I lived at The Edge in two different apartments. The leasing team has generally been pleasant and…read morehelpful, especially Adam. Unfortunately, my experience with the cleaning, maintenance, turnover, and move-out process has been very different. When my most recent apartment was handed over to me, it was not properly cleaned or prepared to the standard I would expect for a new resident. I ended up paying approximately $250-$350 out of pocket for my own deep cleaning. The shower head that was later questioned at move-out was already installed when I received the apartment, and I had documented the apartment's condition with photographs. During my tenancy, there were also several maintenance issues, including leaks involving the washer/dryer and dishwasher plumbing. The Edge maintenance team performed work on these issues, and some marks were left on the walls during that work. My tenancy was very short, and we were traveling for portions of it, so the apartment had relatively little actual occupancy. I did not put a single nail or nail hole in the walls. I had only a couple of removable adhesive hooks for calendars. I had used the same type of hooks in my previous apartment at The Edge without an issue. They can be removed carefully with heat without damaging the wall. Because I was traveling and moving at the last minute, I left the hooks in place when I moved out. I was therefore very surprised to receive a $505.92 "Full Paint/Drywall" charge after moving out. What makes the charge particularly difficult to understand is that the move-out inspection itself repeatedly describes the walls as "OK." For the living room, the inspector specifically noted that only one spot needed patching and that "the rest is painting." The inspection does not document extensive wall damage. Photographs taken after I left show paint pulled away in the area where the adhesive hooks had been. The hooks were intact when I surrendered the apartment. I do not believe I should be responsible for wall damage resulting from the way removable hooks were taken off after I left. Likewise, marks resulting from maintenance work performed during my tenancy should not be attributed to me. My concern is not with paying for damage that a resident actually causes. Residents should be responsible for genuine damage. My concern is being charged hundreds of dollars for a full paint/drywall job when the inspection itself describes the walls as OK and distinguishes one patch from the remainder of the painting. The lease also distinguishes normal wear and tear from chargeable resident damage. I had seen reviews from other former residents raising similar concerns about move-out charges before I lived here. I cannot speak to what happened in their individual cases, but after my own experience, I understand why residents have raised the issue. There appears to be a troubling disconnect between the condition in which an apartment may be delivered to an incoming resident and the cleaning, painting, and repair costs that may later be assessed when that resident moves out. The charge is currently under formal dispute, so I will update this review based on how management handles it. To be fair, my criticism is not directed at the leasing staff. My interactions with the leasing team were generally positive, and Adam in particular was helpful and pleasant to deal with. My concerns are specifically about the reliability and accountability of the cleaning, maintenance, turnover, and move-out process. My advice to anyone moving into The Edge is simple: photograph everything at move-in, document anything that is dirty, damaged, altered, or not functioning, keep every maintenance record, and take detailed photographs immediately before moving out.

Overall, it just wasn't worth it to live here over almost everywhere in Silver Spring. But when the car thefts started happening, that confirmed for me that management didn't give a damn about their residents or their safety. They did absolutely nothing when our car got stolen from the lowest level of the parking garage--not even a response when we emailed them. I had to call for a manager at the *other* building this management company manages, Eleven55 Ripley (or, rather, text because no one is available to talk on the phone from the leasing office at either place) to get someone to address our email FOUR days after we first contacted them about the stolen car. Since then, other cars have been stolen, broken into, or had other damage to them. In the cases of a few people I've spoken to, they haven't heard anything from management in their cases either. The parking garage never felt safe to begin with and there's never been security here. But with this going on for weeks now and still no response from management while still having to pay for parking in the garage, this could spill up to the safety of residents in their units or more totals in damages that we would be responsible for. It's been one of the most stressful experiences I've ever had to deal with (and am still having to deal with, and I wouldn't recommend anyone live here or at any other building UDR manages.

Lived here for 7 years so far and it's been great. The original owner was fantastic and when the complex switched over I was concerned; however I'm very pleased with the new management. Only issue is the building is old so some of the flooring is not level. To be fair, I never put in a maintenance request to fix it. Maybe I should.

Management's response was an email asking everyone to act civilly to one another in these trying times, ignoring the racially charged language and weaponization of spreading covid. They turned some of their buildings into "smoking" buildings without alerting the residents that lived there and not giving them reduced rent for now living in a smoking building, something they did not sign on to. If it wasn't for the staff on site this place would have fallen apart ages ago. It is completely due to the integrity of the individual persons that maintenance orders are processed and addressed immediately.

Management is friendly and attentive and seek to resolve issues as they arise, maintenance repairs are handled on the day of said request, great seasonal landscaping and lovely blooms! Location, location...echoing other reviewers as having a Whole Foods and a Metro stop only an elevator ride away is amazingly convenient. The building is very quiet, especially at night. I highly recommend the units with a western view (i.e., facing the Geico lot) to guarantee plenty of natural light and incredible sunsets. The building was initially slotted as a condo property, hence the superior proportion and quality of the units. I especially love the large soaking bathtubs and spacious closet space! As with everything, there is always a bit of room for improvement. The front desk staff changes pretty often - it's hard to let go of those relationships when they unexpectedly disappear overnight. (Best of luck to Marilyn and Theo who were such assets to WP!) As the community allows for furry friends, expect some daily pees right outside the front entrance and the occasional accident in the hallway. Also, at WP tenants pay for all of their utilities + separately for Pepco; so if your budget is very tight, you may not enjoy the monthly Conservice bill that appears on top of your rent which includes things like hot/cold water consumption, sewer, pest control...utilities that are typically already factored-in the cost of monthly rent in other communities. A two-month notice is required to move-out without any penalty, even when an annual lease is in place. But even in light of the above, we have been very pleased with our experience and recommend Wisconsin Place 100% to anyone looking for a rental apt. in the DMV!

I wanted to like this place and for a long time, I did. The Good: The location is genuinely great. The neighborhood is safe, quiet, and well-connected to Metro and bus lines. If you're not looking for nightlife, the area is convenient and walkable with nice parks nearby. The front desk staff deserve a specific shout-out. They're consistently friendly and helpful, which is honestly rare for large managed buildings in this area. As a managed building, it's what you'd expect: expensive, but relatively maintenance-free living. The Bad: Over the last year or two, there's been a noticeable decline. When I transferred to a new unit within the building, it was poorly cleaned, the dishwasher and dryer didn't work, outlet covers were missing, and drywall patches hadn't been painted over. Getting these basic issues resolved took repeated follow-ups, escalation to the property manager, and more pushback than any resident should need for move-in-ready basics. Management is pleasant enough face to face but tends to deflect and divert rather than actually address concerns. The most recent issue is packages. The building replaced its prior system with a single open room where packages for what must be hundreds of units sit on unsecured shelves. There's no logging, no delivery notification, and every resident has access. The room is fob-accessed, but it's unattended -- if someone gets through that door late at night, there's nothing stopping them from walking out with whatever they want. It doesn't feel secure. My Recommendation: I used to genuinely enjoy living here and would have recommended it. At this point, I doubt I'll renew my lease. The customer service and attention to resident safety have slipped enough that the premium rent doesn't feel justified. If you're considering Wisconsin Place, the location is excellent, just go in with realistic expectations about management responsiveness and building security. Maybe shop around to the other managed buildings on Willard Avenue or North Park.

I hear what sounds like a TV from somewhere sometimes but if I am trying to read or otherwise relax, I just play white noise on my speaker & I'm good. Maintenance is extremely prompt & I love having an in unit washer & dryer. I don't participate in all of the activities, but I do enjoy the book club. We need management to help us promote it more as a lot of our members moved away. Overall, I am happy about my choice.

Last week, I was at the desk when an Uber Eats delivery came in close to 9:30 pm. The delivery person was upset that Danielle would not allow her to take the food upstairs. It is Central's policy that delivery agents are not allowed to go upstairs after 8:00 pm. Though Danielle called the resident and offered to take the food to the apartment herself, the delivery person still demanded to take it upstairs. The delivery person called Danielle names, belittled her role, raised her voice, recorded us, and refused to leave the premises. Through it all, Danielle remained calm, kept her voice at the same low conversational tone, and repeated the solutions she initially offered regarding the food delivery. I was impressed with Danielle's response to the aggression. This went on for about 30 minutes until the delivery person decided to leave. Before and after the delivery person, Danielle was also trying to keep the front doors closed. One of the doors did not close once opened. To prevent non-residents from entering, she tried to get residents to use the other door. Despite putting up signs, the residents kept leaving the door open. She got up to close it several times in between responding to residents seeking assistance all over the building. She eventually resolved the door situation by putting a flower pot to block the malfunctioning door. She maintained vigilance via the cameras and greeted everyone who entered the building, allowing her eyes to rest on each face. It was a noisy and chaotic night. I was both stressed and concerned for her safety. She is also brave! I have witnessed her in the past go into the garage after 11:00 pm to evacuate a man who snuck behind the second gate to sit there. I walked with her before going home because I was concerned that he would get aggressive. He did not. I told her that she is brave to have planned to walk out there alone with no one else around. I also praised her for her endurance throughout the chaos.

She listened carefully and ensured she understood exactly what I was looking for, so she could show me apartments that would best fit my criteria. She then offered to give me a tour of the property, and as we walked through the complex, Gisele highlighted all the important features, including amenities like the, gym, community area (very nice) and parking options. She also gave me helpful details about the neighborhood, such as nearby stores, etc. I understood the benefits of the location. As we toured the apartment, Gisele walked me through the unit's features, from the spacious layout to the modern appliances and great storage options. She pointed out all the key benefits, like the natural lighting and the view, and answered all of my questions about the apartment's condition and utilities. When it came to pricing, Gisele was transparent and clear about rental prices, deposit requirements, and any additional fees. Gisele left a positive impression.

Apparently the fire alarm issue was caused by a single resident that has now been kicked out of the apartment complex. We have not had a fire alarm since this person was kicked out. So after over 2 years of living with these issues, it appears like it may finally be resolved. For the noisy neighbor problem, we were told to call the cops outside of normal office hours or to call the office during office hours. I called the office, and they supposedly talked to the neighbors. The constant banging has continued and does not stop. I would think a bare minimum for "luxury housing" would be to have some level of peace and quiet in your own home. Despite complaints, Greystar has not brought back 24/7 concierge services. Elevators are still malfunctioning frequently. Regarding the lease renewal issue, the property manager assured me that the month-to-month premium was not a 33% increase, but was a 25% increase, despite the fact that all emails and documentation at every point in the lease renewal process said 33%, and you would be signing documents that said 33%. This also did not address the fact that this premium was hidden at the very bottom of the emails and documentation. We were given a reason for why they shut down the A/C in the winter, but it doesn't change the fact that the apartment gets up to 80 F when they do this. They put an air purifier in the gym, which does help a lot. The Febreeze sprayer is still there and sprays occasionally, but not as frequently as it used to. We had an ant infestation recently, but maintenance quickly resolved that.

I came back into the Galvan to tour one or two one bedroom units with extremely high hopes, given how in love I fell with the previous unit (that's no longer for rent). My agent was just silent or short answered throughout the whole tour. She stepped out of the unit, didn't guide me along or make any suggestions. It flipped my view on the Galvan 360. The walk and elevator ride was complete silence I felt so uncomfortable and unwelcomed. We were going to tour the second unit but I just told her it was fine and that I didn't need to tour it. I remember thinking 'yeah this is totally not happening' and comparing that to the first time I had left the Galvan after my first tour when my thoughts were 'I love that place and I can totally see myself living here.' All in all- the lobby is lively along with the lounge areas. The elevator and hallways are a bit dimmed but nothing that I wouldn't have been able to get past. They have great units which really goes to show that the agent you have can impact your feeling of welcome and 'home' significantly. The Galvan is not a complete write off for me. It will still be on my mind during my revised search. If I set a new tour or actually end up moving into a unit here, I will definitely revise my review to where it fits!

My issue has to do with my moving out process, specifically using the the "free service" provided for hauling. Overall, the lack of communication and accountability is why I wouldn't recommend living here. When I moved in I was told that I was able to take advantage a free bulk hauling removal; I was just responsible for tipping haulers generously. And, I used the service several times without issue -- this all changed about one month ahead of my move out. Before I moved, I reached out about few items I needed to haul, due to scheduling issues, we decided to wait a few weeks. In that time, I followed up with additional items to move. Weeks later, when I received my security deposit check, I was charged for an excessive hauling fee. When I reached out to Robin in the leasing office about this, I originally misspoke saying I hadn't requested certain items, but when I revisited old emails I saw I actually did request those items and attempted several times to communicate her, including providing screenshots and original emails. However, Robin did not acknowledge the emails/proof I shared and I was told that $200 is the maximum courtesy that they extend to residents and my removal totaled exceeded that cost. I have two issues with this: 1. This isn't about the fee but the principle and the lack of communication. There was zero ownership or acknowledgement when I did share the original communications. 2. I asked twice about where it was communicated that there was a max courtesy for residents and received no clarity or information. I checked my lease and it was not listed there. Based on prior communication, there was "max fee" communicated and had I known there was a max, I'd would have made other accommodations. Overall, the money you save by living here is not worth it.
