I'm a little surprised Jake's Plumbing has such positive reviews, based on my experience with them. My home warranty company assigned them for a job that involved multiple items, most very simple, but two a little more involved. I'll start by saying a few nice things: Jake's is able to dispatch quickly, and the plumbers they send seem relatively capable, though there is some variation. And both the plumbers and the office staff seem nice. More challengingly, it took a remarkable number of visits, over many, many months, to complete some fairly straightforward work. I'm lucky I have a job that fairly easily lets me be at home waiting for a contractor if needed; for someone for whom taking time away from work is a bigger deal, this would have been a brutal experience. And there were a bunch of hiccups, like the wrong parts being ordered, plumbers showing up not prepared to do the job, and a plumber dismantling a shower valve down to the rough-in valve and declaring the job done (surreally, I had to argue with the office that the job was finished when the shower was functional again). Most challengingly, two valves for a tub needed replacement, because they were leaking and too corroded to replace the cartridges, requiring access through tile. For almost a year, I tried to get a quote for the work, because the home warranty company wouldn't cover tile access. I asked the office repeatedly for a quote. I asked every plumber who came to my house to work on other, simpler parts of the job. And I never got a quote, and I finally just gave up. The bottom line is that this office seems to struggle to handle even modestly complex jobs. For the simplest jobs, like a toilet that needs to be snaked or a simple leak under a sink, they can dispatch a reasonably capable, friendly plumber quickly. But the wheels seem to come off when things get even modestly complex, like parts having to be ordered. And I say all that with some regret, because these seem like nice people, and I tried really hard to work with them. read more

I recently had a leaking toilet- called my home warranty (they sent Jakes plumbing) and warranty denied the claim as pre existing. Jakes plumbing tried to advocate but warranty still denied. I still had to pay my deductible despite the denial. Jakes Plumbing still helped me out with a great deal and great service and the toilet now works! They were very professional and cleaned up after themselves. I doubt any other company would have still helped us after the initial denial. My experience with Jake's Plumbing was so poor, its tough to know where to start. One of his employees came out to look at multiple issues on an AHS service request. He was able to snake a couple of drains and fix a slow sink and washing machine overflow. But then he seemed to reach the limits of his expertise. We had a leaky faucet in the bathroom, which he fixed with thread tape. So much thread tape that the cap no longer screws all the way down and the threads (tape and all) still show. Sure, it doesn't leak, but the repair was cosmetically unacceptable. We have a leak in our instant hot water dispenser handles. He determined that would need to be replaced. He said he'd get the parts on order. Water leaked from the spigot when the diverter valve was turned to the shower function. He determined it was a bad valve seal, and proceeded to take it apart, which make it gush out the spigot instead. Then he proceeded to tell me that he didn't have the parts to fix it and would have to come back out later that day or the next. That day came and went, and the next with no call. The day after, I attempted to call Jake. He answered, and rudely told me that he'd have to take a look and get back to me. But he didn't. The next day I called AHS, who called Jake and finally the tech came back to try and fix the completely inoperable shower. He replaced the valve and left. Next day, I notice there is water leaking out of the spigot after I've turned off the shower. Another three tries to get in touch with Jake, when he proceeds to tell my husband that he's already spent way too much time on this ticket and AHS doesn't pay him enough to make all these trips back. He said we'd have to wait until he got the parts for the hot water dispenser, and scheduled someone to come back on Friday. The tech comes back on Friday and installs new valves / fixtures in the shower. The cheapest possible fixtures he could find. Plastic with a chrome finish (to replace my bright brass). He didn't even offer to let us pay for any kind of upgrade. And he didn't have any parts for the hot water dispenser, telling us there was some issue with AHS and we'd have to talk to Jake. At this point, the only way we can get in touch with Jake is by calling AHS and having them speak with him. We tell AHS about the absolutely deplorable work so far, not to mention the very rude treatment, and ask them to reassign our ticket to a real plumber. They call Jake. He says he's still waiting for the parts, and AHS refuses to reassign the ticket. TWO WEEKS later, no contact whatsoever from Jake. We call AHS (three times) and finally get reassigned to a new plumber. I think the plumbers who sign up for these home warranty gigs are either new and trying to build their business, or washed up and just hanging on by a thread. Given how he treated us, I think you can tell which bucket Jake falls into. TLDR: Impossible to work with, shoddy service, hiring a new plumber to fix everything he did. read more
