on a studio and I love it even more than the larger apartment I had down at school. It's a great layout and it feels like home. The building itself is so clean and the staff is so helpful. My apartment was clean and ready for me to move in despite needing to move in earlier than expected. I worked at an apartment complex for years while at school so I can be selective, and Wirtz Residential exceeded my expectations all around. read more

We love our apartment at 3270 N. LSD and the staff who keep it running. Our maintenance and garage crew are the best. They quickly respond to any request and really care about the building as if it were their own. I think it says a lot that much of the staff has worked here for years. It's a solid, vintage apartment with beautiful molding and large rooms. The views of Lake Michigan from every window are without compare. And noise -- except for the drive -- is practically nonexistent. If I had one request it would be that they replace the windows, which are single pane and do little to block the noise from LSD. They recently upgraded the boiler in the building, but because the windows leak cold air, any efficiency gained from that endeavor literally flies out the window. I highly recommend 3270 N. LSD. It has "ruined" us for any other apartment. read more

I moved into a Wirtz building in 2003, and I'm still in that same building (but not in the same apartment --got tapped for a larger one just when the then-boyfriend, now-husband was moving in). - Do rents go up by about 30 bucks per year? These days, yes. - Is it hard to reconcile their shady liquor distribution stuff and wonder if they're tied to the mafia? Yes. - Is it sorta awkward calling them and hearing "Wirtz Realty Chicago Blackhawks?" Um, yes. - Do I feel a bit cheated being asked to re-sign a 13 month lease within 10 days, a full 4 months before the lease is up? YES. - Do I wish they'd notice how my kitchen linoleum is cracked and seeping when they do the annual October is Fire Safety Month smoke alarm check and volunteer to redo them for us? yesyesyesyesyeses OMG yes But when it's all said and done, our apartment is beautiful, rent is still very cheap for this neighborhood, our "soupers" have either been excellent or fine-enough in funny rather than pain-in-the-butt ways, rare problems always get addressed quickly, and for real... we have a pretty nice (old, craftsman style) place. Heat comes on, water stays hot, stairway carpets stay clean, trash gets cleared; you get the idea. Couple that with the horror stories I hear about just about every other rental building around here, and we're happy. read more

I agree the application process is completely unreasonable and the leasing agent I worked with was extremely rude, condescending and gave me the creeps. I never had to deal with the office that much after the application. I did love my apartment though. It was well maintained and the management staff were always attentive. They were also cool when I had to break my lease. read more

This review is for the Wirtz property at 1063 W. Glenlake Ave. In terms of the overall condition and management of the apartment, it's fine (EDIT: I take this back because I discovered a rodent problem here that I was slow to find out about. Despite my efforts to control it I continued getting mice in the unit, pooping all over the place). And the maintenance technician who works on site, Moustafa, is great. However, being somewhat close to Loyola University, it gets filled up with students who tend to be noisy, inconsiderate and only think about themselves (whoa, big surprise there!). If you're a Loyola student, this would be a convenient place to live. And like I said, Moustafa's great. But if you're a working adult who comes home after a long day and wants to rest in relative peace, I can't really recommend this place, unfortunately. EDIT: I originally gave a two-star rating but now am so miserable living in this Wirtz building that I've changed it to a one. EDIT 2: Is it possible to give zero stars? Ongoing rodent problem! Slumlords. I did not feel safe or respected while living there. I lived at 3270 LSD for 5 years, and each year things got worse, yet more expensive. The building is falling apart, and the company has a lot of turnover so things are clearly not managed well. They are trying to market themselves as "luxury," but that means a lot more than a new coat of paint in the lobby. It means being attentive, proactive, and treating your tenants like valued customers. I had so many maintenance issues, and had to push every time to get them taken seriously. My apartment flooded after I reported an issue 3 times and was ignored. The floor had to be replaced, and it took 6 weeks. I bounced between hotels and friends houses while patiently waiting for the work to be done. I put in security cameras to make sure progress was being made, and one of the workers unplugged them. I reported this person, asked for an explanation, and got nothing. This man still works for them, and I rode in the elevator with him shortly before moving out. I upped my security afterwards, and caught multiple employees entering without consulting me. One left the door unlocked while I was out of town. There really isn't anything quite like watching your landlord talk openly about how unpleasant you are, on camera, in your home, without permission to be there at all. I cannot say enough great things about Wirtz. I have rented from many different companies, some good, some horrible, and Wirtz is the best. My only knock would be that they have a little too much paperwork to sign and review before you can rent from them. But, I would also argue that this is a plus, in that it's generally a slightly better type of renter you meet in their buildings. Wirtz is a an old-school, tenant-friendly company. Once you're in, they keep everything sparkling clean, have on-site and friendly 24 hour maintenance (honestly, I called the desk at 11pm on a Friday and a guy came up and lit my stove's pilot light and replaced a light bulb!). Also, they don't raise rent (or if they do it's very reasonable). Wirtz properties are not the fanciest, but they are very nice, and very clean. They are a highly ethical company and run a very professional business. If you are considering one of their properties, know that you will like it even more once you're in. read more

I admit it, I have a tendency to be a little whiny (the people who know me probably spit out their coffee, diet coke, whatever at the modifier "little", but I digress). However, Wirtz was a terrific property management company. I lived in one of their mid-rises in East Lakeview for over four years and had a (mostly) great experience. For starters, when I moved into my apartment, it was pristine. Completely clean, new caulk in the bathroom, new paint, etc. It was really nice. I had 24 hour building engineers who were generally pleasant and very capable. Anytime something went wrong, major or minor, they gave me the appropriate attention, fixed it almost immediately. They are a legit company and I feel like I took their professionalism for granted. I've heard that their buildings are a little tougher to get into (they have a more rigorous application), but it's worth it! read more

They are one of the good guys. 2970 N Sheridan was my first apartment in Chicago and I loved it!! Before I moved in they updated my studio with brand new wood floors and even let me move in early. Meg is a sweetheart! She made everything really easy for me and was always there to help if I had questions/concerns. Maintenance is in the building which was awesome! I left to live with a roommate and they made the subletting process extremely easy. After dealing with other companies I would recommend Wirtz to everyone looking for an apartment in Chicago! They actually care about their tenants and have great rates. They made my first rental in Chicago an overall great experience. I don't know how many other people can say that! read more

I was very happy to be a tenant in my unit in Lincoln Square up until earlier this year. I only moved because I needed a larger place for me and my fiance, otherwise, I would have been glad to stay. Our in-house maintenance person took care of matters quickly and was very courteous with everyone. No problems with neighbors, save for a few times above me with one sounding like either throwing shoes around or moving furniture late at night, but nothing major. Most people around me went about their business. Building was clean with hardly any issues. My experience was good, and if I get to live in one of their properties again, I would jump on the chance. read more

Many members of my family and I have rented with Wirtz over the years, and we do not intend on renting with any other company in Chicago. We have had nothing but an amazing experiences with them. The grounds and buildings are always kept clean and tidy. Every time I have an issue in my apartment, I am able to reach maintenance and they fix the issue in a timely manner. They have taken many measures to maintain a healthy building community during the pandemic, and I feel very safe when moving about my building. All staff, realtors, building managers, maintenance staff, etc., always very helpful and friendly, willing to go above and beyond for their residents. I do not plan on leaving Wirtz any time soon! read more

Lived in the 422/424 Melrose Building for four years 2006-2010. Broadly: I would recommend Wirtz to anyone (especially college grads) moving to Chicago. In addition to my place, I have visited four more of their properties for parties and such. Consistently, you're going to be in a vintage building that's maintained better than other vintage buildings I've seen in Chicago. While my lease signing was a bit bumpy, the following four years of service from the main office was professional and kind. You aren't going to get many fancy amenities in these buildings (pool, rooftop, gym) but you will get a nice, basic place for a few more bucks than your neighbors pay to live in their dumpy 1960's style four-story apartment buildings. Specifically: I loved my one bedroom apartment on the third floor of 422 Melrose! Building: Amenities I used in the building were the bike room, mail/receiving room, and laundry. No complaints about the bike room or receiving room. The laundry room had reasonable hours, but I would've enjoyed it more if it was 24/7. I occasionally ran into laundry traffic right after work, but I could easily start loads around 7:30 or 8:00 and be done by closing time (10:00). My third year, they completely redid/updated the lobby and now they're upgrading the elevators. Staff: I asked for help with three things in my four years: lighting the stove pilot lights (first day), a plumbing problem I caused (toothbrush in a toilet), and repainting my bathroom after my third year (paint was affected by shower mist). All complaints were address immediately; painting was completed the day after I asked. Apartment: Pros: -The place is sturdy. Things were built to last back then. No fake walls or ceiling here, just plaster and concrete and brick. I NEVER heard footsteps from the apartment above me. I hardly ever noticed noise from shared walls. -Excellent neighborhood and steps from the lake! -1.5 blocks from exrpess bus downtown (135,145,146) -Hardwood floors -Cabinets/handles/door knobs, etc. were vintage but looked great -Fridge and stove were newer -The shower was the single greatest shower which I've had the pleasure of using. Every guest I ever had commented on its greatness. -Choice of cable provider Cons: -My apartment had only ~2 hours of sunlight a day (looked out on a neighboring building-live high to avoid this) -I lived above the main entrance, so I heard people talking/smelled cigarette smoke/had sidewalk lights shining into my apartment each night -Bathroom tiles were starting to fall off the wall when I left, but the maintenance staff told me they were redoing my kitchen and bath when I moved out -Fortress-like building screwed with radio, television, and cell reception -Bathroom window was painted shut Seriously, that's about it. The only reason I moved was for a change of pace. I've been gone for a month and miss it. When my current non-Wirtz lease ends, I know I'll be knocking on Wirtz's door to help me find my new home.
