This involved shoring the house, pouring all new foundation and retaining walls, and expanding the walls and framing. Overall, Mick (owner) and his team's work was thorough and detailed, and I would recommend him to other home owners, and consider him for my next project. 1) Mick (the owner) was the most thorough in bidding compared to other contractors. He came to the house multiple times, brought subcontractors to look at the job, and ultimately gave an estimate that was competitive and had my confidence. 2) Mick was one of the safest and most punctual contractors I have met. The work would start at the exact time every day, the work site would be thoroughly cleaned each day, and there would be high emphasis on safety (hard hats, signage, etc) 3) Mick had to communicate with an architect, three engineers, and a variety of subcontractors and he handled that very well. He was always a step ahead in seeing upcoming problems to resolve. 4) Mick was at the job site and worked with others himself each day! This raised the quality and made sure the work stayed on track. 5) the work finished on time, as previously estimated, despite the fact that the work was done during the rainy winter. 6) Most importantly, the end result was great, all inspections passed on the first try, and other contractors and subcontractors that visited the site were impressed. He's a great communicator and has been really patient with all of my requests. He is very accommodating and has explained his approach to solving issues with my house to me, while offering different solutions and trade-offs when necessary. As with many older homes, unexpected issues have come up along the way, which expanded the scope and cost of the project. However, he has been proactive and efficient in getting the additional work scheduled and completed promptly. His expertise has been structural work, but has also helped me with clearing code violations, resolving plumbing issues, electrical issues. You'll be in good hands with Jose and his crew.

    I would like to thank Jose and Junior for their great work…read more I shared my concern about rainwater coming toward my house during heavy rain, and about the drainage hole that is often blocked by leaves or by people purposely dumping their dead leaves. Jose designed and fixed the area in a way that properly blocks the water and also looks very nice, clean, and professional. On the last day of the cleanup, they cleaned everything very well. Junior is very friendly, and just like Jose, he is very helpful. Jose is not only experienced in concrete work -- he also has experience handling many different types of issues. He is very patient in answering questions and clearly explains what he is doing and why it is done. I truly appreciate their hard work, and I will definitely work with them again in the future.

This is a very capable organization. I haven't 'gone up' to confirm, but it did rain once, and so far so good. Still waiting on warranty repair from Gateway Roofing We're getting increasingly concerned about warranty service delays with Gateway Roofing. My parents' roof was replaced by Gateway in 2020 (over $13K) and came with a 10-year warranty. This week, we noticed water damage near a downspout. Karen Fung was initially responsive and sent a worker (Rafael) who confirmed some issues consistent with other roofers' findings. ( I got a couple of bids before realizing the roof was new and finding the receipt/ warranty. ) Since then, though, communication has stalled. I've followed up several times, but each time I'm told Karen needs to speak with Rafael and consult the schedule. With more rain expected, I'm worried about further damage. Gateway did great work in 2020, and I hope they'll stand by their warranty and help resolve this soon. I'll update this review as things progress.

When an intermittent leak showed up in year 13 (the warranty was 10 years), I contacted them first because I wanted to maintain the relationship. I called on a Thursday to report the issue, described the water pooling in my home, and they asked if the following Monday would work for an estimate. I said yes. The estimator arrived about 30 minutes early; I still accommodated him, let him through the house, and provided access via my back deck with a ladder already in place. He said he was "99% sure" he could address it with a demo and repair and that an estimate would follow. When I hadn't received an estimate by Friday, I called to check in. Karen stated the estimator was busy, and the response was sharp. Given the recent storms, I understood there may be a backlog, but a quick heads-up would have been appropriate. The estimate arrived the following Tuesday with "review and respond," and I replied the same day approving it and asking to schedule. After two weeks of silence, I sent a follow-up email. The next morning Karen replied they were waiting on a signed proposal from me. That requirement wasn't mentioned when I approved the estimate and asked to schedule, and the response came across as blaming the customer for the delay. When I asked for clarification, Karen wrote: "As I have quite a lot of emails to reply to. Maybe you are the one that I missed." A simple "sorry--we've been busy and I missed it" would have been fine. But the lack of ownership and follow-through made me uncomfortable proceeding, so I canceled.

    I had a really great experience working with RSL Structural Inc. and Ricardo, the owner…read more Ricardo completed our earthquake retrofitting, foundation crack repairs, and all related structural work, and I honestly couldn't be happier with how everything went. Ricardo was easy to communicate with, knowledgeable, and very thorough. He took the time to explain the work, answered my questions, and made the whole process feel much less stressful. He also handled all of the city permit paperwork, which was a huge relief and saved me a lot of time and hassle. The work was done as promised, inspections were scheduled smoothly, and everything passed city inspection without any issues. It gave me a lot of confidence knowing the job was done right and up to code. If you're looking for someone reliable and honest for structural or foundation work, I highly recommend RSL Structural Inc. and Ricardo. I would absolutely work with him again.

He and the team were professional, knowledgeable about the EBB requirements, and handled the process smoothly from start to finish. Ricardo handled all the paperwork through the EBB portal, as well as obtaining the permits to perform the work from my city's building department. When it was taking longer than expected to obtain the permits from the city, Ricardo was kind and courteous helping answer my questions and following up on my project's behalf. During the actual retrofit portion of the project the crew arrived on time, worked efficiently, and kept me informed throughout the project. What sets Ricardo apart are his fair & competitive pricing, excellent communication, extensive knowledge, and friendly attitude. The job passed inspection with no issues, and I now feel much more confident about my home's safety in an earthquake. I highly recommend them for anyone considering a retrofit.

I stopped, and the supervisor told me that the scratch was already there. There is orange transfer from the sign and the supervisor is trying to pretend that his sign didn't do it. This review will change as I see how J Flores Const. deals with this incident, but so far their crew lead trying to shirk responsibility instead of just telling me how to make a claim with their office does not bode well. I had to look up their office on the web, which led me here, since the guy wouldn't provide information and obviously was more into CYA than solving the problem. Hopefully the office wiill do the right thing.

    Although this criticism does not directly address this company's service, you can tell a lot about…read moresomeone's character and work ethic by how they drive, whether safely and considerately or recklessly and without regard for others. Yesterday morning in the Bayview, driving north on Palou, one of J. Flores Contruction's truck drivers, quickly and without looking or signaling, veered toward the right, into my lane, almost forcing me to crash into the cars parked on the side of the street. I honked, and the Flores driver gradually pulled back into his lane. I didn't think much of it, but in the next block he did the same thing, again suddenly and without signalling, this time not pulling back, despite my honking. I had to screech to a halt to avoid crashing. He kept driving, not caring in the slightest about me or any other drivers. I wrote down the truck's license plate number and other details. Later that day I called the company and left a message for Mr. Flores to call me so I could recount the incident. I gave the man taking the message the details of the altercation. So far, no call. Maybe Mr. Flores himself was the dangerous driver. Whether it was he or one of his employees I suspect that this company treats at least some of its customers the same way. "Let the buyer beware."
