Kahana Falls is conveniently located close to Ka'napaali. The set up is interesting, some rooms have patios, kitchens and washer/dryers. When we first arrived, the room we were given was right next to a loud malfunctioning air conditioner. We asked to move and the staff were able to put us in a quieter, albeit smaller, room. The room has a small kitchenette area with sink, small fridge, microwave and utensils, dishes. There is a pool and small hot tub in the common area as well as tables and BBQ facilities. Free parking in the back as well as free laundry facilities. The lobby area is staffed 24 hours and you can swap out beach towels for clean ones. Reasonably priced, it's not high luxury but you don't go to Maui to sit around in your room anyway. Would stay here again! read more

Just got back from staying eight days at Kahana Falls. It's located in the loveliest part of Kahana. It's quiet, peaceful and off the beaten path of crazy Kaanapali. It's a smaller establishment. It's not super luxurious. It was perfect for our stay. Across the street is Captain Jack's, which has a lovely happy hour and Restaurant. There's lots of restaurants and coffee shops. You can walk to for your morning walk. The ladies who work at the front desk of upon check in are so nice. Hannah, the concierge, is such a delight in helping booking for trips. If you want a five star luxury resort, Kahana Falls is not your place but if you want a nice clean laid-back atmosphere for a fabulous price, I highly recommend it. This isn't a hotel. It's a roach coach. They put a 2 square foot breezeway outside your door so they can say it's technically not a motel but it is. The hot tub is so hot my wife got heart palpitations and my skin felt like it was boiling. We found a HUGE roach in our room. HUGE. Never seen a roach that big. Also someone barged into our room at 2:30am. My wife screamed and they ran off but like wth what were you guys doing walking into people's rooms in the middle of the night?? read more

My husband and I had a great time at this resort. For an older resort, as most RCI facilities are these days, it was quite nice. The pool is gorgeous and kept very clean. The sand-bottomed hot tub was quite relaxing and the bed was very comfortable. The room we stayed in (one bedroom) could have used more storage space but other than that, it was okay. The staff was amazing, especially the concierge, who gave us all kinds of useful information to help make our stay on the island a great one. Also, whenever we needed anything, a call to the front desk was all it took to get it. 11/27-28/2022: I arrived at my Kahana Falls Condo after an arduous flight from Sac Airport-I'm still suffering from severe jet lag; it was egregiously grueling leaving my Placerville House at 3:00 AM in order, flying out via meeting Hawaiian Airlines' flight schedule at 7:00 AM! Ahhh but, still~It's worth my time waking up at 1:00 AM, i.e., NorCal Time Zone so, I may breathe in Maui's ocean air, smell the gorgeous flowers' scintillating fragrances wafting into my Condo, and ohhhh~the panoramic vistas unseen at my country, Placerville House . . . Ahhhh~That's IT: Another gorgeous, Maui day chilling out at my Condo~LOL!!!! Backstory: Before YELP! was created, I bought Kahana Falls in 1993 after Hurricane Iniki. All the trees seen in 2022 were just little plants about one foot tall. Now while staying at my Maui Condo from 11/27/2022 through December 4, 2022, I find myself admiring the Kahana Falls' Landscapers hard work: All the trees and all the tropical flowers are all now standing majestically tall embracing the waterfalls and pools. Don't come here. The units are very old and outdated. The mattress clearly needed to be replaced. The one bedroom units have connecting doors with no soundproofing. You hear everything your neighbor does. The unit was clean and front desk workers friendly. Save your vacation and book elsewhere. read more

Kahana Falls has a lot going for it. The grounds are delightful with a flowing stream, water falls into a pond or the pool, and a hidden hot tub with a sandy bottom. The units I've stayed in, are fully functional with a well outfitted kitchen, and a patio for dining while overlooking the pool area. The staff has been very friendly and helpful. It's not right on the beach. You have to walk across the street, through a parking lot, and about 50 paces to reach the beach. It's a narrow beach and steep, so it's better for walking. not so great for sitting and sunning. The biggest drawback for me in the Falls building (The one I'm usually assigned.) is the designated smoking area right at the bottom of the stairs and the bottom of the elevator. When you are wheeling your luggage cart to, and from the parking lot, you often have to walk through clouds of smoke to get to the elevator. And you can't fully avoid smoke, walking down the stairs either unless the gaggle of smokers are taking a brief break. I asked the gal at the front desk if they could move the smoking area into the parking lot away from the pathway in and out of the building, but she didn't seem too hopeful. So, if you're sensitive to cigarette smoke, you might see about staying in the other building or finding another timeshare. read more

We stayed here originally 30 years ago on our honeymoon. We had really good memories and wanted to return. There was a lot that was different. The resort seemed more aged (rightly so). The room was small, cramped, and awkward. The jacuzzi was broken, the koi pond was drained and had caution tape. We rented beach chairs only to realize they were broken. When my husband told the woman at the desk, she didn't acknowledge him. They then rented out the same chairs to someone else! It mostly was a bot sad for us. Wow, where do I start? First of all, this is not a resort. It's an old hotel with extremely small rooms that remind of a motel 6. The only thing that was not dated was the restroom. They do not clean your room unless you pay a separate cleaning fee (which I thought I did through booking.com) or you reserve for 6+ days there. They have a set of rules that I feel like are ridiculous such as you have to take out your own garbage from your room. You have to get a towel card to get a towel for the pool or they charge your $25 for each towel. No room service (cleaning or anything) again unless you pay separate. Before you can check out, they leave you an Express Checkout Folio which you have to sing that shows you actually followed the checklist otherwise they keep the $100 security deposit. Honestly, motels do a better job of servicing your rooms without a bunch of stupid rules that I feel for the price we paid, should be included. If you're in a pinch, sure go for this place if nothing else is available. The only positive is the staff which has been great (although I only have seen 2 people ever working for the 3 days I have stayed here). For the price, spend a few bucks more and find yourself a different hotel or motel. read more

The bathroom showers, toilets and cabinets were upgraded recently and look great. The showers are white and much brighter than the gray color step-in tubs from years prior. Some of the front desk staff is great and some are not helpful. It's hit or miss with their helpfulness and sense of ownership of issues. When I was last there during the middle of the pandemic in 2021, they had signs that they are short staffed. In 2023, they still have the signs up that they are "short staffed" and use this as an excuse or rationale for lesser service. For example, housecleaning is on the third day after checkin from 8-3. I was told by the front desk staff that they clean in order of top to bottom and if you have a do not disturb sign when they come by, you will not have your room cleaned for the week. So, if they stop by at 9 am and you are still in the room with a do not disturb sign, they will skip cleaning your room and will not check back between the 8-3 cleaning window because they are "short staffed." There are tiny ants in the kitchen that seem to come from outside. They are not attracted to food necessarily and just come in on the wall behind the pull down bed, over the counter and behind the dishes cabinet and to the kitchen sink area. We tried spraying with the glass cleaner provided for the glass table, and also with Dawn dish soap and water, but we just gave up since the ants keep coming back. The koi pond is murky and the smell of the dirty pond could be smelled from 6 ft away from the pond--this is as of Sunday night. The in unit laundry in the condos are great. Each room came with 1 box of Tide, even the hotel unit which didn't have a washer and dryer. Additional tide boxes are available for a small fee. There's a large box of dishwasher pods under the kitchen sink. Additional pods are available for a small fee. The resort has around 3 or so domesticated cats that roam around the reception area and jump on the furniture and counters. There seems to be adequate ventilation since someone who is allergic to cats did not have a reaction. It's comfortable enough, familiar and I know to expect a 3-star hotel/resort, hit or miss service, ants in the kitchen, etc. when I come here to use the timeshare/vacation ownership. read more

The location of this place is great, next to the beach , restaurant across the street and close to the " 30" to drive in any direction, room is outdated, it's a time share , so there's not to much upgrades here and NO room service of course due to CoVid , but that's going away the month we left , March , we stayed for a week and the room wasn't as great as other resorts I'm guessing, there's a nice sauna and pool next to a Koi pond , the card keys are horrible, almost had to be reset daily, old system front deck says. They have beach stuff for rent and kitchen is stocked, next time we won't be here , I loved Maui and we're coming back . read more

Aside from being outdated. The property has a lot of pluses that outweigh that. - First off the Staff is AMAZING. We were treated with respect, promptness, and they were very pro-active on suggesting things around the area, or things they could provide, etc - The pool is gorgeous and well kept. I ran every morning and the pool was being cleaned, each morning as well as detailed through out the day. - New grills, and they were cleaned often - We stayed in a timeshare room (booked thru RCI) that had a living area, kitchen with peninsula, fridge/freezer, etc. - The dish ware worked great, new dishwasher, the fridge was cold, etc. - The unit had two ac units. These blew cold air no problem and kept the room ice cold - Wifi is FAST! Speed test showed 400+ download speeds. Unheard of for hotels, so this was great! Great cable tv selection with guide, etc too. - Very close to Dukes (2 miles), very close to Maui Brewing 5-10 minute walk. They had a sweet little shopping center next door that had a market store, pub/bar, and miso phat sushi is there which is amazing - The sunsets were great at the beach across the street. We even rented some beach gear to take. - We will be back :) read more

Everything here is beautiful. The place is quiet, beautiful, and the staff were all so pleasant. The location is perfect for a quick walk to the beach and a handful of tasty restaurants. The bus stops a block away so you can ride that to Lahaina instead of renting a car or using Uber, Lyft or a taxi. We are already planning a return trip early next year. read more

I'm at another resort for my vacation when somebody threw a bottle at me from their patio while I was on my run at 8pm tonight. Extremely disappointing behavior especially from in Hawaii. When I turned to confront them, nobody said a word. I wouldn't recommend this place for the life of me. Disgusting behavior tonight. they should regulate their clients by having a security running 24/7 if that's how ghetto they are there. Kahana Falls is a DUMP. I partially blame RCI, as they portray all of the units as beautiful, and then you find out with RCI you get the junk rooms no one is willing to pay money for. The unit we stayed in at Kahana was an "upgraded" unit and it was very smelly and run down. The furnishings were junk and it was not what I would consider clean. The front line staff was friendly but clearly overmatched and not able to offer any assistance. Management staff were horrible communicators and not at all helpful. The unit was bad enough that we went and found another place to stay. Hopeful to get our money back from Kahana Falls. I will be following up with RCI separately. I would not recommend Kahana Falls to anyone. Smelly, dirty, bad management, not on the ocean, no outdoor space and no ability to even see the ocean. read more

First, the staff was very friendly and accommodating, & the maintenance stall was fast to respond the 2 times we called about issues like fridge not working, water leaking under the sink. We stayed 10/1/22-10/8, we new going in there was no air conditioning, but honestly fans give you no relief until the sun goes down! You get a sewage smell occasionally in the restroom, not good! This is a good place if you want privacy and peace People here don't really mind each other. I like that. It's not too big and not too small either. They have an awesome pool that is almost always free of people. So for sunbathing and just reading your book under a palm tree is a great place. They have two running water falls by the pool that is a great attraction to your auditory senses. It's soo relaxing. It's a visual beauty too. Since this is a time share your bed is only made up once in a week. I think it's on a Sunday. But you get loads of towels everyday. I always appreciate when a vacation place were I'm staying at has great water pressure in the shower. Shower takes a lot less shorter. It's spacious, full kitchen and the extra bedroom although smaller has the same set up but with a hot plate instead of a full stove. Washer/dryer . Full huge balcony overlooking the pool. Lots of greens. Two pools and two hot tubs. One is open 24 hours. Cool! Very efficient staff. Clean gym. Sufficient A/C going 24 hours. Loads of parking in the back but really spaced closed together. So careful there driver! Btw- NO WIFI?! Hence the 4 stars. You can plug in and it's FREE. read more

We had the displeasure of staying at this terrible resort 3/8/22-3/22/22. The air conditioner put off a high pitch squealing sound that was hard to tune out. There was an ant infestation in the kitchen & bathroom. The room was old, dirty and worn out. If you can handle the nasty moldy smell, a very old lumpy mattress (that needed burning) and dealing with bug bites, this place could possibly be for you. Old, dated timeshare and hotel property owned and operated by Trading Places International. Rooms are small and poorly maintained. Property also charges a $250 plus resort fee for the week which is not disclosed in any of their booking or property descriptions. The property has a very tiny old pool and no other resort amenities. Trading places is gouging visitors with this fee in addition to the other multiple fees and exchange fees to stay at this old run down resort. Do yourself a favor, run, dont walk away. f this place. Terribly managed hotel. They put false advertising on other hotel booking website and when we told a front desk guy, Rosco, the room that he gave us is not the room we booked, then he turned things around us and said they don't have a room that we booked and if we want a room closer to what we booked originally we have to pay extra and he was pushing us hard to sell that "upgrade". When we said why we have to pay extra for the room that we already paid made the reservation for he accuse us for lying for saying what is already on the website, then said they are not responsible for any description about their hotel on other hotel booking website because they never check those. When we ask how come hotel doesn't know what they are selling for than he look down on us for using a booking website. He was keep changing words and didn't even know what he was doing throughout the whole time. He gave us the wrong room key, didn't even know what kind of room that we are staying in (his conversation shows how much he knows about the hotel too..."so..you guys are in studio..no? one bed? that cant be! oh it is?") When i asked i want to speak with the manager, he refused it, and when i asked manager's email address he didn't even know so he had to call his manager to find out the email address (he didn't even know his manager's email address?) His manager also didn't even respond or anything either. I was right next to the phone when front desk guy ask for email address and when i ask i want to speak to him they both refused. Ugh! We got sucked into staying at a time share!!! I had booked this "hotel" through Travelocity & did not read anywhere that it was a time share. Not until our 4th night did we find out when we were wondering why no one had come to clean our room. We were informed that they will not clean your room until the 7th night, they will only empty the trash, give you fresh towels if dirty ones are left on the floor, & will sweep the floor. However, they only emptied our trash on the 1st night & never gave us fresh towels or swept the floor. On the first night, we noticed that there was sand in our sheets. We found a dead cockroach. The door would not close unless you slammed it shut. There were pros: there was a microwave, refrigerator, & cups; the shower/tub was fully enclosed so that water did not get on the floor & it also had a jet spa option. The "hotel" had a pool, 2 spas, grills, had beach items for rent, & the beach was just a 5 minute walk away. However, the cons definitely outweighed the pros because we were just so uncomfortable! read more

My wife and I were on vacation in Maui and we bought this timeshare 20 years ago and decided to use it again for our 20 year anniversary. It is right across the street from a public beach and 5 minutes away from a beautiful snorkeling beach called Napili Bay, just awesome. My wife even saw a sea turtle lying on the beach across the street, great spot. We have the one bedroom places away from the towers, but they were more than we expected. Great kitchen and AC and bedroom, HUGE closet. The staff is really cool and they have two hot tubs. The pool isn't heated, but when it is sunny, it is awesome to hang out at and read a book. read more

The hotel has not been renovated since it was built. The bathroom was not handicap accessible. The bathroom had broken and loose tiles that we kept slipping on. The a/c units look like they have never been cleaned or serviced. The thermostat was broken. The TV remote was broken. The only window could not be opened or used since it opened to the hallway elevator and everyone would be able to see your bed. We couldn't get moved to another room since they said it was full. The outdoor activities areas were overgrown and not available for use. The main hot tub was broken. Checking in took 40 minutes standing in line for the 1 person that worked there. And on day of checkout the maids came in to our room while we were still there without even knocking and it was around 2 hours prior to check out time. Kahana Falls. (1 star). Outdated. Old. Smelly. Uncomfortable! For a hotel that is rated as a "4 star" hotel in a vacation package... I was not impressed! Yes, maybe I am too high makamaka. Maybe my years of being spoiled at the Bellagio in Vegas has upped my expectations. But a "4 star" hotel should be similar no matter where you go shouldn't it??!! First off, the parking lot is wicked small. If you have a big vehicle (i.e. like our monstrous Jeep) you will have a very difficult time trying to park in the small stalls let alone turn and not hit a car that is parked halfway into the lane. Second, when you finally reach your room, you will be lucky if you are one of the few people that don't have a room that REEKS of moth balls. The appliances in the "kitchen" are so outdated. I guess Maui really wants you to go out and eat at their restaurants since our stove looked like someone had burned something on it. I wasn't going to even bother trying to cook at this hotel. The floors creaked and our neighbors said every time we got up to go to the bathroom they could hear us. Apparently the walls are wicked thin...?? If all you are looking for is a place to sleep... I still wouldn't recommend this hotel!!! Even the pillows were awful!! I didn't sleep very well since my pillow reeked of moth balls. (Completely flat!!! Gave me a neck ache.) I kept waking up thinking I was in a morgue!! The smell of "old people" made me nauseous!! I just can't believe this hotel is still in business... Furthermore, I CANNOT BELIEVE THAT THEY HOCK THIS CRAP AS A TIME SHARE HOTEL!!!??? Now I know, and knowing is half the battle!! I will never stay here again. What a waste of money!! Our only complaint was that the parking lot and parking stalls are on the small side. We'll absolutely stay here again, we just need to rent a smaller car. read more

I'll start with the summary: Average, and I would probably stay here again, but I wish they would make some changes. Beware of the $75 "energy fee" for the week. I'm really tired of these places advertising a rate, then adding "energy" or "resort" fees. They should adjust the rates if they are not taking in enough money to run operations. Towels will also cost you $25 each if you loose one. We stayed in the 1bd/Full Kitchen units at the rear of the property near the highway. Luckily the noise from the waterfalls in the ponds drowns out most of the noise from the street. We were told by unit owners at the resort that these used to be employee quarters until the property figured out that it would be more profitable to rent them out. This is not a luxury property. The interiors are functional, but they really should have spent a few bucks to hire someone with an eye for interior design and some nicer furniture. On the positive side, there are very nice pools and hot tubs, the bed was comfortable, the drains aren't backed up and all of the TVs and kitchen appliances work. The staff are very attentive, friendly and helpful. Also, it is right across the street from a nice beach! Kahana Falls is a good place to crash for the night before heading out to activities during the day, the grounds are nice, but it's definitely not the Hyatt. I almost forgot to tell you that you don't need to set your morning alarm because the garbage truck comes every day at 7:30am to empty the large dumpsters just outside your unit. read more

This "hotel" is actually a timeshare. Rooms are suites, with one half having a kitchen and living room, the other half (the half I received) having a bed, bath, microwave, mini fridge, and sink. The place is older, maybe from the 70/80s? We were given a first floor room, so no view, and our neighbor was smoking pot, which permeated into our room. The room was small, and barely allowed for 2 people to be comfortable (bathroom was a decent size, but the shower bathtub combo left something to be desired, also complimentary products were okay, but not high quality, bring your own shampoo. Housekeeping is every other day. Good thing you're in Maui and will want to be outside. The pool is sand bottomed, but small. The shared kitchenette is in the main building, there are 2 foosball tables and a large screen TV in the Ohana room. You get swim towel cards and can exchange them near the front desk. Don't lose them or you'll be charged. There is a beach right across the street and shops and restaurants all very close by. The hotel is too far from downtown lahaina to walk, so I recommend getting a car. Parking is free, just be careful backing up as the spots are a little cozy. At the end of the stay you'll be charged an additional 30 per night for energy. They will try to get you to listen to a timeshare presentation as well, only do it if you can get a really good deal on an excursion you want to do. Would I return? No, we spent 6 nights, base price about 900, then 180 for energy. There are other places to stay for around the same price. If you just needed a place to crash, then it's not horrible. I am giving this resort a 4 primarily for the low key peaceful and beautiful center court / pool area. The water falls flowing into the pool are spectacular and the landscaping is equally stunning. We spent a week down the coast at a more modern resort and it was difficult to get a chair at the pool or beach as they were all taken by 9AM, here the slower pace was great to really relax. The rooms/ suites are dated but maintained, kitchen was well stocked with everything needed, and good access to grill. Staff is generally pleasant and helpful. On the negative, your across the street from the nearest beach, the rooms and suites as I indicated are dated but very functional and homey, this is not however a full service resort. The addition of a small Tiki gar and grill near the pool would be awesome but bringing our own beverages down was fine. Overall loved the surroundings and laidback feel, but some updates couldn't hurt this property. read more

Pros: really nice water feature with waterfall, nice pool. Close to a lot of good snorkeling beaches on north west side of island. Clean rooms. Nicer than a budget hotel, not as nice as a brand new hotel. But fair price for nice. Dish washer, good sized fridge, well stocked cooking pans and utensils. A great place for a family with a child looking to cook most meals at the condo. Two really nice grills and seating down by pool. (Note the studio apt only had a microwave, so ask about amenities they are very different from room to room) Cons: some of the smaller rooms have new bamboo floors that smell like cat piss. There is no polite way to say it. The room smelled like stale cat piss. Manager explained that it's the bamboo in the humidity, put an ozone machine in my room which pretty much fixed it. However, they should sue the contractor and put in new floors. The carpeted room my freinds got smelled fine. So if you choose to stay here, ask for the carpeted rooms. The front desk called and Woke us up to find out why we weren't at "orientation". Orientation is code word for "come let us pitch you island helicopter rides". And free continental breakfast = stale day old donuts served -you guessed it- at the sales pitch "orientation". I don't mind them pushing activities, but calling the room early in the morning to pester us about it was a bit of a line crossing for me. I won't be staying here again. It's not the worst place. But enough annoyances that when I return to the island I will try somewhere else. read more
