James was a joy to work with. It was our first time refinancing and James made the entire process stress free. He guided us along the entire way, answered all of our questions quickly, communicated with us frequently, and kept us informed of all the steps. James was on top of everything the entire time which gave me peace of mind. It's rare to find honest, trustworthy, and responsible people nowadays. James thank you for helping us through the process. read more

Before I began the home-buying process, I talked to multiple loan officers and I even started working with some of them. Ross Varahrami is truly the best Mortgage Banker ever. He is very knowledgeable, and I can feel that he really cares about his clients. In a sense, I even wish he was my real estate agent. I felt very confident in letting him help me as I knew that he would do his absolute best. I have already talked to a lot of my friends about my awesome experience with Ross. I'll definitely continue referring him to my friends and family. read more

Mary Vidrine is genuine, honest and a hard working professional. I've worked with her on two occasions and each time she was extremely knowledgeable and prompt. Her thoroughness and willingness to provide me all of my options helped me feel secure in my choices. Her sincerity, patience and kindness helped me throughout the entire process (both times). I definitely recommend her and appreciate all of her efforts and support she has given me. read more

Only one word can describe my experience with Ladera Lending and that word is "AWESOME" ! I was lucky enough to have as my Loan Officer Jimmy Henderson. He was easy to talk with and knowledgeable on every aspect of my loan process! and to add even more excellence to my loan experience, Ashleigh was assigned to me as my Loan Processor! Ashleigh kept me informed almost every day as too how my loan was progressing! Jim and Ashleigh truly made my loan experience stress free and kept every promise they made! I would recommend Ladera Lending to my friends and family and to anyone looking to refinance to take advantage of these great low rates! Five Stars for sure! I'd give 10 Stars if I could! read more

DO NOT use them, I have already written one review about this horrible Lending Service not sure where it went!! Customers beware they will rip you off and lie to to you and give you a bulls*** story about how they take care of veterans when they don't! And whatever you do do not use Steve Fillet or Brian worst customer service I've ever had! read more

Great communication and easy to work with. Ross made this normally lengthy process very easy and simple. Thanks so much!

Share review Embed review Write an update Edit review 8/17/2020 I submitted an application for re-fi with my current Lender and found that they were not responsive to the many emails and phone messages I had left for them over a weeks time. As I expressed my frustration to my friend, she gave me a referral to contact Andy Espineira, Ladera Lending, Inc. This was the best move I made. I telephoned Ladera Lending and spoke directly with Andy who was very informative and understood my frustration. I completed the application that evening and found that Andy and his team were very responsive, provided great direction and easy to work with. The whole re-fi process was seamless and quick! I highly recommend Andy and his team for your refinance needs. Thanks!!!! read more

Shawn Moore & his assistant Soledad Lam are a MAJOR MANIPULATORS. Reviewed my file and guaranteed me many times thru emails , phone calls that my file is flawless. I paid for appraisal $475 right from beginning because of his empty promises. I still have his and assistant emails stating 'we're ready to close this weekend" 1 wk before my lock rate expires but then the next two days is a different story. Their excuses is unbelievable.... ! I provided them everything and upfront honest from beginning. I will take him& his assistant to court for the judge to see everything. Emails, promises, proofs of how they lied, misled information me to do business w.them. If u going to do business w.them. By law underwriter don't need the appraisal 3 or 5 days before issue closing docs. Make them review your financial situation and no upfront appraisal fee. It's complete legal to ask them to add that appraisal fee to escrow when closing. If its not close they will have to eat that fee. Since they are so sure your file are FLAWLESS. I refi my house w.another lender and that's how it was done. I hope this review would save some of you headache. read more

I had a horrible experience with this company. Shawn Moore is the worst customer service oriented person I have ever met. He will come off really nice at first and promise you the world, but when it comes to deliver He does not. I went with Ladera Lending on my recent purchase because I was quoted a low rate of 3.5% and then because of the lack to lock the rate I was told that it was the escrow companies fault, and the was advised by Shawn Moore to wait and not lock until about a week before close I was forced to lock at 4% in order to close on time which still did not happen. Over 30 years on my size of loan this has cost me almost $70,000. I also almost lost my purchase after living in a hotel room for 4 days because Ladera Lending could not close on time. I had to pay almost $2000 in penalty from the bank because of their lack to close on time as was promised. After we closed they did not even offer to pick up the late fee. My conclusion is that this company does not care about their customers. All they care about is making money. If you are in the process of looking into refinancing or purchasing a home do not choose Ladera Lending. I cannot believe this company is still in business! read more

I wasn't even looking into refinancing until I got a call center call - June 2016. I thought why not see the possibilities with the current drop in rates. I was hooked up with one Marlon Escota from Ladera lending. Mistake, mistake, mistake. He is very nice. I was upfront with all our challenges (1099's, rental property, debt to income ratio issues, etc.), because I just refinanced a year ago successfully with 2 properties (in 2015) with Jay Martin @ Purpose Funding & I knew it would be a challenge. With excellent credit in hand, we were promised the world & a pretty good rate only to hear along the way that the rate crept up & then months later - Sorry it is a no go. I went through months of sending & re-sending crap to Marlon and spent $400 on a useless appraisal for nothing. I was strung along while the rates creep up, $400 left my pocket, & then "tah dah! sorry debt to income ratio is too close. YES - I told you that at the very beginning. Why wasn't I ruled out upfront & I could have moved on without spending money on a useless appraisal? Why months of send & resend? Why??? ARGH!!!! No more taking calls from solicitors-period. read more

Garrett Bradshaw, the senior loan advisor I worked with, did a fantastic job. I am extremely satisfied with the level of service that he and his team at Ladera Lending provided. They were knowledgeable, prompt and made everything as easy as possible for me. Ladera stuck with me and my brother in the process of looking, pitching bids, and finally buying our dream home. Specifically Toby Rodriguez, he made sure we were signing and sending our papers everyday of the week. You wouldn't believe how confusing everything can get. Overall, we had an excellent experience both with Toby and Ladera Lending. I would most certainly recommend anyone I personally know to Ladera for any home loan. Thanks for everything! read more

These people are terrible. Scott Glover, our agent, misled us for six weeks, first telling us that our rate was locked and that we had nothing to worry about, as week after week went by and nothing happened. "It's in underwriting," we were told. Then today we get an email telling us our lock had "expired" and rates are higher. This outfit will promise you the sun, the moon and the stars, then string you along, then spring the trap. Do not use these guys. By the way, my wife and I both have credit scores in the 800s and own over $2 million in net assets. These guys are not trustworthy. In response to the comment made by Scott Glover below, it is true that the loan eventually closed at 3.625% APR, but that was AFTER I was supposedly "locked" at 3.5%. These guys took so long to process the loan, the "lock" "expired", something which it was never told to me might happen, and which makes the notion of there being a "lock" untrue. The difference in these interest rates, by the way, is thousands of dollars. So buyer beware when you are told that your loan is "locked" and time starts passing . . . and passing and passing. read more

If you don't want to be rip off and pay your appraisal for nothing, don't use this company.I was told they would reimburse me if the loan didn't go through.l didn't get the refi and end it up loosing $500 for the appraisal.I am in better shape now to do my refi but I wouldn't do it with this company.I sent them an email to get my money back but didnt even get an answer. read more

Let me start of by saying in the beginning of the Process, I was impressed by the Loan Officer Christian Hernandez, he assure me my loan had not only been reviewed by his Manager but by the Underwriting Manager and they were very confident they will be no issues AS 2/15, My concern was my income as I was on leave due to life threatening medical situation. I than get assigned to my Processor Monique who was very nice 2/17, She immediately sent me over to Underwriting who was requesting documents that do not exist. The file was in Underwriting from 2/17-3/8, it's absolutely unheard off. I had requested my loan to be close due to no progress or updates; however the Processor said she would see if the could reach out to Underwriting to go over my loan and let them know there was no schedule E on my Tax Returns, the processor said not to close my loan and will get back to me 8 days ago. I follow up as it had been over 8 days since I last heard of the Processor and she stated the Underwriter stated she couldn't make it work, I completely respect that as I was in a life threatening medical leave and my Income reflected less than what I usually make. I just couldn't believe no one reached out to me to let me know, the Processor apologize and stated Christian stated he would be reaching out to me last week. I am not upset , I am just disappointed. This was my experience and I hope that they're more transparent and upfront with their customers in the future. Wishing them the best of success. read more

My husband and I recently refinanced our multi-family unit located in Whittier. Under normal circumstances this refinance would be rather simple, however, since the City of Whittier decided to rezone the neighborhood from R3 to R1...the task became unbelievably difficult. The average lending institutions would not offer a multifamily mortgage on the complex because it was zoned R1...nor would they consider offering s single family residence mortgage cuz of the fact it was a multi family complex. We were beyond perplexed. Thankfully for us, we were referred to Hali Hurlbut at Ladera Lending. From our first introduction, we felt confident that this young lady was going to leave no rock unturned in her mission to assist us with refinancing our mortgage. She did not disappoint!! Throughout the process, Hali remained steadfast, in her unrelenting belief, that she would prevail in securing us the refinancing. Hali and Robert Brown, President of Ladera, went above and beyond the normal channels to find a private Investor willing to take on our challenging mortgage. We are so grateful that Hali agreed to take on our uphill battle, when so many big banks and brokers had turned and ran the other way. We will not hesitate to sing her praises at every opportunity we are given. Thank you again Hali and Ladera Lending! read more

LOAN # 2016062805, CLOSED 8/24/16 ESCROW # 3114489-DMC, SETTLED 9/1/16 I was charged $720.00 for 8 months of homeowners insurance by Ladera Lending, however, this home insurance, for the period charged, was in fact paid separately by me and your third party investigative affiliate verified that this annual policy premium was paid in full and is true and correct. I have made numerous phone, email and US mail attempts over the last four months requesting that your company refund this $720.00 or prove to me that this money was credited to me in an itemized and Certified accounting statement. Since you have not honored my repeated requests, I have sent you a formal demand for the refund of $720.00 by April 6, 2018 (30 days) and that your failure to do so would regretfully result in Civil action against you. read more

We had the pleasure of refinancing our house with Tommy Osborne from Ladera Lending. We were referred to him by a family friend. The process has been wonderful. Senior Mortage Banker Jason Moss and Senior Processor Robert Sanchez are the Dynamic Duo! I knew very little about the process of refinancing when I initially began this process. No matter if I called, emailed or text, I received a response at times within a few minutes or at least within the hour. If Jason was not available, Robert was. Both gentlemen were patient, polite, detailed and thorough. Always ensuring I had a clear explanation of the process. I was provided excellent customer service! I am writing this review of Loan Officer Brian Brown. I used Brian when my wife and I purchased our home in northern CA. He is easily one of the most knowledgeable and skilled loan officers I have ever dealt with. The biggest thing that sticks out is that he is ALWAYS available. I have dealt with loan officers in the past that "just stepped out" or don't return your calls and nothing is more annoying when you have a question or want to know the progress of your loan. I have found that Brian is easy to get ahold of and returns my calls faster than expected. I also know that Brian was able to get me THE BEST rate available. I compared his rates to several other banks and two credit unions and he beat them hands down. I have referred five of my friends and two of my bosses to him and he has consistently performed as promised. As you know, you would never take a chance referring your boss to someone that you didn't have full confidence in. One of my friends I referred to him was hesitant to call because he wasn't ready to get a loan just yet. I told him to call anyways and ask him questions about what he needed to do in preparation of getting a loan. Brian talked to him for almost 30 minutes, knowing he wasn't going to be doing a loan for him, but just to give him the information he needed. Impressive. In all fairness, he does seem to ask for more documentation than other loan officers have in the past, but I believe that is because he wants to make sure he has all his "ducks in a row" and can put out any potential fires before they begin. I'll gladly spend an extra 30 minutes gathering docs he needs to save THOUSANDS or TENS of THOUSANDS of dollars over the life of my loan. If I can add one more reason on why you should use this specific loan officer - NO SURPISE CHARGES at doc signing. He's doing my refi now. Give him a call, you won't be disappointed. read more

Over many years I have refinanced several times before, both on my existing residence, as well as on previously owned homes. Never has anyone made the refinance experience as quick and easy as Kevin Hall. More importantly, Kevin Hall delivers on what he tells you he is going to do. I found Kevin Hall to be very responsive and he makes himself available at anytime - not just from 9:00AM to 5:00PM. Kevin Hall and Ladera Lending made our cash-out refinance so easy. Kevin was very easy to get a hold of and was able to answer all our questions in a timely fashion. The initial loan numbers given over the phone were the exact amounts that the loan funded for. Right when my loan was to fund, there was a weather disaster in my community that caused all funding to be put on hold. But instead of sitting back and waiting, Kevin stayed in close contact with us and he and the team at Ladera Lending were able to push the loan through in only 5 weeks! And thats when other lenders were quoting me up to 3 months due to CoVid 19 and the high loan demand (even before our natural weather disaster). We refinanced with Patrick Creavy. Probably the only man still alive that has the courtesy to meet with you at your place to not inconvenience anyone and help you out! He had all his ducks in a row! He says what he means! And if anything gets in his way he makes it work, he keeps his word! Everything was typed out and somehow in the end he made it all work out! He will do what he can to get you the BEST deal, the company has its policies so that's the toughest part to go around. Scott Hemp is my lending broker with Ladera Lending. He has helped me with a couple of refis in the past and always gets the job done. When I was going through a divorce, I needed to remove my spouse from the loan so a refi was needed. It was a very stressful time in my life and I was very concerned about qualifying for the loan, etc. Luckily, Scott and his crew walked me through the process and made it a very easy transaction. I was able to save my home and pay off my spouse thanks to the great loan packages and rates Ladera Lending provides. Another great example of the dedication Scott possesses is when I first purchased my home. I found a house I wanted to purchase with my real estate agent on a Sunday. I wanted to get my offer in right away so I had the upper hand advantage. Scott drove into work on a Sunday to make sure I qualified for the home. He sent the prequalification letter to my agent right away and I was able to present this with my offer; I got the home! I always recommend Scott and Ladera Lending to my family and friends.
