ETA 10/27/23- DO NOT move to 6423 Melanzane. The ants are still an issue. Pest control is a waste of money. It's raining heavy this week & the ants are coming in like crazy, on the ceilings, dropping on my bed. They're clearly nesting in the walls. EnviroGuard pest control believes they're either acrobat or pharaoh ants. Apple Pest control says Longhorn "crazy" ants. An infestation that existed before I moved in & is still present & landlord isn't mitigating. My neighbors are having the same issue & also said the ants were present at move-in. I hate I renewed my lease & hate my circumstances at the time had me sign this lease sight unseen! Decent leasing company. I've been in one of the rental properties for almost 5 months now. They are quick to handle any maintenance issues that they're responsible for fixing. However, I do not like the fact of an ants infestation that was present when I moved in & still is an issue whenever the weather is nice & warm. It's my problem to mediate. Anyway, I had them come replace the door seals since ants & other insects come in through the cracks, but they cheaply did that. Long story short, property is nice, area is not the best & is overcrowded, & you have to be your own maintenance if you want an issue truly resolved. I feel they also charge unnecessary small fees or scare you into subscribing to something or else the fee will be horrendous at move out.

Cracked shell on fridge...

This business is total SCAM when you move out. A $250 cleaning fee + $250 carpet cleaning is already too high for a perfectly clean townhome but on top of that Jacob Buchanan will find bogus charges to make a few extra dollars. The attached photo is "cracked shell" on a 5+ year old fridge and was deemed a $500 damage fee. Sounds like I just paid for that complete fridge. The fridge worked perfectly fine with zero effects to function, this "crack" was only cosmetic. I barely stayed at this townhome or broke anything at this address. Paid all bills on time and moved out extra early so that it was more convenient for Jacob Buchanan. DO NOT LIVE AT ANY OF THEIR PROPERTIES!

Townhome front

We have been with Jacob David Properties for a year and a half now. We are happy with the management team's quick response on questions and work orders. The owner and management have worked with us on a couple of situations that arose and were accommodating. There is a nice little fenced in back yard with a patio and the townhome for the most part is in good shape. The rent is a pretty good deal for the area and the space.

Horrible place to rent from. Does not maintain anything for you. Congested with trash cans and when asked for something to be done always say it's not their responsibility.

Inside

I've live in this rental property in Selma for about a year and 3 months. I've never had issues in the neighborhood, rent is a decent price, neighbors are friendly, management is fast in response and maintenance is quick to respond. The down side to living in one of these units is you pay for, plumber if anything gets clogged even if it's caused by AC draining water into the bathroom sink, pest control, and if your refrigerator goes out the management properties won't replace , you have to replace yourself. They pay for AC units to be fixed. Other then those things I really haven't had issues.

Been with these guys for two years. Enjoy them very realistic to life itself. Understanding to everyday life concern especially in this economy. Issue with problems in your unit they quickly address them. Quality of the units is outstanding would like a little more yard. As for value unfortunately none us have control of the market. But overall very satisfied with them. Would definitely recommend them if you are looking for something.

before moving to SATX , it was a bit scary trying to find an apartment in a safe community not to far from the heart of the city . I came across my current home listing after searching for weeks ! we reached out and communicated with Jacob , although we didn't get a chance to view the property prior to moving in , we got the opportunity to see photos and videos & had a friend of ours go out there and see it in "real life " . Jacob and his team has always been helpful when needed , from answering simple and technic questions when we were signing the lease , to sending someone to get rid of a hidden wasp nest , 2 days after moving in . In all reality , the house and the property management is a solid 4.5 out of 5 . I do however wish that the small / minor cosmetic damage ( small paint chips on the wall ) would have been fixed prior to us moving in, this way people would be able to truly know what damages they caused to the property when moving out, previous tenants did a wild job at scratching the walls and stairs,. - My only recommendation would be to have nicer floors, I think the stain used on the floor is outdated and ugly, - This may drive away potential tenants in the future. However, Jacob has always been helpful with sending maintenance folks on time to help fix anything thats off . Good property, even better Management team !

We provide on demand pest control, and HVAC air filters for all of our properties, at no cost to you. Rent is collected electronically through a PM software called Appfolio which allows tenants to submit maintenance requests and communicate with us through the software. Owners also have access to the software so they can submit requests, download monthly and annual statements, and communicate with us as well. We try to keep our fees simple and all inclusive, without any of the junk fees that some management companies charge. Our in-house maintenance team can handle most repairs, and at a cost usually significantly less than hiring a third party vendor. But we do have relationships with area vendors if the issue is something our team is not licensed or trained to complete.
