    Being in the home building industry, there are a lot of trades that do extremely poor work quality…read more- it's just the real estate market and the base of trades available. With that being said - I see some people leaving bad reviews and I can tell anyone who doesn't work in the industry and see this day in and day out that Green Street builds an extremely well quality home. The finishes are nicely done, the homes are build with high quality building materials (doors, windows, AC systems). The Green Street team takes every customer issue to heart and the owner makes sure to find the best possible outcome of an issue arises. Every home build has its issues, but when the builder cares, that's when you have a good home. I've personally seen several Green Street developments, and they all exceed my expectations. Built right from the ground up that will last a long time. Well done Green Street

    First, Id like to say, that 1 star is very, very generous for this company…read more Second, Id like to say, if you are interested in buying a home, or ever hear or see the name "Green Street Communities" or its affiliated name, RUN, RUN AS FAST AS YOU CAN! I purchased my home brand new last year and was told, everything in the home was under warranty and would be covered by Green Street if anything was to go wrong. My home had multiple cracks on the walls, almost in every room. I called this company a few months after moving in and told them, I'd like them fixed, Tyler ( an ex employee of theirs) told me not a problem, right now they were having staffing issues, to wait it out, plus if I waited till December time frame, they would be ok with staffing and the house would of settled more and more cracks would show and they could fix them all then no problem. Well then, another issue started happening around November. I started smelling a really, really strong Mildew from my master bedroom. Now I have a 6 year old daughter at the time that slept with me in the bedroom, mildew and mold can be VERY bad for a child to inhale. I put in the work order ( I was still within the 1 year warranty) Tyler, and a few other workers came to the house, and tore a GIANT hole on my wall, thinking there was a leak coming from the shower, he checked and said everything was dry, it wasn't from the shower, but maybe a leak coming from the roof, onto the foundation and inside the wall. WOW. A BRAND NEW HOUSE with a ROOF LEAK!?!?!! They pulled out the rug, and told me they will be back THAT DAY (in few hours actually) to patch the hole, repaint, and inspect the roof. They told me the issue could be a lot worst, because now the integrity of the foundation could be in jeapordy and the amount of damage is unknown till they can inspect. Few hours go by... "Yea, Yea we're gathering a few things, we will be right there...." Now its time to put my daughter to bed, and they stop responding. Mind you, this was in DECEMBER 2019. I texted Tyler over and over again, and he tells me "Im sorry I am no longer with GreenSteet" NOW I WONDER WHY. I have sent a total of 28 emails, I have called and called and called. I have been told, "Ok we have a contractor now, he will reach out to you and get all of this fixed for you" Finally I thought, until the contractor tells me a few days later "Sorry, we cannot work with Greenstreet, but Good luck!" mmmmmhhh Ever since this, I have been told, because of COVID, we cannot help you, but promise we will, first week of May. It is now May 20th, and I am being told, sorry we just cannot and will not help you. You are on your own. I am sorry but I purchased a BRAND NEW HOME!!!!!!! With a WARRANTY THAT YOU COVERED FOR ONE FULL YEAR!!!!!! MY CLAIMS WERE MADE DURING THAT ONE YEAR, YOU HAVE LEGAL OBLIGATIONS !!!!!!!!!!!!!!!!!!!! Not only they are not doing what they are LEGALLY obligated to do, they DAMAGED MY HOUSE EVEN MORE and REFUSE TO FIX THEIR OWN DAMAGE!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! I urge ANYONE, I mean ANYONE to stay as far away as possible from this company, and tell EVERYONE you know the truth about this company. This company SHOULD NO EXSIST, plain and simple. I will now seek legal representation and make sure I will do everything to my power to bring this company down, along with Derek. Crook, who promises things and never do what they are suppose to!! I have been in Afghanistan this entire time since December and am only asking them TO DO THE RIGHT THING!!!!!!! Now you know my experience and can take it from me, this company will not last long, and will make sure I do my part to spread the word. Word of mouth and social media will serve them justice, and I will not rest till justice is served. :)

    Complete lack of urgency to address maintenance issues. Currently I have no hot water, no heat, and…read moreextremely low water pressure in both sinks in my unit. The water issues happened on a Saturday morning. There is no emergency maintenance line (though capstone will tell you it is an emergency line), just an offsite call center available after hours. It is not easy to find the number to call for this call center and once I did, it still took over 45 mins just get a maintenance request submitted (due to excessively slow responses on their end). The call center is unable to tell you when you will hear from capstone or a vendor assigned to the problem. I did end up speaking to my property manager (Janelle, mentioning her by name to counter the positive review she has below mine), who told me I'd have to "get creative" (her exact words) over the weekend in order to bathe for work, do dishes, etc.. I wonder how long she personally would be willing to "get creative" and tolerate no water pressure or hot water at her own home? The heat in my unit has not been functional for at least 2 weeks. The owner of the property didn't like what the first vendor had to say so then they sent a second vendor out over a week later. This has forced me to rearrange my personal schedule to be home at inconvenient times because the owners don't want to pay for whatever repairs were recommended. How many second opinions are they going to put me through before they do something? Who knows. Sure this is Phoenix and I don't have any kids or elders to keep warm at night, but that's not the point (and I get the vibe the urgency level would be no different even then). Regardless, how is it acceptable for them to take weeks to deal with broken heating and put me through dealing with multiple vendors and them not being willing to pay for an emergency plumber to fix my water over the weekend? What if this was a broken AC in the middle of summer? Would the response be the same? They only care about making money and saving money for the property owners, they have zero concern for the tenants. Functional water (including hot water and water pressure) and heat are basic requirements for making a property habitable per AZ law. I currently have neither. Unfortunately, AZ heavily favors landlords over renters when it comes to the law so I likely have no legal recourse (and I'm sure Capstone banks on this because they know they have the upper hand), but you can bet I will be looking into it and at minimum posting reviews wherever I can. Prior issues: 1. I've reported a nasty odor from the shower drain which they have repeatedly ignored. They did send somebody out once to fix the broken toilet and told him to "just make a note" about the shower drain issue but to not actually do anything about it. Management then cancelled the maintenance requests I had placed on the portal 2. They will force you to submit to a yearly "walk through" to allow a third party to come into your home and take multiple photos of every room. This is invasive and ridiculous and NOT standard in the industry 3. They ignore requests that they don't want to answer. At my unit, the homeowner pays the utility bills directly and the amount is pushed through in the portal for me to pay. When I have asked to actually see any of these bills I am being charged for, Capstone ignores me. The unit has what appears to be the first digital thermostat ever created - I offered to have a smart thermostat installed, at my cost, through a vendor of the owners' choice. Ignored. 4. They will charge you $50/month for access to their online portal and for bimonthly air filter changes. You will have to let somebody come in and change the filters for you, they will not allow you to change them on your own or they will charge you (when I viewed the property prior to signing the lease I was told by the agent at the viewing that I could change my own air filters - he was wrong). You will also be charged a fee for paying your rent online through the portal (that they are already charging you to be able to access). Avoid this company at all costs, at least as a tenant. If you are a sheisty property owner who doesn't give a crap about your tenants, this may be the group for you. After selling my home and moving into a rental while I search for my next home and/or consider a move out of state, I was extremely leery of going through a management company. Capstone has firmly confirmed that my reservations were justified. It was a huge mistake and I urge you to not make the same one

What i found during this process was price gauging from so many other contractors until i found Quentin from Urban Element. Quentin gave me confidence that he could do the job in under 5 weeks and on budget. Quentin communicated with me weekly and gave me progress reports/photos and never once asked for more money then what we had originally agreed on. The finish product far exceeded what I could imagine. Quentin and his crew takes pride in their craftsmanship. I would 100% recommend Quentin to anyone looking for a home remodel. I can tell that he puts a lot of thought into his quote to make sure you get the best deal possible. He works with you if you want to get your own materials so you can keep it in budget as well. On this job, our guest bathroom, we knew we wanted Quentin to help us with it. Here's a rundown of everything they did... 1. Moved toilet to a different wall 2. Replace plumbing and put it in the wall to provide more space 3. Install floor tile 4. Install bathtub w/ subway tile surround w/ niche 5. Install shower pipes and fixtures We're super happy with how it turned out. And Amado and Antonio were great to work with as well. Thanks guys!

However, the contractors they use for inspectors and home warranty have been nothing but a waste of money, time, and have been frustrating. Pipes are bad in my new home, even though I paid extra to have them scoped and was assured they were good. Same with electric, where there were multiple issues I had to have taken care of. Home warranty group that they use -- First American -- is worthless and basically a scam. If it wasn't for the suboptimal contractors and warranty groups they work with, they would easily get a 5 star. I hope this helps someone who works with them to purchase a home and saves them many, many headaches! And I hope they work with other contractors that are more honest.

When buying she used a lot of creativity and finesse to get the most for my money even with a very reluctant seller. We ran into a seller with multiple open permits from a decade previous, and she got everything straightened out in record time. Another seller wouldn't budge on needed repairs, and she found a creative way to ensure that they had to give a lot of ground. Through it all she is great to deal with. Smart, creative, extremely knowledgeable, and tireless. Made a stressful process a lot easier to go through. Don't get someone who just hangs out a sign.
