Wow what a crappy company. We have been renting houses here for over 10 years and by far the worst experience we have had. All the other companies actually seemed to care about customer service. These guys do not. We arrived Sunday and waited in the office for almost an hour to find out that our house had not been cleaned or even started to be cleaned. We were lied to and told it was do to cleaning people being stuck in traffic. This was a complete lie. As I was able to jump in the car where there was no traffic and get to the house before any cleaning people showed up. Found out it was not traffic these were not even the cleaners who were suppose to clean the house (they were great) the home never got inspected but yet they are holding a security deposite which better be returned. I called multiple times and had there joke of assistant manager tell me over and over again how she does not lie. (Well you did and do) I asked her what they were gonna do for our inconvenience and was pretty much told That we just needed to deal with it. So as our food we bought at grocery store is getting warm we got to wait outside for multiple hours when we should have been enjoying our vacation. I also asked the so called manager to have her boss call me when they got in on Tuesday. I was assured they would. Now it is Saturday and still no call. Thanks for screwing up what use to be a great trip. Thanks to the cleaning ladies who told us that they were not stuck in traffic and were called in to help the situation (they were great) we know you guys do lie. Heck if you were have told us when we first got there before wasting hours to be told we were gonna waste more Hours we could have planned. Not purchased our food for house. Our Family recently stayed at 647 safe habor, s. nags head. Definitely a disappointment. The pictures make the home look sooo much better. To start with , the carpets are probably as old as the house. A lot of the mattresses were old. The house has 10,000 tchotchkes, no lie. Lots of dust. The 2nd dishwasher didn't work but there was a note someone would come to fix it, never happened, which is very inconvenient for a large group. The kitchen utensils are from the dollar store so bring your own. Dirty sheets from the prior renters were left on the bottom porch in a bag all week. Pool has black spots , Mold? Looks like there was prior flooding. Our family has rented a large home every other year for 20 plus years and have to say this property ranks among the bottom. Most of the homes are beautiful and obvious rental properties, not so with this one. This home is not worth the money they ask for a week. read more

I would love to hear from others that rented #007 Beach Baby. There is no way anyone would ever want to stay in that house again...even if it was free!! Did you guys ever replace the smoke detector batteries that were last replaced in 2009?? Especially with the electrical problems from the stove...Has anyone fallen down the back steps and hurt themselves on the broken boards that a protruding from the sand at the bottom of said stairs... We had a GREAT experience renting a vacation home in the Outer Banks from Joe Lamb Jr, but in order for you to understand why this was good, you need to understand what was bad at Kitty Dunes Rentals.......... I consider myself a major detractor for Kitty Dunes Rentals and will spend as much time as I can telling everyone about our experience. My family rented a home on the OBX in August 2010. The home was rented based on pictures KDR (Kitty Dunes Rentals) posted on their website AND conversations with their leasing agent. We even asked for more pictures which they said they could not send. After a lot of questions from us and responses from their agent, we rented a $2500 ocean front house in Kill Devil Hills (5 Happy Clams). We showed up to find a house that was in very serious need of attention and care. The cleaners eventually cleaned it, but they are not miracle workers! This home had furnishings, fixtures and appliances that were so outdated and neglected...not to mention unhealthy and simply needed to be thrown out. Blood stained pillows, molded refrigerator, bugs, 20+ year old mattresses, stained carpet and furniture that should be trashed. Honestly, the home looked like a yard sale waiting to happen. Needless to say, $2500 for this was not acceptable. When I spoke to the agency's GM, Jerri, she was everything BUT Southern grace, charm and hospitality. I have been in the real estate rental business for 25+ years in the Carolinas and Washington DC and NEVER have I received such poor service and lack of respect. She did visit the house after we picked up the keys but instead of using this time to ask questions, apologize and empathize, she was combative, defensive, insulting and basically challenged everything I said. She never considered how we felt and ignored my worry that I have asthma (as does my son) and that the mold in that house would not be in our best interest. Not once did she acknowledge my concern. Instead she said.....it was MY mistake for believing the agent that leased the home to us and "we signed a lease". She hid behind them advertising this home to be vintage.....trust me....vintage does not mean disrepair! End of story. Now...me being a Real Estate professional from the South, I have a low tolerance for poor service and someone disrespecting another person. With that said, it took every ounce of my being to control my anger and shock at how incompetent this person was and the things she said to us. Needless to say, after hours of searching we fortunately found another home with Joe Lamb Realty but only after calling every agency we could. Their home was not only clean BUT well maintained. I am not sure, but it appears that they represent owners that maintain their homes to a level that is worthy of being rented AND they hire customer focused agents that are attentive and care. WOW...what a concept! Kitty Dunes Rentals should study THAT business model. It is also worth noting that their Sr. VP, John M., did get involved with us but was little more than a clean-up person that was ineffective at accepting responsibility for what happened. They did refund a small amount of the rental cost but in the end we could have rented a grander house for the price of what we lost at 5 Happy Clams and the cost of a second rental. Yes...they refunded us for linen service but that was because we did not use it...duh! They refunded us for taxes, but again, duh! What they did NOT do is compensate us for an entire day of lost VACATION as we were forced to find another home last minute in an area where year-advanced renting is required (thanks again, JOE LAMB REALTY, who will get 5 stars from me!). They did not even consider the loss of being oceanfront for the rest of the week, and simply the frustration of dealing with incompetent people like Jerri and John, which neither deserve the title they hold in that company. The home was misrepresented by them and the owner on the website, which is wrong at so many levels! We did speak to many people while we were in the OBX and discovered that Kitty Dunes Rentals has a reputation for poor service and Joe Lamb is highly recommended by locals. So...we became another detractor of the first and promoter of the second. I hope KDR considers the feedback out there and decides to become a responsible representative of rental vacation homes for people that believe in what they are being told and sold. read more

The home we rented from them was beautifully decorated and furnished but it was absolutely filthy! Showers had mold, there was remnants of food on the floor and counters in the kitchen from previous guests and the dishes in the cabinets had not been washed. Needless to say, for $6k+ a week, you'd expect at the very least for the place to be clean. Called them to get them to come out and clean, but got blown off. read more

We used Joe Lamb for our recent house rental in Nags Head. Every time we called they were pleasant but pleasantries didn't make up for the fact that our refrigerators sucked and nothing was done about it or the fact that the website had a price $1,000 less than what they actually charged us. We noticed the problem with the refrigerators when we checked into the house. They were not cool. We had two full size refrigerators. The upstairs one was full with food but the downstairs one was 3/4 full (if that). I called the hotline the night we got there out of fear of losing our food. He told me to make sure the settings were in the middle and not cranked up. We waited. Nothing improved. We called again and again and again. One man came out and said he wasn't from appliances and couldn't really help- oh great, nice to meet you. Finally on Thursday (we got there on Sunday!) someone came out and said there was just too much food. I don't know how this is possible since the basement fridge was not full. Additionally the house sleeps 16 or more people- what do they expect for the refrigerators to have in them?! Needless to say the time spent on the phone with these people and running to the store to buy ice was a nuisance and waste of money. read more

It's hard to tell whose fault our difficult rental experience was, the Albright cottage owner or the Joe Lamb team. We were greeted by about 100 dead bugs on the front door, 60 more in the kitchen light, a leaking Ice-maker, one broken toilet, filthy cob webs outside, and a refrigerator that stank like fish. Oh, and air conditioning that is so poor that it is 82 degrees outside and 81 degrees inside- we are very uncomfortable. I can say that each time we called joe lamb, they sent someone out to make repairs. Except for the aIr conditioning, which they tried but failed to fix. But, I couldn't help but wonder why they didn't inspect the house before we came? We never had this problem in our many years renting with Southern Shores Realty. We will go back to them. I also didn't appreciate the response from customer service that it usually doesn't get so hot here and we should just pull down the shades. It has been this hot for several years and the company is well aware that what they advertise as air conditioned is no such thing. Renter beware indeed! read more

We rented Petes Retreat (#178) for a week during Aug 2011. The owner obviously took pride in his property, a pride not shared by Joe Lamb. There were light bulbs burned out on our arrival and it was like pulling teeth to have Joe Lamb replace them. Simply a matter of quality control on rental turnover. The shower drains were clogged with sand and took minutes to remove the water. Although we knew beforehand, the lack of WiFi was inexcusable for the amount of money we paid. All in all, a rather disappointing experience. Would probably not use Joe Lamb again. read more

Second time and the last year renting from Joe Lamb. This year's house ( pirates den) was filthy, bugs and worn out furniture. Pictures on website did NOT reflect property accurately. I calked main office to have house sprayed for bugs, not sure if anyone came to do that because we never saw anyone. I called to complain about how the house was very dirty and was sent a housekeeper who told me most of the items I complained about were only done once a year for spring cleaning. Hopefully this will help you understand why I have no desire to go to OBX ever again... Our Rental Property was from Sunday, August 28, 2011 until Sunday, September 4, 2011. Hurricane Irene hit the Outer Banks and we were not allowed to enter the Outer Banks until noon on Monday, August 29th. In the early AM of August 29th I three different people and inquired about our property being habitable. I didn't get a response from any of them. I called later in the day and got voice mail and left a message in which I received no call back. Finally, around 2PM I got someone on the phone. I asked if my property was habitable and they did not know for sure. I asked if she thought I should drive down anyway and was advised not to. On Tuesday, August 30th, I was on Joe Lamb's Facebook page looking for more info. They advised that they received over 2,000 calls and to please be patient, so I was being patient. I and another person suggested listing properties as they received more info, but this didn't happen. Finally, on Wednesday night, August 31st, I received a phone call around 4PM asking me if I still planned on coming down for the remainder of the week. Of course this call came in the minute I walked away from my phone. I called back within 5 minutes and got Mary's voicemail. I left a message and said I didn't think we were coming since it was over an 8 hour drive and by the time we go there would only allow us to spend about 3 days there. I never called received a call back. I filed the claim the Tuesday, September 6th, after my intended vacation, and 3 weeks later I received payment for one night of $295.34, which covered the one day that the rental was under mandatory evacuation order. I believe the claim should have been for at least 2-4 days, if not all days for the following reasons: 1) By the time we heard the evacuation was lifted and we got on the road it would actually put us out another day. I didn't get a call until Wednesday night- at that point we missed 4 days of vacation. They have had poor communication and bad customer service the whole time. Why am I being penalized for that? read more

We have never experienced such poor customer service than we did this past summer. We arrived only to find out that our rental had been struck by lightning and all of the televisions were destroyed/fried and needed to be replaced. (A total of 5). Of course we had no internet or wifi as well. When we called Joe Lamb they weren't even aware of this. We found out from some maintenance workers that were there trying to access what needed to be done. We also had left several messages and never heard one word back from the person in charge. I have phone records for proof of our calls with dates and time. We shouldn't have to chase them down. One would think that after something like this we should have been given a new rental property instead of waiting around all evening for a solution. The maintenance employee was the only person that actually helped us and informed us of what was "supposed" to happen. He said that the cable company needed to come out before anything would work and that was scheduled for the 1st of the week We finally went to a late dinner and when we returned we couldn't get into our property with the code. Once again called Joe Lamb and said they would call maintenance and get back to us. Finally received a call back an hour later that someone was on the way. At this point it was almost 10:00 p.m. before we could enter the property. It wasn't a code issue but a failure with the lock (which had to be replaced). We had small children with us as well as our senior dog of 15 years that was inside. Monday the cable company arrives but instead of coming to our property they went next door to the other house that had been affected as well. We waited around once again for them to finish up and the next thing we know they are gone completely. More of our vacation time ruined again because of lack of communication. The maintenance person got in touch with us to let us know that the cable company would now not be able to come out until Thursday. Thursday rolls around and still nothing. A full active vacation day was lost while waiting on the cable company. Having a senior dog that is not comfortable with strangers did not allow us to allow access to the property while we were away. To add to the mix our dishwasher didn't work, both the doors in both bathrooms for the showers wouldn't close properly and the bathroom (Jack and Jill) by one of the rooms constantly dripped and wouldn't shut off which was very annoying. Two of the jets in the hot tub were not working either. We will never ever use Joe Lamb Jr. Realty again. We have been vacationing at the Outer Banks for over 25 years & will continue to do so but not through them. read more

Rented a vacation home from this realty company. The home was dirty when we arrived and in a state of bad disrepair not noted in online photos (ie tub drain stoppers wouldn't work so couldn't easily bathe our children. Several drawer handles on kitchen cabinets falling off. Light bulbs burned out. Built-in Baby gate on deck has broken hinges. Unit has iron but no ironing board. Several soft spots in the floor. Plastic melted inside oven gives off terrible odor every time oven used. I could keep going...) it is a reasonable expectation that when you rent a beach house that everything in it is clean and well-maintained. We are very disappointed and will be avoiding this rental company in the future. read more

My problem is not with Joe Lamb Realty, but the Maintenance Company they use. We reported several problems to JLR on Monday and were told problems had been referred to mtce. Called again on Tuesday and JLR again referred the problems to mtce. Wednesday morning was the cherry on top of the sundae. Awakened by the smoke detector going off at 7:00am saying, "Fire! Fire! Fire!" Scared the living daylights out of us. Again at 2:15am on Thursday morning. Sent a mtce. request at 2:20am to mtce. and someone showed up Thursday morning between 9a-10a. Did not call b4 coming as stated they would. Smoke detector hardwired and mtce. person replaced batteries. We could NOT control the volume on the t.v. and it was LOUD. Mtce. person went on the Spectrum app on his phone and got it turned down and then fixed it so we could watch it. (No t.v. from Tues to Thurs). The t.v. in one bedroom would not even turn on. The DVD in the master bedroom was not even hooked up. There was NO DVD in the LR. Uncomfortable furniture and glass tops everywhere collecting dust. Sliding screen doors came off track and fell out due to all the mildew/trash in the track. Dust all over the molding on the floor; had not been dusted in a LONG time. Coffee pot had to be scrubbed & scrubbed due to mildew in the bottom of the pot. Dryer had dust all in the vents. The last night while cleaning the bathroom I saw the largest cock roach (PALMETTO BUG) I have ever seen in my life. In short, cheap furniture, cheap appliances, no elevator and a "cargo lift" that we were scared to use when we first saw it. AVOID UNIT Y-304, Yachtsman, 8119 S. Old Oregon Inlet Rd. Jodie H. in Customer Service was nice and I am sure she wanted to strangle me, but we had problems. Plain and simple. read more

Mariners Star is a four star house in South Nags Head. We enjoyed our stay last year and rented again. There was a gas grill last year, so we assumed.... Bad on us I guess. Very disappointing, considering the price point and quality of the amenities otherwise. This house should have a gas grill... Period. Now we have to spend $100 to rent one. read more

We rented a house from Joe Lamb, and I'm not sure I'll rent from them again. We rented #277 (Cheeky Kea) and the house was at a great location. We were very close to beach access, and the pool was better than expected. Unfortunately, the house was dirty inside. When we got into the house it didn't look like it had been cleaned by a professional company. We found food underneath some of the furniture, and there was a pair of ladies underwear under one of the sinks. The floors needed to be vacuumed and there was a thick layer of dust covering the pictures on the walls, the televisions, and the other decorations throughout the house. The bathtub in the King room on the second floor was damaged. Whenever you would set the plug to keep the water in the tub, black rubber pieces (from the stopper) would be released into the tub. Not good when you're trying to bathe a baby! Also, the blinds in the bedroom were broken, and there were several other minor issues throughout the house. Maintenance stopped by on the second day and we told them our issues. They stated that they would be back to fix everything once we checked out. Not very helpful. As is typical (I imagine) in these houses, the furniture was worn and dated, the carpet was worn and needed to be replaced, and the technology (TVs, VCR, Boom Box with no iPod input, etc.) was also incredibly out dated. With a little bit of time and effort from Joe Lamb, this could be a pretty nice house. read more

After renting from this company for the first time and driving around the Outerbanks in Duck, NC and looking at all the beautiful homes, you begin to notice that all the worn down and undesirable homes are rented by Joe Lamb Jr. Associates. We met many people down here and when they asked whom we rented from and we told them they all were sorry for us. We came down right after hurricane Irene and our beach access was wiped out. We then had to schlep down to the public beach access. All the other rentals near us had their access fixed and when the repair guy from Joe Lamb came he said it would take weeks to fix. That aside the house was run down and in need of a serious cleaning. Unfortunately I was not the one who decided on using Joe lamb because I would have done more research to see what others were saying about this realtor and would definitely have gone with either Twiddy or Carolina Designs. Their homes seem way nicer. We were told by the woman at the agency to come down because they had opened up access to Duck after the storm. After driving 8 hours we were then told that it was still closed and had to find a hotel room. All in all it was not a good experience and I will NEVER EVER rent from Joe Lamb again! But I will definitely return to OBX and rent from someone else. Please read this and look around. The pictures on their website are very deceiving. Do yourself a favor and make sure to spend your money wisely. If the price is too good to be true then there is something wrong. read more

Wow! These guys did a great job cleaning up after Hermine and getting us into our rental. Based on the sand covered decks and sand filled pools on either side of us, this place was a lot of work. We checked in right on time and the house, decks and pool look like nothing happened. Great job! read more

If they didn't give us COVID-19, it will be an utter miracle. We rented a room in Admiral's View II, Kill Devil Hills. First, the pictures did not fairly and accurately represent the room. The room was filthy. Kitchens, bathrooms, bedrooms, everything. Simply disgusting. There was tooth paste in the sink and a used flosser pick on the BED -- GROSS. The floors weren't swept, our linens were thrown on the floor without a bag, and that couch was filled with mildew. Horrid. Also, the windows and sliding door hadn't been wiped for YEARS, not days, not weeks, not months, YEARS. Check in was at 5, conveniently, they had all left for the day by then. So, if we wanted to sleep that night, we had to clean it ourselves. Let me tell you how much fun it was trying to find cleaning supplies during a pandemic..I called the following morning, but all they offered was to have someone clean, which of course, we had to do ourselves the night before. Joe Lamb is by far the biggest agency in the OBX, but their days are certainly numbered. They don't care about you, your family, your health, or about your vacation. Just money. Use anyone else. read more

Yes indeed we are definitely fans of Joe Lamb Jr and Associates. This is the third year in a row using their services and they have been great. We have rented homes on the beach with them and this year we were at Dolphin's Run in Kitty Hawk. Not only was the house tremendous for four couples. It was well decorated, equipped, clean and ready EARLY - so we could start our vacation early. Joe Lamb's office made suggestions for restaurants in the area, a vet for our puppy and shops in the area. They were extremely concerned about our enjoying what was important for our group and listened intently to our likes and dislikes. Also, we had hoped to get into the house early because we arrived early and true to their word we called and gave them our number and as soon as the house was available Ashley called to alert us and we could get into it a few hours earlier - which was perfect. They have always been accomodating and easy to work with and truly understand the area better than anyone else we have worked with on the Outer Banks. I will definitely continue to use Joe Lamb Jr. and Associates to rent a vacation home in the Outer Banks. Over the last ten years of vacationing in OBX, I have rented from three different companies. By far, Joe Lamb has the other two beat hands down. The office staff is efficient and easy to work with from reserving the house through to returning the keys on departure. I can personally attest that all three companies have a house or two on their rental program that need to be re-evaluated, even Joe Lamb, Jr., but overall I can easily give them 5 stars. We rented #150 Moore View. It was clean, spacious, and across the street from the beach. The fenced in backyard made it great for bringing our dog with us on vacation. The location in Kill Devil Hills made it especially convenient to local restaurants and shops. The owners are local, so they take a personal interest and pride in their home being in excellent rental condition. read more

The Joe Lamb office experience was fine, but "025 South Wind" was definitely not worth the over $8500. I paid to rent it!! Here are our list of problems and you decide. 1. No water pressure in top floor shower if any other showers are in use. 2. Could not flush half bath toilet when we arrived until someone in our party repaired something in the tank. 3. The kitchen sink was stopped up when we arrived and had to get the plunger. We found spaghetti, an appetizer fork, and half of a wooden shish kabob skewer. 4. The mattresses were SO, SO CHEAP!! Every move sounded like crunching cardboard mixed with cellophane!! They were so hard and lumpy!! 5. Ceiling fans had issues. Strings were broken off so had no speed control and one fan was so noisy and uneven, we were afraid it would fly out of the ceiling. 6. Slow water draining in lower sinks and tubs. 7. No thought given to extras like blankets or utensils in the kitchen. 8. DVD's not hooked up to two bottom level TV's. 9. TV in game room not working. 10. Bottom door shelf in upstairs refrigerator was broken off and the next door shelf up was being held on with packing tape. 11. One set of bunk beds was being held together with duct tape. 12. Broken glass on back stairs going down to the pool when we arrived. Bottom line is--no one appears to care about this house. I hope this helps some other unsuspecting renter!! read more

Would have given a zero. Rented what was advertised as an oceanfront condo. Walk to beach from porch and watch your kids on beach from deck. When we got here the beach was closed in front of our house for a sand replenishment program. No beach access...had to walk 5 houses down. Not quite what he advertised and they never told anyone about this. There are 4joe lamb properties next to ours and all our beach access is cut off and he never mentioned this to any of us when we were renting. Worst part is he takes ZERO responsibility and says if we want to try and get a refund or discount, it's up to us to work with the owner (who we don't know who that is)...these guys are cowards and unethical. read more

Truly the beach house from Hell ! We arrived at 4:00 on Saturday, Oct. 10, 2020. The house was the filthiest vacation house we had ever seen! Every room was filthy with blatant dirt on every floor and teeming with roaches. The kitchen was the worst. All the silverware was covered in filth and dried food. Even worst than that, all the pots and pans were covered in grease an food from previous renters. Needless to say, this drew the roaches in droves. There were mouse droppings in drawers in the kitchen. All of this was sickening beyond our imagination. Upon discovering this we contacted Joe Lamb Jr's office to complain. They said they were not responsible for any of this and it was the responsibility of the owner. We reminded them we rented through them, not the owner. They said that didn't matter, it was not their responsibility?! Nothing was what showed in their pictures on line but they didn't care. All of this prompted us to recheck their reviews and discovered an incredible number of "1" star reviews that were so horrible I couldn't believe them. These were listed under BBB, Yelp and several other sources. It is incredible to us how Joe Lamb Jr is able to stay in business??? read more

Our experience with Joe Lamb Jr. & Associates was very poor. We were unable to access the 'basement' area of the rental home and contacted the agency. The key that should have been in the home was not there. I was told that someone would be out that same afternoon (Day 1). No one arrived. Day 2 - I called as soon as the agency opened at 9:00am but had to leave a voicemail as there was no answer. Continued to call both the maintenance department and rental departments because there was no follow up on my voicemail and it was now 10:00 am. A woman in the rental department told me to quit calling and leaving messages (I had left two at that point - one for maintenance and one in the rental department). She stated that they were a small agency and there was only one person working in maintenance. Certainly not something you want to hear as a customer who is on vacation in a rental listed with a washer and dryer. Also, the beach chairs were in the locked area as well and we were unable to access for the entire first day of five days that we could spend on the beach. Unacceptable. We eventually got the key sometime before noon. The rental (Acree House) smelled terribly musty. A roofer showed up as instructed by Joe Lamb Jr. to do an inspection of the roof (Day1). We were not informed that the house would be inspected during our stay. There had been a visible leak into the family/living room area (main room of the small house). There is no doubt that moisture causing mold was causing the musty smell. Visible cracks and swelling in the ceiling. How unhealthy for myself and my family. The mattresses in the home were the worst I had ever experienced. Terrible nights sleep for our entire vacation. The outside area of the home was in poor condition as well. The paths had not been kept or cleared and it was difficult to walk to the shared wooden walk or around to the shower area without stepping on sand spurs. We will not be renting this home again or ever using Joe Lamb Jr. for our vacation needs. read more

We rented from Joe Lamb in 2019 as well as 2017. Both time we stayed at Southern Comforts. Beautiful house. All the amenities listed are there and then some. More than ample pots, pans, dishes, glasses, etc. Bath towels and sheets are provided at no extra charge. There is a service elevator on the outside of the house for bring up luggage and groceries (very handy). It's a little slow, but better than lugging everything up 2-3 flights of stairs. Air conditioning worked a little too well (not complaining). Ample seating for a large family in the living room as well as dining room. The house was 95% clean. I think a little more attention could have been paid to the master shower. There are multiple tv's throughout the house. The community pool is steps away. Beach access is within walking distance. There's an ice cream shop within walking distance as well. The only thing we had a problem with this year was the last day of trash pick up. They dumped one of the two trash containers, but that wasn't Joe Lambs fault. We plan to rent from Joe Lamb again this fall. read more

We have stayed with Joe Lamb a few times without any problems but this last September we had an experience that will cause us to use other realty companies from here on out. When we arrived at our condo the kids were excited about the projector screen! So we were turning it on and moments later it fell from the ceiling and broke. We called maintenance as soon as it happened. While waiting, we noticed that the projector was installed on the ceiling with quarter inch screws so it was a matter of time before it fell. The maintenance man arrived and agreed that it wasn't installed right but tried to get us to say we were messing with it to cause it to fall so that the inurence company would cover it. He also left all the live wires hanging from the ceiling, we had to tape them up out of the way ourselves. After talking with the maintenance man we found out it was just a buddy of the homeowner and that the homeowner was the one to install the projector the week prior to us being there. We had a phone call from joe lamb asking for more detail of what happened so we told them. After that we did not hear anything about it. I called a month or so after our vacation to check on our security deposit and was told it could take up to 60 days to receive it back in the mail. She told me to be on the lookout in a few weeks. After waiting another month I called back and was told that our deposit was being held and that we may be responsible the rest of the bill for the new projector and installation. The lady I spoke with asked for a written explanation of what happened that day to have during the dispute, so I sent her one and again didn't hear another word about it. We are now in January so I emailed checking on where this whole dispute was at and after a few emails and a couple weeks we were emailed a copy of the bill and a statement saying they were keeping our security deposit and that the homeowner agreed to pay the remaining bill! Odds are we wouldn't have heard a thing about this whole situation if we wouldn't have put forth the effort to email and call numerous times. This is very unfair to us. We are very honest people and if this had happened due to our negligence then we would 100% take responsibility and not have a problem paying for it. But that is not at all the case. We were very patient with them and told them exactly what happened, with pictures, from day one. This is not our fault and we are being treated like it is. And to top it off, when we got to our condo we had to clean up the pool area ourselves! Broken stuff and garbage everywhere along with all kinds at broken sand toys under the deck! read more

Would not risk my vacation with this rental company. We have been coming to OBX for 7 years. This is our first experience with Joe Lamb Jr. They made some of the issues right, but the list is too long. We rented 8/6-8/13/2016 Barefoot Dreams #461. Air conditioning stayed at 62 on the top floor despite the setting. The temp went down on the 2nd floor and even lower on the bottom floor. Pool pump not working or correctly-the pool was filthy even after the pool person came. DVD player didn't work. Toaster was broken (replaced) Red ant infestation at the pool Pool fridge barely keeps things COOL Foosball table broken Back deck stair broke & nail exposed (fixed) Multiple pool chairs broken (replaced) Washer/dryer knobs missing Spa tub in one bathroom not working One bathroom - no shower head 2 toilets consistently ran Kitchen sink-constantly clogged Cable completely unplugged No pool floats Sliding door broken-stick-it note advising replacement ordered 6/14/2016. (Today's date is 8/13/2016.) Screened porch-screen doors repaired with duct tape. Dining room chair broken & laying in dining room (replaced) Well aware little things will go wrong. However, this list is ridiculous. We spent thousands of dollars on this house. Not sure if it is the rental company or the owner not keeping the house up. Cannot risk a vacation with this company again. NEVER had a house like this. read more

My family and I rented the White Marlin oceanfront in Nags Head the first week of June. There were so many problems with this home that are too numerous to list but I will post a few. The pool furniture was broken to pieces, the hot water did not work, silverware service for 6, electric mixer did not work, commode broken, toilet paper holder and towel racks fell off in the floor, house was not cleaned very well as there was sand everywhere, linens on bed did not appear to be very fresh, TV in family room stopped working, the grass was not cut. After a call to them they did fix some of our issues but half of our week was over by then. We have been to OBX for four years and this was our most expensive house we have rented and the worst. Very disappointed with Joe Lamb! read more

This was my first trip to the outer banks. We had a wonderful visit. The kitchen was clean and we didn't have any reservations the pots, pans, and dishes. The washing machine broke on our second day. A new one delivered very quickly much to our surprise and delight. We had an ocean front house with a pool and hot tub. I believe our house was older but had been remodeled. We were very happy with the condition and cleanliness of the house. read more

We rented Cab inet Fever from Joe Lamb in Aug 2011 at a hefty price. The house was filthy. It was advertised as having cable television on all tv's, only to find only 2 had the cable. We destroyed 2 black widow spiders near the pool underneath the furniture surrounding the pool. We are so fortunate we looked, as we saw horrible cobwebs every where. Someone could've been easily been bitten while sitting on pool furniture. No pool lighting when we arrived....toilet broke in downstairs living area the day we arrived. We ended up calling maintenance 2 or 3 times to get some service. To date (late Oct) Joe Lamb has yet answered inquiries about any kind of refund, after contacting them 3 times. I will stick with Sun Realty or Atlantic Realty. This was my worst trip to Outer Banks. Will not deal with Lamb again. read more

We stayed in rental # 258 during the week of 6-24-2012. We've stayed in a number of rentals and this is by far the cleanest and best serviced home we ever stayed in! Was concerned when I read that the linen and towels were not included. We rented the linen and towels and was very happy with this as well. The home was nicely decorated and looked like the owned does updates annually.. I really like the check in system they have. Beats having to find the office to pickup and drop off the key. The swimming pool and hot tub was serviced twice during our stay. Very easy walk to the beach from this home. My wife was very happy to see a kitchen that was stocked with about anything a person would need. can't say enough good things about this rental. Looks like we'll be booking it again next summer. read more

I must say my family and I love the OBX. This was the first time we had to go to a rental as my mother in law used to have a time share. I researched the internet for months picking that "perfect" place for my family. I chose Joe Lamb. From the first phone call I made to 6 months later at check out, it was a complete breeze. We were very satisified with our rental and the location. 2 days before our vacation, a derecho hit my home town. It knocked down trees, power lines, cars and homes were smashed. The (our) electricity was out for a total of 12 days (in places). Our town struggled with gas, water, food, ice. At that time the Greenbrier PGA was planned so flocks of people were trying to get in and we were trying to get out. We couldn't have planned that any better. We thoroughly enjoyed our stay. The people of the OBX are the greatest. All it takes is for a storm to hit your town before you realize what others actually go through when storms hit theirs. It's devastating and for people to be so selfish is beyond me. read more

We stayed at house number 073 last week, the entire group of 13 people loved the house. Last year we rented from a competitor in the area, and I have to say Joe Lamb was much better to rent from. With a large group there were many different needs, the housing selection through Joe Lamb made it much easier to find a couple of houses to meet their needs and price. We had a few maintenance issues with our house, nothing major, the maintenance person showed up within two hours, went to the part store and picked up a new cable box, and was back at our house within a hour and had everything fixed! It was exceptional service, I must say! The welcome bag when you arrive, and the cleanliness of the home was great, not one complaint from our group. Joe lamb will surely be our go-to vacation realtor going forward! read more

Over the course of 30 plus years we have rented numerous homes from numerous rental agents to include a few from Joe Lamb Jr. This year was the worst of the worst and short of finding a dead body or animals used for religious sacrifices I cannot imagine it being worse. We rented Coleman's Sisters Three Getaway #465 from 9-16-2017 through 9-23-2017. When we arrived the cleaning service was almost done so we waited maybe 15/20 minutes for them to finish. When they left they placed all the plastic bags of dirty linens from the previous renters outside the front door, where they remained all week. When we left they were still there. The house has 6 bedrooms and 3 bathrooms plus a pool and hot tub so it's a large family friendly home, or at least it is supposed to be. My nephew who is a paramedic informed me that what we dealt with was bio-hazard material and he was correct. In the process of putting our sheets on the bed (bedroom #1) we found blood on the mattress cover "about the size of a small saucer" it was not a stain nor was it from a bloody nose "based on the location of the blood". We removed the mattress cover and flipped the mattress. We moved to (bedroom #2) and found sheets already on the bed. Apparently the clearing crew did not remove the sheets from the previous tenant(s) or maybe the sheets had been on the bed for some time. We have no way of knowing! We pulled the sheets off that bed and found mice droppings between the fitted and flat sheet. We stripped the bed and again flipped the mattress. Moved upstairs to the living room and found a pair of men's (used dirty underwear) between the pillows on the love seat. So in a matter of just under a half an hour we found human blood and animal and human feces. How can it get worse than that? The kitchen counters had crumbs behind everything. There were bowls in the cabinets that had food residue in them. The refrigerator smelled horrible. The master bathroom had mold all in the shower. The pool wasn't cleaned until 2 days prior to check out and I refused to allow my family members to use the hot tub. Lord knows what kind of creepy crawlies were in there. It was just a very dirty home and unfortunately the owner is allowing the house to reflect the lack of care and maintenance. I left a message with Joe Lamb the night we arrived explaining what we had found and asking them to return my call. They did not call me on Sunday morning so I called them. I spoke with Maria "in charge of housekeeping" and she was extremely apologetic and I appreciate that. I then spoke to someone named Jeff "not sure what position he holds with Joe Lamb" but the most he could offer me was a delayed check out time. He told me that Joe Lamb was not set up to do "REFUNDS". I was and am still perplexed that a realtor could not offer me or my family anything other than an extended check out time. Blood and feces isn't enough to warrant anything other than time. Don't get me wrong both Maria and Jeff offered to have the cleaning crew come back in to clean and of course they offered me a clean mattress cover but the damage was done. My entire family was just grossed out. We sprayed Lysol everywhere and wore either shoes or socks while inside. We did clean enough for us and the house was definitely cleaner then when we arrived but we won't be renting anything from them again. So very disappointed! I know the owners have 9 rental properties in the Outer Banks and I sincerely hope that the owners address the cleaning issues with Joe Lamb. Based on all the reviews I have read the cleaning issues seem to be a prevalent problem with Joe Lamb rentals. We will never rent from Joe Lamb Jr Realty again. At this point all I can hope for is that none of my family members caught any disease(s) from the blood or feces. read more

We have been renting from Joe Lamb for over 20 years and have definitely noticed a decline right from check in. Used to be greeted with a friendly "welcome", this time barely a hello. We were told no more early check in, we would have to wait until the contracted time of 4 pm. OK, I can live with that, except, upon check in I had to wonder what the delay was, laundry room was a wreck, trash everywhere. Broken glass at bottom of entrance steps, screen hanging out of entrance door, several burned out light bulbs, dirty sheets still on beds, dirty bed spreads, hair in shower. Refrigerator froze almost everything even when turned down. Disappointed in lack of grill, first time ever in over 20 yrs. Home in desperate need of thorough, deep cleaning, terrible musty smell that traveled home with us. Home was just not clean. On a good note, plenty of hot water and great location (Stallings, Nags Head #187). Will not stay here again and debating whether to continue with Joe Lamb. read more

Roaches! We rented a house from JL & Assoc's which was falsely advertised. Besides having a roach issue, the home did not look anything like the photo's. Run away from 108 Sand Pebble Ct, Rental unit 044. The house is trashed on the inside. We found human hair on the sheets (not just a single strand). The bed in the master sunk in the middle, nails were sticking out from the deck's and fences in multiple locations, the kids could not open two of the patio doors (very difficult), pool table has a rip, the kitchen counter has experienced heavy water damage and should be considered a health violation, they had only cheap plastic dollar store chairs around the pool, the yard grass was very tall, cracked, chipping and peeling paint throughout the home. The home was very very dirty. We believe we paid for a Toyota Camry but ended up with a Jalopy. Extremely disappointed with JL and the who experience. read more

We stayed at rental 336 its my Tern in Nags Head, NC the week of 7/9/17. First the positives, location was awesome and it was big. That's it. Nothing else in this home or the home itself measures up to the representation or the price at which the rent was on our stay ($8281). This home was an absolute wreck. Lights and outlets broken, icemaker broken and mildewed as well, bed footboard put on with duct tape, really? Upstairs deck was decked over the old deck and water ran into the 2nd floor sliding glass door frames and onto the carpets but they were already aware of that because they had removed the padding under the carpet about 3 feet into each bedroom. All water pressure in all bathrooms was horrible and most shower handles leaked furthering the pressure issue. The beds have the most uncomfortable mattresses I have ever laid my head upon and I woke up every morning with a back and neck ache. They actually felt like a box spring instead of a mattress. Outside the home you had a hot tub with half the jets operational, an outdoor shower for rinsing off the sand that had a busted pipe at the bottom, deck boards and spindles broken or loose. Trash laying in the sea oats around the deck not picked up. Shingles on the roof missing. Unwrapped or painted wood and rotten plywood all around the house. I guess I should have known what was to be when we pulled in the driveway, by the way is very hard to spot at night. When we arrived, I noticed that the retaining walls lining the drive about half way, made of lumber, were ALL laying over and in disrepair. Oh yeah, I almost forgot to mention, don't bother with renting the towels at $95. Just bring your own or buy some while you are down there. For 9 people and a baby we received 9 towels and 9 washcloths wrapped in saran wrap. Saran wrap? I thought I was paying for a linen service not leftovers. They were of dismal quality. I ended up going to TJMaxx up the road and bought $100+ of towels and washcloths so that no one spent their vacation washing towels in the ground floor laundry room. Did I mention the spots in the carpet from pet stains or the ants in the kitchen every day, or the 2 roaches we killed in the dining room? So I started to call Joe Lambs office that Monday and was planning on ripping someone a good one but calmed down as I didn't want to ruin our vacation nor did I want to coordinate the renovation of this beach house but I did contact them when we got home. I emailed them pretty much with the same description as what is above, maybe a little more detailed and colorful and received a fairly prompt response of "sorry" and "we'll forward it to....". No mention of sorry that the house was so bad and yes we knew it and what can we do for your inconvenience and our obvious misrepresentation of this property? Oh and can we refund you your $95 for the towels and the $125 for sheets since we obviously don't change the sheets every time someone stays due to the "make the beds in a tidy fashion before you leave" policy. We literally felt ripped off by this company. I am of modest means and do not expect luxury and I live in a house valued at probably a tenth of the value of this home and I would take my home any day over this one. It is literally the single worst vacation home, hotel, condo, cottage, anything I have ever stayed at in my 47 years. Joe Lamb and the home's owners should be ashamed for taking peoples hard earned money and giving them such a dump in return for it. I work hard for my money as well as the other guests with us that chipped in for the rent for this vacation. None of us are rich and value our time and money. As for this review, I am sure you will see the same response from I believe it was Jodie from their office that will read "We are sorry for your inconvenience, you should have called us during your stay so that we could coordinate the roofer, the plumber, the electrician, the carpenter, the exterminator, the hot tub repairman, the carpet guy, the appliance delivery person or the carpet cleaners and/or installers." Nah, it will probably just blame us for not calling and the usual blah that I have been reading in their responses to every one but the favorable reviews. read more
