If you want to hire a rude, bully to run your property, Mark is your guy. I moved and bought a home. So happy to be away from the toxic energy of Mark and the owners who basically stabbed me in the back. Horrible experience. Why treat good renters like ? After decades of owning investment properties within multiple HOA communities in Marin, we've never…read moreexperienced a management company as ineffective as CIM. Across our HOAs that are managed by CIM, the assigned manager does not return emails, consistently drops the ball, and will sometimes shift blame onto vendors, claiming they are not responding when the real issue is a lack of follow‑through. These patterns have been persistent and unmistakable, raising serious concerns about ethics and professionalism. We've also noticed a pattern of favoritism toward East Bay vendors, even though our HOAs have long‑time, reliable Marin‑based vendors with fully vetted pricing structures. Given that CIM's headquarters is in the East Bay, it raises legitimate questions about why outside vendors are being pushed when established local vendors already meet our communities' needs. Some of our other investment properties are managed by RealManage, and the difference in structure is significant. RealManage provides two dedicated staff members for a comparable retainer--a community manager who focuses on Board matters and an assistant community manager who is hands‑on with vendors, homeowner requests, emails, and ongoing updates. It's difficult to understand why any HOA would pay for the services of one person when other companies provide two people and consistently stronger support. It is clear that CIM's structure and accountability are far below what any HOA should accept.

I rented my current place from Caren; she was the property manager at that time…read more I've been here 17 years and am grateful that she found a safe home for me to rent. The property has changed hands and things are not the same; but after reading some of the hidden reviews where I was called delusional, I wanted to update my review. Every time I rented from Caren she was very professional, and always seemed to get repairs done quickly and without much interuption to my schedule. Most repairs were assesed and completed within 24-48 hours. When the rental I live in now flooded the second year, she worked things out to get my family and I in to a hotel. Thankfully, I had a family member who worked at a hotel so the owners got a very good reduced rate. Caren handled things in complaince with state laws and always went above and beyond. I have called her to find a new rental and am hopeful she'll get back to me soon.

Hello, I'm writing on behalf of our HOA in Novato, CA, and while looking back at the posted…read morereviews, going back a few years, I would have agreed with the RealManage reviews here on Yelp--except for the misdirected owner complaints that should instead be addressed to their board. The one-star experience was ours also. Now the stars are growing stronger and can also agree with that trend. After the change in management, a change in experience is following behind. In my opinion, each representative has too much on their plate to give the excellence we hope for, and likely the same with other property managment companies. The numbers must say otherwise, and of course, I don't see these details, however out here we witness the reps running as fast as they can ... all the time. It's an industry of problems and complaints, it cannot be easy. Sarah is our current representative and I give her the highest praise (5-star). She makes herself available, prioritizes well, listens, responsive, honest, and most importantly, advises on legal matters. We may need help coordinating contractor bids, however our number one priority is to stay within the law. For us, that is Sarah's number one function, keeping us safe and informed. And she does. Sarah is good at her job, a professional. Also, in my opinion, she could use better support from the assistant manager position, maybe better vetting, training, pay? That is where I'd look to bring excellence. Invest in better support and the foundation becomes stronger.

The best part is if you drive through our community and you'll see how neglected it is with the landscaping on their end. Weeds everywhere. We couldn't even get winter grass because of "the budget". The community is not taken care of as it should be for what we pay a month in HOA fees. I miss our last HOA company they were so nice and very understanding and transparent. This one....oh no. Our complaints, (electrical snafus, dryer acting up, an unwelcome rat visitor,etc...) through the years were dealt with quickly and without hassles. The once a year walk thru was new to us, and a little off-putting, but all in all a pretty minor inconvenience. What wasn't great- When we left, we gave our house a deep cleaning, and were anxious to do a final walk thru with them (The house was something of a mess when we rented it, a rusted shopping cart in the backyard, a chandelier so dusty we thought it was frosted glass...)because we were leaving it in better condition than we had received it. But they were very lax in getting together to do that. In the end we just let it go, and hoped we would get our full deposit back...which we did. Thumbs up...you know...pretty much...

BEWARE!!!! I had a horrific experience with Marshall & Co…read more Property Management (specifically working with Sarah Jainchill and Dakota from Laguna Vista Apartments in Tiburon) that felt discriminatory from the very beginning. When I initially inquired about an apartment, Sarah wouldn't even let me fill out an application the moment I mentioned I had a Section 8 voucher. They only came back to me after their other applicants backed down. After waiting an entire month to move in with my family, I arrived at the move in inspection to a complete nightmare. The listing explicitly promised "New beige waffle weave carpet to be installed in all bedrooms" and "luxury vinyl flooring." In one bedroom, management left sharp debris and trash all over the floor from a recent window or paint repair, completely unvacuumed. Dakota explicitly lied to my face, claiming the new carpets were to be taken care of by move in date, only to later shift the blame entirely onto Sarah. The bedroom carpets were never replaced. Instead, the apartment was delivered completely filthy and in the exact same neglected state as when I first viewed it. the appliances in the unit are severely neglected and broken and need replacement. The kickplate at the bottom of the dishwasher was broken and poorly masked with a large piece of red tape. It completely fell apart upon inspection and requires full replacement. Stove and oven was heavily rusted, caked in thick, old grease, and still contained dirty aluminum foil left behind by the previous tenant. The paint was peeling off the range hood from age and severe grease buildup, posing a fire and another health hazard. I noticed a thick, unsanitary buildup of dust and filth along the sides of the refrigerator. Furthermore, the unit had a cracked toilet seat covered in urine, a broken front door sweeper, broken thermostat, severe mirror rot, and cracked, lifting bathroom flooring. Most alarming of all, there was severe black water damage and suspected mold under the kitchen sink, a major health hazard for my kids. The place seemed as if it had not been cleaned in years!!! When I pointed these out, Dakota dismissed these health and safety issues as "cosmetic or minor maintenance matters." I even offered my own time to clean the unit a day early, but they refused to give me the keys for "liability purposes," yet expected my family to move into a filthy construction zone and live out of boxes until they could finally schedule carpet installers days later. Management showed zero empathy, never apologized, and tried to push me to sign the inspection sheet just to get the keys. Fortunately, I stood my ground, refused to sign, and immediately contacted the MHA, who backed me up completely to cancel the contract. Please beware of Marshall & Co. They misrepresented the property, lied about updates, and tried to force a family into a sub standard, unsafe apartment!
