My wife and I would like to take a moment to say thank you to Robert Young of Ladera Lending for your professional manner and knowledge of real estate world. Robert was tremendous in the service he provided for our refinancing of our home. We have had previous experience with other brokers which all stated the same thing "we can get you refinance", but one by one they all seem to back out for lack of experience/knowledge of the type of loan we had or other things that was attached to our mortgage. One day we came across a letter that was mailed to my address, once again we took a dive in to see what this broker is offering. The letter and conversion that we had with Robert Young was one that would change our view of mortgage brokers forever. From the very first conversation with Mr. Young, we was still not 100 % that this was going to work (this is the same thing that others have express to us in the past). As before, every broker will tell what you wanted to hear to get you in. But Mr. Young knowledge of our issues eased our fears by addressing some of the issues that we had with other mortgage brokers up front. Rather than blowing us off like the big bankers had done, Mr. Young looked for a way to help and get it funded. A breath of fresh air compared to the stone wall we have been experiencing. Mr. Young was timely and efficient and his communication was a key factor in making our loan possible. The fact he would work late and on his days off to provide us updates or if was in need of more information from us. Mr. Young would email us and if he did not receive a response, he would call or text us to communicate what he would need to get this loan funded. With this type of dedication to ensure that this loan would fund, he put our needs before his own. The fact that Mr. Young was able to close our loan in one month time was a phenomenal achievement. This is one thing that no one was able to do for us. We personally recommend Robert Young for your mortgage needs. Robert Young's contact number is 949-234-7993. Thank you for your experience and knowledge to assist us with our refinance. Ivan and Lydia read more

We just completed our refinance with Ladera Lending. Tommy Osborne, of Ladera Lending handled the refinance. Tommy was very knowledgeable and an extreme pleasure to work with. One of the best things about working with Tommy was his consistent communication with us during the process. I don't mean just e-mails, I mean real "old fashioned" personal conversation with us by phone. This way we were able to give and receive information in real discussion. He answered all our questions fully and in ways that we could clearly understand, and made us feel that he was there to help us get through our refinancing timely and efficiently. Whatever he said he would do, he followed through every time. Also, every day that I talked with Tommy he was very cheerful, personable and inspiring. It was a joy to talk with him every time. Even when a refinance issue would arise, Tommy always had good recommendations and skillfully and pleasantly addressed any concern we had to get to workable resolutions. Tommy demonstrated their desire and ability to make every part of the experience efficient, convenient, and pleasurable from application, to qualifying, to appraisals,to titling and escrow, to document signing and closing. I have always referred to mortgage financing as "financing Hell". In this case Tommy Osborne and Ladera Lending made our refining a pleasurable experience, and demonstrated that mortgage lending does not have to be a "Hellacious event". Thank you again and again Tommy Osborne and Ladera Lending. We really appreciate your great work. If every person at Ladera Lending is as courteous and professional as Tommy, it is not surprising that your company success as a mortgage lender thrives and should continue to do so. . I can not even begin to explain how great this company is. We just wrapped up getting our house refinanced in seriously less than a Month. I want to say it took about Fifteen days! When we were informed interest rates were decreasing we began to speak to Marlon Escota. He was super knowledgeable and gave us immediate answers to all the questions we had. We bought our first house about 3 years ago and for the first time refinancing we didn't know what we were doing (or if it was even a good idea since it has been only a couple years since just made the purchase). He answered each question with confidence and helped us each step of the way to include the overall breakdown of our cost savings by refinancing to a lower interest rate. What also impresses me about Marlon is that he will go out of their way to educate veterans on their VA home benefits. Marlon totally blew the me away with his in depth knowledge. I even picked up on a few tips for any future home buying with a VA home loan (yes you can use it more than once)! When we purchased our first house, it was up to us to ask the right questions (our original lender was helpful in that aspect). Marlon recognizes this and will put in the extra work to help vets get into homes, I never felt pressured to end up refinancing with him or working with Ladera Lending in general, but it was hard not to after speaking with Marlon. Man, he is one serious, knowledgeable, and experienced loan officer! If you are interested, I would call him immediately and inquire if you are looking into buying your first home or refinancing, particularly with a VA home loan (they also do conventional loans as well). read more

this review is for Anthony Munoz. I was hesitant at first to roll my house into a conventional loan with debt relief and shorten the years on my loan. but, as I talked with Anthony he started quoting numbers for my house that I thought could not even be in the ballpark. well Anthony was right on cue with his quotes and numbers . not including how knowledgeable and professional he was. always on time and on the money with quotes and where we were with the finance company and bank. I have never seen someone work so fast and efficiently as Anthony. Talk is talk but ladera walks the walk when It comes to financial capability. from start to finish I was called at least 2 times a day minimum to let me know where we were with the loan and paperwork. I get very nervous when I deal with refinancing with all that has happened to me in the past. but the past is the past. ladera has a customer for life now. this is all due to one man doing his job above and beyond what is expected. as fast as I could expedite an e-mail, I would get one or two back immediately or within that day plus a phone call on what I needed to do and /or sign and return. Anthony was upfront and reassuring on everything I could ask him. be it appraisal, loan or documentation. it was all explained very clearly and all questions answered on the spot. what more could you ask for. even the loan docs went smooth as they were signed in my living room the same night that we had just finished with the bank loan details. how is that for service. thank you Anthony and ladera for taking a burden off my back very professionally! read more

This is a review for Brock Amos. I cannot say enough good things about working with Brock. From the beginning of our home buying process we knew Brock had only our best interest at heart as he clearly communicated every detail of the loan process to us & at every opportunity he proved that to be true. He returned calls & emails immediately, developed an excellent working relationship with our realtor & title company which were both in Northern California, kept us updated on every step of the process & NEVER LET US BE BLIND SIDED BY UNKNOWN COSTS! That last one was BIG for us. Brock was up front, honest, & professional. He had such great relationships with other entities that he worked a miracle (and his tail off!) ensuring that we finalized the sale of our home & were able to fund the purchase of our new home on the same day. The. SAME. Day. And it was a Friday the week after a holiday & done in time to record by 4:00! Our realtor told us this was nothing short of a miracle & that he would use Brock Amos for all his future clients! Brock worked hard to do these things because he is a man of integrity, hard work & truly understands that there are so many stressful aspects to moving that can be exacerbated by delayed closings. Additionally Brock found us the best rate & had us fully funded & ready to close in less than a week! I wish I could give him 10 stars. The peace of mind he gave our family during this stressful time cannot be overstated!!! Thank you Brock Amos & Ladera Lending! read more

This is our first time getting an actual mortgage through a lender (first home was owner-financed). Zach and Ms. Hali very both very helpful and stayed in communication very well. They were friendly, professional, knowledgeable, and patient with our inexperience. Zach in particular talked with me when my wife and I were at a crossroads about moving forward. He shared unbiased wisdom that helped us realize our fears could be overcome, and that we would be better off buying the home no matter how things turned out. Zach simply laid out the facts without agenda, helping me see the best option. I am very, very grateful for his insight. I could tell they were both excited for my family to have this opportunity, and I truly believe this will be a blessing to my family for years to come. Thank you, Ms. Hali, for your patience, your responsiveness, and for finding a solution to the lien question You are awesome! Thank you, Zach, for staying on top of things, looking at every angle to find us the best mortgage possible, and for helping me see the light. You truly have found a way to open up a brighter future for my family, and I look forward to working with you again. Thank you, Ladera Lending, for employing such wonderful, professional, good people. I never once felt like I was just a name on a spreadsheet, or a number to be checked off. I was seen, and I was heard. You will be blessed because of them. Kevin read more

I've had the opportunity in knowing Robert Young for almost 3 years. Not only is he an amazing and very professional mortgage broker, but he is an amazing and genuine individual. I met him through a good friend of mine in San Diego, CA. He helped me in refinancing my townhome located in Escondido, CA. He went above and beyond to give me the best rates he can find. During the stage of being overwhelmed with FHA costs and an HOA fee, Robert helped me lower my monthly payments and saved me hundreds! Taking away the PMI and not to mention giving me a great interest rate. The man, is truly a lifesaver. I cannot thank him enough with his efforts and professionalism.During this past month my fiancee and I have relocated to Long Beach, California looking forward to our next venture in starting a family and looking for another home. I've contacted Robert with our current plans and he is now, again working above and beyond in helping us with this new journey. As a radiation therapist, working long hours and giving my undivided attention to patients and their care in the hospital setting, Robert is currently giving me the peace of mind to move forward in the new chapter of my future family home. Thank you so much Robert, and I'm sure you'll be helping others such as my fiancee and myself, to find the right home at the right price. And thank you Ladera Lending for such great service! read more

My husband and I were trying to take advantage of the low COVID rates so we went with the first lender we talked to (Quicken Loans) and they told us it would be about 30 days to close. Well after about 70 days we still hadn't closed and they were still requesting proof of my husband's self employment income. Needless to say we were ticked. Before pulling the plug I started looking into other lenders to see if anyone could match their offer (closing costs, interest rate, and payment). Well I came across Ladera Lending and spoke with Andy Espineira and he said he would look and see what he could do. He got back to me super quick and let me know that he could not only match Quicken's offer but he could beat it. In addition to that he was able to qualify me for a 30 year loan on my income alone so we didn't have to jump through the same self employment hoops that we had been dealing with for the last 2 months. We bailed on Quicken Loans and started working with Andy at Ladera Lending and the experience was so different! Andy and his team were always quick to respond and stuck to the timeline they gave me at the beginning which we really appreciated. We always dealt with the same few people instead of having to call in and hold for an hour to talk to someone different each time. We will definitely use them again for any other mortgages or refinances we do in the future. read more

Garrett Bradshaw and his team at Ladera Lending were fantastic!!! Everyone that had a role in helping us to refinance our mortgage was nothing short of amazing. They were incredibly responsive, they followed through and answered all of the questions I had. Garrett would reach out to me directly to talk through the figures, language and was happy to explain the process to ensure I understood and was comfortable with the loan options. I was so impressed with the quick turn around to close and the EASE of closing. When we decided to take advantage of the low interest rates and refinance our loan we made the mistake of filling out an online inquiry through an ad pop up and were aggressively bombarded with calls, texts and emails from over a dozen lenders. I can honestly say that Ladera lending was the only company that did not behave this way. From the first contact with Garrett, he put us at ease and it was smooth sailing throughout the entire process. It took 3 weeks or so to finalize and close and we are very happy that we chose Ladera to help us with our financing needs. So happy, in fact, we referred another couple to Garrett and they delivered again. Same smooth process. We will recommend Garrett and his team to all of our friends and family without hesitation! Shout out to Marlon Escota and Myron Keyes as well, you guys were awesome to work with!! read more

Know who you hire- Ross Varah has 11 years of experience on the frontlines, head in the mortgage backed security markets, and is an expert studying guidelines! Ross Varahrami of Ladera was is my mortgage banker for a recent mortgage transaction. There are not enough words to express how highly I recommend Ross and his team. I contacted him in early October thinking that I would be able to get some information and perhaps be able to have a deal closed by the end of the year. He essentially had the deal closed in 13 days. That's not an exaggeration, it's facts. We fully closed in far less than 30 and would have closed before that had it not been for an issue that I created. Ross, Ashlyn, and Hali are a dream team. Ross's bio states that he loves the work he does. It is extraordinarily evident. I received white glove service. Every call, text, email- answered immediately. We encountered some issues that I thought might've tanked the deal- he was never shaken, never faltered, was always prepared for every situation. ROss had the deal completely done to my satisfaction in lightning speed. I will be referring staff members, colleagues, and family members. The level of professionalism is second to none, and if they're were more than five stars I would give them to him and his staff. Run, don't walk to ask for his help on your next transaction. read more

I am completely impressed with the services provided by the Ladera Lending team that expeditiously processed my Cash-Out Home Refinance in TX. My primary contact with Ladera Lending was Jenny Hulett (jhulett@laderalending.com). I loved working with Jenny as she was professional and personable while taking the time to understand my dissatisfaction with other "Big Name" lenders who were taking almost 2 months and could not keep commitments on the cost of the loan even after "lockin-in rate terms". Jenny's team included Darrin Allen, Cami Noel, and Denise Allison Hercules-King. These Ladera Lending team members were highly professional and very responsive. Ladera Lending closed my Cash-Out Refinance just 2 weeks after we got started. This was an incredible turn of events for my family as we had started and stopped the process with 4 "Big Name" lenders that did not have the integrity to keep their offers (cost of the loan) consistent. My wife (Lori Reid) and I have 6 adult children and we will be pointing them to Ladera Lending when they have home finance needs. Thank you Ladera Lending for exceeding expectations! My family looks forward to working with you again. Contact me at Robert.Reid.USNveteran@gmail.com if you would like validation that this is a genuine and sincere review. read more

This review is for Michael Rogers. I've been shopping for a loan rep to get us out of the mortgage insurance on our 2 year old loan. I was told that the mortgage insurance would drop off in five years. This turned out not to be true at all. First off, Mike got to know me and my personal situation first before trying to sell me something. He was very professional in explaining to me the rules and guidelines surrounding FHA loans. He was not only professional, but showed a level of integrity and honesty that is rare in sales people. For instance, when I asked him did he think this it was a wise idea to refinance, he said NO! This was a shock since everyone else was trying to lure me in with low rates and promising huge savings. So I asked him why. His answer was refreshing. " I have a family like you, and based on your specific case you would be better off ridding out the mortgage insurance. I would never advise something that I wouldn't do for my on family." He went further and asked more qualifying questions and then showed me the math behind his decision and how it applied to my situation. As much as I hate the mortgage insurance, he was right, ridding it out was the best option. While I didn't get the mortgage insurance removed, I did find a competent loan rep that i will use in the future. Bill Turner read more

I wish I could give them 0 stars. I left them a review on another site and "thre president" (Robert Brown) called to insult me with language I cannot write here. Don't waste your time with Ladera Lending. They told me what I wanted to hear to get the application going then started playing games. The good faith estimate is normally a governing documents where your closing cost and credit are shown. The final amount shown on the good faith estimate cannot vary by more than 10%. They provided the rate agreed upon on in the good faith estimate but refused to put the credit based on the rate. They kept saying that the investor does not allow them to put the credit toward the closing cost on the good faith estimate. I would stay away. If you are upfront with your customers, then you should put both the cost of the loan and credits toward closing. What I got from them is that they put the cost but not the credit. I withdrew my application because I am not willing to be blind sighted. Stay away!!!!! I have the e-mails documenting my experience. Just as I suspected based on reviews below, they would have employed the bait and switch tactics. RUNNNNNNNNN , do not get lured by the unrealistic rate unless you get everything on the good faith estimate. read more

We recently refinanced with Ladera Lending and Rob Rodriguez was great. We applied with a few lenders before speaking with Rob and we were told we not approved for various reasons. I had given up on trying to reduce my monthly mortgage payment. My FHA mortgage insurance combined with my high interest rate was killing us. For some reason when I got Ladera Lending's information I called and spoke to Rob. Not only was Rob extremely knowledgeable but professional and friendly as well. After speaking with Rob for 20 minutes he let me know that he could get us approved when other lenders couldn't. So he informed us that there would NO cost or obligation to take the next step. Even though we had our doubts we sent in some basic information and he called back the next day with good news. Not only did we get the loan closed and our payment reduced but at much better terms then we were offered by other lenders. I will be calling Rob again to assist me with my mortgage needs. It was like working with a friend. He's the best mortgage professional I've spoken with yet. I recommend Rob Rodriguez and Ladera Lending to anyone out there looking to lower their mortgage payment and get away from FHA and the costly mortgage insurance. read more

I was looking online for rates to refinance my home and came across Ladera Lending. I contacted them because the rates they were offering were the best I saw. I was directed to Robert Brown who happened to be the owner of the company. He told me how long the process was going to take and what he was going to need from me. He also guaranteed the rate that I saw online was the rate I was going to get. I've had some problems in the past where people will say something but it doesn't always happen. I also know that the market moves a lot and didn't believe Robert when he told me he was going to get me the rate I saw (which was 4.125%) but let me tell you, he actually did better than what he said. My loan funded yesterday with a 3.891% interest rate!!! The entire process was smooth, he asked for the average paper work which wasn't overwhelming at all & he communicated with me throughout the entire process. My parents are now refinancing through him and I am recommending all my friends and family to work with Ladera Lending, especially Robert Brown because of the amazing job he did for me. All these other bad yelp reviews seem to be old, but this company does an extravagant job and I am a true voice for that! read more

I wanted to warn people about Ladera Lending and their bait and switch loan tactics. Marlon Escota of Ledera Lending took my financial information and told me that I qualify for a no cost loan at a very good interest rate. He said it would close in about 30 days. He made me pay for an appraisal fee up front. Then he stalled on the loan telling me all along that we just have to wait and there is no problem. Then after 90 days he tells me the lock has expired on the loan, and to get the same interest rate it will cost an additional $3,200. He told me that I could just add that fee to the loan balance, so there is not out of pocket expense. I told him that is outrageous and to just refund me the cost of my appraisal fee so that I would not be out any money. He said they don't give refunds. He said he was going to refer me to his manager, Andy Espinera, who just tried to convince me that I should just go forward with the very bad loan terms and he said they don't give refunds. I plan to notify the Better Business Bureau California, the Attorney General Mortgage Fraud Division, and the CA Dept of Financial Institutions so that no other unsuspecting consumers are burned by this lending company. read more

This is specifically for Nathan McCabe who did our refi however the whole team that Nathan had working with him were great. Nathan got us out of our FHA loan and into a 30 year fixed no cost loan. We were able to not make a payment for 2 months because he timed everything so skillfully. That saved us over $4000 in real cash!! Nathan also ran the numbers on our property taxes and realized that the last company had us paying too little into the escrow account. Thanks to Nathan's research we didn't get a negative surprise when taxes were due. He set us up to pay the proper amount into the new escrow account and was able to lock us into a low rate, enough that we are saving hundreds each month. The amount of money up front that we saved through Nathan allowed us to have enough cash on hand to do major home improvements without taking out an additional loan. How does that happen?? Well it did. Nathan and his team worked around our schedule and never pushed us to locking too soon. Rates were all over the map and we worked with Nathan to lock on a great day. Thank you Ladera Lending for freeing up our well earned money. We will use this group again when we buy our forever home in a few years. read more

I do not know of anyone that looks forward to the mounds of paperwork and searching of personal files that goes into either a new house loan or a refinance. Well I just had an experience with Ladera Lending that has changed my perspective on this tedious and often times frustrating process. Thanks to Patrick Michael Creavy at Ladera Lending, both my wife and I have just finished a refinancing of our house where we feel both informed and confident that our refinancing was the correct move to make at this point and time. That confidence comes from the guidance offered by Patrick as we jointly reviewed the options that laid before us. Patrick took the time to understand our personal finances and to offer the best loan products that would be available to us. His personalized service was unlike anything we had ever encountered during our previous house loan refinancing with other lenders we have used during our 40 years of marriage. The team at Ladera Lending was both professional and completed their tasks on time and as promised. I would enthusiastically recommend both Ladera Lending and specifically Patrick Michael Creavy if you are considering either a refinance or new house loan. read more
