Keep in mind, this is an older building, so there is some outside noise and a quaint, aged feeling/look - pictures describe this accurately. In town for just a night, but there were plenty of restaurants and things to do. This is just down the street from a few restaurants + bars and probably a five minute walk from even an even more populous area near the hospitals. I'm not from the area, but this was seemingly right in the middle of a historic neighborhood and down the street from Forest Park which has incredible trails for walking, houses the zoo and an outdoor theater, science museum, etc. We lucked into street parking with no hassle, no fee - it was a few buildings down, but not inconvenient. Would stay again.

This is a review over 7 years in the making -- that's how long I stayed in a Cronin apartment…read more Overall, I'm very happy with the experience. I had moved into one of their freshly rehabbed 1-bedroom apartments in the Demun neighborhood. Immediately I noticed that there was no ceiling fan in the bedroom. I asked them if they could install one, and a few days later, they put it in. I really wasn't expecting that. I didn't need to call them often for issues, but when I did they were extremely responsive and capable, and the staff was nice to deal with. I usually paid my rent on time, but when it was late, they didn't complain or charge me any additional fees. I can't say this will be the same for everyone else, it could be because I had lived there for a while and they knew I was good for it. During the whole time I lived there, they only raised the rent once, by about 10%, which was reasonable. I didn't feel like they were greedy and always trying to get more money from me. When I had to leave the property, I asked them if they'd be willing to let me end my lease a few months early, and they did so without any penalties. They also returned a good portion of my security deposit, which I honestly wasn't expecting. Paying rent will always suck, but with landlords like Cronin, it will suck the least amount possible. Thanks for a great 7 years, guys!

This company is very strict on tenant living requirements. There is also a late fee of $150 -$200…read moreif you pay after the 5th of each month. They demand that you either finish your lease and pay in full upon exiting or pay 2 months extra if you have an emergency and have to leave early (even though you won't be living there and they rent the apt. to other parties and make double) plus lose your deposit. If you have a family emergency or have to move, you are treated as a burden, even if you've rented from them for several years, follow all their policies perfectly, and have always paid on time. You have to follow strict policies for guests, extremely low noise levels, and may not own a dog. The buildings have a high tendency of leaking through walls during heavy rain. The sewer lines also back up. Their rent is much higher than other landlords in the area. I would highly recommend looking elsewhere.

They marketed this as a brand-new, updated home, but it is actually a cheap flip job with outdated everything. They slapped an awful, disgusting paint job over structural issues, installed terrible flooring and cheap carpet, and left popcorn ceilings galore. Under the surface, the place is falling apart: there are active leaks in the basement, the bathroom fans don't even work, there is terrible foundation work, and the A/C unit FROM 1993! Despite paying a premium for a supposedly 'updated' house, you are forced to shoulder 100% of the expensive maintenance burdens of a homeowner without getting any of the actual benefits or equity of owning the property. You have to pay out of pocket for these costly repairs while the actual homeowner hides completely behind Three Doors and Complete Property Management to avoid any accountability. To make matters worse, their home warranty company is a complete joke. They use endless loopholes, pre-existing condition clauses, and deliberate delays to deny legitimate claims, leaving you entirely stranded when those ancient systems inevitably break down. Whenever a crisis hits, the owner stays invisible, the warranty company offers zero protection, and the management group just points to the fine print. It is a predatory setup where you take all the financial risk for a lemon of a house while they hide in the shadows and cash your checks.

This is a waste of time if they call offering to buy your home…read more We took our house off the market and they were one of 50 people to call, but they wanted to buy my house rather than just be my next real estate agent. I said please do not waste my time and offer me 'like $385k'. Pat said, 'oh no, we do not do that. So I proceeded. I chatted with their agent next and we set up a time to meet at the house and appraise. I again said please do not waste my time if this is just going to be a lowball offer, again even saying 385k as an example of an offer we would be offended by. After three days of communicating and arranging my schedule to to meet Shawn at the property, his offer was $325k. The zillow estimate on our house was $445k and the Zillow offer to buy it was $401k. This was such a colossal waste of time and could have been avoided with honestly and integrity.

The worst kind of crooks here. Had a contract and loan approval on a house on Windermere years ago…read moreand at the last minute, a Justine Peterson manager got in kahoots with an investor at One West. My contract was suddenly dropped even though it was signed by all parties. One West then advertised the property and wouldn't call me or my husband back about it. Especially after we told them we already had an accepted contract- he blocked our calls. My husband then called as a contractor/investor and the guy at One West was SUPER eager to work with him and kept calling my husband back. We went back to our realtor at Justine Peterson who seemed embarrassed and like there was something out of his control going on. (The supervisor at Justine Peterson was in on it.) My husband called the investor at One West, put him on speaker and the guy started screaming at him and kept saying, "Do you know how much trouble I can get into for this?!!!" (He didn't know he was on speaker). He hung up on my husband. They rushed us out of Justine Peterson and the realtor apologized. They were all sweating bullets. This place and One West are in some sort of illegal/corrupt trade where they scam actual families so investors can make under the table deals and profits. The house wound up selling to an investor for just a few thousand more than what our contract was for. (We actually had a loan approval for much higher and would have paid more). I guess they had make it a little more to make it look legitimate. A year later, I met a lady who was a realtor and told her the story. She urged me to contact an oversight association because she knew of the guy at One West and said he's notoriously crooked. But we weren't going to waste any more time or energy on it. However, I do feel horribly guilty now, thinking about how many others, who are not as (moderately) savvy as we are, have been victims of JP's and OW's schemes. Since then, we purchased a home in a beautiful area, with cash and with a lawyer. No more realtors for us. Too many scam artists and corruption, especially in St Louis. They really should be heavily investigated and some of them should be in prison for fraud.

I think the rent is very fairly priced considering the amenities and quality of the building -- you don't hear your neighbors (except for noise from the hallway) thanks to the thick walls and floors, which is a huge step up from my previous renting experiences. My previous landlord overcharged us, refused to fix glaring problems, and scheduling maintenance was a nightmare. Communication with management at Shepard has been much easier -- I can set up a maintenance request through the resident portal, and if appointments are missed the building manager is highly responsive. On top of that, you often run into him during weekdays -- he's always here, and I appreciate having a building manager who is friendly, approachable, and passionate about the building. When we toured for the first time, he spoke about how he and an architect redesigned the building themselves, and his care for the project is obvious. While living here, I've seen amenities such as a barbecue grill and seating areas for the dog park go in, and the club room and gym have been decorated and well-maintained. The flaws that are present are well-handled; there is a complimentary exterminator service that comes through every summer. I've also seen security greatly increase -- our pedestrian gates have been upgraded to key-only, and door codes rotate as necessary.
