The worst kind of crooks here. Had a contract and loan approval on a house on Windermere years ago and at the last minute, a Justine Peterson manager got in kahoots with an investor at One West. My contract was suddenly dropped even though it was signed by all parties. One West then advertised the property and wouldn't call me or my husband back about it. Especially after we told them we already had an accepted contract- he blocked our calls. My husband then called as a contractor/investor and the guy at One West was SUPER eager to work with him and kept calling my husband back. We went back to our realtor at Justine Peterson who seemed embarrassed and like there was something out of his control going on. (The supervisor at Justine Peterson was in on it.) My husband called the investor at One West, put him on speaker and the guy started screaming at him and kept saying, "Do you know how much trouble I can get into for this?!!!" (He didn't know he was on speaker). He hung up on my husband. They rushed us out of Justine Peterson and the realtor apologized. They were all sweating bullets.
This place and One West are in some sort of illegal/corrupt trade where they scam actual families so investors can make under the table deals and profits. The house wound up selling to an investor for just a few thousand more than what our contract was for. (We actually had a loan approval for much higher and would have paid more). I guess they had make it a little more to make it look legitimate.
A year later, I met a lady who was a realtor and told her the story. She urged me to contact an oversight association because she knew of the guy at One West and said he's notoriously crooked. But we weren't going to waste any more time or energy on it. However, I do feel horribly guilty now, thinking about how many others, who are not as (moderately) savvy as we are, have been victims of JP's and OW's schemes.
Since then, we purchased a home in a beautiful area, with cash and with a lawyer. No more realtors for us. Too many scam artists and corruption, especially in St Louis.
They really should be heavily investigated and some of them should be in prison for fraud. read more
