RENTER BEWARE!!! READ IN ENTIRETY BEFORE RENTING FROM HERE!!!! ESPECIALLY MILITARY!! I am updating this review since moving out because things got much worse after my last review. I would've rated them a one star the first time, but I was afraid there would be repercussions from the landlord because that's the type of management they were. I lived in 4 apartments in San Antonio and LOVED management for all of them, very professional and did everything the way they're legally suppose to. Had great relationships with all When we moved out from here, we received a letter in the mail stating they were keeping our ENTIRE $1500 security deposit...we left that place nicer than we even got it because when we moved in it clearly hadn't been cleaned so I'm not sure what the $250 charge for a "cleaning fee" is that they put in the lease for everyone..it was dusty and gross and I was pregnant and had to clean the entire place before moving my stuff in. I'm pretty certain they pocket the cleaning fee just like they do your deposit. It's SO fishy. We received an "itemized deductions" list of all of the stuff that they were basically keeping our security deposit for. I know that's typically what they have to do and I appreciate that, but it was super broad and didn't even make sense what they were charging for a lot of the stuff... They charged us $625 to replace the carpet and $350 for stucco damage, also $150 for door repair... we made sure that carpet was in tiptop shape and our dogs weren't even allowed upstairs so it seems like they just wanted to replace the carpet at tenants cost, I've seen property managers who do this and I've always done a good job of avoiding them, but I was warned and still rented from here. Most of the stuff we were charged for that were big charges didn't make sense and I even have pictures to back up damage to these before moving in. We always treat the places we rent with a lot of respect and barely even cause normal wear and tear because we are both working and we're rarely home. I've never had a deposit even kept, that's how good of a tenant I have been at every single apartment that I've lived at because I make sure to get anything repaired before moving out at my cost so that I can get my deposit back. I know this was super fishy and that this manager probably does this to a ton of tenants as well..it's scary that they are allowed to do that. When we emailed them a few weeks ago and asked for actual receipts from the companies for these and proof of who they hired to fix this stuff showing that it was that much money to fix these, they didn't even respond and we are still waiting. We have had to contact our lawyer now as it seems this is reoccurring for other tenants as well and it all has been so frustrating and could've been handled so much more professionally. We aren't standing by and letting this happen to other tenants. The most frustrating part is I think this manager is or was military and so are we both, I was separating from active duty service and moving across the country with our one year old so we made sure the place looked perfect so we would get our deposit back and fully expected to. It's raining heavy this week & the ants are coming in like crazy, on the ceilings, dropping on my bed. They're clearly nesting in the walls. EnviroGuard pest control believes they're either acrobat or pharaoh ants. Apple Pest control says Longhorn "crazy" ants. An infestation that existed before I moved in & is still present & landlord isn't mitigating. My neighbors are having the same issue & also said the ants were present at move-in. I hate I renewed my lease & hate my circumstances at the time had me sign this lease sight unseen! Decent leasing company. I've been in one of the rental properties for almost 5 months now. They are quick to handle any maintenance issues that they're responsible for fixing. However, I do not like the fact of an ants infestation that was present when I moved in & still is an issue whenever the weather is nice & warm. It's my problem to mediate. Anyway, I had them come replace the door seals since ants & other insects come in through the cracks, but they cheaply did that. Long story short, property is nice, area is not the best & is overcrowded, & you have to be your own maintenance if you want an issue truly resolved. This business is total SCAM when you move out. A $250 cleaning fee + $250 carpet cleaning is already too high for a perfectly clean townhome but on top of that Jacob Buchanan will find bogus charges to make a few extra dollars. The attached photo is "cracked shell" on a 5+ year old fridge and was deemed a $500 damage fee. Sounds like I just paid for that complete fridge. The fridge worked perfectly fine with zero effects to function, this "crack" was only cosmetic. I barely stayed at this townhome or broke anything at this address. I am not sure of why this management received bad ratings because that has not been my experience at all. Jacob has been super kind, very professional and very responsive to any maintenance requests. I have been here at the Retama townhomes for about 9 months now and absolutely love my home. When I came to tour the home, it was clean but not clean to MY standards so I had deep cleaned everything myself for peace of mind as should anyone else moving into a new home. I had an issue with my ac not working on Memorial Day and he sent his crew to fix it same day. I had a leak under my bathroom sink and was complete the following morning. You put in a request through an app and all my request have been done in timely matter. While I am a little worried about the previous reviews regarding tenants not getting a deposit back, my experience renting from Jacob has been fantastic and highly recommend. I plan to continue renting from him until I am able to purchase my home in the future. read more

The owner and management have worked with us on a couple of situations that arose and were accommodating. Renters beware!!! Jacob David is the worst land lord I've ever had. My AC broke down in the middle of the summer and it took them 4 days to come and fix it. My AC was their last priority at 5:00 PM at the end of their work day. I told them I have a 1 year old, didn't care. Also, be prepared to lose your deposit because they'll make up random charges to make sure you don't get it back. At this point, I'm surprised I didn't owe them after my 1700$ deposit. I've live in this rental property in Selma for about a year and 3 months. I've never had issues in the neighborhood, rent is a decent price, neighbors are friendly, management is fast in response and maintenance is quick to respond. The down side to living in one of these units is you pay for, plumber if anything gets clogged even if it's caused by AC draining water into the bathroom sink, pest control, and if your refrigerator goes out the management properties won't replace , you have to replace yourself. They pay for AC units to be fixed. Other then those things I really haven't had issues. read more

before moving to SATX , it was a bit scary trying to find an apartment in a safe community not to far from the heart of the city . I came across my current home listing after searching for weeks ! we reached out and communicated with Jacob , although we didn't get a chance to view the property prior to moving in , we got the opportunity to see photos and videos & had a friend of ours go out there and see it in "real life " . Jacob and his team has always been helpful when needed , from answering simple and technic questions when we were signing the lease , to sending someone to get rid of a hidden wasp nest , 2 days after moving in . In all reality , the house and the property management is a solid 4.5 out of 5 . I do however wish that the small / minor cosmetic damage ( small paint chips on the wall ) would have been fixed prior to us moving in, this way people would be able to truly know what damages they caused to the property when moving out, previous tenants did a wild job at scratching the walls and stairs,. - My only recommendation would be to have nicer floors, I think the stain used on the floor is outdated and ugly, - This may drive away potential tenants in the future. However, Jacob has always been helpful with sending maintenance folks on time to help fix anything thats off . Good property, even better Management team ! read more

We have been renting a townhome near Retama Park through Jacob David Properties since February of 2022. Thus far, we have had a more than satisfactory experience living here. The appliances supplied in the home include a microwave, dishwasher, stove, and refrigerator. These are general base model appliances, but they have been reliable and that is all you really need them to be. When it comes to maintenance, we haven't had any major requests, so I can't attest to their response when big situations arise, but with small repairs, they are always very quick to send someone out to service your unit. The rent is fair for the area. My only con is it is very common for different companies that Jacob David Properties hire that require access to your backyard, the fire riser room, and sometimes the inside of your unit. We live in a Unit 1, so if you live in any of the other three units, you won't have to worry about the fire riser room. Jacob David Properties is great about letting you know the day that someone is coming by, but I wish they would give a rough time frame like between the hours of 12-2PM, etc. It can be quite an inconvenience to have to kennel your dog quickly, so you can answer the door to let maintenance in because you didn't know exactly when they are coming by. Other than this, I have nothing but nice things to say about our rental. If you are looking to find a rental in the Live Oak/Schertz area, I would recommend Jacob David Properties. read more

Jacob David is a con artist and the biggest scammer i've ever had the displeasure of living under. Any maintenance request you put in is covered on your own dime. toilet breaks? you have to pay to fix it. fridge freezes up? $250 charge. multiple units i've talked to claim they have the same broken granite piece in their kitchen due to messed up sink installation, but it's still somehow our fault! $1,500 charge. They come and mow your yard randomly without any notice and charge you $50. there was a shootout down the street a few weeks ago and the streets are constantly filled with cop cars, so it's not a peaceful environment whatsoever. When we told him we would be taking him to small claims court he basically threatened us and said he can find more to charge us for. So that's great. I wish i had read even half of the reviews on this guy before i ever signed a lease with him. He's made the past year of my life the most stressful living situation i've ever had. Please do yourself a favor and do not give your money to this man!!! you will save yourself so much grief and heartache, trust me. We love our duplex that we moved into! There was some things that needed to be fixed which should have been taken care of before hand, not no major things but don't want it to fall back on us, but I did takes pictures of those things. We also got accused/violation of not cutting the grass when the grass was already high way before we even moved in. But we weren't gonna argue with Jacob, even though we told our realtor about it and he is our witness that it was already high when he was showing us the duplex. We made it right by having someone come mow it. Even though it wasn't our place from the beginning. Other than that, this home is cozy and just the right size for us. We have plenty of space, love the kitchen layout and the rooms are just right, nice backyard. The rent is just the right price for us, I think we shouldn't have to pay fees to pay the rent. I like how he sends you the information of companies he uses or knows so we can use them if we need to. That's very helpful! Jacob is a nice person but he just needs to learn how to speak and treat others. read more
