    I hired Anacapa Plumbing for a residential plumbing project at my property, and unfortunately my…read moreexperience was very disappointing in the areas of management, scheduling, communication, and billing. To start, the work was scheduled to begin on a Monday between 8:00 and 10:00 a.m. I already was not thrilled with such a large arrival window, but I accepted it. What was not acceptable was that no one showed up and no one called. I rearranged my morning and ended up being late to my own job for no reason. There were also repeated communication failures during the project. At one point, I was told the water would be shut off on a Monday, so I had my renters make plans to be away so they would not be inconvenienced by having no water. Monday came and went, and the water was never shut off. Apparently their plans had changed, but no one communicated that to us. When they finally did shut the water off, it was handled in a way that created a completely unnecessary burden. On one occasion, the guest house was without water all day and overnight. On a different day, the main house was also without water all day and overnight. In my opinion, this was avoidable. I had already run the main line to both houses. They only needed to run piping from those lines to the water heaters. That work should have been staged so everything else was prepped first, with the final tie-ins done once the glue had cured, keeping the water interruption to maybe an hour or two. Instead, two families were significantly inconvenienced, and the attitude I got was that this was standard and no big deal. Another issue was professionalism on site. One of the workers was loudly yelling and swearing in the crawlspace, including repeated profanity. This was not a vacant construction site. This is a home where people live. I was grateful my wife and kids were not around to hear it. After the plumbing work was completed, I finished enclosing the relocated washer and dryer area by framing, insulating, and drywalling the space. When I finally hooked up the machines and ran a load of laundry, the room flooded because water backed up and poured out of the in-wall washing machine drain. I called Anacapa Plumbing, and since this happened just a couple of days after they finished the job, I expected a prompt and professional response. I was told someone would come that afternoon. No one came. Then I was told they would send someone the next day. A plumber eventually came while I was at work, stayed about an hour, and left without any communication. Hours later, I still had no idea whether the problem had been fixed or whether it was safe to use the washing machine. I had to call and leave a message to find out. Later I was told it was okay to use, followed by a $270 bill for that visit. The billing was another major issue. The original estimate was around $15,000. The final bill came in at about $20,000, plus the additional $270. That is roughly a 25% increase with no meaningful communication, warning, or explanation during the job. In fairness, I did add a small amount to the scope by having them run about 25 feet of hot and cold PEX with two shutoff valves, but I do not believe that justifies an extra $5,000. For context, I am a General Contractor and have been for 18 years. I often try out subcontractors on my own properties before using them on residential client projects. Anacapa Plumbing was one of several companies recommended to me locally. Based on this experience, I would not use them again, and I would not recommend them to others. P.S. Thorn was nice and a good worker.

    I called Roto-Rooter for an emergency water heater failure at my rental property, which left my…read moretenant without hot water. They confirmed the unit needed to be replaced and quoted over $5,000. I got a second quote but chose Roto-Rooter because they explicitly confirmed multiple times they could install the new water heater the next day, and had me sign a service commitment based on that assurance. The next day, they missed the scheduled install with no proactive communication. When I called at the appointment time, I was told they were backed up and wouldn't make it, pushing the install to the following day. Had I gone with the other plumber, the job would have already been completed. The delay also meant I couldn't be onsite due to travel. When the install finally happened, the technician tried to get my tenant to sign off on the work. She refused, and I was pressured to verbally approve the job site unseen. While they did offer a discount and an extra year of warranty, the quality of work was unacceptable (see images) They cut through original 1900-era redwood siding and left two PVC drain lines stubbed directly through the exterior wall and open to the elements. This was a sloppy shortcut; the lines could have been routed through the crawlspace properly or the pipes could have been drilled and caulked. They also left drywall debris inside the house after cutting through the interior wall. To make matters worse, there was zero coordination on the required inspection weeks later. I received a text Monday morning saying a technician was onsite with inspection paperwork. There was no notice to me or the tenant, which I'm required to give 24hr notice in advance of anything onsite. My tenant was forced to wait all day for an inspector whose arrival time the technician couldn't even estimate. The inspector finally showed up around 4:00 PM and signed off. The only positive is that my tenant has hot water again and the inspection passed. Unfortunately, the cost, missed commitments, poor communication, and careless workmanship far outweigh that outcome. I will not be using Roto-Rooter again.

    I hired Roto-Rooter to install shut-off valves on two toilets, and it turned into a complete…read morenightmare. As an 81-year-old widow, this experience was especially stressful and difficult to manage. The first technician--who I later learned was new--insisted on removing a wall-mounted toilet to access the valve, even though he had plenty of room to install the shut-off valve fittings without removing the toilet. I expressed concern, but he said he did this all the time. When he removed the toilet, water spilled all over my carpet. He also installed the valve incorrectly (missing a compression fitting), causing leaks. None of this would have happened if the toilet had not been unnecessarily removed. They did try to respond and sent a restoration crew, but after days of drying, the carpet was still soaked--and is now completely ruined. Meanwhile, the newly installed valves continued to leak. A supervisor then incorrectly claimed the issue was inside the walls and suggested cutting into the drywall, but my son confirmed the problem was simply the faulty valve installation. After I discovered more flooding, I had to shut the water off to my entire house for five days. Removing the toilet had damaged the wax ring and tank seal, creating additional leaks. A second technician attempted repairs--installing a new shut-off valve with a compression fitting, a new fill valve, seal, and wax ring--but the work was still sloppy. The water supply hoses to the shut-off valve were left loose and leaking, and soon after, the tank bolts began leaking as well. Communication was inconsistent throughout. Although they initially tried to help, the repeated mistakes and unnecessary work made the situation worse. Although they refunded the $405 charge, that does not cover the damage or replace my 5-year-old carpet, which is now ruined, or the stress of dealing with repeated issues. I ultimately had to hire a qualified, experienced plumber to fix Roto-Rooter's mistakes. I recommend hiring a qualified, experienced plumber instead.

A gas company free…read moreinspection discovered that my water heater vent was not functioning properly, so they shut if off and told me to get it repaired/addressed by professionals. The first company that came out charged me $99 for an inspection and estimate and claimed that I needed to replace all my vents (switching from single-wall to double-wall). Pablo, however, explained that this was unnecessary -- he could redo sections and install a new cap on the roof for about a quarter of the other company's estimate. During my research, I also considered installing a tankless water heater to avoid dealing with vents altogether and obtained estimates for that option. Pablo offered to install a high-quality tankless at a reasonable price, while other companies suggested lower-quality units at equal or higher prices. I decided to accept Pablo's bid and am glad I did, because he provided excellent work. I really appreciate his reasonable pricing and straightforward approach. He also responded to my request quickly and went out the same day to inspect the issue and completed the work the following morning.

Pablo and the Flowtech guys have done all three jobs and I would hire them again in a heartbeat. Fast, really clean work, they cover everything with plastic sheets and paper to keep the house clean while they work, and are so friendly. You have found the best plumbers in socal for sure!
