This company appears to be engaged in fraudulent activities. Those responsible should be investigated and prosecuted to the fullest extent of the law. I'm serious I was an international student with limited English when I rented from this company. They deliberately hid critical information to secure my deposit: Daily construction noise (Monday-Friday) from units above and below. Loud ongoing construction in the field directly facing the building (I lived on the second floor). The noise was so extreme that I couldn't stay in my apartment for even a minute. When I requested to terminate the lease and get my deposit back, the manager refused This is deceptive, unethical, and possibly illegal. They cheated me out of my money, and they're likely doing the same to others. Authorities should investigate this company--these people are criminals who belong in jail! read more

Zero stars! They don't answer emails, you can't email the PM directly, non-licensed staff do the work of the PM, they ignore complaints, they retaliate if you criticise them, they fabricate bylaw infractions, they are incredibly rude to owners, they don't follow bylaws or the SPA, they change bylaws without notifying owners, and they break in to suites for non-emergent routine building maintenance if you aren't in town or aren't available to provide access!!! This is a crime! They manage buildings and residents through use of threats and bullying tactics! They should be reported to the BCFSA! read more

If you are looking for a management company that provides great customers service run by competent people, this isn't the place! It takes them forever to resolve simple issues/requests along with poor customer service. It took almost a month ping ponging back and forth about my lawyer sending them the original email which they claimed they never received. They asked for proof and that's what we sent but still wasn't good enough?! It wasn't until I saw a snapshot of their emails and noticed that they never even thought of checking their junk email box! A load of unopened junk where our email ended up in the first place. It's frustrating dealing with incompetent people. Too much time was spent chasing them down. Sadly nothing has improved over the years based on previous reviews in the past 6 years. read more

The worst in the entire lower mainland. Not only they are not responsive. The don't file the proper paper work as well. I lived in the complexe for over ten years and they had misfiled paper work ten years ago and decided to take back my locker and locked my out of my own property. I had to go to the developer to dig thru ten years of documents to prove my purchase. They put fining notice all over the elevator, it's like living in a dictatorship. They don't ever do anything to resolve problem, we have insane maintenance noise which reach to 80db on Saturday that can be heard from our living room, and they never ever respond to emails when you needed them. I always thought I was the only one that has such abysmal experience with them. Turns out it was literally everyone. read more

I was on a strata council for 18 years while Strataco was our management company. I can find NO fault with this company. Council with Strataco's guidance, handled the usual month to month strata issues as well as a few big projects. Strataco always provided credible advise in all aspects of strata living. From legal and human rights issues to dealing with owners in a respectful way, Strataco was our backbone. Moreover, we always avoided legal and financial problems because Strataco always knew what was required legally. How many people who post complaints here were ever on council? Or to put it another way how many of these people who complain would stand on council and persevere on council year after year and NOT run foul with the law? read more

The worst management company I have ever dealt with in my life. They tried to slap me with a bill that belonged to another unit and threatened to take me to court. The level of unprofessionalism and arrogance of the manager is mind boggling. Avoid like a plague. read more

I have lived in this complex for 25 years. It has always been controlled by Strataco Management. They started of good but the last 10 years have been horrible. Their are totally devoted to allowing council to override any decisions made by the owners. And for anybody to call or get back to you by email is imposable. They do not follow the Strata Property Act. read more

The worst STRATA "managers" ever!... and that says something. I put manager in quotes as they DO NOT manage anything! Our building has had a leaky roof for 1.5 years and they are the only thing holding it up from being fixed. We have not been in our new place that long, and if this is signs of things to come, lord.help.us. Don't expect anyone to call or email back to your queries, just hope for the best. Worst management company in BC , Vancouver ! They say on their outdated website the following, COMMUNICATION IS KEY Communication is important not only to the Strata Council but also to the owners. Great emphasis is placed on the detail and information provided in the minutes and other communication with owners. Every letter received from an owner is answered so that owners do not feel that their concerns are ignored. Yet, they are ignorant and have no idea about communication, they really should not be in business with the kind and level of service they provide ! It's shame to be forced to deal with a company with no clear idea about what is write and what it wrong ! read more

Our strata manager, Warren Wall, is useless. He cozies up to council, doesn't return phone calls, rarely does what council asks him to do, does not follow the Strata Property Act, and does not following any reasonable and fair rules of order. And those are just the things that come quickly to mind. Who knows what he does behind the scenes with council. We just started a replacement of all our balconies. Council claimed they got three quotes but we never saw them. They got the owners to approve the money before presenting a budget. I'm concerned what we'll end up paying. I've lived in a building managed by this company for 5 years. Good lucky getting a phone call or email returned, highly unlikely. Pray you never need to contact them for anything because when they do actually answer the phone you won't get a resolution to your issue for months. The fact that any of my strata fees go towards this company is frustrating beyond belief because they do nothing to deserve the money. My first experience with a Property Management Company, and it has been the worst experience. Recently we changed Property Managers within the Company, and to get anything done quickly has been terrible. I have experienced lack of communication, lack of doing their job we pay them to do, disrespect and anger from a Property Manager we have. It has become common practice for him to blame myself and others for him not doing his job that we pay him to do. Instead it is Council that live in the building having to work to get things done. When we first hired Strataco 4 years ago things started off fine. Beyond that they have declined beyond belief. What all other people have mentioned is true. Do NOT ever expect a returned email or phone call. You have to send 3 4 or even 5 emails, and at that we still don't get a response. But low and behold if you contact a contractor about an issue, next thing you know the morons at Strataco come back and say they have dealt with it. Ummm no, when I have done this, the contractor was not even aware there was a problem as they hadn't heard from anyone at Strataco. We have several large projects on the horizon at our complex, one was supposed to start this week. It's a $200,000 job and we were advised we don't need a project manager! I guess if the contractors don't show up, then there is technically no project to manage! To top it off, we have had ZERO regular maintenance done on anything in our complex in the past 2 years.
