Unitiey and Cecilia are the two leasing managers I worked with and they suck. I'm risking my payout by writing this. I still have not got a penny from ppm after a week the cashier's check was deposited to ppm's account. Unitiey did great photos and great listing description and hosted 2 open houses and was able to locate a tenant for me within 3 weeks. I acknowledge her effort and give her credits for great marketing skills, but I scold her for missing most important point of being an owner's representative. She 1st didn't send out an inspection report before releasing keys. And I was told she would send out on 2 days before moving in. 2nd she released keys without my approval and without a renter's insurance policy in place, which were all agreed upon in lease. 3rd she omitted checking the interior of appliances and omitted dirty and unclean conditions of the fridge and then later on after moving in told owner it's "damages" in her inspection report sent 5 days after moving in .this is ethical issue more than breach of fudiciary duty. If she knew the issue, whyndid she release the keys unauthorizedly? if she omitted the issue, why did she use tenant's provided photo in her report. She is literally cheating on her inspection report. During the process, she asked me to reduce price because people is withdrawing their application, and 20 minutes after i said fine, let's reduce price, she told me ok, we have an application. She literally withhold that application information to push me for price reduction. When i confronted her boss about this, her boss explained that those 2 candidates didn't meet my qualifications requirements because I prefer dual income and no pet. I 'm like, they have 680 plus scores and have 3x income and they have enough qualifications and visited open houses. they are way better than the recommendation she made which had 2 collections and 634 fico. She even missed 1 collections from this candidate and she calls thos 680 plus one not "qualified " ? Cecilia's story is simple. she is a ghosting expert. Last week, because of unitiey's ommition of the fridge condition, tenants wanted to have a replacement fridge. So i drafted the fridge addendum and asked tennats to sign. One signed last week and the other one hasn't. I constantly asked her to remind tenants to sign promptly so we can move forward with an agreement and tenants can have the new fridge. From friday to today, no response from cecilia and my movers showed up at the door and wanted to have access. called her texted her and again, no response. had to call her office front desk to get connected to her and again she said she doesn't know about the signatures. I had to drop by and we heard water is running inside of the home, side gate was open, and water meter was running and had to text her and advised her this is an emergency situation. we got in after notifying her. and she then texted me I didn't give her 24 hour notice. Come on, imhave been asking for approval since last friday and she ghosted me like forever . i am done with progressive. btw, when you have minor issues and you need help. the entire office was just silent and owner would ghost you as well. Deven was the only one that can actually get things done and tried to help. he had to jump in to draft the lease and unitiey and cecilia would play ghosting whenever i really needed help. I mean, tenants are great qualified tenants and what they asked are reasonable and understandable. they were filtered off by progressive and I basically did all the screening myself because progressive failed to do their job. Btw, progressive sent me termination notices after their own omissions on inspection. I said fine, I'm gonna terminate you and are you open to do it by end of this month? deven said fine on the phone. When i actually switched the pm, cecilia said you didn't give me proper notice. I'm like, what the ?!! you terminated me and now you are complaining i didn't notice you..

Not only are they open from 9am-9pm, seven days a week, but they are on-call to both tenants and owners at all other hours as well. There is tremendous reassurance in knowing that at almost any hour, if a question or problem comes up, they will answer the phone and handle it immediately. They are fair, ethical, honest, excellent communicators, charge a very reasonable management fee, and are fierce advocates for BOTH the rental tenants, and the owners of the properties they manage/rent. The result of this, in my experience, is very low turnover which means stable rent for tenants, and stable income for owners (and not losing months' worth of rent when tenants move!!) Landmark has partnered and brainstormed with me to come up with creative and equitable solutions for every issue that has ever come up regarding my rental property, sometimes spending hours talking with a tenant on my behalf (so I don't have to do that myself). One such instance of this was a recent dispute between the tenant and the HOA of the neighborhood, and after a series of interactions with the tenant, Skip was able to advise me on ways to approach the HOA to ease the tensions between the two parties while not exposing me to any breaches of CA landlord-tenant law. They are not attorneys, so they don't provide legal advice, per se, but I have always felt extremely well-taken-care-of by them the entire time I've been an owner/client. I truly love working with Landmark.

    Absolutely unacceptable experience with this property management company…read more We were explicitly told both through Zillow and text that our credit was acceptable and that we were approved for the home to rent. Based on that we submitted all requested financial documents and pay stubs etc and moved forward in good faith. Then without authorization they ran our credit and suddenly claimed our score was nearly 150 points lower and the owner no longer wants to rent to us. I actually went and paid for my full credit not even close to what Tammi said the score was so she definitely is lying to us. It gets worse they have refused to provide a copy of the report despite multiple requests. In fact communication has completely stopped no responses or explanations just silence. Meanwhile I already paid a deposit for movers , started calling utility companies to get everything switched as I was led to believe I was moving into this new home as I was told via text a lease was being drafted up and I had the ok to go ahead and get a cashiers check. The property suddenly went back onto Zillow with updated photos like nothing happened. This process was misleading and so very unprofessional and honestly a complete waste of time and money. I have screenshots documenting everything as I have gone ahead and reported her to the California Department of Real Estate. Chris stated that he offered us assistance and a resolution to our financial hardship. That is simply not accurate. The only communication we received was a reminder that rent was due, along with notice of a $56 late fee if payment was not made on time, followed by the statement that after six days we would receive an infraction notice. At no point were we offered an extension, a payment arrangement, or any form of accommodation. Additionally, the unit owner never reached out to us directly to discuss any alternatives or support. During our tenancy, there were serious maintenance concerns that were not addressed in a timely or satisfactory manner. When our apartment experienced flooding and the air conditioning unit was deteriorating, Chris was nowhere to be found. The A/C installation was so poor that you could literally see daylight around the casing. The flooring, which is supposed to be white, appeared black due to the condition, and the state of the oven was unacceptable. We documented everything with photos and videos. My mother, who worked in property management for over 10 years, personally inspected the unit and identified multiple issues that should not exist in a properly maintained rental. There should never be mold present in a water filter--period. We were also told there was a separate heating unit, yet we were left without a functioning heat source while the apartment was extremely cold. This is not just an inconvenience--it is a violation of California housing standards. Under California Code of Regulations, Title 25, Section 34, rental units must be provided with heating facilities capable of maintaining a minimum temperature of 70°F in all habitable rooms, and those systems must be permanently installed and maintained in safe working condition. Portable heaters do not satisfy this legal requirement. We were further told that the overall condition of the property was "not their responsibility," yet our lease binds us to their management, and we were refused contact information for the unit owner when we asked to address these concerns directly. At this point, we are requesting that all communication be handled in writing via email so there is clear documentation. Phone calls are not acceptable. This ensures there is an accurate record of what is said and prevents any misrepresentation of conversations. I will be sharing documentation so others can understand what our experience actually was. This is not about "image" or "quality control," but about accountability and ensuring tenants are provided with safe, habitable living conditions as required by law.

    I lived here for 3 years and moved out in May. I want to be honest and let people know those that…read morerun this complex are shady and love to gaslight you. Besides the maintenance issue the biggest issue I have had is that they have no problem extending your lease by a month without telling you if you are on a yearly lease with them. I moved April '23 meaning in the end of February beginning of March I get a lease renewal as they give it 60 to 65 days prior to it expiring. When that time passed I reached out via email (because calling and actually talking to someone in the office is next to impossible) about it. They responded back that my lease didn't end the 5/31. I was confused by that response and went and pulled my last lease, took a screenshot it to show it had 4/30 listed. I got no response back and had to go into the office to talk to someone which was Katheryn Jackson the Assistant Community Manager. She told me that my emails were going to a spam inbox which is why they didn't respond (color me confused when none of my prior emails on other things have had that issue). She then proceeded to tell me that they moved my lease date because they needed to stagger the amount of people that got renewal offers but also that she would have to validate in my actual paper copy of the lease I had signed proving 4/30 as my actual lease end date. When I asked why wasn't I informed of this oh the complex is just giving me a extra month at my current rate and I explained I was actually planning on moving because I knew my lease was up on 4/30. She then told me I would have to pay x number of days of rent for May because I am required to give them 60 days notice to vacate and the notice would carry into May. I of course was frustrated by this and said I shouldn't have to pay rent in May as you guys have my date wrong in the electronic system. To which I was told well you should have notified us as sooner as you knew you were moving out to have avoided any of this and that also they are not required to provide a lease renewal offer. I was in utter shock by this. On top of that the move out paperwork I got had my move in date wrong. Some showed me there for a year while others showed the correct 3. Then to add onto all of that when I brought this up as I turned in the keys about the incorrect information Katheryn laughed it off and just said oh some of it must not have been updated. So yeah this is your warning be prepared for them to change your lease without you knowing and that by the time you catch it if you are moving out you are going to have to pay! Also they will tell you one thing in person and another in writing. I will say this if you have no issues with your apartment maintenance wise then this is a fantastic place for to live but if you have maintenance needs be prepared to wait a while and that is because they have a short staffed crew and are never fully equipped with all things needed to fix the issue. In the time I lived there my microwave had a short and would flip the breaker if I tried to use it and that took over a month to get it replaced, the AC constantly leaked, the bathtub glazing was always peeling, when my kitchen sink was leaking it also took about a month to get it fixed, the bug/ant issues are insane and if you wanted to get the bathroom fumigated (because that is where the bugs came in at at least if you were on the ground floor) then you wouldn't be able to access your apartment for 24 hours and when the AC went out during a heatwave last year I was told they will try to add me to a list of other people waiting but that I should go buy fans until their provider can come look at it. On top of that there is always plumbing issues where crews are having to fix pipes and such and you will have your buildings water turned off with short notice. Honestly this is just the tip of the iceberg of issues but don't want to drag it all out. Just beware is all I have to say.
