I wasn't even looking into refinancing until I got a call center call - June 2016. I thought why not see the possibilities with the current drop in rates. I was hooked up with one Marlon Escota from Ladera lending. Mistake, mistake, mistake. He is very nice. I was upfront with all our challenges (1099's, rental property, debt to income ratio issues, etc.), because I just refinanced a year ago successfully with 2 properties (in 2015) with Jay Martin @ Purpose Funding & I knew it would be a challenge. With excellent credit in hand, we were promised the world & a pretty good rate only to hear along the way that the rate crept up & then months later - Sorry it is a no go. I went through months of sending & re-sending crap to Marlon and spent $400 on a useless appraisal for nothing. I was strung along while the rates creep up, $400 left my pocket, & then "tah dah! sorry debt to income ratio is too close. YES - I told you that at the very beginning. Why wasn't I ruled out upfront & I could have moved on without spending money on a useless appraisal? Why months of send & resend? Why??? ARGH!!!! Let me start of by saying in the beginning of the Process, I was impressed by the Loan Officer Christian Hernandez, he assure me my loan had not only been reviewed by his Manager but by the Underwriting Manager and they were very confident they will be no issues AS 2/15, My concern was my income as I was on leave due to life threatening medical situation. I than get assigned to my Processor Monique who was very nice 2/17, She immediately sent me over to Underwriting who was requesting documents that do not exist. The file was in Underwriting from 2/17-3/8, it's absolutely unheard off. I had requested my loan to be close due to no progress or updates; however the Processor said she would see if the could reach out to Underwriting to go over my loan and let them know there was no schedule E on my Tax Returns, the processor said not to close my loan and will get back to me 8 days ago. I follow up as it had been over 8 days since I last heard of the Processor and she stated the Underwriter stated she couldn't make it work, I completely respect that as I was in a life threatening medical leave and my Income reflected less than what I usually make. I just couldn't believe no one reached out to me to let me know, the Processor apologize and stated Christian stated he would be reaching out to me last week. I am not upset , I am just disappointed. This was my experience and I hope that they're more transparent and upfront with their customers in the future. Wishing them the best of success. read more

My husband and I recently refinanced our multi-family unit located in Whittier. Under normal circumstances this refinance would be rather simple, however, since the City of Whittier decided to rezone the neighborhood from R3 to R1...the task became unbelievably difficult. The average lending institutions would not offer a multifamily mortgage on the complex because it was zoned R1...nor would they consider offering s single family residence mortgage cuz of the fact it was a multi family complex. Shawn Moore & his assistant Soledad Lam are a MAJOR MANIPULATORS. Reviewed my file and guaranteed me many times thru emails , phone calls that my file is flawless. I paid for appraisal $475 right from beginning because of his empty promises. I still have his and assistant emails stating 'we're ready to close this weekend" 1 wk before my lock rate expires but then the next two days is a different story. Their excuses is unbelievable.... ! I provided them everything and upfront honest from beginning. I will take him& his assistant to court for the judge to see everything. Emails, promises, proofs of how they lied, misled information me to do business w.them. If u going to do business w.them. By law underwriter don't need the appraisal 3 or 5 days before issue closing docs. Make them review your financial situation and no upfront appraisal fee. It's complete legal to ask them to add that appraisal fee to escrow when closing. If its not close they will have to eat that fee. Since they are so sure your file are FLAWLESS. I refi my house w.another lender and that's how it was done. I hope this review would save some of you headache. read more

I had a horrible experience with this company. Shawn Moore is the worst customer service oriented person I have ever met. He will come off really nice at first and promise you the world, but when it comes to deliver He does not. I went with Ladera Lending on my recent purchase because I was quoted a low rate of 3.5% and then because of the lack to lock the rate I was told that it was the escrow companies fault, and the was advised by Shawn Moore to wait and not lock until about a week before close I was forced to lock at 4% in order to close on time which still did not happen. Over 30 years on my size of loan this has cost me almost $70,000. I also almost lost my purchase after living in a hotel room for 4 days because Ladera Lending could not close on time. I had to pay almost $2000 in penalty from the bank because of their lack to close on time as was promised. After we closed they did not even offer to pick up the late fee. My conclusion is that this company does not care about their customers. All they care about is making money. If you are in the process of looking into refinancing or purchasing a home do not choose Ladera Lending. I cannot believe this company is still in business! read more

LOAN # 2016062805, CLOSED 8/24/16 ESCROW # 3114489-DMC, SETTLED 9/1/16 I was charged $720.00 for 8 months of homeowners insurance by Ladera Lending, however, this home insurance, for the period charged, was in fact paid separately by me and your third party investigative affiliate verified that this annual policy premium was paid in full and is true and correct. I have made numerous phone, email and US mail attempts over the last four months requesting that your company refund this $720.00 or prove to me that this money was credited to me in an itemized and Certified accounting statement. Since you have not honored my repeated requests, I have sent you a formal demand for the refund of $720.00 by April 6, 2018 (30 days) and that your failure to do so would regretfully result in Civil action against you. read more

These people are terrible. Scott Glover, our agent, misled us for six weeks, first telling us that our rate was locked and that we had nothing to worry about, as week after week went by and nothing happened. "It's in underwriting," we were told. Then today we get an email telling us our lock had "expired" and rates are higher. This outfit will promise you the sun, the moon and the stars, then string you along, then spring the trap. Do not use these guys. By the way, my wife and I both have credit scores in the 800s and own over $2 million in net assets. These guys are not trustworthy. In response to the comment made by Scott Glover below, it is true that the loan eventually closed at 3.625% APR, but that was AFTER I was supposedly "locked" at 3.5%. These guys took so long to process the loan, the "lock" "expired", something which it was never told to me might happen, and which makes the notion of there being a "lock" untrue. The difference in these interest rates, by the way, is thousands of dollars. So buyer beware when you are told that your loan is "locked" and time starts passing . . . and passing and passing. read more

Save your time! After 8 weeks of back and forth, they have declined my refinance. I literally gave them 100% truthful info and sent them copies of tax returns, w2's, check stubs, EVERYTHING they needed, for the last 3 years. My husband was on disability for a portion of last year due to a sprained knee. And my income declined do to a major client of mine going bankrupt. Even with this info, they pushed forward. My husband and I still made $150k last year and both have 750 credit scores. My home business is established with returns for over 10 years! They lietrally told me they were declining me because my income went from 150K in 2018 to 100K in 2019. I STILL MAKE 100K!!! But besides this fact, they knew all of this in the first 30 minute phone call. Now, I am stuck with a $75 bill from my current lender for 3, yes 3, payoff requests. Why did they request payoffs if they were declining my loan? 8 weeks of wasted time. ANd when I voiced my frustrations to Mary Vidrine, she literally put the phone on her desk until I stopped talking! Great customer service right? So I called the loan agent, Zack green, and his response was that he would email Mary's manager. ZERO follow through so far. DON"T WASTE YOUR TIME AND MONEY. read more

I am writing this review of Loan Officer Brian Brown. I used Brian when my wife and I purchased our home in northern CA. He is easily one of the most knowledgeable and skilled loan officers I have ever dealt with. The biggest thing that sticks out is that he is ALWAYS available. I have dealt with loan officers in the past that "just stepped out" or don't return your calls and nothing is more annoying when you have a question or want to know the progress of your loan. I have found that Brian is easy to get ahold of and returns my calls faster than expected. I also know that Brian was able to get me THE BEST rate available. I compared his rates to several other banks and two credit unions and he beat them hands down. I have referred five of my friends and two of my bosses to him and he has consistently performed as promised. As you know, you would never take a chance referring your boss to someone that you didn't have full confidence in. One of my friends I referred to him was hesitant to call because he wasn't ready to get a loan just yet. I told him to call anyways and ask him questions about what he needed to do in preparation of getting a loan. Brian talked to him for almost 30 minutes, knowing he wasn't going to be doing a loan for him, but just to give him the information he needed. Impressive. In all fairness, he does seem to ask for more documentation than other loan officers have in the past, but I believe that is because he wants to make sure he has all his "ducks in a row" and can put out any potential fires before they begin. I'll gladly spend an extra 30 minutes gathering docs he needs to save THOUSANDS or TENS of THOUSANDS of dollars over the life of my loan. If I can add one more reason on why you should use this specific loan officer - NO SURPISE CHARGES at doc signing. He's doing my refi now. Give him a call, you won't be disappointed. read more
