BEWARE!!!! I had a horrific experience with Marshall & Co…read more Property Management (specifically working with Sarah Jainchill and Dakota from Laguna Vista Apartments in Tiburon) that felt discriminatory from the very beginning. When I initially inquired about an apartment, Sarah wouldn't even let me fill out an application the moment I mentioned I had a Section 8 voucher. They only came back to me after their other applicants backed down. After waiting an entire month to move in with my family, I arrived at the move in inspection to a complete nightmare. The listing explicitly promised "New beige waffle weave carpet to be installed in all bedrooms" and "luxury vinyl flooring." In one bedroom, management left sharp debris and trash all over the floor from a recent window or paint repair, completely unvacuumed. Dakota explicitly lied to my face, claiming the new carpets were to be taken care of by move in date, only to later shift the blame entirely onto Sarah. The bedroom carpets were never replaced. Instead, the apartment was delivered completely filthy and in the exact same neglected state as when I first viewed it. the appliances in the unit are severely neglected and broken and need replacement. The kickplate at the bottom of the dishwasher was broken and poorly masked with a large piece of red tape. It completely fell apart upon inspection and requires full replacement. Stove and oven was heavily rusted, caked in thick, old grease, and still contained dirty aluminum foil left behind by the previous tenant. The paint was peeling off the range hood from age and severe grease buildup, posing a fire and another health hazard. I noticed a thick, unsanitary buildup of dust and filth along the sides of the refrigerator. Furthermore, the unit had a cracked toilet seat covered in urine, a broken front door sweeper, broken thermostat, severe mirror rot, and cracked, lifting bathroom flooring. Most alarming of all, there was severe black water damage and suspected mold under the kitchen sink, a major health hazard for my kids. The place seemed as if it had not been cleaned in years!!! When I pointed these out, Dakota dismissed these health and safety issues as "cosmetic or minor maintenance matters." I even offered my own time to clean the unit a day early, but they refused to give me the keys for "liability purposes," yet expected my family to move into a filthy construction zone and live out of boxes until they could finally schedule carpet installers days later. Management showed zero empathy, never apologized, and tried to push me to sign the inspection sheet just to get the keys. Fortunately, I stood my ground, refused to sign, and immediately contacted the MHA, who backed me up completely to cancel the contract. Please beware of Marshall & Co. They misrepresented the property, lied about updates, and tried to force a family into a sub standard, unsafe apartment!

This property managment company does what it can to keep the HOA fees constant and I am grateful…read morefor that. Living in the Canal Area of San Rafael where there is a 50/50% split between owners and renters is a difficult situation for any property managment company. This property services company holds monthly on line zoom meetings and very few owners attend. There just does not seem to be much interest because most of the residents are tenants who have no voice. There is only a very small community room for in person meetings so everything is decided by a small group of board members who are secretive. I appreciate the efforts of the landscaping committee designate Kathy Truett to plant drought resistant plants. I waited patiently for over 1 1/2 years to see my request fulfilled. I was pleased with the results. Nevertheless dogs and inconsiderate folks continue to "junk up the place with trash and dog poop" At least the needles and syringes and condom leftovers has improved. The driveway and carports areas were recently repaved by American Asphalt Company and they did superior and timely work. It was much needed as the old pavement was certainly last re-done about 20 years ago. This property is home to a very diverse cultural community. Many people are inconsiderate of their neighbors and the units are occupied by way too many inhabitants. Charles Properties does absolutely nothing about this and is totally tooth-less only sending out letters that are ignored by uninterested landlords. Smoking which is illegal in San Rafael continues in the car-ports and lawns generally trashing up the surroundings which are then cleaned up at great expense when a longtime resident/ower like me complains. Perhaps there is not much that can control this illegal behavior other than filing police reports. It is a sorry trash heap that amounts a smelly environment. My neighbors on Playa Del Rey are inconsiderate and nicotine addicts. Some try to clean up but Francisco the Guatemalan gentleman is on a collision course with cancer.

I rented a property in Novato in 2008 that Marin Property Services took over managing in 2015 I…read moremoved out on 6/29/2015 where i lived for 8 yrs. Mark Parrish of Marin Property Services took over managing property 1yr. before I was asked to move. But first let me say when Mark took over and new lease with Everything to stay the same, I was told 6 months later I had to get rid of my dog. Which was named on lease. Each time Mark was contacted about anything, repairs, yard care anything he was very rude and discriminatory. He states many times that he will NEVER rent to section 8 again. When I moved in I payed $2000 deposit. When I moved out he tried to give me $383.00. He says I destroyed the vinyl blinds beyond repair and the screens. Yet had no evidence or photos. I told judge I lived there and I will take partial responsibility. But I DID NOT DESTROY anything. They weren't new when I moved in. O but NO you won't just take my money. I took them to court on September 8,2015. YES I WON!!! Judge ordered him to return $1108 + $65 court costs. Mark Parrish is very disrespectful and has no respect for low income persons.

This property service is everything from incompetent to dishonest…read more It's been almost a year since the last home inspection and none of the needed repairs were done, including a hole in the wall of the bathroom which was caused by water over many years. Instead, they decided that one bedroom needed new blinds (which they charged US, THE TENANTS, $80 to install their incredibly cheap blinds) and that was the end of the "repairs" that needed to be made. My water heater has been broken almost 2 months. They didn't even communicate to us that it was their fault the pilot light kept going out on the water heater because they didn't put it on a pedestal and the vent from the dryer is right next to it blowing the pilot light out... (they told me that on the phone after I called them back asking why their technician left after only 15 minutes of being here). Also, they're now claiming to have lost the initial lease agreement (you know the one where it says how much you paid for first month's rent, last month's rent, security deposit and pet deposit) so we ended up having to pay the last month's rent TWICE. If you end up renting from these people, DO NOT TRUST THAT THEY WILL KEEP YOUR BEST INTEREST IN MIND and seriously consider finding a new place to live where the service actually cares about the properties they manage.

This used to be a 5 star review, so I am sad to be changing it to a 1…read more Looking around at apartments recently has made me realize that noone should really have to put up with the condition of some things here. The apartments are good at first, but after a year they raise the rent and then it is a bad deal compared with similar apartments in the area. The cost per square foot is not good at all. They are nicely rennovated, but not as nice as some of the other places around here going for cheaper. The trouble is once you have moved in, it is expensive to move. The laundries were never great, but over the last year there upkeep has been declining. Because they are run by third party, they are very poorly maintained. They are absolutely filthy. All of the machines leak now, to the point that every load just floods the room out a little bit more. There were 4 of 5 washers going earlier, and the entire room was severely flooded. The floor is all damaged as a result. They patch the floor up, but it gets ruined again within short succession. The washers stink like mould. It is time for a replacement - And a change of vendor! Some of the dryers don't work (despite being repaired several times - it does 'work', but it does not dry clothes), so you need to get to know which ones work and which ones eat your money. The laundries vary in quality and sometimes there are issues with machines, but they are operated by a third party vendor. I find it strange that there is carpet in part of the bathroom with the sink, but that is just me. The good: The staff are always happy to help and very polite. Diana in the office is an absolute legend and always happy to help. When we have had issues (blinds breaking from constant use, a clogged drain that we could not get the plug out of, shower head not giving any water pressure, other minor things) they have been very quick to fix things, and always very good about it.

DON'T MOVE HERE Having lived in these poor excuse for…read moreapartments for almost a year now I can say its well not worth the nearly $2000 we pay for a 2bd 2bath. The management is difficult to get a hold of all the time. First of all when we put in our application for a unit it was approved and we pay the deposit. We get a call a few days later that there was a mistake ( how does that even happen?!) saying we weren't approved. But being the money mongers they are they decided that instead of giving us back the deposit, they would make an exception and give us a unit. BUT NOT THE ONE WE LOOKED AT OR APPLIED FOR. We ended up in bottom floor unit as opposed to top- which I will forever regret because of the hoard of out of control children that make constant noise above us. You can hear everything the walls are so thin and the walls and windows rattle constantly from footsteps and other activities above us. When we moved in the apartment was in a state of disrepair already after being told that it was " In perfect condition" The electricity was wired wrong ( the switch by the front door turned off the power in my bedroom!) Things were generally put together in a half effort way- not screwing in window shades all the way and leaving exposed wires without coverings and missing baseboards. Then the last couple months the shitty kitchen shows how poorly they even cared to put it together. The large florescent light above the sink in the kitchen FALLS OUT OF THE FUCKING CEILING and dangles by an electrical wire. If I had be standing there I would have been seriously hurt. Now the cabinets are just FALLING OFF THE HINGES because the wood the used is so cheap it cant hold a screw. Not the mention the GIANT AMOUNTS OF MOLD that grows in the back bedrooms where there is less air flow- its a health hazard. SAFE YOURSELF THE MONEY AND MISERY AND NEVER MOVE HERE
