James and Kin (the "Team") sold my condo - the first time I'd ever sold a property. I fully expected my condo would sell, and it did, but what I did not expect was to really like the Team personally -- a definite plus! I think it's helpful to have a semi-personal connection in what was for me at least, a stressful time. I found both James and Kin to be especially responsive, timely, knowledgeable, pleasant, good listeners, well-ordered, well regarded, and just plain nice -- a Class Act, if you will. At one point, in fact, I thought James went above and beyond in his persistence in getting some windows replaced for me -- at no cost! The process itself was, for me, a drag, which I did not enjoy. In late 2021, I decided I wanted to purchase property in Contra Costa County, particularly in Walnut Creek, where I would be conveniently located close to my work. As a Buyers Agent (2017): James was the our agent when we bought our first home (townhouse) in 2017 and he was extremely responsive and dedicated to getting the job done. He was able to get us into contact with someone immediately (and Easter weekend too) to get pre-approved and we put an offer in on Monday. We went into contract the following day. He also helped us get home inspections and held our hand throughout the entire process. For a first time home buyer his expertise was critical for our success in navigating the home buying process. As a Sellers Agent (2021): James and Kin were our seller agents to sell our townhouse during the pandemic. He has array of people to help you get you ready to sell. First he has several home inspectors come to your house and tell you what needs to be fixed, during that time a professional stager comes to the house to do a walk through telling you what to remove from your home to make it attractive to a potential buyer. Once you have fixed the items on the inspection, then the house will be cleaned, staged, and photographed. James and Kin are very responsive and the house was quickly sold and for over quite a bit over asking price. As a Buyers Agent (2021): James and Kin were our buyers agent to purchase a new home. They were extremely communicative and showed us many many houses. We put two offers on homes but due to the bidding frenzy we decided to put our search on hold. Both discussions regarding the price of the home were very close to the amount the house actually went for. The only reason we did not get the houses were due to either not offering the amount James and Kin suggested (their price was dead on) or for the second house it was a cash buyer. I'm super glad and grateful that I was able to connect with James and his team for the purchase of our new construction home, especially since they are familiar with homes in the Tri Valley. From the first call with Kin, she was able to articulate the value of having the team along our home purchase journey. Either James or Kin would be present when viewing homes prior to our final decision, assisted us at the design center, and accompanied us at multiple home site appts. If we were interested in a certain development, Kin would go check it out and take photos for us. Also, at the same time, even though she knew we wanted to buy new home development, she offered to keep an eye out for somewhat new homes on market to see if we would be interested. I loved how she was so proactive. Response time through email or txt was impeccable! Sometimes I'm not sure if James ever eats or sleeps. That shows some dedication to his clients. We used James Dye and his team to purchase our property in Moraga and could not be happier! We me James through my brother, who bought his home with James during the pandemic and had glowing reviews, so we decided to reach out. We had to sell our current home and buy a new home and did not know the best way to navigate the situation in a potentially declining market. During the intro call, James demonstrated his deep knowledge, strategic thinking, and practical communication style. We were convinced that we would be in good hands. Recognizing we could purchase first and sell after, we focused on the purchase of a new home first. This review will be mainly of that experience. We are in the process of part 2 (selling our home) and that process is going equally well. James diligently reviewed the disclosures and the potential risks with the new home. He identified a couple of problem areas and we put in a strong offer that was ultimately accepted. Once in contract, James was able to negotiate several seller's credits on conditions not disclosed and discovered during contract. His strong knowledge of contract rules allowed us to proceed with confidence and understand the steps that were coming. In the end we saved a lot of money with James and team as our representatives and got the home we wanted in a timely manner!
