My wife and I have recently purchased a house from Morris Realty, and we could not be happier with their service. Randy Morris was our Realtor, and he was spectacular. Randy worked with our budget and listened to all of our desires and needs. He was patient, calm, and very knowledgeable about home buying. He drove us around to look at over 10 homes and was extremely patient with our very specific wish list. He found us a home that was under budget, in a wonderful neighborhood, and had everything that we desired. His online search system helped us narrow down exactly what we wanted over two months, and when it came time to buy, Randy always made time to meet with us when it was convenient for us. My wife and I are both teachers with very difficult schedules. Randy would make time on holidays and weekends to drive us around for hours, and he always would reply with an email, text, or phone call if we had a question that very day, usually within minutes. I haven't been in contact with too many Realtors in my life, but I highly doubt they are as professional, understanding, and effective as Randy. One of the sprinkler heads weren't working on our property during our option, so Randy went to Lowes and purchased a new sprinkler head with his own money. He and his son changed it out so that the grass could get watered on the scheduled day of the week so my wife and I could see the lawn before and after it was watered. He also changed the air filters of the home and lent us his painting supplies after the house closed and was funded. I cannot say enough great things about our experience. My wife and I fell in love with the house immediately so we wanted to give it our best offer. Randy calmly advised us to test the waters first. He was able to negotiate the seller so that paid all of the closing costs ($6,400), paid for simple repairs around the house ($2,000), and agree to sell the house after they had dropped the original asking price ($21,000!) because it used to be a rental property and the sellers had moved to Hawaii and just wanted to get rid of it. Randy saved us so much money on the house of our dreams simply on his gut feeling and past experiences. He has been doing this for over 30 years, and has been very very successful. The other amazing thing about Morris Realty is their local connection and references with some of the best people and technicians in the area. We used the $2,000 allowance to have a repair party which means that a couple of days after a closing, Randy arranged to have all the technicians come at once to fix all that needed to get fixed. Randy called his plumber, electrician, ac man, alarm system rep and carpenter to come and give us the most competitive prices. That has allowed us to customize our home before we even move in. All the workers were extremely courteous, knowledgeable, and fair with their prices. The awesome plumber, Merle, added extra services that he didn't charge for as a "house warming" present. We don't get any compensation at all for writing this review other than the satisfaction that others are able to benefit from this amazing man and company. My favorite Randy quote is "I want to offer a service to people where I know I can sleep at night. Some companies take advantage of their customers. I want to know that I am truly helping them." Run! The owner Randy showed me a home virtually. I'm looking to buy a home not rent so of course it's a serious expenditur. I asked to open the houses oven so I could see. You can see how people cared for their home in many ways... He quickly said very clean! It was filthy filthy! Same with dishwasher. They were all very dirty and scratched appliances yet he was saying they are perfect, but even virtually I could see and he was rushing through so I'd miss things. I had to keep asking to go back to cuz and show me, etc....When I said they are filthy he said, just push the self clean button on oven. I said sir you can't use self clean on a oven that is filthy And never cleaned once over the years. It's literally never ever been cleaned. It was greasy and caked on gross and disgusting, and he said very clean! I asked do the cabinets have nicks and stretches. He said no. But I could see there were so many scratches and nicks And the stain was missing in places. I mean on a scale of 1 to 10 the house was a 1. Filthy everywhere but he just wants to sell by deception. I could tell he was mad at me Fir pointing out his rubbish. I could read the judgement The whole virtual visit the whole time Because I a hone buyer dared to point out his rubbish used car salesman tactics. His son who just got his license a few months ago works with him. The son was the one usually showing me homes virtually and we only had 3 so far. The son was out of town he said visiting his girlfriend in Houston so the father the owner showed me this house. After this virtual visit the son never responded to my requests to see another properties because he usually shows the properties. These people are dishonest dishonest dishonest. When I finally texted I'm writing a review his son QUICKLY tried to call me And text me! Yah! Sure because they know the review will be very candid. Run people. SERVICE DOG HANDLERS BEWARE! Unlawful discrimination on the basis of disability! My roommate and I are both disabled and have assistance animals prescribed to us by our respective doctors. We applied for a rental house. When Mr. Morris refused to comply with the federal Fair Housing Act and make reasonable accommodations for our disabilities, we told him we were no longer interested and wished to receive a refund of our application fee. The next day, we received word that Mr. Morris had approved our application (after we expressed a desire to withdraw), and as such we would not receive a refund of our application fees. I understand that the fees are generally non-refundable, but he refused to comply with federal law, so the right thing to do would be to issue us a refund and move on to the next applicant instead of scamming us out of our money. In any case, I have filed a report of unlawful discrimination with the HUD so that this (hopefully!) will not happen to other disabled applicants in the future. Here are just a few of the discriminatory and illegal comments that Mr. Morris made toward us: "I don't understand how a [breed of dog] could be an assistance animal." (Under federal law, any breed of dog can be an assistance animal if it successfully undergoes the proper training.) "If I put them in front of a vet, the vet would say they are dogs, so you need to pay a pet deposit." (This is a violation of federal law. Assistance animals are exempt from pet deposits under the Fair Housing Act.) "All dogs cause damage. My dog did $2500 worth of damage to my house." (Is your dog a trained service animal?) "Well your doctor's letter checks out, but I don't know how 'trained' they are." (My dog has received hundreds of hours of training in general manners, basic obedience, specialized disability-related tasks, and public access skills. He received training through a service dog program, was recognized by the American Kennel Club as a STAR Puppy, and holds an AKC Canine Good Citizen title as additional proof of his behavior and skills.) "If you won't pay a deposit for the dogs, then we'll need to increase the pet deposit for your cat." (This is illegal.) So in summary, service dog handlers need not apply! Run - don't walk away from any property managed by Morris. This property management company cares zero for its tenants. We finalized moving in on a Saturday - pretty normal... but I'll tell you to avoid doing so if you rent from Morris....keep reading for why....if you choose the rent from them, make sure you check EVERYTHING- sprinklers (every zone), faucets, lights, switches, plugs, door bells, EVERYTHING.... Our first night trying to stay at our new rental in Cibolo - the problems go from bad to worse: lights in the laundry room flicker - don't work correctly- no big deal. Later we find the door bell ringers (yes there's two for some weird reason) don't work - how did we find that out? Oh, because the sprinkler guy that had to be called out couldn't get our attention using the non-functioning doorbell ringer. Anyhow, the broken sprinkler that was shooting water into the air into two neighbors yards was the reason he was there. The sprinkler control is outside on an exterior wall and is locked. Unplugging it had no effect. I had to shut off the main water valve to the house. The sprinkler guy found a sprinkler shut off but had to get a repair order - would be back Monday. Only the shut off he located for the sprinklers is somehow tied into the house waterlines - no water for the house. And....yep...you guessed it - somehow "sorry" is supposed to be an acceptable answer. No showers, no toilet flushing, no water at all...after moving all day... Maybe this disaster gets fixed tomorrow (Sunday) - maybe not...I'd bet against... To top it all off the "Maintenance Emergency" number goes to one of the property management agent's cell numbers. Can you imagine being out shopping or eating with the family on a given Saturday fielding maintenance concerns? Yeah - neither can they.... You've been warned ... read more
