We used their official work order numbers, documents, and IVR system, and our communication with them was consistent throughout the process. After the quote was declined, we were informed that internal issues within their company may have affected payment processing for certain vendors. We have documentation of these interactions, including recorded calls, but as of today, our invoice remains unresolved. Based on our experience, I would advise other vendors to request payment up front.

He then proceeded to tell me what i need to make sure to check for in a roofing company because if the prices were lower than his they must be an uninsured company with no English speaking person on the job. Then when I expressed offense at his insinuation he knew better than I do how to search for my own vendors he told me to be offended all I want he is going to advocate for his customers. We had resigned ourselves to pretty basic (ie "UGLY") granite due to our budget. But I drive past this fabricator almost every day near my house, and decided to stop in on a whim to see if they could beat a price that another fabricator had quoted me on a slab I had seen at a warehouse. Isa greeted me cheerily and said she'd do a little research. By the end of the day she had sent me quotes on several slabs, including the one I was interested in. Her quote beat out the other fabricator (and she didn't know the competitor's price!), but she suggested I take a look at another showroom in The Colony called Verona Marble, to see if there was anything there I liked. Pulling up in front of the place, I quickly realized they would have NOTHING in my price range, but I went in anyway, and fell in love with multiple slabs I knew I could never afford. I sent her the ones I liked, and to my shock, one was square in my budget range, and the other 2 I could have pulled off. However, my favorite slab was the one that she quoted within my budget, and that's the one we picked. It's a new type of finish called "iced," which is a combination of the new, trendy "leathered" finish (which offers a coarse, almost pebbly surface) with a final polish that only shines up the larger, highest patches of the stone. It's utterly breathtaking to look at, AND touch. Visually and texturally stunning. Their quote on this slab was lower than quotes for even the basic, cheap slabs I was getting from other contractors, I could not believe it. (The base granite in the slab was an otherwise drab, basic, grey granite you see everywhere, but the finish transforms it into something that looks super high-end and perfectly matched the look in my new kitchen. This is why it was in my price range, the granite itself is cheap, it's the finish that elevates it.) They scheduled measurements/templates for the day after my contractor was supposed to finish installing my cabinets. Unfortunately, he had to come back that morning for a couple of hours to finish, so he was present when Granite Fabricators came to template. This meant I had to reschedule templating for later in the day, incurring an extra fee. (My cabinet contractor's fault.) However, they measured at 2pm, and the countertops were installed THE NEXT DAY. (Keep in mind, this was in January, which is the slowest month for countertop fabricators.) As a chef, not having a kitchen means not having income, so I was SO impressed with this turnaround time. Something to note is that their people showed up early for EVERY appointment at my house, so if you have a 2pm appointment time, please be ready to expect them up to an hour early. As someone who works from home, this was not a big deal for me, but if they had arrived at their stated time (or a bit later, as most contractors do), I might not have had to pay for a reschedule when they showed up while my cabinet guy was finishing up. Overall, I am utterly thrilled by Granite Fabricators of Dallas. Their prices can't be beat, Isa and Elva in the office are super friendly and follow up quickly, and our new countertops have astounded everyone who has seen them. They look ultra-luxe, far beyond what we expected to get with our budget.

There were some problems with sub contractors, but the owners tried to make those things right. 5 years later, it feels like every time we turn around we find another problem. Not cosmetic, but problems with the quality of work. Just a few problems have been trim that didn't get put back up under low windows, shelves mounted with the screws in the wrong place, pebbles left under the flooring, I can go on and on. Our most recent was that a shower door just fell off. As my husband looked at it to put it back up, he found that they had mounted the heavy glass door into the shower surround with nothing behind it for the screws to hold to except some glue!!! Efforts to repair this problem found that they mounted the whole shower surround with nothing behind it but the studs. No shower board, Sheetrock or anything!!! The subcontractors cut corners everywhere possible and no one monitored the quality of work. Use the utmost caution if you hire this company and monitor EVERYTHING because they won't.

The customer should not need to pull the lead and press for answers about whether a 40 year old header needs to be replaced if trade can see that the header is fine. See photo. Contractors and trade should be honest from the start, beginning with the initial estimate. Other red flags (in retrospect) worth mentioning that are consistent with other recent reviews: -The employee who provided an estimate showed up over an hour before the scheduled time, examined our garage framing from only the outside, and did not return to finish the estimate an hour later as promised. -LBW scheduled our job a week later than initially agreed. -The lead asked open ended questions about the scope of the job upon arrival at the job, making it unclear whether he knew what work needed to be completed. As pleasant as the lead and office administrator were, it feels like we were hustled. If you engage with LBW, make sure you need the work!

At 65 years old, this is only the second review of a business I've ever written but I feel like I…read morehave been so taken advantage of or mislead that I had to write. This is a pretty long review so if you'd prefer to skip the details, here's my review in summary...it's like the old joke about the guy that's offered a great deal on a used car and when he goes to pick it up there are no tires on the car. When he questions the seller, the seller responds "Oh, I didn't know you wanted tires too". I asked for an estimate on removing the poles left from my tearing out the drywall on a couple of walls in our very small 1970's ranch-style home. After a Zoom consultation with Jason, I believe, he sent me a written estimate which I accepted and paid a 25% deposit. I'm not sure of his name because I never heard from or saw him again. Two weeks before the project's scheduled date someone else from LBW's came out to look over the project and told me that there was no way they could do the project for that price and so if I wanted them to do the "drywall patch" afterwards it would be another $3800. $3800. This was more than 50% of the total project. I asked what that entails and he explains that it was just covering the 2 beams at the ceiling line with drywall putty. The way it was explained to me it seemed like a very insignificant thing as well as seeming to be way overpriced for the amount of work he described it would involve; so I said "Well geez then I'll just have to do that myself or something." This had been scheduled for weeks and now at the 9th hour they're wanting another $4000 from me when the whole project was only $6500 to start with! I got my written estimate out to show him and the way the estimate reads there were 3 categories...the first category described part of the project and the extended amount was $0. The second category described a bigger part of the project and the extended amount was $6500. The third referred to "tape and bed" and the extended amount was $0. The bottom line or total was therefore $6500 which I assumed included everything in the estimate. This was the first I'd heard of anything costing "extra". He didn't comment or say anything else and just made a note on his paper. After he left I really felt like I had been part of a "bait & switch" deal or something. The same person came out again several days before the project was to start and we went over the same details. I asked again about the drywall and he again explained it to me like it was just covering "the slit in the ceiling we have to make in order to raise the beam into place." Again he made it seem like almost an afterthought or that I would just have to throw a little drywall putty up there along a slit line just to cover the edge of the new beam. There was no warning or concern I didn't understand the extent of what we were discussing or anything. I asked it he would be there just to make sure and he said he would. And just like I initially thought the estimate included everything necessary to do the job I now also thought I knew what to expect at the completion of the project. The day of the job about 8 men showed up but he wasn't one of them. Like the estimator I never saw the second guy again either. Only 1 of the 8 men spoke even the slightest English and I mean the type of non-speaking English person that responds to you basically with just a blank stare when asked something. At 5pm they were finished and the pictures show how my house looked at completion (except it DOESN"T show how there were also about 10 bundles of electricity/outlets/switches left hanging from the ceiling and laying on the floor where my two dogs were discovering something new for potential chewing...SO I asked a nice neighbor and he came over and tacked them up into the ceiling for safety until I could get someone out to fix them. Of course I'm not prepared and now have to find someone to do all this work and in the meantime live only in our bedroom as the temperature in the house is the same as it is outside. In late June in Texas. Our house is very small. I had started trying to update our 50 year old house myself a couple of years ago to save money however my husband then got very very ill and after being hospitalized for weeks and going through several life-threatening surguries he returned to work only to be let go. So we are now completing the project I started two years ago simply because we cannot afford our house anymore and in order to sell it must have the ceiling fixed. My husband is 70 and is in poor health. $6500 is ALOT of money for us right now and now I guess we have to come up with a lot more. I just feel extremely let down and stupid. I wish someone had explained the project to me more clearly or had given me an estimate that included not leaving our entire ceiling open. If anyone knows anyone who does this kind of work for a reasonable fee at this point pls let me know...mcintoshmail2012@gmail.com
