I guess I'm not quite sure what all the negative reviews are about. The realtor was very helpful and kind and most importantly, quick with responses. As far as their homes are concerned, they're custom and a perfect mix of modern/contemporary with traditional elements. Simply put- they're gorgeous! They're so gorgeous in fact, that they're not easy to get. There's high demand for beautiful homes with like-new feel in neighborhoods like Northwest Hills. The home in NW Hills wasn't new, so of course there's going to be little things here and there but they're quick to respond to requests and work with you, just like any other house buying experience. Heck, even new builds have disclosure statements and regular track home builders usually won't budge at all with requests. Bottom line: There's a reason why their houses sell. They're beautiful, well designed, and the attention to detail is out of this world. Don't let some sour grapes reviews stop you from looking into their work! read more

We bought our house from them in 2014. I will admit the house is pretty, but the construction was pretty shoddy and some of the things we've uncovered over the years have been downright fraudulent. First when we bought the house we had an obvious issue with hot water. That there was none. Miguel came out to fix and they ended up installing a new water tank. Still no luck. After some back and forth they hired a plumber who fixed the problem (which was an improperly installed water line by Miguel) who told us they originally asked them to do the plumbing work but didn't want to pay for it, so they did it themselves. Incorrectly. We had some things we asked them to fix before close. One was we identified a number of rotten boards on the deck and they agreed to replace them with new boards. a couple of months later a contractor came and looked at the deck and he made it clear that more than likely they just flipped the boards over or filled them with something and re-painted them. No replacements as they had communicated. One of the the things they added was foam insulation to the house. Which the inspector told us was done incorrectly, when work to the attic was done during the flip. Recently we had the AC completely replaced and during the process the company replacing it noticed a litany of problems with the work they had done. One was actually creating a hole in the roof to vent off CO instead of doing it properly. Which was possibly a danger to our children. The other was that when they installed the foam insulation they neglected to attach the ventilation to the back third of the house. So no AC was reaching those rooms and that's why it seemed hot. Again, I think Carrie has an aesthetic, but Miguels construction skills / experience is inadequate, and some of the things we've uncovered show a complete lack of integrity or attention to detail. After a few years and many thousands of dollars I hope we've uncovered all of the issues. read more

So, yeah, I read the other reviews, but I had worked with this builder before and decided to give them another chance since I liked their designs. I really like the master suite they did this time with the walk in-closet and the custom cabinets. The fixtures are always cool and unique. That's why I buy from them. Yes, the list I got from my inspector was long like every inspection I've ever gotten, and I worked with them to get the issues taken care of. It takes time and effort, but then it's a custom home. On their agent, I didn't have problems because I have a good realtor who makes sure I get taken care of. That's what a good agent is for, right? I think these other reviewers need to pick better agents if they're getting taken advantage of. The one challenge is we did have to move quickly because there were a lot of other bidders on the house. I think partly it was a cool house and partly that's the Austin market right now. My wife and I bought our first home in Austin as a back up offer. Cool houses in Austin go fast and for more than the list price. So all in, I go with Jaramillo homes because of the designs that feel really custom and cool, not because the sales agent is my best friend. If I want someone to hold my hand and tell me what I want to hear, I'll go out to one of those tract housing developments out east of I-35. read more

We recently made a purchase of a brand new home from them. As with all purchases there are items to be addressed. They were very responsive and willing to address any items that were brought to their attention. Buying a new home the expectation is always everything is perfect, what really matters is that the builder tries to get it as close as possible through the process. There is always going to be disagreements, but at the end of the day we feel we have a wonderful home, issues were addressed and we continue to have a very good relationship with the builder. All of this comes with expectations - I couldn't be a tougher critic as a registered professional engineer and a cynic that I know what is best. I spend all my time telling people what is wrong with the construction they are doing all over North America. My walkthrough personally outside of the inspector's was extremely detailed. Issues were addressed and those that weren't were generally outside of the home purchase and we were ok with that. There were bumps in the road with the City being a tear down/rebuild; however everything was handled and I was never left holding the bag. This is the City of Austin which is by far one of the worst places to build custom in the country. We plan to stay in our home for a long time and have seen lots of weather (rain, freeze, extreme heat) since we have been there and everything is holding up. Everyone who comes to the home thinks it is wonderful and we entertain quite often. It is a unique home that has a lot of custom features that you don't see in any other areas unless put up against another custom home. We like the sleek straight lines and how everything comes together. There are always things to say "I wish" after the fact, but there isn't much we have come up with since being there. if you want a home that isn't a cookie cutter rendition of the neighborhood, they are definitely a builder to consider. The purchasing process was what was expected, it is in the City of Austin and I didn't see a difference in our purchase any different than the two homes we were second bid on previously. We had a realtor and relied on them to keep everything good and weren't aware of anything asked of us that we previously didn't have to do. read more

My fiancé and I are so thankful for the honest post that Kristi B wrote on this yelp page. Reading her experience with Jaramillo Homes was exactly what we were experiencing when recently trying to purchase a home through this LLC. We felt so fortunate in this market that our offer was accepted, but from the get go, Carrie (the owner) tried to hurry the process. First, she pen and ink changed our offer when she sent the acceptance back with a different option and closing date. Second, she continued to hound us concerning the inspection date so she could continue to show the home to other potential buyers. Third, the inspection was a complete fail. Although she did convey that she did not get a proper permit to flip this home nor the new construction in the back yard, their redo was unsafe and lazy at best. On the surface this home looks great, but endless code violations resulted in my fiancé and I rescinding our offer. Just to name a few: fire place was unsafe due to materials used, no vents in laundry room, no venting in attic, damaged roof, no hot water coming from 'new' water heater and the valve to save you in case of overheating was installed incorrectly with the wrong type of pipe, new grass was installed but evidently they covered over the water main valve because we could not locate it, the windows are not installed correctly, electrical box issues, no venting in the bathrooms unless you enjoy letting the Texas heat in through the window, etc etc etc etc. PLEASE ensure you have a good inspection before buying a home done by Carrie Jaramillo or Jaramillo Homes. To put it plainly, they cut corners, do not get permits and are not listened to do construction in Travis County. Update: the issues have nothing to do with our realtor. I am very familiar with long inspection lists and issues. The issues with this company are in their remodels. The house may be cool, but don't be blind. I sincerely hope that anyone who buys one of these homes has a great outcome. Just double check they got a permit with the city. If you check online with Travis county, the company has been forced to get permits in the last few days. I hope they pay fines and are held accountable from this point forward. read more

I've had several projects done by Jaramillo Homes and I've been thrilled with the results each time. The workers are polite and professional, the work itself has been outstanding, and everything has been left clean and in good condition when the job was finished. The largest project was rebuilding a duplex of ours that had been gutted by fire. Jaramillo Homes beat the other bidders in price, even though their materials and work quality were far superior to those offered by the other contractors. The finished work was gorgeous! The owners are polite and very easy to work with. I haven't had the chance to buy a finished home from them yet, but wouldn't hesitate to do so! read more

Please reconsider before purchasing a home that this company has built. We have never been more disappointed in the quality and safety as we were recently when going through the home buying process with these guys. We should have been more trusting of our first instincts when meeting with the listing agent who is also the builders wife. She is shockingly abrasive and was aggressive to say the least. We understood that she had a lot at stake being that it was also her investment so we overlooked some of her awful tactics. She rushed us through the process and shortened our option period. We got our inspection done and it was not good news at all! There was a long list of repairs that needed to be done on top of some serious basic installment issues. All of the toilets in the entire home had been put in wrong. There was standing water in the front of the home and the back. The cosmetic issues were endless and this is a new build I might add. We decided we could look past that as long as they agreed to fix the issues and look into the major safety issues that were brought up during the inspection. For instance there was no ventilation for both of the hot water heater closets..which could mean much more serious issues down the road in terms of mold caused by moisture. Also, none of the Windows on the exterior were sealed and other parts where moisture could seep in. The air conditioning units were not insulated or protected on the exterior. Nor was one of them level. I could go on and on. The bottom line is this, they could have done the right thing because it was a new home and stand by the integrity of their work, instead they chose to be people who were trying to do the very lease for the very most. This home is almost 1 million dollars. To top in off, they put in the contract that we had to pay the difference if it didn't appraise on the agreed upon price. We agreed and thankfully it came in $5,000 above. During the last Hour of our option period the agent/seller demanding we send her a copy of our appraisal or she "wouldn't even consider making the repairs". We were so disgusted by her tactics that we walked in spite of knowing we were going to lose the $2000 we had already invested. I pray that if you are looking into a home built by Jaramillo Homes, you get a thorough inspection because these rooky mistakes will cost you and your family a fortune! Not to mention potential illness for your family. These guys should not be in this business and this woman does not care about anyone but herself. read more

Their designs are some of my favorites in the Austin area. I love the contemporary feel of several of their latest projects I've had the pleasure of walking. The finish-out was nicely done and both the seller and her husband builder were very open to any changes my clients wanted to make for a more customized home. After the inspection, they went ahead and fixed almost everything on the list prior to closing and were helpful in suggesting vendors for items for the house.
