Our first meeting with Matt, we spent over 90 minutes talking about our wants, needs, and preferences. He also walked us through their entire process, from our first tour through closing. From there, we had the chance to meet the team, and every single person over there is incredible. Ryan is like John D. Rockefeller fused with the Terminator (this is a compliment Ryan, I promise!) - he can spot issues and pain points in a house at a glance, and will literally leave no stone unturned to ensure things are up to code and built the way they're supposed to be (we watched him crawl into the smallest crawl space imaginable to check the insulation of a house once, I was shook). Karl is the most visionary man I've ever met, on several tours he painted a picture of all the ways we could modify a house to meet our preferences. I'm not talking about "hang a painting here", Karl would open his bid with "tear this half of the house down and rebuild it this way", and it was phenomenal. What I would give to pay a visit to his imagination. Matt is a force of nature. On any given day, he's juggling 5 of the craziest conversations and deals you can imagine, and HE has THEM all on the back foot. Matt knows the entire area and real estate market like the back of his hand, and always gave it to us straight as to what we were looking at. We certainly would not have found our dream house without his expertise, promptness, initiative, and professionalism. And of course there's Marta, who holds the whole operation together. What would we have done without her guidance in scheduling our tours and the weekly updates on our progress all the way up to and even after our closing! Two particular experiences stand out to me: On one house we were considering, we went back to visit at night to get a feel for the after-sun atmosphere. While we were there, Karl walked us through all the things about the house we might like or dislike, how we'd change them, and generally how the value of the house stood up to the asking price. We spent over an hour together that evening just chatting like old friends, and by the end of it, we determined that the house wasn't the one for us after all. In another instance, we toured a house that we were SURE was the one, so we went back in the evening with Ryan to look at it again. During that conversation, Ryan didn't try to convince us to make an offer or to walk away, he simply asked us questions. The one that got us was "let's pretend we were sitting in this house 5 or 10 years from now. Is it everything you need and want?". Walking through that exercise made us realize that the house was great for a childless couple, but perhaps not so once little ones become a factor. This was something we completely glossed over as we got caught up in the excitement of the house, and thanks to Ryan, we made the right choice to pass. In the end, we ended up buying the house of our dreams, a new build in the neighborhood we wanted with all of the things we were looking for. There's no way we would have ended up here without the entire team's expertise and willingness to endure a temporary "no" for the right "yes". After moving in, she gave us a home warranty for the first year but we never received the packet in the mail because she never paid for it. We regret hiring her! Extremely unprofessional!

I'm reviewing twice (trying to update mine and not do two...oh well). After waiting 28 days after moving out, we finally received EXACTLY 50% of our deposit back. They hired a cleaner to reclean the house after finding any and every dust ball or smudge. They had to hire maintenance to weed (unrealistic level of weeding that no human can sustain). And charged us $375 for 6 holes in the wall that we puddied but couldn't paint due to their maintenance person not being available to get us matching paints. They didn't give us our utility bill so we incurred a late fee that they will not take ownership of or adjust. They also told us we wouldn't be charged for a light bulb that was out, charged us for it anyways, then half admitted to the issue and finally issued a refund of $110 for one burnt light!!! We work really hard and save our pennies. We can also barely afford to live in Kirkland. We've rented for over 13 years from multiple people and have NEVER had a penny withheld. Here's what a recommend to any future renters of Gregory Property Management: 1. Pay your rent but don't you dare live in the home. If you do, wear booties, and don't scuff the baseboards. 2. Don't use the lights...but still check them ALL before moving out or you'll be charged. 3. Just go ahead and let your small children be crushed by bookshelves as securing them to the wall will leave a hole, which you can't fix yourself and they have to charge you to paint the ENTIRE WALL again. 4. Just spray toxic pesticides everywhere you can...but keep the grass and bushes in perfect condition. 5. And they offer you so many options to hire "their people" to do yard care and cleaning for you. Get it in writing and amounts...but just take them up on their offer...They're going to charge you for them in the end anyways. These are facts and not an opinion (except for the last part...that's just my therapy so I don't cry). Companies should be held accountable, but I will definitely be checking if they manage a property I am looking to live in moving forward. I hope you do to.

The company kept us in the loop and took pictures, answered our questions and basically took care of everything the house needed for it to be rented. The annual (or was it semi-annual) house visit inspections are an added layer of reassurance. No regrets here. Wish I found them sooner!!!
