After our move-out walkthrough, our apartment was marked as passing, yet we were later charged $1,385 for sod replacement. Over a year later, I am still requesting an itemized invoice explaining how this amount was calculated. The only documentation I have received from Sunrise Landscaping has been proposal estimates rather than a detailed final invoice showing the actual work performed, labor costs, material costs, or the square footage replaced. Despite multiple requests, I have not received a breakdown that justifies the charge. I also found inconsistencies in the explanations I was given. Initially, I was told the charge was only for sod replacement. Later, another proposal included irrigation work that had never been mentioned before. This only raised more questions about the accuracy of the charges. After obtaining quotes from several local sod companies and comparing retail pricing from major home improvement stores, I found the amount I was charged to be significantly higher than expected for the reported area of replacement. Without an itemized invoice, it's impossible to understand how the final amount was determined. My lease also does not state that tenants are responsible for sod replacement or ground restoration, so I have repeatedly asked PLK Communities to identify the lease provision supporting this charge. To date, I have not received that documentation. I'm not opposed to paying legitimate damages when they are properly documented. However, I do expect transparency, accurate billing, and supporting documentation when nearly $1,400 is charged after move-out. If you're considering renting from Mark Lane Apartments or doing business with PLK Communities or Sunrise Landscaping, I recommend carefully documenting everything throughout your tenancy and requesting detailed invoices for any move-out charges.

My experience at Mark Lane Apartments in Naples has been extremely disappointing. If you value…read morepeace, quiet, and being able to enjoy your own apartment without constant disturbances, I would think very carefully before signing a lease here. Barking dogs and noisy neighbors are a daily problem. Quiet hours appear to be nothing more than a suggestion because there is very little meaningful enforcement. Residents are expected to tolerate repeated disturbances while management sends out yet another generic reminder email. And that's the problem: emails aren't enforcement. When residents repeatedly complain about barking, excessive noise, and disturbances during quiet hours, management's answer seems to be to tell the residents to document everything and collect evidence. Why are residents being asked to do management's job? Why isn't the community being proactively monitored? Why isn't there overnight security to deal with disturbances when they actually occur? Once you sign your lease, it can feel like your problems become your problems. The property may look nice, but the quality of life is severely undermined when you can't count on the rules being enforced. What's the point of having quiet hours if nobody is willing to enforce them? My experience with JT Worthington, Mirtha Zafra, and Pedro Trujillo has also been extremely frustrating. From my perspective, dealing with management feels more like dealing with people whose primary responsibility is protecting the company's interests than advocating for the residents who actually live here. When you're paying a substantial amount of money to live somewhere, you shouldn't have to repeatedly fight just to get basic peace and quiet. The three maintenance guys are honestly the only consistently positive part of my experience. They are helpful, professional, and seem to actually care about doing their jobs. Unfortunately, good maintenance doesn't compensate for poor management and lack of enforcement. If you are considering moving here, talk to current residents before signing anything. Ask them specifically about barking dogs, noisy neighbors, quiet-hour violations, and what management actually does when complaints are made. Because based on my experience, the answer seems to be: Send another email. And then another. And another. Meanwhile, the residents are left to deal with the noise themselves. A property can have nice amenities, a nice appearance, and a professional leasing office, but none of that matters if you can't have reasonable peace and quiet inside your own home. No response needed for this review , I already know it will be how sorry you are , we don't need your sorry that's not what we are paying rent for. We have a few more months left from our lease but honestly don't even bother sending us a renewal, can't wait to move out! DO NOT BE FOOLED by the photos on the website or the apartment they show you on the tour. This…read moreapartment is the WORST place I have ever lived and the absolute WORST management company I have ever rented from. I should have known I made a mistake when the maintenance man told me what shitty, overpriced apartments these were during the first week of living here. During our conversation he told me that someone had just killed themselves in an apartment that had to be cleaned up and he also told me not to trust anyone in the apartment and that the cops frequented the community. During our time living here I found that to be true when I saw the police here more than 10 times and even once right next door to us when they came to check on our lovely neighbors who did nothing but drink all day, sit outside and scream at each other and smoke cigarettes. Upon moving in to the apartment I found multiple cockroaches, bugs and dust and dirt all over every corner and baseboard. All of the screws inside of the cheap kitchen cabinets were covered in rust. The carpet was obviously not professionally cleaned before we moved in because it still had stains on it as well as hardened nail polish. I spent hours cleaning this place before I felt comfortable moving in our belongings. It took an entire MONTH of living here before we had a working washer and dryer, and after a year the dryer only "works" if you complete the 70 minute cycle two times to dry the clothes. Since we've lived here I've seen multiple cockroaches and at one point we had fleas because management allowed the abandoned apartment next door to become infested with fleas and neglected to take care of it for months after it was abandoned. Our air conditioning broke and it took over a week (yes, in 100 degree heat) before they addressed the issue because management is so disorganized an doesn't know how to communicate with the maintenance team. They said they they would bring a portable air conditioning unit to us and conventionally "forgot" about it for two days. Nice. After three more weeks the air conditioner was finally properly repaired. This is not a non-smoking community and we were basically surrounded by multiple apartments that reeked of smoke and there were tons of children around. Nice. When you aren't smelling cigarette smoke your hallways will smell like dog pee from the people who let their dogs pee wherever they want. The garbage area is constantly overflowing with trash and it smells awful. There are always piles of abandoned furniture sitting by the trash for weeks at a time as well and it's an eye sore. If you want to use the pool be prepared to see a bunch of people who don't even live there that come and park to use the pool and then get back in their cars and drive away. DO NOT RENT FROM HERE!!!!!! Spend a little more time looking for another apartment and I guarantee you will find one that you'll feel satisfied spending money on every month.

During my stay, I appreciated some of the team--especially Chuck, who remains incredibly helpful, and Nico from maintenance. However, many aspects that once made this community enjoyable have changed significantly. The welcoming feel has faded since Rebecca and Henry, who really understood customer service, were replaced by Chantal and Abby. Since they joined, the overall service and communication from the front office have both gone downhill. It once took 11 days for them to respond to a basic email. On multiple occasions they've provide false/incorrect info. It's wild how many of my neighbors specifically notated the change in personnel and management being the reason for their departures. Turnover is rampant here. As of November 2024, they had 20+ units available for leasing, which is a horrible sign in the middle of busy season. There are a large number of units in buildings 4 and 5 now being leased to and occupied by workers from Mediterra and Arthrex. Even while these companies are leasing 20+ units across multiple buildings, the community still has an additional 20 units open. That means turnover here is astronomical. Additionally, there have been some strange incidents that reflect poorly on management's oversight. For instance, random dogs have been seen running loose around the property at 1 a.m., barking non-stop creating an unsafe environment. One neighbor allowed his dog to defecate and urinate INSIDE his unit for months before any action was taken, creating a horrible smell and a clear health concern. (They re-rented that same unit weeks later... ewww) There have also been random times when the police were called for noise disturbances (since this is the action the office tells you to take) adding to the sense of disorder. I have always lived in Greystar buildings and planned to continue, however, because of Abby specifically, her continued false statements behaviors, and the lack of service provided on behalf of Greystar, I wouldn't return to a Greystar building in the future. It's disappointing that the level of service no longer meets the standard anyone would expect from Greystar properties. Greystar should be thoroughly ashamed of this property and its, at best, dubious and unsavory business practices.
