The one-star experience was ours also. Now the stars are growing stronger and can also agree with that trend. After the change in management, a change in experience is following behind. In my opinion, each representative has too much on their plate to give the excellence we hope for, and likely the same with other property managment companies. The numbers must say otherwise, and of course, I don't see these details, however out here we witness the reps running as fast as they can ... all the time. It's an industry of problems and complaints, it cannot be easy. Sarah is our current representative and I give her the highest praise (5-star). She makes herself available, prioritizes well, listens, responsive, honest, and most importantly, advises on legal matters. We may need help coordinating contractor bids, however our number one priority is to stay within the law. For us, that is Sarah's number one function, keeping us safe and informed. And she does. Sarah is good at her job, a professional. Also, in my opinion, she could use better support from the assistant manager position, maybe better vetting, training, pay? That is where I'd look to bring excellence. Invest in better support and the foundation becomes stronger.

The latest one is involving MY TREE saying in the other persons yard line but it's not so I am wanting her to come see me to measure it with me present. The best part is if you drive through our community and you'll see how neglected it is with the landscaping on their end. Weeds everywhere. We couldn't even get winter grass because of "the budget". The community is not taken care of as it should be for what we pay a month in HOA fees. I miss our last HOA company they were so nice and very understanding and transparent. This one....oh no. It's awful.

Mark Parrish of Marin Property Services took over managing property 1yr. before I was asked to move. But first let me say when Mark took over and new lease with Everything to stay the same, I was told 6 months later I had to get rid of my dog. Which was named on lease. Each time Mark was contacted about anything, repairs, yard care anything he was very rude and discriminatory. He states many times that he will NEVER rent to section 8 again. When I moved in I payed $2000 deposit. When I moved out he tried to give me $383.00. He says I destroyed the vinyl blinds beyond repair and the screens. Yet had no evidence or photos. I told judge I lived there and I will take partial responsibility. But I DID NOT DESTROY anything. They weren't new when I moved in. O but NO you won't just take my money. I took them to court on September 8,2015. YES I WON!!! Judge ordered him to return $1108 + $65 court costs. Mark Parrish is very disrespectful and has no respect for low income persons.

Instead, they decided that one bedroom needed new blinds (which they charged US, THE TENANTS, $80 to install their incredibly cheap blinds) and that was the end of the "repairs" that needed to be made. My water heater has been broken almost 2 months. They didn't even communicate to us that it was their fault the pilot light kept going out on the water heater because they didn't put it on a pedestal and the vent from the dryer is right next to it blowing the pilot light out... (they told me that on the phone after I called them back asking why their technician left after only 15 minutes of being here). Also, they're now claiming to have lost the initial lease agreement (you know the one where it says how much you paid for first month's rent, last month's rent, security deposit and pet deposit) so we ended up having to pay the last month's rent TWICE. If you end up renting from these people, DO NOT TRUST THAT THEY WILL KEEP YOUR BEST INTEREST IN MIND and seriously consider finding a new place to live where the service actually cares about the properties they manage.

On the first day of moving in, the refrigerator door was left unassembled and fell on me, injuring my shoulder. Only three days later, a water leak issue began--clearly a pre-existing problem that was never addressed before my tenancy. The water leakage under my floorboards has caused mold in the unit multiple times. Since then, I have gone through three separate remediation efforts and have been displaced multiple times with my children from my unit at Summit Ridge Condominiums, Parkview Terrace, Vallejo, CA. Both times I was displaced, I was promised timelines for resolution, but those timelines were repeatedly extended. I was forced to move between multiple Airbnbs, causing extreme stress, inconvenience, and disruption to my family. I have had to fight for weeks to obtain proper and lawful rent credits and PG&E payments. Throughout this time, Renee has repeatedly failed to respond in a timely manner, directly causing displacements and making the situation far worse. I have also been given conflicting information, unfulfilled promises, and experienced delays that appear retaliatory. My unit has repeatedly been left unsafe, unsanitary, and uninhabitable, with personal belongings left in bags under dirty tarps and furniture that was once assembled, disassembled. This has been by far the worst experience I have ever had, and I would not want anyone else to go through what Renee Engelen has put my children and me through. This management company's repeated failures, negligence, lack of accountability, and refusal to respond promptly have caused significant hardship. Anyone considering working with HRH Real Estate Services should proceed with extreme caution and ensure all agreements are fully documented in writing.
