This…read moreapartment is the WORST place I have ever lived and the absolute WORST management company I have ever rented from. I should have known I made a mistake when the maintenance man told me what shitty, overpriced apartments these were during the first week of living here. During our conversation he told me that someone had just killed themselves in an apartment that had to be cleaned up and he also told me not to trust anyone in the apartment and that the cops frequented the community. During our time living here I found that to be true when I saw the police here more than 10 times and even once right next door to us when they came to check on our lovely neighbors who did nothing but drink all day, sit outside and scream at each other and smoke cigarettes. Upon moving in to the apartment I found multiple cockroaches, bugs and dust and dirt all over every corner and baseboard. All of the screws inside of the cheap kitchen cabinets were covered in rust. The carpet was obviously not professionally cleaned before we moved in because it still had stains on it as well as hardened nail polish. I spent hours cleaning this place before I felt comfortable moving in our belongings. It took an entire MONTH of living here before we had a working washer and dryer, and after a year the dryer only "works" if you complete the 70 minute cycle two times to dry the clothes. Since we've lived here I've seen multiple cockroaches and at one point we had fleas because management allowed the abandoned apartment next door to become infested with fleas and neglected to take care of it for months after it was abandoned. Our air conditioning broke and it took over a week (yes, in 100 degree heat) before they addressed the issue because management is so disorganized an doesn't know how to communicate with the maintenance team. They said they they would bring a portable air conditioning unit to us and conventionally "forgot" about it for two days. Nice. After three more weeks the air conditioner was finally properly repaired. This is not a non-smoking community and we were basically surrounded by multiple apartments that reeked of smoke and there were tons of children around. Nice. When you aren't smelling cigarette smoke your hallways will smell like dog pee from the people who let their dogs pee wherever they want. The garbage area is constantly overflowing with trash and it smells awful. There are always piles of abandoned furniture sitting by the trash for weeks at a time as well and it's an eye sore. If you want to use the pool be prepared to see a bunch of people who don't even live there that come and park to use the pool and then get back in their cars and drive away. DO NOT RENT FROM HERE!!!!!! Spend a little more time looking for another apartment and I guarantee you will find one that you'll feel satisfied spending money on every month.

I've had the same very little table with plants outside my place since i moved in here and now I just received a notice saying it needs to be removed off my patio or else they will charge me then they will remove it. That is crazy to me but not as crazy as randomly after 5 years getting a notice on my door stating they will be doing a "yearly amenities check" then putting a note on my door today saying "you have a new pet please pay us pet fees and submit paperwork of vet and shots when I was only taking care of my friends cat for a week while he was away. I see that there are many places available here and I see why who would want to live in a place that is complete overpriced that keeps going up and up every lease! plus now it feels like you are under a microscope with everything you do in our outside your apartment. we will not be resigning our lease here after July and are more than happy to be looking at other places that are ACTUALLY WORTH THE PROCE TAG!!

If you value…read morepeace, quiet, and being able to enjoy your own apartment without constant disturbances, I would think very carefully before signing a lease here. Barking dogs and noisy neighbors are a daily problem. Quiet hours appear to be nothing more than a suggestion because there is very little meaningful enforcement. Residents are expected to tolerate repeated disturbances while management sends out yet another generic reminder email. And that's the problem: emails aren't enforcement. When residents repeatedly complain about barking, excessive noise, and disturbances during quiet hours, management's answer seems to be to tell the residents to document everything and collect evidence. Why are residents being asked to do management's job? Why isn't the community being proactively monitored? Why isn't there overnight security to deal with disturbances when they actually occur? Once you sign your lease, it can feel like your problems become your problems. The property may look nice, but the quality of life is severely undermined when you can't count on the rules being enforced. What's the point of having quiet hours if nobody is willing to enforce them? My experience with JT Worthington, Mirtha Zafra, and Pedro Trujillo has also been extremely frustrating. From my perspective, dealing with management feels more like dealing with people whose primary responsibility is protecting the company's interests than advocating for the residents who actually live here. When you're paying a substantial amount of money to live somewhere, you shouldn't have to repeatedly fight just to get basic peace and quiet. The three maintenance guys are honestly the only consistently positive part of my experience. They are helpful, professional, and seem to actually care about doing their jobs. Unfortunately, good maintenance doesn't compensate for poor management and lack of enforcement. If you are considering moving here, talk to current residents before signing anything. Ask them specifically about barking dogs, noisy neighbors, quiet-hour violations, and what management actually does when complaints are made. Because based on my experience, the answer seems to be: Send another email. And then another. And another. Meanwhile, the residents are left to deal with the noise themselves. A property can have nice amenities, a nice appearance, and a professional leasing office, but none of that matters if you can't have reasonable peace and quiet inside your own home. No response needed for this review , I already know it will be how sorry you are , we don't need your sorry that's not what we are paying rent for. We have a few more months left from our lease but honestly don't even bother sending us a renewal, can't wait to move out! I would not recommend Mark Lane Apartments to anyone who considers quite responsive and proactive management important.

Apartments are well maintained and if you do have an issue arise, the maintenance crew is quick and gets the issue resolved with little fuss. I've never had to wait more than a few hours to get my issues looked at and usually fixed right away. If you visit the office Samantha or Adiene are there to give you a warm smile and assist you with your needs. These ladies are the backbone of this community and we are lucky to have them! The pool area and weight room are kept clean and problem free. The location is fantastic. Located minutes from 1-75 and near Pine Ridge and Airport Pulling, the location puts you near shopping centers and several grocery stores. If you want to hit the beach you are only 10-15 minutes to several beach locations. Downtown 5th Avenue in Naples is only 15-20 minutes away. Miami is about a 2 hr drive down 75. Here's a major point...Since the coast of Florida is susceptible to the occasional major tropical storm or hurricane you want someplace safe. Durning Ian (2022) The Arium sustained little water damage (ponds overflowed a bit) and only lost power for one day. By the following afternoon, it was business as usual, while those closer than us had some severe damage. This area is considered "B" Zone and is about as close as you can get to the coast without the worry of storm damage. Something to think about if you want to be able to enjoy the area amenities and not have too big of a worry about storms. If you are looking for a place to rent at a reasonable rental price, this is it. Close to 'everything', many amenities, and a staff who will assist you when needed...and pet friendly!
