SELLERS BEWARE!!! They came to our house and spent 3 hours completing a home inspection so we could sell and they found issues with electrical, our roof, and HVAC systems. We called professionals to come out and fix the issues and it turned out there were no issues and all of them laughed at the lack of knowledge from this inspector! Everything was up to code and in working order. When we relayed this and the proof from the professionals to our buyers, they thought we were lying and pulled out of the sale. When our realtor attempted to reach the inspector for clarification on the report, they refused to return her calls. I warn all sellers who get stuck with this inspector, please hire your own company for another inspection since they clearly don't know what they are doing and will not stand by their work. Eric was simply charming, friendly, and seemed to do an extensive inspection of the property we were about to purchase. However, his 90 day guarantee through Residential Warranty Service is a scam. After no response to online claim, claim sent by mail, three emails concerning my claim, an attempt to reach Residential Warranty Service using their Facebook page, and a voice mail left by phone. I received a email advising that they would not honor my claim due to the age of my home (Sixteen (16) years). As Eric did not disclose this information, and Residential Warranty Services does not provide any guidelines stating that claims are void for anything over ten years old...the 90 day guarantee is a fraud. When my husband contacted Eric to advise of the situation. Eric's response was to contact our home warranty company. Knowing that our home warranty company would not fix any preexisting issues. Eric advised that we lie and tell them it was operational when we moved in. However, two different companies have given us an estimate for repair that notes there has been an issue for sometime. Therefore, our home warranty company would not pay for repairs, and would know we were being dishonest. read more

Eric made arrangements to get the inspection done that very same week. I was very appreciative of this due to our time limitations. Eric spent several hours inspecting a 3700 ft house with many small cosmetic imperfections. He diligently documented item by item with both description and photos.
