My wife and I put an offer in on a house a few weeks ago and the seller expected an extremely tight turn around on contingencies that we placed with the offer (10-15 days max). Rick came out incredibly quickly to do the inspection on our new house and he was knowledgable and professional. The extremely thorough report he sent us was delivered later that night, and included detailed pictures and noted even minor cosmetic flaws that he thought we might want to address. Rick made sure he was available to address any questions that I had following the delivery of the report. Rick is a great guy to work with and was very reasonable on the fee that he charged. Where do I start? Buying a house is scary. I don't care if anyone chimes in saying it's not, they're lying. Buying a home by yourself is even scarier. The thing that gets you through it are the professionals that you bring on your team for their expertise. And man, Rick is a forever teammate for me now. Outside of being ridiculously professional, he's highly knowledgable and the definition of an expert. Rick is thorough, clear, and truly wants the best for you. He didn't make me feel rushed, dumb or like I was on a timetable with him, as I've had others do. Do not utilize Cole for inspections. Incompetent is a compliment to him. Makes excuses for obvious things he missed during inspections. Cost me and another homeowner I'm aware of 10K and 4k in repairs because he failed to report rat infestations. Not in his scope even though he observed he failed to report. Richard arrived a few minutes early and began working right away. He wore a mask the whole time he inspected, even though it was very hot inside the house. He took lots of photos and wrote detailed notes. He discussed all of his findings with us verbally and asked if we had questions. He explained everything very clearly and pointed out things we would not have noticed. We bought a new home in Manifee. Richard inspected top to bottom. He found a number of items that needed attention and also made some great recommendations to improve the quality of the home when we move in. It's important to hire a pro even in new home. He found a cracked roof tile, window issue and a roof board that needs fixing. He also found minor defects that where tagged and photographed so we can show the builder what to take care of. My husband did the hiring and we found the inspection report to be very detailed with photos provided of each concern. Only minor concerns were noted on our inspection report. However, after moving in we found issues with drainage in both showers and are not sure they were even checked during inspection as it was immediately obvious to us after just one use. One barely drains and the other had an improperly sloped floor so water just sits and never drains. This is ending up costing us quite a bit to fix. read more

Had a home inspection completed by Richard Cole and he was too lazy to go on the roof to check the AC unit, which caused the buyer to pay for a 2nd inspection. He also said the rooms were filled with personal belongings and could not be inspected thoroughly when there were just basic pieces of furniture in the room. Gave vague statements concerning possible repairs which created unnecessary doubt in the buyer's mind. That doubt may have cost the sale. An absolute waste of time and money to have an inspection by this guy and it could very possibly spook the buyer over trivial stuff and kill the deal. read more

Mr. Cole inspected our 2nd home; although he did a very thorough job as his reputation would suggest, it was how he addressed the unexpected that really impressed me. It took over a month (after the inspection) to close escrow and our first day in the home, the A/C unit didn't work. Although the warranty covered the repair; when he found out about the matter, he insisted on covering the deductible. He could have easily claimed it failed in the interim (and perhaps be correct) but he was far more interested in making sure I was taken care of... Highly recommend. read more

Giving them one star because you can't go lower. They were hired by the buyers because of their ratings here. They show up at my house him a his daughter. We were told by the realtor we had to leave while they did their job. Came home to find scratches up and down my wood stairs where a ladder had been dragged and not picked up. They were called by the realtor and they denied doing the damage. So my advice to you is if you use them or someone else does, DON'T leave or take as many pictures of your house as you can. I don't want somebody else to take a hit and have to replace flooring like us. read more

Richard Cole was great! I found him on the home advisor website and decided to go with him because not only was he clearly passionate about what he does but he was the most detailed in telling me how he does his inspections. On the day of inspection he arrived early and had his daughter in law there to help him take notes which cut down on his normal time. He took pictures of everything and when he was finished he went over all his notes with us and took us around the house and showed us the main things that needed to be fixed. His inspection report is also amazing, he puts detailed notes next to the pictures he takes so it's much easier to refer back to the house and for people who aren't very handy like my fiancé and I, it makes things much easier!
