It's hard to know where to start, considering all the issues I had renting with Klatt Properties. The biggest problem boils down to extremely poor management. George Klatt was not only unpleasant, but he was manipulative, rude, pushy, greedy, and extremely disrespectful. I'll discuss the problems in more detail. The first red flag that I should have paid more attention to were all the hidden fees George sprung on us the day we signed our lease. He originally promised that we would only pay for electricity, and no other utilities. Our lease demanded $15/month for sewer services, which George claims "isn't a utility", therefore he did not lie. Load of bullshit, but whatever. I paid a monthly fee for a parking space, and my lease promised a parking pass to guarantee a spot. Parking passes were never issued, and although I always managed to find a spot in the tiny parking lot, an issue could have easily surfaced if a few more people had discovered the free, unmonitored parking there. The internet is beyond awful. Sometimes it would be down for days at a time, and most of the time it would go down at least once a day. I notified George of the problem several times, but when nothing was done, I eventually contacted Comcast. They informed me that the business service we had at our building was not meant to work for an entire apartment complex, which is why it was so slow. They gave me instructions and reference numbers to fix the problem, which I passed on to George. He didn't even pretend to care and nothing was ever done. If you live in a basement unit, get a dehumidifier. It's absurdly wet down there, and we had a major mold problem before I bought a dehumidifier. I'd be emptying up to 20 liters of water every single day when it wasn't the dead of winter. There was constant turnover of the office and maintenance staff. At least the little problems we had were usually addressed in a timely manner. Several months after moving into the apartment, a pest control tech would enter our apartment unannounced. This service was not in our lease, we were not notified at all, and actually our lease actually specified that nobody could enter our apartment without 24 hours notice. Later in the year, George would enter my apartment with prospective tenants with no notice. These unannounced entries were illegal and I submitted requests verbally and in writing for them to stop, though they continued happening for a long time. When I finally moved out, George failed to send our security deposit after 2 months and multiple requests from me. My roommate and I initially split the security deposit, each paying 50%. Since we filed an official change of address, and he did not provide any of the required documentation, according to Urbana law, George was required to pay 200% of the security deposit back to us. Instead of doing that upon our request, he sent me 200% of what I paid and sent nothing to my roommate. That's not even half of the hassle with the security deposit, but it's the main point. I know he is still jerking around other previous tenants in the same way. Just another example of how he is greedy and manipulative. Bottom line, find somewhere else to live. Period. If you do choose to rent with them, at least the lawyers on campus are extremely familiar with Klatt Properties. read more

Please do yourself a favor and NEVER EVER rent or sign a lease through these people. Incredibly shady, unprofessional and lazy. I've lived at a Klatt property for almost 4 years and have never once seen the owner. The individuals who work the office are con artists. They expect to sit around and collect money while doing nothing. They move a murder and rapist next to me and stick up for him. Keep in mind we are living a block away from a school. Also, George Klatt does not pay his bills. I've seen multiple notices from Ameren about thousands owed for power. My trash has not been collected in over a month. Now I hear he's trying to raise the rent and charge for parking. This is CRIMINAL how horrible these people are. I've voiced my concerns to them and they have done nothing. This is the worst company I have ever rented with. For the first 5 months I lived here I was asked every month whether or not I had paid my rent and was told "oh, it must have gone in the wrong account." I was the only person in my building who paid for parking, yet I was unable to get people towed from the private lot because there wasn't a slot number written on my lease. The water in the bathtub regularly backs up to calf height when one showers and I was told by maintenance "that's normal. it just drains slow." Four of the five blinds in the apartment were broken when I moved in and never replaced and the apartment was not cleaned before I moved in with the previous tenants leaving multiple items, including a broken microwave. I e-mailed multiple times about the fact the inside of the refigderator is falling out and insulation is showing and I never got a response. The stove top refuses to work if the oven is on. A squirrel fell into my chimney and I listened to it die for a week. I called maintenance four times, they sent someone out once, and told me there was nothing they could do about it even though it was a simple fix. The last time I tried to address the issue, giving them instructions on exactly how to remedy the problem they said "someone will be there monday," no one showed up and I never received a call back. So now there is a rotting squirrel corpse sitting in my wall (sorry next tenant!) They tried to tell me that I was on a sub-lease which is why my rent was what it was, but I clearly signed a full lease, not a sublease, so at the end of my lease my rent was going to be raised $100 if I chose to stay. When the end of my lease came due the son of the owner called numerous times, was rude and belligerent and never once left a call back number for me to confirm that it was an ok time to show the apartment. Today the owner just barged into my apartment, no previous notice, to show it saying "I thought you guys had already moved" when my rent is paid until the very last day of the month then proceeded to schedule the lease of person he was showing the unit to to start before the end of our lease. Honestly, you'll be hard pressed to find a worse company to lease with. Never rent with these jokers if you want any kind of respect or security. The. Worst. read more

DO NOT MOVE HERE! I would really give this place half a star. Of all the apartments ive lived in this town this one had the biggest issues and we had absolutely no help from the landlord who sold us the place. Fyi we paid a grand a month for this place. The office guys are super helpful and understanding but the landlord George is not helpful at all and doesn't give a crap about anyone he just wants your money. Since moving in last October we've had issues with our toilet leaking so much that it started to soak our carpet in the hallway and even leak downstairs which has taken 7 MAINTENANCE VISITS to be toyed with and it's March now still leaking. The basement laundry facilities are the worse I've ever seen there's got to some sort of code being broken down there because you have to walk through and over a bunch of random old items lying around not even organized or placed with care (there's even cat litter and no cat ) dusty dirty and moldy smelling not somewhere I feel good cleaning my clothes. Some other complaints: 1. We live on the second floor and can hear every word our downstairs neighbors say and do because the ceiling walls are paper thin. And of course we have the kind of people who are gone all day and up all night partying having sex and just LOUD. 2. WE'VE HAD NO INTERNET WHICH IS INCLUDED IN OUR MONTHLY RENT. The Klatt properties Internet is a joke it's slow and you can't connect a router in our apartment at least. The landlord George is convinced it's our fault and our problem to fix and the nice guys at the office has been here multiple times to try and fix but nothing seems to be working. We haven't been able to use our smart tv or Xbox one YET. 3. The heat here you can't control the temp. In winter when it's on its uncomfortably hot and there's no other option but to shut it on and off or let cold air in. The only good thing here is the location to downtown urbana and I like the brick wall we have in our living room. If these apartments were better maintained even renovated a bit they would be great but I don't think the landlord cares enough to please the tenants living here or have a good business. Ok dude, first off, all I wanted to know was the price of the apartment, second, if you didn't have anything helpful to say to me then why the f*ck did you ask me questions about what I was looking for? DO NOT RENT FROM KLATT PROPERTIES. They are constantly changing people who work for them. They will not give you your security deposit back regardless of the condition you left your apartment. They do not take care of their properties. My house was full of mice and black mold which made me sick. As a person George will put you off, lie to you, and make empty promises. Stay away. read more

Worst property management group ever. Charged us so much for a dilapidated, roach infested dump. Moved in and there were paint cans everywhere on the porch because they had just started painting 3 seconds before we moved in basically and hadn't finished. Kitchen tiles were ripped out and just left there because the person decided not to finish the job. Floor in living room had huge gash from one end to the other. One bedroom had huge hole that rendered even having a door completely pointless. One mattress was missing from a bedroom. First step on the staircase was broken to the point where pretty much everyone tripped and almost killed themselves at some point. These issues were all crappily fixed, but only 3-4 months after we had already been living there. So unprofessional too. A jar of my friend's money went missing during Christmas break. Was there when she left, and just disappeared when she came back. Never retrieved. Im 100% it was one of the workers, given that they have a habit of coming into your residence whenever they want. A worker approached me a while after we reported the incident and randomly brought up the jar of money and admitted he had been in the house but swore up and down that it wasn't him. OK. Like a robber coming back to the scene of the crime to discuss the crime and try to say it wasn't him. FYI, WE LATER GOT AN EMAIL STATING THAT THIS WORKER WAS FIRED AND NO LONGER AFFILIATED WITH KLATT PROPERTIES AND TO NEVER CONTACT HIM AND IF HE REACHED OUT TO US WE WERE TO IMMEDIATELY NOTIFY KLATT PROPERTIES!!! One time one just opened the door to my room in the morning when I was sleeping. So creepy. Another time I was about to leave and I saw the lock on my front door turning and the knob twisting. I startled the worker by opening the door and confronting him and he quickly tried scurrying away and then tried to make small talk once he saw that he had been busted. One of the workers even wore a hat with a confederate flag personally stitched into it. Ridiculous. Also, things just kept appearing in the basement and in the living room that my friends and I had not brought into the home. They tried to pretend like my roommate had never submitted the money order for the first month's rent. Oh really? And why was said person able to receive a copy of the money order that WAS SIGNED BY OUR LANDLORD. Thus proving that they had in fact received the money order and cashed it and then tried to say that it wasn't in the envelope with all of the other rent checks. They tell you last minute when they're going to do a showing. When we scheduled a meet with our landlord to discuss all the damages in the beginning, he didnt show and we were brushed off for subsequent meetings. We were asked so many times if we were going to renew our lease and we kept saying no yet they continued to mark us down as renewing the lease. It's not rocket science. Don't even get me started on the roach infestation. We had an exterminators come two or three times to no avail. Pretty sure these guys didnt even do a single thing. They told us we "only" had German cockroaches and that those aren't really a problem. A ROACH IS A ROACH IS A ROACH. ANY ROACH IS A PROBLEM. and FYI it's the most troublesome of them all! and NO, we did not ONLY have german cockroaches, we ALSO had HUGE oriental cockroaches. One even made its way into my roommates bed. Just spare yourself one big yearlong headache, and rent from another management group. read more
