Robert is amongst the best, and thoroughly understands the nuances of real estate from beginning to end. From prepping our home to sell, to strategies around pricing with full consideration of not just market indicators, but incorporating analysis of demographics, cultures, and even politics. He leverages not only industry tools, but also resources like Google Analytics and AI that are well outside the normal realm, and that was truly impressive. Needless to say, our home sold in ONE day after going on the market (with a couple previews prior)... Robert and his team provided a LOT of strategic preparation and attention to details that I would have never known to identify or address. He remained vigilant in looking out for our best interest, and even stayed involved after escrow closing to ensure a smooth transition for everyone. Robert is a trusted partner and I would confidently recommend him for any real estate needs! read more

There is only one word I can use to accurately describe Sam Fitz-Simon as it comes to his work ethic, thoroughness, professionalism and most importantly his results. Phenomenal is that word. We had purchased our home with an agent that was a friend of the family. In discussing what he would do to drive in the most business possible compared to Sam there was no comparison. We were transparent with our agent who appreciated the honesty and opportunity to be considered. However, Sam was confident in his ability to bring use 45K above what our former agent was comfortable committing to. Sam ensured our home looked like a model home, staged and "de-personalized". Additionally, he had additional marketing in place and followed-up with every agent who brought a potential buyer to a showing. He also kept us informed every single step of the way. Ultimately, Sam was able to bring in nearly 90K over what a comparable home went for in our community that was on the market at the exact same time as ours. He brought in 4 offers in under 2 weeks. We could not be happier with the end result and would never consider another agent if Sam was willing to partner with us in either buying or selling of a home. Have you own agent? So did we. Give him a call if you aren't impressed you've got nothing to lose. But you will be :). read more

I was referred to Sam through my nephew in law, Robert Song, who is also from CRE.  Robert happened to be taking his family on vacation and was unable to help me at the time and provided me with Sam's information.   Working with Sam was a wonderful experience, walked me through the entire process which made it easy for me as a first-time homebuyer.  Sam was very knowledgeable and know exactly what I was looking for.  He was honest and reliable. He's pretty straightforward and honest on his evaluation and assessments of the properties. Best part of this experience for me, I can pick up the phone and call Sam at any moment time. He's very calm and soft spoken which helps calm my anxiety. I would definitely recommend Sam to my colleagues, family and friends. Thank you so much, Sam!  You're the best!!! read more

My family and I wish to share our review about Robert and his team, they were exceptional partners through the sale of our home! From the initial interview (during the Superbowl weekend), through the entire process of our home sale, the Robert Song Team was friendly, organized and extremely communicative! They listened carefully our specifications about the selling, also answered every question that came up thoroughly and with care to make sure we had a complete understanding every step of the way, they helped us arrange and find vendors to prep our home for the market, and they arranged everything to accommodate our schedules and needs. Once we were ready to list our home, they communicated their marketing and advertising strategies and gave us full transparency into what they were doing to go above and beyond the competition. We can say with full confidence that every step of the process was meticulously planned, communicated, and arranged with the utmost care. We were very happy with the level of service, the attention to detail, and the team's willingness to go above and beyond to negotiate for us in this transaction! We would highly recommend working with the Robert Song Team to anyone looking for a team of professional Real Estate Agents! read more

Selling and buying a house is so stressful, but from day one, Robert and his team handled everything so we did not even have to worry about anything except packing and moving. They were always quick to respond, very helpful, and so kind. We were highly impressed with all services, especially the marketing and detailed reports we received about the local market. Through the entire process Robert always made us feel cared for, professionally and personally, and that speaks volumes about his character. We trust him and he will forever be our agent! read more

Sam Fitz Simon and his team are absolutely wonderful to work with. We were so lucky to work with the Robert Song team. Robert was enthusiastic about our property at our initial meeting and he exuded a flexibility that put us at ease immediately. The whole team was positive, responsive and put in the time to help us get our property ready to sell. They got us ready in just two weeks! We had been in our home for nearly 18 years and they got us ready so quickly! They sold our home faster than we could have imagined and landed us an offer on the upper end of what we hoped for! If you're in search of a competent, trustworthy, and hard working agent, Robert Song has a proven track record. I chose Robert after interviewing a handful of very qualified real estate agents. Working with Robert Song made the sale of my condo a walk in the park. I cannot say enough good things about him and my overall experience. Robert immediately made me feel comfortable with his attention to detail and professionalism. From start to finish, Robert was there every step of the way making sure I knew exactly what was going on throughout the process. If I had any questions, Robert was able to find the answers. I wanted to share our recent experience selling our house in the Sage community in Livermore with realtor Sam Fitz-Simon. We were so nervous having to put our house on the market with an infant and a toddler, so we interviewed many realtors before choosing to go with Sam, and we are so glad we did! He knows the market inside and out, is very data-driven, and was the only one that came prepared with an entire analysis of our property. He made the entire selling process so easy for us to cause minimal disruption to our lives. For example, he staged, had a handyman come and fix everything, got the house inspected, cleaned, and photographed all in one day when we were out of town and paid for it all himself. He took care of absolutely everything to minimize the stress for us, and it paid off. Even in this market, we got four offers, and ended up accepting an over list offer. We received a couple low offers in the beginning, and other realtors may have wanted us to accept those since many seem to be panic selling, thereby lowering the value of all the homes across the community. Sam stuck to his guns and instilled confidence in us, telling us not to undersell our home and accept something lower than we wanted because he had the data to back it up. He was absolutely correct. We trusted him, and in the end, we got a great offer for this market because we were willing to be patient and wait for the right offer. He is also a masterful negotiator. He didn't cut any corners on staging, photography, or the million other things that go into selling a house. The best part was there was no additional fees. He took care of it all, and even had his handymen move our furniture into the garage so we didn't have to lift a finger. We absolutely know that the only reason we got the offer we did was because of Sam's tenacity and diligence to do whatever it takes regardless of the time or day. We had such an amazing selling experience with Sam and would highly recommend him for both the buying and selling side. read more

When you're looking to buy a home in the Tri-Valley area, there are so many great Realtors to choose to partner with, but I can confidently say that Sam was absolutely the best option for my husband and me. From the beginning, his attention to detail, communication skills, transparency and willingness to do the best job for his clients stood out. When we were visiting houses with him, he was completely direct with his opinions. Essentially, we could tell he was being real with us and he not only had the data to back it up, but also serious market knowledge. You can really tell that Sam is a professional and loves what he does. When we found the right house, he jumped on it & got into communication with the agent. Thanks to his local relationships & reputation, we were able to get our first offer accepted at a price we're thrilled with (under the appraised value!), beating out 2 other offers! Even since the transaction has closed, Sam has been completely available to answer our questions & provided recommended service providers to help us out. Thank you Sam! read more

Robert is INCREDIBLE! We were looking to buy our first home in the Tri-Valley during the Spring of 2021--yep, one of the craziest times to buy. From our first intro call it was very clear that he was interested in getting to know us as a family, to understand our needs, and ultimately what we were looking for in a home. He is truly generous with his time and attention and makes you feel like you are the only client he is working with. Aside from being an awesome agent, he's a really great person. Top qualities: -Communication/ Responsiveness: His response time is impressive and he always made himself available for all of our questions. He makes you feel valued and prioritizes what is in your best interest. Our experience felt like he was a friend that was helping us look for the best home for our family. -Knowledgeable- Robert has been doing this for years and it shows. He has been through the different market waves and lives in the Tri-Valley area, so is familiar with the nuances of each neighborhood. During each step of the process he was always one step ahead. The house that we bought had 15 bids and included some counter offers and some back and forth communication. In the end, when we got into contract and met the selling agent in passing she said, "wow you have an amazing agent, he is so persistent!" He does a lot behind the scenes to make you stand out in such a crowded market. We know that his approach played an important role in us securing our home. -Integrity - It was clear to us that it was important to Robert that he gave us answers that were based on facts. He is transparent and honest with his approach and answers. There was a moment where we considered a high bid and he tempered us based on his read of the market even though it may have been an easy win for him and financially benefited him. He spent time going over pros and cons of different decisions and we never felt like he was pushy. In fact, he has a very calm demeanor that is incredibly supportive during these big life decisions. Lastly, when it came to recommending lenders he gave me a list of about 6 instead of the 1 lender that other agents push you towards. Bottom line is that we are so fortunate to have Robert as our agent. People refer to the current market as a seller's market, but it's not the whole story. Without the right agent, you'll never secure the right property...it's an agent's market, and there is no one better than Robert. This was the biggest financial decision of our lives, and there is no doubt in our minds that we had the right person in our corner. read more

We purchased our home from another agent five months before, and unfortunately, it wasn't the right purchase. We were referred to Robert by a close friend, and had him come for an interview. Immediately he recommended some great ideas and strategies so that we could show the house in a better light since it was such a new purchase. We also tasked Robert with the difficult target of not losing us money since we just bought it five months prior and the market was changing with the government increasing interest rates. Leading up to getting it on the market, his team got to work and made the house look so different, and marketed our home to international buyers. The results were clear...when it sold, he broke the record for the most expensive home in Gale Ranch ever sold, and the third highest purchase price in San Ramon's history. We cannot recommend him highly enough! read more

We were delighted with the professional service that the Robert Song team provided to us during our condominium search in the Napa Valley. Robert took a genuine interest in helping us identify properties that would satisfy our needs, including ensuring that our beloved Labrador Retrievers would not be restricted by any applicable HOA rules. Robert and his assistant Kelly accompanied us on multiple property visits and we welcomed their honest assessment of a home's features, condition and its neighborhood. All communication we had with Robert's team was very clear and our questions were handled promptly, which made the home buying process a low stress experience! With Robert's help, we successfully negotiated a very favorable purchase price and felt confident in understanding all of the associated contract documentation. We would definitely recommend Robert and his team for any future real estate needs. Maureen & Tom read more

We've known Robert for 6+ years. He is knowledgeable, insightful, and very trustworthy. It took us almost a year to find our new home. We looked in San Jose for 6 months before pivoting to the East Bay, then finally buying a house in San Ramon. He was patient with us throughout the process and was a true partner. He always researched and came prepared to every potential house that we looked. With his deep understanding of the local housing market and financial nuances, he made accurate/on-point recommendations. We always felt relaxed working with Robert. After we bought our house, we referred him to our family and friends. They've all had a great experience working with Robert and his team. Robert is the best. Combination of ultra top notch service, expertise, and humility are a rare combo to find!

Robert sold our old house in 2012 and when we were ready to buy again in 2015, Robert helped us find our current home. It was really frustrating at that time when we were being out bidded every time we would put in an offer. Robert saw our frustrations and came up with a creative way to ensure that our bid would at least be considered and it worked. He worked tirelessly to ensure we won the bid for our current home. Even after all these years , whenever we have needed a referral for plumbing issues, refinancing and any other questions about home ownership Robert has always been responsive. Robert helped me and my husband buy our first house 11 years ago then buy our second one and short sale the first house two years later. You know we've had great experience working with Robert if you give him referral. This time, he helped my brother and sister-in-law buy their first house. The property is a bit of out of his area. The moment I reached out to him about the property my brother and sister-in-law are interested in, at this time the property has multiple offers, he immediately presented a strategy which turned out to be an effective one - don't wait, make the right offer, send the seller a family photo (with their adorable 5-yr old daughter) and melt her with cuteness and close in less than 30 days. Of course, with that strategy, the seller accepted our offer and we got the property. First time home buyers will face a lot of anxiety, we had setbacks, but Robert is confident and knowledgeable in what he does, he told us to only worry when everything falls apart. His advice and recommendations were valuable. We couldn't have been more satisfied with his service. The whole family appreciates you, Robert! read more

We initially met Robert because we were deciding on how to sell our condo. He has a lot of expertise in short selling but eventually guided us out of it which was the right decision He was also able to help us win the bidding on our first house we made an offer for, which is apparently unheard of. We felt like we got the price we wanted, despite bidding against several others. He has a great feel for the market. I also liked Robert personally because he was very competent in his field, would always follow up on things he promised to do, and was always respectful of our time. He was in constant communication w me throughout the buying process, which was very much appreciated. I have been recommending him to anyone looking to buy or sell! read more

fter two months of having my house listed on the market with another agent, we got no offers. Robert Song and his team came highly recommended and I had him come out to view the home. He immediately took over with a clear strategy and provided some quick improvement recommendations. His team took over and made some small but high impact improvements, showcased the home in its best light with professional photos, video, and 3d tour. He advertised the home and generated so many showings, even though the weather was bad. Well, what a difference! In less than two weeks, he got my home sold, and for a higher price per square foot than all the other homes that sold in the neighborhood. I wouldn't consider anyone else, the choice is clear! If you hire any other agent to sell your home, you are leaving money on the table, or like in my case, getting no money. I highly recommend Robert and his team! He does truly make a difference! read more

If I could possibly give Robert 10 stars for professionalism, integrity, and overall "coolness" I would. We are a physician couple who worked with Rob in East Bay over last few months. I couldn't be more pleased with his availability, expertise, and patience with dealing with this volatile market and low inventory. Robert, within 3 listings, got "us" and what we were looking for. I could count on him to answer any text, call, or frantic email at anytime...and I know he is busy! He really lets a buyer make their own decision and give a relatively bias free opinion (if that's possible) when asked the dreaded "What would you do Rob?" He dealt with things and stressful situations with ease...and he was never pushy, never selfish, and really a class act all around. I have met many sleazy, self serving agents, and I would never in a million years go to anyone else for my real estate dealings. He spent a good amount of time and energy in looking at homes for us. We decided on a new build (after he spent hours on negotiating a home we almost went to contract with that ended up being quite questionable due to bizarre closing requests and after contract open houses! ). We found out Robert didn't qualify to get the agent referral fee at the new development as I had seen the property without him 2 months prior as a walk in (note to buyers looking at new homes...dont go in without you real estate agent and dont sign anything unless u read it) Instead of pushing the home we were initially in contract with and getting his commission, Rob insisted it was better for us to get what we really wanted. WHO DOES THAT?? He happily wished us luck and went on his way: and it was GENUINE. No greed, no hard feelings, just absolute professionalism...WHICH IS A TOP NOTCH REAL ESATATE AGENT. Thank you Robert. You have made a customer and referral base for life out of us, let us at least take you to dinner! read more

Robert is Very Professional, Very Helpful, Very Encouraging, Extremely Knowledgeable and Always gave a Prompt Response when I had a question to ask. Robert Song and his team exceeded our expectations when selling our Ruby Hill estate. Robert Song came highly recommended by a co-worker, and interviewed him along with other local prominent Realtors in Ruby Hill. He was clear with his vision about what to do with our property, and after seeing the home, relayed a custom and precise marketing plan that he wanted to implement. So many of the details seemed like amazing ideas, but honestly I didn't think he would pull it off and thought it was talk. Not with Robert, he did everything he said he would do to market our home, and did things I haven't seen anyone in the community ever do. It resulted in our home selling for hundreds of thousands more than a neighbor's house, and sold for significantly higher than what other agents told us to list the home for. After looking today, it is still the highest price per square foot home sold recently in Ruby HIll, and that means a lot because we sold in a cooling market. There is no one I would recommend more than Robert Song and his team. They deliver on everything they promise, and do so much more than just nice pictures, videos, and open houses. I could tell he personally truly cared about the outcome of selling our home. read more

With help from Robert, we purchased the first house in the state successfully. I am telling you what "successful" means: #1 No pressure, no impediments, everything was just smooth. He did not push us for any reason, even when we were talking to another realtor for different area, he did not try to persuade us. He just gave us enough information to compare different areas. Even though he was not sure we will be our agent for this house hunting, he was willing to devote his time to help us. #2 I am 100% sure that is was the best deal I could find. I am skipping details here, but I can say that the house we purchased was way beyond our initial expectation that we had in the beginning. It was because he understood what we wanted exactly, and he had open insight on the market. I do not repeat all the comments. I experience exactly same things that the other people mentioned here. He made me think about what "professional expert" means. It is not only about money, you know. He is the one who knows what he is doing, and he does it properly. read more

It didn't take but minutes into our first meeting to know Sam was the right realtor for us! His professionalism, kindness, and ability to connect with us personally made all the difference. Besides having the numbers to prove his great success, he is unbelievably generous with his time. Never was a phone call or text unanswered, even the morning after Christmas! Sam was always patient with us and respectful of our time which we truly appreciated since we have a very active 3 year old! Embarking on the journey of purchasing your first home, and in the current real estate market amidst a pandemic, is a challenge in and of itself. Robert came highly recommended to us, and I have to say we would not have been able to land the house of our dreams if it weren't for him! From the first time I met Robert, I could tell he had a true passion for real estate. Being a first time buyer and somewhat clueless with regards to the home buying process, Robert took the time to thoroughly educate me on the process and was always available whenever I had any questions. He was incredibly patient with us as we saw home after home, and was incredibly flexible and encouraging throughout the entire process. He also made safety the utmost priority when entering any home, and always had his mask on and enforced all safety related measures while touring homes in alignment with the COVID restrictions. Ultimately, it was Robert's hard work and persistence that helped us craft the perfect offer and we are now officially first time homeowners! Robert is a wonderful realtor and a genuine person, and I would highly recommend him to anyone in search of a real estate agent! read more

Robert Song and his team are the best in the business! From our first meeting, it was clear that Robert had a deep understanding of the real estate market and how to successfully navigate the market conditions to get the best deal for selling our house. He always recommended the best course of action based on his experience, but was also responsive to our needs and let us know the trade offs. He provided a thorough housing comparison to position our list price to bring in the most potential buyers. I interviewed a few real estate agents and finally chose Robert to represent me as the seller agent for selling my house because I believed that he would be the right person that could get the job done. After I signed the document for listing the house for sale, I had to leave out of state and relocate to another city. Since then, he worked out all the details from showcasing the house to customers like a model house, scheduling all the inspections necessary for regulations, and making videos and photos for internet viewing. Now, the escrow was closed and the sale was complete. I felt it was time for me to say goodbye to him and thanked him for everthing he had helped me. Hope this review can at least say something deep from heart for the good things you had done for me. I missed my house, but I also missed the work you had done. All the best! read more
