Kerry, our inspector, was on time and very professional. He quickly introduced himself to us and performed his inspections in parallel with our initial first walkthrough of our new home that included our realtor and home tour guide. This was the 2nd time Integrity was out to our home and I'm glad they were gracious enough to return. We had an issue that was caused by the builder itself not having the home ready in time for the original inspection date which was pretty disappointing and caused about a 5 day delay. I heard that some builders are like this and so this was the case for us. What I enjoyed about Kerry was that he was very transparent and thorough in his inspection process and did his work while we did out walkthrough around the house. After our walkthrough with the home demonstrator was completed, Kerry shared a little information on his findings which would later be provided in his final report the next day. I like how Integrity Home Inspections provide you with photos showing areas of concern and provide that same information is provided back to the builder as well. Their format and photos were easy to follow and read through. Kerry checked the entire interior, attic, the foundation well as the exterior around the perimeter of our home. It was a pleasure having Kerry out there during our walkthrough and I'm glad he was able to check things that most buyers such as ourselves are pretty much oblivious to. A radon test was also performed and radon test box was left at our home for a few days. Luckily the test results are within standards and posed no health risks. After a referral from our agent and a couple inspections(the last of which we payed for. We have had multiple drainage issues, basement flooding, plumbing leaks, and are going to have to replace our carpet because of mold. You can do much better. read more

We showed up the the house about 20 minutes early, and Caleb and Mike were already there. The realtor was a bit late, so they got started on the outside. I worked with Caleb mostly. Super courteous, and spent about 3 hours looking over everything on the home and addressing the numerous questions we had. Very thorough and professional. Jeremy Lawrence performed the Vancouver home inspection . Unfortunately he had very little knowledge and my clients have now encountered an abundance of items that should have been caught. It is very frustrating. I have recommended Integrity in the past to clients but will NEVER again. It becomes a poor reflection on the real estate agent and in this situation, did just that! He was a nice guy but it was incredibly evident that he was in the wrong field due to VERY low knowledge of homes and what to look for. Extremely dissatisfied. read more

Found issues with electrical panel, roof gutters, bathtub down spouts, loose toilet and under house wires hanging...which were handled by the Sellers before escrow closed. So far no other major issues found one month later. The house is 6 years old. read more

They don't know the building codes well enough to know that older houses do not need to meet present day housing codes. You can't bring every aspect of the house up to present codes. Plumbing, electrical, hvac, siding. I am not replacing all my siding I am not replacing all my electrical I am not replacing all my plumbing They are not for the buyer, but more for what they might think needs to be dealt with for a home to be sold. Who's going to pay for there oppionions the buyer or the seller? Maybe they should, considering how much you have to pay for their incompetent service at what they charge you! read more

I'm beyond disappointed with the inspection of my home. Two massive parts of my inspection were overlooked. I was told I had 1-3 yrs on my roof at purchase and didn't even have a week until I had to replace it before I could move into the home. In addition to that- nothing was shared with the newly dark paint on my vinyl siding that was already slightly warped in a corner and lifting on a side. I had to replace my entire homes worth of siding and a handful of my window frames. I would avoid this inspection company at all costs. read more

My realtor has been using Integrity Home Inspections for the last 20 years and recommended them when I purchased my home in March. The home was built in 2001 and had already had a few inspections done previously that hadn't found much. Steve was very courteous and friendly when I met him during the inspection and his report caught quite a few more things than the previous inspections had, including a seeping leak in the skylight which could have been a MAJOR repair cost as it was over hardwood floors. Unfortunately I recently discovered that an access port (where you'd clear out a blockage) to a sewage pipe in the crawlspace was uncapped and had been splashing water all along the bottom of the house for an undetermined amount of time. Since there was only a single guy living in the house prior, the load on the sewer system had been low, meaning there was little to smell or see (other than the pipe being uncapped, behind a duct) until my family moved in. Between myself, my boyfriend, and our automated cat litter box that flushes waste down the drain, there now was standing sewage. The estimated repair cost was a couple grand, and neither the inspection report, nor a second contractor that had gone down there a month prior (to estimate an unrelated crawlspace issue that Steve had called out in the report) had caught it. Only the second estimator that I sent down there for a comparable bid noticed it. When I brought the issue to Integrity's attention, they were very prompt (a rare quality in contractors these days) and courteous. Steve asked to verify that the seller hadn't sent anyone else down there prior to the sale and that he had been the last person under the house prior to the estimators. Once the seller's realtor confirmed no one else had been down there, Steve went above and beyond to make things right, hassle free. No fuss, no arguing, no pointing fingers. Do I wish the issue had been caught the first time? Sure, but since he wasn't the only one who had missed it I'm willing to believe most other inspections would have missed it as well. What matters most is that he stood by his company's name and reputation to make things right, and handled it like a professional. read more

My initial experience with this company was really good. I thought the inspector was thorough and prompt. But after purchasing the home, one major issue was found that in fact the inspector told us was okay, and it cost us almost $6,000. A new issue was just uncovered this week that the inspector also missed, which is going to have a hefty price tag as well. To make matters worse, both issues come with significant health concerns (widespread rodent infestation and cracks in the furnace that are casing carbon monoxide leaks). I've tried to give benefit of the doubt, especially since the company as been responsive to our initial complaint. However, this latest finding is unacceptable, especially given that two un-trained homeowners are the ones who realized both issues were present in doing our own due diligence of home basic home maintenance. They have lost our business and likely that of our realtor too. read more

Was told the home was in immaculate condition and "roof was good for at least 15 years". Right. Two weeks later had to have roofing company come to fix a leak. Then when called Curt at Integrity for reinspection was told repair was not necessary and should explore getting another bid for repairs. read more

This company and inspector were chosen via our realtor. I trusted my realtor's judgement. Steve was nice and very patient, however some major issues were missed on the house in the thousands of dollars. We ended up having to have multiple contractors out to fix the electrical, some plumbing, roof etc.... we were assured the major issues had been found which was not the case. We were given a full refund which I appreciated, but I would assume if the inspection had been thorough no refund would have been needed. read more
