We hired Zhang to purchase a co-op in Long Island City back in June. When we spoke to him regarding the contract from the seller, he sounded very out of the loop and tried to steer the conversation toward general real estate process when I asked him about building specific questions. For example, he didn't even know whether the transaction was a sponsor sale or a resale, despite the fact that he was supposed to have worked on the deal for a week and had access to the offering plan and other documents. That should be a huge warning sign, but due to the time constraint, we decided to go forward with him. The next few weeks were a nightmare. We couldn't reach him on several occasions since he never provided his cell number, direct line, or email (the email on his business card was the firm's general info account). All communication was through his paralegal who always claimed that Zhang was unavailable at the moment. The paralegal, who is not qualified to practice law in New York, was answering some of my questions and providing advice. This was against the law in NYC (I reported to the New York State Bar Association). The situation was so bad that the seller's attorney thought the paralegal was the attorney. There were multiple arguments on the phone between the attorneys due to Zhang's hot temper. Toward the end, the seller decided to walk away based on the attorney's advice. Seller's attorney doubted if Zhang had sufficient experience in co-op purchases. Zhang's lack of professionalism and bad temper were such a disgrace to the legal profession. When you meet him for the first time, he will try to discuss the process with you, after which you would pay the fee. You likely will not hear from him again. And if the deal breaks, he gets to keep the fee you've already paid.

Firstly, they took 3 weeks to finalize the contract with my team. The contract was very poorly written with multiple inconsistencies and typos. According to my own lawyer, their writing showed a lack of communication between them and their client, the seller. When we requested alterations, they did not respond in a timely manner and often replied several business days later. I signed the contract on June 11. When we scheduled a closing date for October 30, they revealed on October 27 midday that they did not have the stock certificate or proprietary lease ready and needed 4-6 more weeks to process this! Clearly, they did not follow the proper protocol to order this when the contract was signed over 4.5 months prior. Chen's firm delayed my closing for over a month. At closing, the attorney was young and underprepared. He fumbled through presenting the documents and had to call his team for help to confirm the broker's fee. He even had to stay back after closing, after my lawyer and I already left, to organize his paperwork. Their conduct is unacceptable and, frankly, embarrassing. Their client expressed dissatisfaction as well.

What made Lotus exceptional was her attention to detail and ability to prioritize effectively between multiple issues. At the onset of the process, we had a very low rate offer from an out of state bank with a rate lock set to expire around time of closing. We valued the rate differential at over 20k and were determined to try to make it work. Lotus built in contract timelines that were consistent with our mortgage lock, while also preparing a backup plan should we not be able to close before the lock expired, such that we would not lose our down payment. That risk management alone was worth more than we paid her. Simultaneously, Lotus helped us overcome a legal issue with the garage (owner had trouble providing proof of ownership), building in a clause into our contract to compensate us if the ownership proof could not be located. At a few junctures, we forgot a document and she promptly reminded us, saving us from future headaches. Finally, she went out of the way to make sure we were compensated for small things that could be broken, saving us time and money, without aggravating the sellers (a tightrope to walk!) For all this and her charming and pleasant demeanor, it was truly a blessing to work with Lotus. We will consider no other real estate lawyers going forward!
