Do not hire this company, as they lost their Better Business Bureau certification for good reason. Based on our experience, all recent negative reviews should likely be trusted and reflect my family's experience. We signed a contract in late summer 2022 for a major home renovation. After a 4-month wait for the permit, we cycled through three foremen in under two years. Communication was poor, and the owner had to be constantly involved. Despite our timely payments on all draws and change orders, vendors were not always paid, and we were threatened with liens by one vendor and harassed by a second. After two years, only 40% of the project was complete. We always had an open relationship with JC Smith, and I don't believe their leadership are bad people. But they could not maintain quality staff or manage finances, leading to unpaid vendors and stalled work. We ultimately had to terminate the contract at a significant financial loss to our family and hire a new contractor. But we had no choice, and the experience with our new contractor has been night and day. read more

Do not use this company or anything John Smith organizes or manages. They will leave you out to dry and disappointed over and over and over again. If the plethora of negative reviews won't convince you, I can explain my experience below: Overall Bad Experience Truly terrible and regrettable experience. I had been warned by neighbors before we started a major renovation on my home to avoid JC Smith and wish I had heeded that warning. We signed contracts and provided a large down payment in Dec 2021. JC Smith didn't begin work till February of 2023 (not a typo!) They bounced around different foremen till they settled on Shane Hunter, who could write a masterclass in poor project management and unprofessional communication. From 02/23 through 04/25 they fumbled through the renovation in spurts. Providing very limited communication or updates, contractors would randomly show up 1 or 2 days out of 5. They would take weeks off at a time with no updates as to why, or when work would start again. Subs and Foremen: Various subs would show up the day of at 7AM with no warning. We had many bad experiences with various subs. The tile guy they employed would show up high, did a terrible job that caused a leak through my first floor and into the basement. The first plumber they used likewise caused a leak and didn't help clean it up or pay enough attention to avoid it. He also creeped out women dropping off their children at the nearby school. We went through 4 different carpenters. Several employees quit along the way. conditions. They would all bad mouth JC Smith for the same things: low pay, horrible communication, impossible working conditions. Eventually Shane (our superintendent) was fired for doing such a poor job of communicating to us. He was hired back, and even showed up on our job site months later with John Smith who had hired him back. Several suppliers or trade companies later hassled me and my wife personally. The countertop company JC Smith used was not paid apparently, and called and emailed my wife and I several times after with harassing language. The 2nd tile guy that they used, also called and even stopped by the house multiple times complaining that he had never been paid. Months and months after his work was complete. Of course JC Smith was supposed to handle all of this, but often it was me who had to deal with it and direct people when the supervisor wasn't around or doing his job. Quality: The work itself was ok, not great. I'm a licensed architect with 10+ years of professional experience and will admit that I have high standards, but JC Smith left several things completely undone, or poorly "finished." Our bathroom fan was never wired up, our bedroom door scrapes against the floor and doesn't open all the way. Trim doesn't line up, and the tile is sloped/uneven. Vents and cables never fastened to the side of the house and left dangling. If I wasn't a trained architect, the quality and coordination would have been much worse. Punchlist / Ghosting I made a final punch list in 08/24. They painfully worked through these through less than 50% of the items by 04/25. On 4/7 I got received an email from John Smith effectively saying they were pausing all work. I called several times and texted over the months and he never contacted me back. Completely ghosted me from that point on. I conveniently wrote them one of the final checks of the entire contract just before they stopped communicating altogether. I ended up backtracking and doing the math, and realized I had actually over paid them, and of course they hadn't finished the punchlist including very painful and obviously incomplete items. Now I'm having to pay someone else to finish it. TLDR: Nightmare experience. They didn't finish the work, completely ghosted me, and I've overpaid. Millions of false promises and poor communication along the way. Ghosting me at the end shows lack of respect and credibility. I would highly recommend avoiding anything John Smith touches in the future, and assume JC Smith is now insolvent. read more

The experience with Jcsmith was very horrible and they have caused a massive headache. That has been a large time consumption to fight Jcsmith. Jcsmith created a mechanic's lien against me last August and later they and their attorney Tracey R. have threatened me with a lawsuit privately. They asked me to agree not to post negative reviews, stay quiet about the Jcsmith, pay around $30k that they could avert a lawsuit and abandon my construction and release the mechanic's lien. During the mediation/negotiations, their demands were unreasonable and excessive and they offered no compromises even though I offered to meet their demand with a completion date which was very sufficient. The construction contract was initiated on August 16th, 2021 which was good for 356 days and the relationship with Jcsmith at the beginning was pretty good. But during the construction period, everything had gone downhill as they changed their attitude that they were very hostile towards me. They had been on my construction schedule for TWO years and decided to abandon it with a lot of unfinished tasks. There was no explanation about delaying and I received numerous updated schedules they didn't follow. I had communicated directly with the owner John Smith about the variety of the issues, especially the completion issue. I didn't know much about them at the beginning and I did research about them. I had learned a lot of negative things about Jcsmith during the time and that was too late to not hire them. They already had gotten six-figures money from the bank and me and they stopped my construction at near completion. Plus, I still need to make payments for my construction loan. Before you decide to consider Jcsmith, according to the public records, Jcsmith created countless mechanic's liens against their own customers including me. Its HVAC subcontractor did make a lien against me as well and they agreed to the amount I paid and the lien was released. I never had a single lien before until Jcsmith dropped a mechanic's lien on me even though I always have been paying my bills on time. If we go to court and I lose, I could be forced to pay to the Jcsmith and that would happen to you as well. If you find out that you received a mechanic's lien from Jcsmith and you dispute their work issues, that will be a big problem for you. A mechanic's lien symptomizes an obstruction to selling your home. I checked a few other builders I met and none of them issued a mechanic's lien against their own customers. For potential customers, I encourage you to check the contractor on the public records before you decide. To avoid signing anything that Jcsmith threatens you with a lawsuit, you should look for other options whatever you find. See the pictures of what Jcsmith neglected and refused to return. The pictures show unfinished areas and cracks on the foundation walls, cracks on the new ceiling, the wrong size of the garage framing, and etc. The construction is brand new and it has been sitting for months. read more

Beginning in late 2021 (specifically August 2021), we signed a contract with JC Smith LLC to have a simple addition constructed and attached to our existing split-foyer house. This entailed a new sunroom, lower basement area, deck, and siding for the entire house. The total contracted price was ~ $90,000, not an insignificant cost for the size of the project, approx. 700 sqft of new space. At the onset, JC Smith LLC was willing to work with us on minimizing the impact to our normal household routine when it came time to tie into the existing structure. The proposal process and finalization of the contract was fairly painless and reasonable. All was fine up to this point. After signing the contract (August 2021) and paying our contracted down payment (nearly 1/8 of the total budget), things started to grind to a halt. We were originally told that the entire project could be completed by roughly May of 2022. Material selection was to begin shortly after signing the contract, but did not occur until multiple phone calls to JC Smith LL were placed and finally happened in December 2021. After waiting several more months we were finally informed that our project would actually break ground. Work continued (at a slow pace) and all of the long lead items were finally ordered in March/April 2022 and were never ordered back in December like they should have been. As work continued into April and May 2022 very little was accomplished. The foundation and framing was constructed and the new roof was tied into our existing roof. Due to the roof tie-in not being done correctly, water damage occurred to a large portion of our existing kitchen. Temporary fixes were applied by JC Smith, but the area was never moisture tested or mold tested (we requested multiple times). We had multiple phone conversations with JC Smith, but were given a lot of excuses about how we "didn't know how businesses operate", "they were experiencing staff shortages", "they couldn't afford to pay for material and labor". The owner even became quite hostile with us when we began to push to have our project completed. Mind you, this was being said to a paying customer, who had up to this point paid all required draw amounts as outlined in our contract with JC Smith. Especially now that we were ~10 months into the project. We were told they would have people on site to work which amounted to no one showing up to do anything. The promises to have people onsite went on for weeks and months. We're now into the beginning of July 2023, we still have a damaged kitchen and our addition is still not complete. Through this entire process JC Smith has had poor communication, a lack of project oversite for their workers and a poor professional attitude towards their customers. We approached our interactions with JC Smith with the utmost level of civility and they returned hostility and a poor customer experience with the building process. It's really hard to enjoy something that was supposed to make our house a home when all we got was a day of work per week and then two weeks of nothing from the company while having to tip-toe around staff for fear of work slowing down even further. In summary, I would not recommend this company for your construction needs. We've had to fight with them every step of the way to stay on task, be mindful of our existing property and finish our project in a timely manner. read more

We recently purchased a home built in 1896 and decided to hire JC Smith to do the extensive re-model. From the initial assessment to the final walk through, JC Smith was a top notch general contractor. The scope of work and cost estimate were both on point; no surprises or hidden costs that threw me out of my budget. The design consultant was very helpful with the new design and material choices; suggesting good quality yet affordable products that would help me achieve the design look I wanted while staying within my budget. The job foreman was knowledgeable about every aspect of the work that needed to be done and always polite and considerate to inform me of all the daily details during the construction phase. He addressed any questions or concerns I had promptly and courteously; even when I asked multiple times because I just didn't understand. ; ) Even the sub-contractors that were brought in did great work! If I wanted something "tweaked" at the end of a particular job, JC Smith was quick to have their sub-contractor return and finish the work to my satisfaction. Every worker that passed through the doors of my home were considerate of the fact that it was my home and therefore left an exceptionally clean job site at the end of the day. To make sure that all the work getting done was to their very high standards, there were multiple calls and visits from none other than the owners, Mr. and Mrs. Smith. Had a site visit for an estimate for hail damage repairs (over 30K in damages). Two weeks later and no estimate received, sent an email which was promptly answered that they had been very busy and he would get an estimate to us by the end of the week. We are now seven weeks post site visit and have not received an estimate or any other communication. read more
