I could tell by their bio write-ups that the team had a sense of humour and a positive attitude. After interviewing all the realtors on my short list, I went with Dan at Van City, mostly because of his positive, can-do attitude. I had been told by other realtors that there were issues with my loft that would be disadvantages to selling. Dan saw these issues as only minor bumps. He was so excited by the space and all the good qualities it did offer, I knew he was the right realtor for the job. I had been prepared to put money and labour into minor renovations to make the loft sale-ready, however once Dan and Shawn viewed the space, they advised that upgrades weren't necessary and that in the current market they could sell my space as-is in a minimal amount of time. (It should be noted that I live in New York and I needed a team with good communication skills that I could trust. Dan and the team worked with my tenant to get the space clean and show-ready in record time.) My loft was only "live" on the market for 2 1/2 weeks when I received an offer that I was super happy with. I truly believe that I got top dollar for my home without having to pour time and money into fixing it up first. This team knows their business inside and out. I would definitely work with Dan and the Van City Loft team when I'm ready to buy in Vancouver again!

Based on my recent experience with Coldwell Banker Prestige Realty in Vancouver, I feel compelled to formally express my deep dissatisfaction with their property management services, which I found to be unprofessional, negligent, and entirely unacceptable. I entrusted Coldwell with the management of two separate residential units. In one case, after the tenant vacated the property with unpaid rent, it took me three months of persistent follow-up before Coldwell finally informed me that they had not received a damage deposit for the unit. The Managing Broker's explanation was that no proof of payment had been issued, and therefore Coldwell held no responsibility. This response reflects a serious lapse in basic property management practices. Further, Coldwell deposited one month's rent into my account and later withdrew the full amount without notifying me. When questioned, they cited "non-sufficient funds" from the tenant as the reason. However, this is not credible given that Coldwell operates with a stated 15-day buffer between the receipt of rent and disbursement to landlords--making such an error inexcusable. Moreover, Coldwell assigned an extremely inexperienced managing broker to manage my case. The individual demonstrated little understanding of the contractual terms and was consistently unable to provide timely or accurate information. In the case of the second unit--which involved a pet and therefore required an additional pet deposit--Coldwell informed me, upon my request for the return of the damage deposit, that a portion had been applied to a rental shortfall. This was done without my knowledge, without prior approval, and without any communication with either myself or the tenant. Repeated requests for written justification or documentation authorizing this action were met with silence or vague commitments to "review the case." Throughout this ordeal, the Owner repeatedly deferred responsibility to the Managing Broker or the Property Manager, who in turn failed to engage meaningfully or resolve the matter. Coldwell's pattern of delayed communication, lack of transparency, and evasion of responsibility suggests a systemic disregard for the rights of landlords. In summary, based on my experience, I believe Coldwell Banker Prestige Realty in Vancouver is the most poorly managed and least professional property management company I have encountered. I strongly advise fellow landlords to exercise caution before engaging their services.

She has lack of communication skills .When she does its at abnormal hours which is a cause for concern and she seems very scattered. I was told I was approved for a property at the hours of 3am and being emailed back after midnight a day and half later stating I am being resubmitted with another applicant is not efficient service. She approved me for the owners property and confirmed to write up a lease stating I needed to transfer a full deposit pet deposit and first months rent which I agreed to easily. I did not in any shape or form tell her I was not interested. On a weekend where I bank internationally and to the owners request of a draft I needed to time transfer the funds which is what I did . When I emailed twice on a Saturday to confirm my funds were moving . Vicky claims she did not see my two emails (This is when she was showing it to other people). She also claims to have not received my references whom were easily accessible. But happily emailed two days prior that all was well and approved. ( Who is doing their job here?) She had the worst mannerism curt unfriendly and did not match the standards of some one who knows how to work with clients. Destroying the reputation of Coldwell Banker maybe she should move on.
