It seems I can never stay away from the Katy House Bed & Breakfast. I feel like it's my second home. My husband and I went there for our anniversary. We were there from August 29th - September 4th. We stayed in the Conductor's Cottage again. Everything went perfectly. The cottage was very clean. In fact, I have a very bad dust allergy, but my allergy symptoms never occurred while staying here which is saying something! The water pressure was great, and I loved that there's always extra toilet paper available in the cottage in case we need some. I love that the cottage has plates, bowls, cups, and cutlery since my husband and I didn't go out to eat except once while we were there. We didn't need to go out since Tiffany makes a big and delicious breakfast every morning. Seriously, the woman should be a chef as well. She's so good with breakfast, and it's always the best breakfast I've had. Tiffany also did a fantastic job at making me a breakfast that I could have with my many dietary needs. With breakfast, it's like a family style thing where you all sit at one table to eat. There is the option of having breakfast delivered to your room if you'd rather not eat with others. Tiffany (the owner) is super nice, and she always would ask us if we needed anything for our room every morning. She makes you feel so welcome and like part of the family. This girl would give you the shirt off of her back if you needed it. Seriously, Tiffany is such a great human. The bed was super comfy and the AC gets pretty cold. It's a mini split, but it definitely got the room cold quickly despite the Texas heat. In fact, I even had to turn up the AC to 80 many times because I would get so cold! There are trains that go by many times throughout the day and night as the railroad tracks are near the Katy House. However, there are earplugs in the room if you don't like the noise. I find it soothing though. It's very close to a bar (Huebel's), but the bar stays very quiet even on a weekend, so no worries about bar noise or even the noise from people coming out of the bar. The B&B is a block away from Main Street so there are a few restaurants and shops within a very short walking distance. Speaking of walking, my husband and I would walk/run about five miles every night we were there. All the streets we ran/walked seemed safe. We never encountered anything bad. Tiffany even gave us some pointers about where to walk to to get out in nature away from the hustle and bustle of the town. (Although the locals are very nice.) Minnie (a member of staff) was also really nice when we would see her. She would always smile and say hello. She's also a sweetheart. While we were there, we got to see a couple of squirrels close up. The squirrels love jumping from tree to tree around the area. Parking is plentiful. It's all street parking around the property, but it's all very safe to park around the building. The tv is a smart tv, so there were plenty of streaming options and services to sign in to. However, if you don't do streaming services, there was still channels available you could watch without signing into anything. Be sure to stay at the Katy House if you've ever wanted to experience Heaven on Earth. I'm convinced Tiffany is an angel here on Earth! Pretty sure that when you stay at the Katy House, you actually get transported to Heaven. Definitely stay here, and you'll see what I mean. You'll want to keep coming back! read more

My wife and I have been traveling around Texas and we have stayed at several small towns and stayed stayed many places. Katy House is by far the highlight of our trip. The room was very elegant and the amenities and personal touches were very thoughtful. I am a candy lover and I am sorry to say, I almost emptied of their candy trays. The breakfast was very good and prepared by the owners husband who is a chef by trade. We travel a lot and I can honestly say Katy House is one of the best B&Bs we have stayed. If you have a chance, check out th Hueble Biergarten, which is right across the street. It's a local bar with friendly patrons. read more

The Katy House stole a piece of my heart. I was treated life family from the moment I walked in the front door. The home itself is beautiful, charming and full of light. All of the staff were warm, helpful and friendly. My cottage was cozy and clean with a constant restock of water bottles, tea and coffee. If I needed something, the owner and her staff were quick to respond to my requests. Breakfast every morning was hands down the best breakfast I have ever had on vacation. Homemade biscuits, omelets, sausage and gravy, berries and granola, blueberry pancakes and an almond croissant bread pudding that will absolutely change your life forever!!! Not to mention pots of hot coffee that is waiting for you like a warm hug every morning. Cherry on top is it's right around the corner from all of the restaurants, shops, boutiques and bars. I was so lucky to have been able to visit The Katy House a few months ago while I was in town for a women's retreat. Tiffany graciously invited me and my niece to join them for breakfast each morning. Just wow! The table was beautifully set and ready for us when we arrived each morning. The best homemade breakfast I've had in so long. My family owned a restaurant for 32 years and my dad & mom were great chefs and hands down this was pretty darn close to my family memories of the gourmet meals they'd make for us! What is so special about this house is the love and care for details that Tiffany and her group gives to others, you literally feel at home and their love! Wow, what an unexpected gem in the central Texas area! We decided to try The Katy House in nearby Smithville. The southern charm was on par with our experiences in the New Orleans area. So much luxury and attention to detail including the soft high end pillows and high thread count sheets. This updated property is in impeccable condition! And the tasteful Christmas decorations throughout the place were such a treat. Warm thanks to our hostess, Tiffany, who was so attentive during our stay. She made us a fabulous full-course southern breakfast--still dreaming about that Texas pecan coffee, those fresh blueberry pancakes, perfect omelette, jalapeno sausage and cheesy potatoes! And that heavenly fruit and honey yogurt, yum!. First class all the way! There aren't many places left like this crown jewel. We will definitely be back! read more

Joe, Tiffany and Shelby created a space that inspired us to start planning our next visit. From chatting with the other guests to curling up in a chair and losing myself in a book, this weekend was better than anything that Hallmark could create. I booked a reservatiions for my family of 5 for 3 rooms and paid thru Expedia. Total amout of money I paid for 3 rooms to accomadate all 5 people was 2414.22 .We were to arrive Oct 11 2024 thru Oct14th 2024. My family and I were looking forward to this getaway and saved our money to go, then Hurricaine Milton happened and all Airports were closed and could not drive and could not leave our home. We called Katy house on day before Hurricaine and left message and called Expedia. Our home has water damage and needs new front door and had water coming in fromt and back of our home. We have called so many times to get a refund due to this natural disaster to Expedia and Katy house and Tiffany at Katy house only returned 1 phone call and said if she had received money from Expedia she would return it. I have checked and expedia has told me that money was sent to Katy House and we keep calling, and no response. We would greatly appreciate a refund of our money, because have a 5000.00 insurance deductible. We are getting the silent treatment. My advice to anyone staying here to make sure you get trip insurance but we did not and would have definately gone if a natural disaster had not happened. The airline and tour we booked understood and refunded out money, because it is a disaster here and roofs and flooding and power lines were down even fighting over gasoline. I thank the airline and the tour for giving a refund without trip insurance,because they have empathy. Beware and be careful before booking your not getting a reponse to all your messages and no followup and probably no refunds even if you are in a disaster too. read more

My husband and I recently stayed at the Katy House, in the Garden Cottage, and we loved it! The Garden Cottage was super cute, comfortable and clean. Tiffany and Joe were wonderful hosts and made sure that our stay was comfortable and enjoyable. The outdoor common area between the cottages and the main house is set up very nicely with plenty of space to stay socially distant. Including a fire pit for those chilly nights which Joe was kind enough to help build a fire and even provided us with all the fix'ns for s'mores! Breakfast was delicious and was brought to our door instead of the traditional group dining experience in the main house. All the staff at Katy House did a great job of making us feel safe despite the COVID pandemic, keeping all areas clean and wearing masks during any face-to-face interactions. So lucky & happy to have found the Katy House! We love it and the owners! We were thinking of moving to the Smithville area and needed a place to stay where we could take our dogs. Katy House has a room separate from the main house called Katy Tower where dogs are allowed. We love our dogs - they are family, so to be able to travel with them is so meaningful. So we got to bring our dogs and stay in a super cute room, had several great nights sleep and enjoyed a wonderful breakfast! Oh and that house though!! It is so beautiful! Linda is super helpful in so many ways. She helped us meet many of the nice folks of Smithville and told us about some of the best spots. Its been fun getting to know her, Stu plus Hoss and Little Joe! We are now in the process of buying a house in Smithville close to downtown. (Our original plan was to buy a house in the country with acreage, now we are very excited to be close enough to town to get know people and be involved in this cool community! We have stayed here twice now and if we go back before we move then this is where we hope to stay! We will definitely recommend Katy House to anyone with or without pets to stay here. read more

We stayed at the Katy house for our anniversary. The special touches were really nice. Location to everything was great, a short walk for a bite to eat, live music at a nearby bar, an art gallery stop and another bar to finish the night to play some pool . Tiffany and Joe were very nice. The breakfast was great for me being I am Celiac ( gluten allergy), Joe whipped up a really great omelette with an accompaniment of fresh fruit and grits to boot. Keeping in mind I had the allergy, he took care to assure I had what was needed. Place was amazing to see being that it was built in 1909. Historical property, nearby art, walking distance to pretty much everything, incredibly nice owners, how can you not want to go? Give them a call for a getaway, you won't be disappointed. Country-style delicious breakfast delivered to our own cottage on premises. First of all, Katy House is a gorgeous 2-story early 1900 home, with a front porch and rocking chairs. Inside is just as gorgeous, with original hardwood floors, large comfy rooms with king sized beds and very nice bathrooms. Katy House is 1 block from downtown (lots to do - eat, drink and shop - what more do you need??). The Katy House is a great place to stay. Close to everything Smithville has to offer. Joe did an awesome job getting us checked in and sharing information on the area. He also prepared a delicious breakfast for us on Sunday. On Saturday, we enjoyed breakfast at the Comfort Cafe, lunch at Honey's, the annual Tour of Homes, watching the Longhorns win at the bar across the street, the wine bar on Main and walking around the Historic District. We were the first guests of the new owners, and they're going to be a big success. If you're big fans of Sallie and Bruce, don't worry. They're still in the area and helping them get going. In fact, they helped make breakfast the two days we were there. But the new owners and Charlotte are already way into this. Smithville is a great little town and Katy House is walking distance to just about everything in town. The Bier Garden down the street can get a little loud at times, but it's not as bad as you might guess. And it's a fun place to visit. Say hi to Red Dog if you go. Though Katy House was already closed for the evening, both Linda and Tiffany went above and beyond the call of duty to find a place for us to stay the night. I am simply blown away by the kindness of both of these women - Linda, thank you for your flexibility and openness, and Tiffany, thank you so much for your support and astounding generosity. Tiffany even called ahead of us to a restaurant we were walking to and surprised us with a free breakfast the morning after we received this terrible news. My friend and I took a quick trip to to Smithville surprise our friend who was opening a new shop (Midnight Monkey Mercantile) . We found the the Katy House on google maps! To our great luck, the person we were flying there to meet and surprise loves the Katy House too! The owners Linda and Stu were super warm and friendly and we LOVED our room!! Such a beautiful B&B in one of the most beautiful towns! We didn't get to eat breakfast on the trip, but we heard it was quite delicious so we will make sure we do on our next visit!
