The most frustrating part was not my credit score itself, but the lack of proactive guidance. Before my mortgage application, I believed my credit score was much higher than it actually was. Once my credit was pulled, it became clear that there was a significant gap between my expectations and reality. However, I was never proactively informed about the situation, its impact on my mortgage options, or potential remedies that might have been available. I later learned about rapid rescore through my own research rather than from my lender. Given my credit profile, this was something I believe should at least have been discussed. Instead, I remained unaware of important information that could have affected my decisions during a very time-sensitive period. When I later reached out with questions, I did not feel supported or educated as a first-time borrower. Conversations often felt rushed and dismissive, and I was repeatedly told that I could simply refinance later. While refinancing may be an option in the future, it is not free, effortless, or a substitute for helping borrowers understand all available options before closing. As a first-time homebuyer, I expected more proactive communication, guidance, and attention to detail. Unfortunately, that was not my experience.

    Wow, I'm surprised to see all these bad reviews. I used Great Western for my first Texas home loan…read moreback in 1996, and I've used them several times since for additional purchases, refinances, etc.. The latest closed one was a refinance back in 2020, was handled by Eric Allen, and it was a piece of cake. I always go back to them first since they're so easy to deal with,. Of course I check for lower rates elsewhere, but they've always been the lowest as far as I could tell so i just keep using them. They're also really helpful in general - we were thinking about trading a house that needed to be bulldozed a couple of months ago and I emailed Eric repeatedly with questions and he was always quick to answer with helpful responses, even when he was on vacation and I hadn't even applied for a loan yet. It's actually surprising how pleasant and patient he was, considering he probably gets the same questions a zillion times a day. So, I'd take the bad reviews with a grain of salt - I'm sure some people have had bad experiences, no company is perfect, and those are usually the only ones that write reviews about mortgage brokers. I'm very happy with Great Western's service and rates and strongly recommend them to anyone needing a home loan.

What information do I have to provide a lender in order to receive a Loan Estimate? Since October 3, 2015, loan officers are required to provide you with a Loan Estimate once you have provided certain information. Loan officers are required to provide you with a Loan Estimate once you have provided: your name, your income, your Social Security number (so the lender can pull a credit report), the property address, an estimate of the value of the property, and the desired loan amount. Your loan officer cannot require you to provide documents verifying this information before providing you with a Loan Estimate.
