However, as we go through our renovation, there were lots of things that popped up that the inspector could've discovered but didn't, even without seeing what's going on underneath, case in point, the lack of grading away from the house where water could've easily sat on both sides and front of the house. Result, lots of rotted subfloor and foundation. Tiles above the subfloor seemed new but were lifted, which our contractor said could've easily been spotted by inspectors if they were experienced. Further, my sump pump was working fine since closing 3 months ago up until a few days ago. However, inorder for me to get the home warranty to take care of it, the inspection report of the home has to indicate that it was working prior. As I look at my inspection report to send in, it indicated that we didn't even have a sump pump. They had promised to send me a new report that shows possession of the pump but it's been a couple of months and still haven't heard from them despite messaging again. =( Levi sounds like a nice guy and the inspector as well...this has nothing to do with their character. However, their inspection on my home is quite unfortunate and I hope this review will help them sharpen up in their future services to ya'll. On the bright side, they are the cheapest around so if you need something cheap just to move forward with your escrow, you can go with them but make sure you do ALL the research to save yourself lots of money down the road. However, I'd recommend spending a couple of hundreds more just to save thousands (and more importantly, headache) down the road. Best of luck to them and everyone that goes with them. =)

We've had 3 different opinions from certified roofers telling us that this roof should have NEVER passed escrow unless it was extensively repaired or replaced, which neither one was done. We placed our trust in this company to do a thorough inspection and now we have to suffer the fact that we have to replace our roof out of our own pocket. My advice is to not use this company because they are not trust worthy and are liars.

He was responsive from quote to completion and his service fee is very reasonable with a high value. His inspection report was thorough and easy to understand and he answered all of my questions that I had on the report on a follow-up call. Don't be discouraged that he doesn't provide sewer camera services. It's best to use a third party plumber because if there is an issue found by a home inspector, you'll have to double pay for a plumber inspection anyway and the plumber will be able to give you an instant quote for repairs. That's what I did and I worked out fine.
