We are incredibly pleased with John and Garrison's work on our home. They've put in a tremendous amount of effort, diligence, and care to renovate our exterior beyond our expectations. Best Value - John's quote was among the most competitive quotes we received, but he set himself apart by recognizing the small details his peers failed to recognize. There was no cost overrun; he even put in extra work without additional charges. John operates in a lean team, does much of the work himself, and doesn't hesitate to use extra materials to ensure the highest output quality. As a result, work quality was impeccable! Dependable - We made it clear that waterproofing and completing the project on time were very important to us. John and Garrison would show up exactly on the dot every day and remain on track throughout the six weeks timeline. He even went above and beyond to double-waterproof our windows and help better insulate the home. Respectful - John took great care of our property during the project. He cleans up the work site daily and places everything back (light fixtures, cable wires, yard decorations, etc.) exactly where they were on the final day. Here are a few lessons we got out of this project: (i) Be patient - John quotes a longer timeline than some of his peers, but he finishes on time, stays on the budget, and his work is consistently excellent (Metaphor is that you wouldn't want 3-4 different painters to work on the same painting) (ii) Read the fine print - Several other contractors provide a shorter timeline, but they charge an hourly rate for any delay (iii) Make sure you hire someone that can take things apart and return them as they were. We found some intense mold on the inside of our house, and the root cause ended up being that the previous owner hired someone who plugged the stucco weep screeds, which meant that water was collecting at the bottom of our home's exterior instead of draining out. Needless to say, the mold and water damage made for a very stressful situation. It oddly was difficult for us to find a good, reliable, and responsive stucco contractor, but ultimately we are so glad that we found and went with John Floyd. - His estimate was shockingly detailed (really showed that he was thinking through how he would work on our house specifically). - He was receptive to our specific requirements, like adding extra plywood and housewrap for additional protection from water - He had a very clear price breakdown and schedule with milestone payments - He was timely, tidy, and cleaned up after each day's work. Most of the time we couldn't even tell that work had happened, they were so neat! :) John removed the front 1/3 of our home's wood siding to replace it with stucco; and he also removed the plugged weep screed around the back 2/3 of our house to correctly install new weep screeds.
