He was very thorough with the inspection on an old house from 1910. I valued his interests into taking his time to asses the home rather than using a quick checklist sheet. I recommend him to potential homebuyers and homeowners. He also did sewer scope inspection, highly recommended esp here in WA with all these tree roots and older homes.

Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

My main contact, Joe Pascua, has been completely unresponsive and constantly procrastinating on the project. At first, they claimed they couldn't start until they received more information once they got it, they added another four weeks to the schedule. After I submitted payment, communication became sparse and inconsistent. Joe repeatedly promised updates and completion dates that never materialized. This ongoing lack of communication and follow-through has cost me hundreds of dollars per day in delays, and continues as I have yet to receive the finished permit-ready drawings. I would strongly caution anyone considering this company they do not deliver on their commitments or communicate in a timely manner. If you don't have money to waste stay away.

He was extremely knowledgeable, kind, and offered advice when the government was illegally trying to hold us up on our project. They by far have the best prices in the industry, and a company has never looked out for my interest the way these guys did! They did a wonderful job on our shop inspection, and the home design they are doing for us is coming along beautifully. I can't recommend them enough, whether you need an architect, structural engineer, designer, or anything in between, whatever your home needs are go to these guys! They will take good care of you! Trust is 100% restored knowing that if problems come up they will take any action needed to follow up. I will also say that the work they originally did was actually to code, and we agreed that the moisture problems arose due to the nonstandard setup of my dehumidifier, NOT because of errors in Terra Firma's work. Thank you Terra Firma.*** Unfortunately, I have to drop a negative review in the interest of warning other folks that their work has gone downhill. I previously had an excellent experience with Terra Firma for management of a water problem in my crawlspace. I hired them without question again for my current property for management of moisture issues, and I didn't check their work upon completion as thoroughly as I should have. Unfortunately, about 1 - 2 months after completion of work, I discovered a large mushroom growing out of one of the structural posts in my crawl/basement. On closer inspection, I noticed that the dehumidifier water discharge line they installed was dumping less than a foot away from my foundation, corresponding to the exact spot the mushroom was growing. Moisture was the exact problem they were supposed to fix, but now they have created a severe structural problem secondary to moisture with the dehumidifier line dumping large quantities of water right next to my foundation. In other words, they created the exact issue they were purporting to fix by collecting the moisture and depositing it into my foundation. Once fruiting bodies are growing out of wood, this is an indicator that the wood is severely compromised and the fungus network has grown extensively. I now have a very expensive and serious problem to fix. I called to let them know about the problem, not sure if I will hear back from the coordinator/ the team who did the work. I am not sure if I would trust them to fix the issue after the damage they have caused, but I would accept financial remediation. If they take steps to make things right, I would update my review. I would not hire Terra Firma again for any crawlspace work, be it structural or moisture related because of the big problem they have caused. Again, just would like to warn others.

She will say anything you want to hear even though it is absolutely untrue. The engineer, Russ seems like a nice guy who knows what he is doing- but has taken on too many projects that he can't complete in a timely manner.

I wish I could give this zero stars. Needed plans for a basic pole building worked up. After…read morenumerous weeks and multitude of attempts to get them to call me yielded NO communication at all. When I finally got the drawings there was a large perimeter footing under the slab that I wanted to be removed due to cost, there were other items they put in that was not needed as part of a pole building and not part of my request even though I provided pictures and drawings of what I wanted. They charged me 3 additional hours of engineering time. It took me weeks more time to get this 3 hours job done, again multiple attempts to have them call me back. Only when I threatened legal action did Russ call me back. I finally got the plans and instead of removing the footer as requested, they only made it smaller claiming they need to me below the frost line. I called the county and that IS NOT required by code and they have never seen that before the guy said. I need to get this built, PNE took so long I am now behind schedule, so I need to take these plans and HOPE the county will accept them. I do not have the patience to wait more months nor can I afford start over with a good firm.

I needed some additional information from that engineer, but after a month of trying to reach him, I finally gave up and put calls out to new well-reviewed structural engineers. Out of the six I contacted, Dimitry was one of only two who actually got back to me, and within a timely manner. I was very impressed with his knowledge and his ability to translate everything into laymen's terms that I could understand. Additionally, he spent an extremely long amount of time on my property, looking at everything and pouring over the construction plans. I felt confident that he was considering everything before giving his opinion and suggestions. Lastly, I found his rates more than reasonable, especially for the amount of time he spent on my property and his level of expertise. I highly recommend Dimitry and Structural Design Shop if you are in need of a knowledgeable, experienced residential structural engineer.

We had a pretty complex problem surface…read moreright in the middle of demolition for a small entryway project, and our current structural engineer suggested we demolish the entire front of our house from roof to foundation -- an overwhelming and baffling suggestion. I reached out to Dmitriy in a panic and he was available to swing by practically the next day and immediately come up with a series of far more nuanced, elegant solutions that actually took into account the age of our house and the scale of the project. After his initial site visit, he was able to get detailed structural sketches to us in under 3 days. In a city where structural engineers are routinely turning down projects or quoting weeks or even months-long turnaround times, that in itself was a miracle. You can tell he works hard and definitely knows his stuff. I wouldn't hesitate to reach out if you need an extremely smart and impossibly responsive pro to swoop in and save your ass, like we did! I had Seismic Northwest install a reinforcing beam, drywall work, and electrical. They did a great…read morejob with the beam and the drywall work, the electrical was another matter. Long story short, I requested that all of the new connections be made in boxes that were accessible, such that if there is ever an issue, the connection points are easily discoverable and accessible. Despite the communication, the net result was that they left 2 hidden connections in the ceiling, and what's worse, they used 14 gauge wire on a 20 amp circuit. While communicating about the boxes etc, they were not honest on 2 different occasions; once where I had to push back for them to expose a connection that was hidden, and another time when I discovered the hidden connections they created in order to expose a connection in box. I had another electrician come out to fix the issues after I discovered the hidden connections and 14 gauge wire. Now, for what is worth, I don't know how much the issue stemmed from Rocky or the crew he had on the job. If they just did the structural work and the drywall, I'd easily give them 5 stars, but because of the unfortunate experience with their electrical work, I had to bring it down to 2 stars. If they just did electrical, I would have easily given then 1.
