He never called me back, never followed thru on his "LIFETIME WARRANTY" and did just a terrible job overall. Very sorry I ever crossed pathes with this guy. JJ helped us with the raised beds in our backyard. He gave on the spot estimate for the work. During the installation, we added extra items (like another later of pavelstone on some beds). These additional requests required extra materials & labor. JJ accommodated our requests (even though it took him several back & fro trips for soil/stones & lumber, and his crew had to work longer). A man of his word stands behind his work! JJ's Landscaping installed a paver walkway approximately 30 ft long and 7 ft wide. Over the next few years, two pavers settled against one another forming a small shallow puddle when it rained, which would freeze in low temps. We notified JJ and a crew member was sent to re-level the two pavers and pour sand between the pavers to prevent shifting. No more puddling! And no charge for the fix! (We did tip the crew member) Great company! Highly Recommend! read more

John was very responsive and provided a fair quote for the work as well as estimated time for amount of work. Stay far away from JJs Landscaping! So many problems. JJs replaced the sod at our rental house and reseeded and installed an irrigation system. He left some work unfinished and and the seed they used must have been cheap seed because it grew in with a bunch of weeds and very little grass. JJ said he has a "Lifetime" warranty on his work, but he would never return our calls to address the unfinished work and the weeds...After almost 1 year he finally called us back and did agree to pay for a lawn service to do weed control and finally finish the work. Now 2 years later we have a major water leak at the irrigation junction leaving our rental house without water. JJ said he would meet us at the house to check it out. He never showed up when he said he would (that always happens) and is not returning our calls (surprise) even though it's a serious issue. We were forced to call a local, highly regarded plumber and sure enough... the irrigation work was substandard causing the failure. The plumber gave us full documentation to document the substandard work and materials. What about that lifetime warranty that JJ touted? We learned our lesson. We trusted him and should not have. Woke up to a broken irrigation pipe flooding my side yard today. I couldn't turn the irrigation valve off (they also replaced that). My usual irrigation person couldn't fit me in for 2 weeks. Luckily John's crew was finishing up another job early and they were able to fit me in today. Two skilled crew members worked for several hours finding and replacing the deep broken pipe and my main irrigation valve unit. Everything was left tidy, although it was certainly not tidy when they arrived. I would absolutely recommend them for irrigation system repairs. read more

Very sloppy. Poured concrete around perimeter of the house. Splattered concrete all over the house. They never cleaned it off. It is so hard and stuck to the siding. It won't come off. Built a very bad large gate that would break off if we used it more than twice a year. No response. He said he would refund the price of the gate but never did. He never addressed the concrete on the siding. John had no idea how to build a gate. He just asked his little workers if they could do it and of course he said yes. John was not involved. Beware! Do not fall for the empty emphatic promise that you'll be satisfied and pay once the job is done to your liking. It carries no weight. At the start of my fence and sprinkler job, John the owner bragged that "I will promise u one thing you will be happy with our work ethic and quality again thanks for letting us perform our job jj" and once he received his check promptly to begin, things changed. Schedule: I paid October 10th quickly because he wanted to start right away. The posts went in quickly, but then 2 months passed. They came back only December 11th and finished December 18th. This shows that my job was repeatedly de-prioritized for others a few times, and based on how many times he rescheduled his start date, all his jobs take longer. Requirements: Before the bid was accepted, John said he would bring down the brochure for stain, and meet to discuss the design the next day. Once paid, he had too many other meetings and actually berated me for wanting to keep the appointment to make sure we had the same fence and trellis in mind. He had been doing it for 20 years and knew how to do it. Well, he admitted it was helpful afterwards. 2 months later, he complained that he bought 12 foot boards not 8 foot boards and had to cut them to make his 4 foot post-to-post fence and it would cost extra. Then he told me stain was never mentioned and he wanted an extra $1000 for that too. Then an extra $500 for staining the other side. His numbers kept changing and he gave me a new invoice. He never put post caps, did not do the trellis the way we drew it, and would not substantiate any of his invoice. He said the wood cost $6000, then he said it cost $4200, then he said he was losing his *$% on the job, traffic cost his guys more, etc. Bottom line, his proposal was for $85/lf for a 75 foot fence. He stopped at 64 feet and demanded more money or he wouldn't continue. He demanded to be paid that day. I reminded him it was half up-front and half upon completion and it wasn't complete so he threatened legal action would cost me more. Then came the harassment. John called me while at work yelling on the phone, and repeatedly talked over me when it was my turn to respond. It was impossible to have a conversation with him. Then he called repeatedly 3x before 7am, leaving 3 minute voicemail messages threatening that he was coming for his money and if he didn't get it he would take back his installed fence. He was a broken record sayind "it looks great" and paying no attention to our contract or the fact that he didn't finish. He answered none of the questions and provided no invoices. When told he was unprofessional, he said in 22 years no one has called him that (although the reviews speak otherwise). He finally came back to finish the last 11 feet and I paid promptly the other half and he complained again about all his extra costs but the agreement was for $85/lf for exactly the stained fence bid over 2 months before. It's too bad, his guys are EXCELLENT. Adolfo was a great carpenter and built a great fence. Unfortunately their boss is a hothead with bad communication, estimation, and behavior. After digging the trenches, we could not get this company to complete it. Several calls over weeks with empty promises to complete. It didn't happen. We called 2 other sprinkler companies to see if they could finish the job. Both companies absolutely disagreed with the plan and layout and suggested a new layout and system. Now, we're stuck with refilling trenches, digging new trenches and a monumental waste of time. Summer is almost over, lawn is chopped up and dead. I DO NOT Recommend. Stay away from JJ Landscaping. I had JJ's Landscaping construct a covered patio for my new home in Seattle. I'll admit I was a bit nervous at first since the last contractor I used at my home screwed up my hardwood flooring, but JJ spent an entire day with me drawing up the plans, reviewing the city requirements, and showing me different options for some of the fencing, lattices, and wood beams for the covering. I wanted the "outdoor lodge" look so JJ showed me some really cool options for oak beams, and suggested I hang some flowering vines like Clematis Armandii that have a good chance of surviving the winter here. We considered a fire pit as well, but I decided against it since the patio wasn't big enough in my opinion. I was worried I would't get the discount I was initially offered since I decided against the firepit, but JJ said that he would stick to the original discount. I'm not sure about the other review, but JJ's crew was polite during construction, and even gave me and my partner a free pass to an all day spa so during the noisiest part of the job, so we would have something to do to get away from the worst part of the noise. When the work was done (which was phenomenal!) they cleaned the site up and JJ made sure that I was satisfied before collecting payment. Did an extremely poor job on irrigation install. Lines were not buried deep enough, only around 2 inches in ground and have pushed up through the ground in multiple locations. Main line broken within two days of using system, and they charged $100 to fix the break, even though it was clearly poor workmanship. They installed a rotor sprinkler head two feet short of the top of a small rise in the lawn, so that the sprinkler only went about 2 feet before hitting the hill. They cut every corner they could find. Equipment installed was ok, but they just did a very poor installation and layout. Definitely would not recommend. read more

JJ's Landscaping came in far below the others and this made us nervous... where we going to end up getting quality work/product at this price? I had my husband even take off work because I was concerned but rest assured there wasn't anything to be concerned about. All product and work was top notch! JJ's communication is way above average. There were a few things my husband wanted changed after the system was installed and JJ stood by his word, you will be happy when we are done! We are extremely happy and this says a lot since my husband is completely type A personality and it is hard to please him. Oh and they also threw in taking down a tree for us at not cost. We're very happy with the work done by JJs. That's why we've used JJ's for two projects, both of which were done very well, on time and at the quoted price. First, he and his hard working crew of guys replaced a failing wooden retaining wall with attractive concrete stones to make an extra elevated parking space beside our driveway. They showed up on time, worked super fast and cleaned up afterwards and the space has worked out great for us. Because of that, when recent rains caused erosion and collapse of a hillside trail below our home we called again and sure enough JJ's team came within 24 hours to help us out. He came out right away personally to give us a free estimate, then he showed up early the next morning to start the work. Once again they did a great job, used his tractor loader to stage 9 yards of rock that his crew then placed by hand to fill in the failed parts along the trail Got the whole job done in one day, before the next rains could come and make things much worse.
