What was nice is they were really helpful about allowing us to have someone come view the home. Online application is seamless. We got an answer on our application within a day. During the whole process, we mostly dealt with Tara. Tara was amazing and always responded really quickly. All in all, no complaints about the application and getting out keys. We were able to easily pick up our keys and paperwork pertaining to the home when it was convenient for us. The reason for the 4 stars is I do feel like this property management company has a lot of fees. Like the ongoing $49 a month benefits package that no one probably wants. If I understand it correctly I won't be able to use the payment portal if so cancel this $49 per month fee. That seems ridiculous. On top of application fees, non refundable fees and the fee they likely get from the home owner, this seems to be a money grab. Will say for an out of state rental process this was very easy. I appreciated that they also gave us 5 days to do the walk through and documentation regarding rental condition.

    Good afternoon Lee…read more... I just now was able to get to my mailbox and to my displeasure I saw the deposit check from you guys. I guess I am just shocked to see the amount. I'm not saying there shouldn't have been any money deducted, but I don't feel like we left the home in that horrible of shape. We were there for 3+ years. You hardly heard from us. We were good renters. We even paid rent each month in full amount even though we weren't working due to Covid. We had no issues with anything about the house or BCH. We cleaned the carpets yearly. We went above and beyond to keep the house our home. The reason we decided to leave is to downsize and to give my daughter a backyard. I feel like since we gave our 30 day notice, we weren't important to you at all. Our refrigerator went out on a Saturday, sent a maintenance issue that night, and did not get a response til Monday afternoon. Then finally someone came out on Wednesday stating we need a new fridge ( like no crap). I feel like we weren't a priority and getting us a fridge was not a priority to you at all. I feel like you just shrugged it off because we were leaving. We also lost $250 of food because of your lack of urgency. I don't feel like as renters or people we deserved to be treated that way. To be honest this has been eating at me for awhile now. Yes..... seeing the amount of refund was a shock to me and the amount provoked me to write this email, but as I am writing this, I am more pissed off about how we were treated at the end of the month than anything else. Better Choice Homes will never be seen to me as a good company in my eyes. This company we rent from now is far more superior than you all are. They are very quick and they have an amazing staff. Lee is the manager for my property and she really does an amazing job. They use all sorts of automated online portals for managing service requests and payments etc. They also have resources to fix anything needed in the house at reasonable cost. I highly recommend them based on my personal experience.

    Our experience with this company was positive for most of our lease, but everything changed during…read morethe move-out process. The biggest issue was the lack of communication from our assigned property manager. On multiple occasions, I had to reach out several times before receiving a response, and I rarely received updates unless I continuously followed up. At one point, I was eventually told that their internet had been down, but it would have been helpful to know that earlier rather than having to call repeatedly wondering why I wasn't receiving a response. The handling of our security deposit was by far the most frustrating part of the entire experience. We were charged over $400 for carpet cleaning even though our property manager had specifically told us that we did not need to have the carpets professionally cleaned. We also had to dispute multiple other charges that we felt were unnecessary. We had taken very good care of the property and genuinely felt that we left the house in better condition than when we moved in. When we moved in, the backyard had weeds that were over a foot tall. During our tenancy, we maintained the property and kept the yard and home in great condition. It was extremely frustrating to feel like we were being nickel-and-dimed for every possible thing after we had been responsible tenants. After we continued fighting to get our money back, our property manager remained unhelpful and, in our experience, disrespectful. Eventually, she told me that if I disagreed with the charges, I would have to take the matter to court with the landlord. Thankfully, the landlord was much more understanding. He acknowledged that we had been great tenants and ultimately recognized that we should receive some of our deposit back. What was most disappointing was that we felt the property management company was not on our side throughout the process and made what should have been a straightforward move-out experience unnecessarily difficult. Overall, the property and our tenancy were good, but the way the move-out and security deposit were handled left a very negative impression. If you rent through this company, I would strongly recommend documenting everything from move-in through move-out, taking plenty of photos, keeping all communication, and being prepared to advocate for yourself when it comes to your security deposit. Our biggest issue wasn't even the fact that there were deductions--it was the lack of communication, the difficulty getting answers, and the way we were treated when we questioned charges we believed were unfair. After being good tenants and taking care of the property, we expected a much better experience when it came time to move out.

    We were really interested in a property here in Gilbert, it's been on the market for over 64 days…read more I had filled out a form thru this particular companies on-line link to tour this home. Through the prompts and towards the end of my process, it requested me to provide my credit card as verification, so I opted out and x'ed out. Within seconds- I received a call from Raphael at Rosenbaum Reality Group. Talk about a "bait and switch"! LOL From this conversation I was able to book a tour (without payment) of the property that same day. I was provided the access code to enter with my family when we arrived to the address. It had just rained, so we found many concerns from that alone. This was an older home with zero upgrades, back yard needed some landscaping done, front entry needed the bird poop & cobwebs removed. The deck off the Master Bedroom had some wood rot (probably from rain water settling in those areas) and had portions where it was extremely unstable. NOT SAFE!! That said, the view from the home is what you are paying for bottom line! We thought additional work would have to go into cleaning & questioned that as the renters. Would we have been responsible for additional tidying up at move-in as this home was seemingly being rented "as is"?! I addressed these concerns with Raphael and proposed a bid at $2,800 a month to the owner. The owner countered back with still a price range that was to high (for the conditions of the home) and not in our budget especially with ALL the additional expenses this property management company charges. Administrations Fee- These property management companies can charge a 1.9% to 3.3% MONTHLY administrative fee! Plus, a renters "benefit package" that's mandatory and another $75 dollars MORE a month along with the one time admin fee of $250 upon acceptance, that is also non refundable! *The Catch- With most of these shady Property Management Companies it seems fairly standards to tack on these ridiculous / bogus charges to make up for the loss when Arizona cities took away the residential rental taxes. So, that means property owners can no longer impose a tax on residential rentals after December 31, 2024. Yet, this is how they're working around it to still suck that money out of the renter, by making it look legit and there's no option to opt out! They claim they have a $350 redecorating fee?! That's just a fancy term for a cleaning fee, which clearly they don't clean prior to you touring and or when you rent! So, are they actually doing this prior to move in or just keeping your money and calling it something it's not?! You decide based off touring their rentals! *Important Note- Standard Deposit ( if you get any money back at the end of your lease, this can be used toward the purchase of a home specifically the closing costs. Just not the one you're leaving or any of their other rental properties! They have an enrollment choice (do not do this) which is cheaper. However, it's prorated with an additional percentage that is added and divided by your 12 month lease. It's almost $900 more annually! You do not get these funds back at all-ZERO. I suggest you stay far away from dealing with this incompetent liaison agency and best of luck in your rental house hunting.

    I obtained Fort Lowell Realty in 2021 to manage my duplex. In the beginning, I had responsive and…read morecommunicative property managers. However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN!

    I don't even know where to start, other than this has been the absolute worst experience I've ever…read moreencountered with renting a place. I've never written a negative review before, but this one is well deserved. We initially secured the condo via a signed contract back in 03/25 directly with the landlords after we toured the property and were assured the place would be fully furnished when we moved in on 01/12/2026. A few days before we were due to travel to AZ, I got a call from a property manager (Andrea Robidoux) who works for Fort Lowell telling us that she would managing the lease. I didn't think much of it at,the time, but right off the start, I had to pay a $50 background check fee that I didn't plan on given that I already had a signed contract, then I had to correct several items in the lease agreement including the correct exit date of 04/12/26, which I was told (by Andrea) that I had to accept 04/30/26 (even tho the original contract clearly states 04/12/26) and that any remaining days not used would be refunded but only to find out AFTER the fact (when I called Fort Lowell directly) that I would held liable for the entire month of April even if I gave a 30 day notice and left on the 12th of April. The real problems started when we met Andrea at the property on the scheduled move-in date. That's when we realized that this was Andrea's first time actually seeing the condo (we know this because she told us so and we had to direct her by phone where to go when she arrived at the complex). When we all walked into the condo, there was a VERY nasty odor (more of a stench) that can be smelled before you even enter the front door (it was so bad that Andrea had an asthma attack and had to go out to the balcony for some fresh air to finally breath normally). Then we saw all the obvious issues such as carpet stains, the dirt everywhere, the dust accumulation on all the windows/blinds, ceiling fans, fixtures, etc.. After Andrea left (without going over anything in the condo and without providing any documentation such as an emergency contact list, association Bylaws, move-in check list, etc.), we began to notice many more issues such as Clothes dryer not working properly (exhaust vent blocked), refrigerator ice maker not working, dishwasher drawer broken, fireplace not working, HVAC making LOUD noises and not working properly, the only couch was heavily stained from grease/dirt, tiles in both showers were stained black from grease/dirt, leaking kitchen faucet, cracked bathroom sink, stains and hair on bed headboard, broken vacuum cleaner, only 1 working smoke detector and none in the bedrooms (against code), anything that can be touched in the kitchen was sticky & very greasy, major dirt under all the beds & around night stands, trash in the garage, etc... Additionally, there were many missing essentials such as absolutely no started toilet paper, napkins, cleaning supplies, no complete sets of dishes/glasses, no bathroom waste baskets, no salt/pepper shakers, no broom/dust pan, no mop/pail, visible stains on some of the bed sheets and all pillows had stains and nasty odor, no mattress protectors or mattress pads or pillow protectors (disgusting and against code), no working vacuum, etc.. We contacted Andrea and she advised us and even encouraged us to go and purchase what ever we needed that was missing including a vacuum and assured us that we would reimbursed so we purchased only the necessities and we spent the next 4 days cleaning the place only to be told afterwards that we will NOT be reimbursed for the $200 vacuum and the response I got from Andrea was "it's not my vacuum". We have caught Andrea on many occasions either blatantly lying to us or she is REALLY forgetful because she's managing so many properties and can't keep track (I believe it's it a little of both scenarios) I even scheduled a meeting with Andrea and the landlords to review all the issues and request that they refund the cost of the vacuum, remove the $350 cleaning fee since we actually did most of the cleaning and provide a small reasonable reduction of the monthly rent because the property was not what was originally agreed upon, but they refused all of it. There were many, many more issues not mentioned here (all fully documented), but bottom line, Andrea (and Fort Lowell Management) didn't do diligence by verifying condition of condo prior to accepting to manage this property which resulted in us dealing with major issues in what was supposed to be our vacation time. Stay as far away from this company and specifically Andrea Robidoux. Additionally stay away from any properties owned by WILLOUGHBY INVESTMENTS AND SERVICES, LLC (landlords).

I was handling the property management myself for 9 years and had another one property management company for about a year, so I was use to having to micro manage the handling of my property myself. Red Hawk has been so helpful and professional that I barely have to manage the property now. From: - My helpful Portfolio Manager, Evelyn D, who has been wonderfully helpful. - The web portal that gives me all the information/history about my property from tax forms, to photos from yearly and move out inspections. - To them setting up reminders like my semi annual tune up my HVAC so I do not have to call every time to have them set it up. I would definitely recommend hiring Red Hawk for your property management needs.

I applied for this property. I submitted my ESA letters from my LCP who I've been seeing for 6 years via telemed sessions and never had a problem with the ESA part. Their lawyers denied my letters and I was then requested to use their provided form if I wanted to continue trying to get them approved. I was approved for the property, pending the dogs and I was told not to do the deposit yet until we submitted the form. I had my LCP fill it out and we submitted it. Today I got a text stating they're still waiting but because I failed to pay the deposit, they went ahead with another application. I called and talked to the woman I've been dealing with and it was agreed upon that I would pay the deposit now, we'd wait on the outcome of the lawyers and if need be, I'd pay the $1000 for the dogs and an addendum would be added that if I got the lawyers decision overturned, I would be refunded. I got told to hold off for a few as the broker wanted to take a look. I get an email that my account was deactivated and I called in to find out what was going on. He answered the phone on speaker and yelling. I explained who I was and I was inquiring why and what happened. He told me that "YOU KNOW WHY" and I said no? "BECAUSE OF YOUR ESA!". I questioned if he was denying me because of the dogs because that's illegal. He stated again that "YOU KNOW WHY". At this point I took this as him accusing me of lying and falsely claiming my dogs are ESA. I continued to try to point out the legality and it not being legal as they are, my LCP is licensed and everything. He just kept telling me to calm down and to email him because he was done talking to me and that I was lucky that he refunded me my application fee. The guy is very unprofessional and I took his verbiage on our call as accusing me of lying and about my mental health that if it wasn't for my dog, I probably wouldn't be here now, being discriminated against. He went on about how he loves it when "people play lawyer". I wasn't playing lawyer, I know know my basic rights under this particular law. I'm also capable of reading on the AZAG.gov website stating denying someone because of an ESA is illegal - reading doesn't take a law degree. I really don't care if your scummy trio of lawyers used to have a judge in their midst. Doesn't mean zilch on my end. Just shows that you try to scare people into not challenging you because you think you have the law on your side when you really don't. Keep in mind that neither Redhawk or their lawyers will give an explanation to how they're not breaking the law by denying an approved application otherwise because of the ESA. To receive this reason, you must pay $75 that their lawyers charge them to give, to which they pass on to you and think that justifies an illegal action. I contacted my companies EAP and am in the process of being paired with a lawyer for their discrimination and would recommend others to stay away from them. Message to Jerry: I had reservations from moving forward with your company from the start with the BS sales tactic I got when I called about the code not working, but was advised to calm down and give you the benefit of the doubt. My instincts were again proven right. I have 3 triggers that will get me worked up. 1. calling me a liar 2. attacking my dogs - especially Brodo and undermining how important he is to my well being 3. seeing people treated unfairly or wrongly, which I've read nothing but that from you and your scumbag law firm. I'll admit some of those people are probably in the wrong, but I experienced enough of you to know which ones are telling the truth to realize you're no saint. You got a BINGO - congrats! What you're insinuating about my letter and my dogs is an act of fraud and if true, I could be held accountable for it. So here's an idea; report me as I have you. Let's see which of us broke the law with my application.

They claim that applications are processed in the order they are received, but the experience was horrible. The property was listed for 3 days I went to the website to make sure. I immediately got a tour March 6 I quickly applied that same night and got an email the next business day that they needed more information. I sent them an email and waiting for a response. I waited for a response. I had finally got one stating that my application was approved. I was excited but then they asked for photos of my current residency. That day I was working because I'm also a college student. I even left home early to take pictures of my current residency knowing that I wouldn't get paid for hours missed. Took the picture and sent them immediately. I waited and waited for that email. I had the deposit ready and funds to secure the home because my lease is about to end and it's stressful because I go to school and work and took time out from my class and work so I can be ready for that new home. However I opened my email ,and received disappointing news stating that a customer had already made a deposit and that the home is pending and no longer available What a deposit? I didn't have a chance to put a deposit. Then why was my application approved? I feel like my application was not honored and i submitted and I did everything immediately. I believe " first come first serve" was not honored. I was not given time within less than an hour someone else was approved I was approved and didn't get a chance what a horrible service that is. This process was not fair seemed unprofessional. We spent over $100 on application fee for nothing. Such a waste of time and money as a college student spending $100 on application fee is worthless This property management suck like any other management company doesn't care about their customers all they care about is their money. Those $100+ I won't get back. I feel like I was ripped off and scammed. All they told me was took look at their website and we can transfer but their is nothing available in the area and now I have no home and I have to spend more money because this management keeps your money so beware because their process is not fair I warn you this experience felt a waste of time and money regardless of what they claim.
