I signed my lease blind from out of state the very first year and Todd was incredibly accommodating and understanding of the situation, and went out of his way to send me extra pictures of the apartment both inside and out so I knew what I was getting when I signed (this was before video tours were a common thing). When I moved out of that apartment to a bigger one with TLT, Todd happily showed me every unit I had even a little interest in so I could make whatever choice was best and went over the honest pros and cons of each as we went through them. From a renter perspective, TLT is fantastic. Maintenance requests were always taken care of within a few days, and the few times where a very serious issue happened (i.e., pipes bursting) maintenance was there on the same-day to make sure no damage was done to anything inside the apartment. Huge shout out to Jim and Andy for always taking care of things. Any time there was any situation with extenuating circumstances for either me or my roommates over the years Todd was always very understanding and flexible and always genuinely tried to work to help make things work seamlessly. We always had plenty of heads up when our apartment was going to be shown, and there was constant communication in all of the move out / move in processes. I really can't say enough good things about Todd / TLT and the experience I had renting from him. If you have the option to rent from TLT over any other group, do it, you won't regret it.

Barb Gallivan is a 30 year veteran and has put together a team of professionals to assist the seller with this complicated and time consuming process. The coordination of home inspection, handyman, appraiser, market analysis, photography, advertising, showings, open houses, negotiations, estate sale and final cleaning led to receiving multiple offers. The result was what we had hope for... we sold our home through a seamless process and well above the listing price. Twenty years ago when selling our last house we did not use a realtor. Experiencing the team approach from The Gallivan Group was a welcome change. We felt informed and supported throughout and are very happy with our choice.

Of all the services, food venues, etc. I have reviewed, Barb and her team define what it means to go the extra mile for customer satisfaction and when her team establishes a relationship, it continues well after the sale. It's been several years since her team helped me and even now she stays connected to her clients. I've dealt with realtors (both on selling and buying side) in the Northern Virginia, Chicago and Champaign area (all very active markets) in the last 20 years. I have noticed many times the successful realtors start their own teams and the realtor becomes "too big for their britches". Even after realizing success, Barb remains connected and seems to remembers each of her clients and it's that personal touch that will make a difference as you deal with selling or buying a new home. HIGHLY recommend Barb and her team if you need a team member to help buy, sell or someone to help educate you on the process.

My experience with this company is unlike any I've had in a long, long time. It's wonderful to walk through the front door and be on a first name basis with the person you're working with. They had lots of high quality options for me to pick from that didn't break the bank. I enjoyed working with Lindsay to update my kitchen in my newly acquired condo. She was great to work with, her communication was excellent and she has great taste in putting things together. I could not be happier and will work with her on a bathroom project next, along with the contractor she recommended to me that was just excellent.

I found a granite pattern that I liked in August, and I was sent to Carstin Brands in Arthur, IL to pick out a slab. Upon arriving in Authur, I was told that I can't pick out slab there as it was the fabrication warehouse, and I needed to go to Schaumburg to the showroom. An hour drive each way to Arthur resulted in a wasted day. I went to Schaumburg and picked out my slab, no issues there. The slab was installed at the end of August. The installers from Carstin (the fabricator) were professional and timely. Immediately after installation, I noticed several spots that were chipped or filled with a rough, gray putty-like substance. I contacted Lindsay to rectify the issue, and she attempted to facilitate a solution with Carstin. Fast forward to November, the spots still had not been fixed, and I had made several attempts to contact Carstin with no return call- and the answer from Hampton's repeatedly was that "billing has been made aware" so that we would not be responsible for the balance until the spots were corrected. Carstin finally came out to fix the spots after I stated that I would not be recommending Hampton's or Carstin based on this experience. I waited to pay the balance until a new statement was issued, just in case we were charged for the repairs. Sure enough, I just received the statement and we were charged for the repairs!! I have made several attempts to contact Hampton's and stated that we will not pay for the repairs charged, with no return correspondence. This company clearly does not stand by their work, and I will not recommend them to anyone. I love my countertops, but I am very disappointment with this experience.

BUYERS BEWARE!!! John inspected our split level Urbana house we purchased in 2021. We chose him…read morepurely off our realtor's recommendation as this was our first home purchase. The first red flag was that he insisted that we did not attend the inspection. Now, this was 2021 and COVID-19 was still somewhat of a hot button issue, though with a vaccine out and available to anyone by this point, it should have been more obvious that this was going to be some sketchy work. He said in the email that he cannot legally keep us from attending, but would essentially have to remain out of the same room as him as he did the inspection. Nevertheless, we figured he was just still super cautious about the disease and wanted to keep more than the recommended distance at the time and decided we would comply with his request. Inspection came and went and we went through the buying process with few concessions. After close, we started to see how he missed stuff as well as blatantly lied on the report. I almost got electrocuted trying to install a new dishwasher because he failed to notice uninsulated wires pulled out of a electrical box under the sink. Had an electrician put wire nuts on the wires and close it up. We went to start the hot water heater, which he said in the report was functioning properly, and the pilot light would not stay on. Had a plumber come look at it and they said the thermocouple was broken and would kick out the pilot. I asked the plumber if this would have broken in the 2 weeks or so since the inspection and he said it was very unlikely. The worst ones are to come. John noted that there was no roof damage. Two weeks in, water started leaking into our kitchen. Had a roofer look at it and they said there was rot under that area of the roof. Asked if a home inspector should have know about it and they said absolutely, no possible way it developed between the inspection and then. If john had actually looked in the attic, he would have seen that plain as day. Had to pay a roofing company nearly 3 grand for that one. Most frustrating one, which full honesty, cannot be 100% the liability of the home inspector as we took his advice and should have checked it with others, was the crawlspace. There was a broken sump pump in a bucket buried in the dirt at the lowest part of the crawlspace when we moved in. John noted that it did not work, but was not needed. This caused us to not concern ourselves with fixing or replacing it with a proper sump. Four months after closing, we started noticing that our basement carpet kept getting wet, but we thought it was the dog at the time. Poor puppy as it was actually the crawlspace next to the basement filling up with water and flowing over and down into the basement! We didn't know this until the entire carpet was wet! I ran to the store and grabbed a pump to start getting water out of the crawlspace. We had to rip up all the flooring and replace it, as well as installing a proper sump in the crawlspace. Unfortunately, our HOI did not cover these expenses and we were out another 3 grand in repairs, plus the sump install. Note: we did reach out to john when these issues started happening (before the roof leak or crawlspace issue) and he offered to refund us, but only if we signed a very shady document where we could not sue him for any future issues due to his negligence. We obviously saw right through that one and did not sign. Tried to reach out to a number of lawyers and no one was interested in taking the case, my guess is because the settlement would be relatively low in the 10's of thousands and not worth their time. The cherry on the cake is that our realtor sent us a bottle of wine after closing with his and Pristine's logo on it. Obviously they get some kickbacks from working together and are probably just drinking buddies. Bottom line, if you are a buyer and your realtor recommends Pristine, fire them and find someone else! TO Sellers: You probably can't go wrong getting a pre-inspection done by Pristine. They will make sure they find nothing wrong with your house and hopefully your buyers don't read this review!
